    Blue Olive Properties has been a very poor choice for our property management ridden with problems, expenses, upset tenants, and extremely long and unilateral contracts. The owner, Kevin, is discourteous, deflects responsibility, and cannot write a responsive email without sounding like a complete ego maniac. Paul, his brother, called me on several occasions to ask me if I could get our first tenants to remove bad reviews they wrote for Blue Olive Properties on BBB and Google. I wish I hadn't helped them do this because my tenants had reasonable concerns about poor customer service and response times. After our tenants broke their lease, it took Blue Olive over 2 months to re-rent the property. After stopping by to see what the property looked like, I found chipped paint, broken blinds, torn floors, unpatched holes in the wall, and the house did not even have electricity. I had to go to the property to get it in "showable" condition for potential renters after they had been showing it for over a month. Their work orders take long and bids for work are patch jobs and extremely expensive ($3,500 for a fence repair versus $1,200 we were able to obtain). They don't care about your property, they care about their legal protections, and the owner obviously only cares for himself. If you like to burn $8-$10 for every $100 you make, call Blue Olive and sign one of their 100 page contracts to "take care" of your property.

Extremely poor follow-through on maintenance requests and other tenant services, and even worse communication with tenants. When we first moved in, the house was a disaster and had clearly not been cleaned before we moved in, even though it took an extra week than promised for the company to make sure the house was "ready for move-in". There were actual cob webs (not just little spider webs, but full-blown, thick, nasty cob webs) in the ceiling, the carpet was uncleaned, the gutters were full, there was an inch of dust above all the cabinets and thick grease above the stove. These are all things that previous tenants had left and should have been cleaned before we moved in. In the first month of our time living there, we experienced major maintenance issues that left us without a bathroom. We were very proactive, called the company and tried to get them to come fix our bathroom, but it took over 3 months for them to fix!! We continued to pay for a 3 bed, 2 bath from October through December even though we did not have our second bath. Throughout the 3 months there was an extreme lack of communication with us and people would randomly show up at our house, and when we weren't home they'd leave and not get any work done. Extremely frustrating when there is live sewage sitting in your bathroom for 2 weeks before they send anyone out to clean it up!! Recently a huge tree branch broke and landed on our neighbor's fence. We immediately called to have someone clear the branch since it was too big to do on our own. We were promised it would be done today. It's still not cleared and it's extremely inconsiderate of our neighbors whose yard it really affects. The office ladies are pleasant, but the service provided is sub-par and the owner Kurt Krantz is extremely rude. I called once during our bathroom fiasco to ask for an update and express my concern with the live sewage in our bathroom. Instead of good customer service, I got yelled at for being rude for calling at 5:30 ("after hours"), called irresponsible for making the toilets overflow (it was a break in the line, not our fault), was told to "just use less water until it's fixed and to shower somewhere else", and then he hung up on me. Extremely disappointing customer service.

My experience was the following - Weekly I would send listings I wanted to view. The realtor took them, made no recommendations or comments about similar properties and was there to open the door for me. Nothing else. - When an apartment was found they rushed me into an offer that was considerably over market value (the apartment sold after for over 20k less then my offer). - The agent admittedly overshared to the seller and put us in a terrible situation for any sort of negotiation. - When I asked about legal documents the agent lied and said she wrote them herself but then upon further question she was unable to provide any clarity. - The agent on multiple occasions gave legal advice to me which was wrong and misleading. - When getting out of the contract the agent I was working with had to involve her boss who had us settle on escrow funds despite the fact I had proof that I was leaving on good terms. Outside of the above simple skills such as reply all to email, texting or calling the correct person and working in excel were not possible for the agent. Save yourself and go with someone reputable

He and the team took the time to come over, give us an honest estimate of what the market was (selling around the holidays wasn't ideal) and we could expect. They even set us up with a staging company so that we could have great pictures to showcase the condo and it made a huge difference in the appearance and ultimately believe it assisted us with selling the condo.
