Blue Olive has gone far beyond the normal functions of a leasing and real estate company. They have only very qualified people and very little turnover. For me I feel they have pretty much done everything and i just get reports and payments timely always, I can'y say enough how happy i am with my properties and their professional company. I rent from Blue Olive property web site. I have only been here for roughly two months. I have had a few issues that required maintenance. Their response was great. Issues resolved Or acknowledged. Everyone I have dealt with has been courteous and polite. The only complaint I have is the online stuff. I had to text and call about how to operate their payment and Maintence. Blue Olive Properties have helped us acquire and then manage our rental properties in the Denver area for over 15 years and we find them very dependable and professional. Our tenants tend to stay until they either buy a home or move out of the area because of a job transfer . Our leases allows military transfers an early out without penalty. We have never suffered damage, beyond normal expected use, primarily due to the proper selection of tenants by the BOP Team. If you are a homeowner or perspective renter you will not find a better property management company to do business with. I get a big kick out of reading some of the negative comments as most are from people that seem to feel the rules they have initially agreed to, no longer apply to them. read more

Blue Olive Properties has been a very poor choice for our property management ridden with problems, expenses, upset tenants, and extremely long and unilateral contracts. The owner, Kevin, is discourteous, deflects responsibility, and cannot write a responsive email without sounding like a complete ego maniac. Paul, his brother, called me on several occasions to ask me if I could get our first tenants to remove bad reviews they wrote for Blue Olive Properties on BBB and Google. I wish I hadn't helped them do this because my tenants had reasonable concerns about poor customer service and response times. After our tenants broke their lease, it took Blue Olive over 2 months to re-rent the property. After stopping by to see what the property looked like, I found chipped paint, broken blinds, torn floors, unpatched holes in the wall, and the house did not even have electricity. I had to go to the property to get it in "showable" condition for potential renters after they had been showing it for over a month. Their work orders take long and bids for work are patch jobs and extremely expensive ($3,500 for a fence repair versus $1,200 we were able to obtain). They don't care about your property, they care about their legal protections, and the owner obviously only cares for himself. If you like to burn $8-$10 for every $100 you make, call Blue Olive and sign one of their 100 page contracts to "take care" of your property. read more

This company has been a nightmare to deal with. We are currently living at a property managed by Blue Olive Properties and their customer service has been terrible. We messaged them on October 23rd regarding the fence on our property breaking and it still has not been fixed (5 weeks later) nor have we gotten a plan of action from them. We have told them on numerous occasions that we are concerned that our dog will escape and they do not seem to care. We are not getting what we paid for given the fact that we cannot use the whole property and they have not even come out to fix this problem on a temporary basis while they make their decision about fence replacement. On top of the fact that the fence is not fixed, they are also taking a week on average to respond to our messages regarding the issue. We sent them a message on 11/14 that did not receive a response until 11/22. Most recently, we sent them a message on 11/23 and there has still not been a response as of today, 11/30. This is just one of many issues that we have had with them. They tried to get us to pay part of the last tenants water bill and over watering fees that they were at fault for. They have taken months to complete routine maintenance work such as replacing our broken kitchen faucet that should have been replaced before we moved in. I will definitely not by recommending any friends to live at a property managed by Blue Olive. read more

If I could give zero stars I would. This was by far the worst property management company I have ever had to deal with. Unfortunately, they managed the home I was renting so they affected my everyday happiness and peace of mind. BEWARE renting any property from Blue Olive as you will regret your decision. Our rental was a home that was over 100 years old but whenever we had a maintenance request it was our fault and we had to pay for it as if we were the home owner. Things were constantly breaking as they kept it in poor condition and fought us every time. They HATED fixing anything. Our entire home had a sewer smell they REFUSED to fix, the pipes would freeze in the winter so we went without water for days several times, the plumbing was old and would constantly get clogged, I spent my year there constantly filling out maintenance requests! Everyone on the staff is extremely rude and unhelpful, especially Ami Tieman. She made it seem like she enjoyed ruining your day and making you miserable. After asking them to fix basic things they basically said no and we could move if we didn't like it...after I just moved in the last thing you want to do is move again. That's not a solution. One star is too many for blue olive properties. They lie, are rude, will do anything to screw their residents over, and are the worst property management I have ever dealt with. I didn't want to rent before I even moved in with some other crap they pulled. I moved out on the 29th of the month, but paid until the 30th. The afternoon I moved out, an agent came over and put a lock box on the door changing the code (there was still 1.5 days left on the lease). They would not let the carpet cleaner in that was scheduled to come between 12-6 on the 29th and are lying and saying that the carpet cleaner said he was not going to clean. So they hired their own carpet cleaning person. This was a complete lie and the cleaner said he would give a statement under oath to the contrary. They said the charge would be their discretion, but would not tell me the price and will doc it from my deposit. I am speaking with an attorney and they said to gather all the calls made, appointments scheduled, and emails sent, which I have. I have pictures of the day I left for further documentation. Ami Tieman is rude and a complete lier, just like the rest at blue olive properties. Unless you want aggravation, lies and legal battles, DO NOT RENT FROM BLUE OLIVE PROPERTIES. read more

The property management company was difficult to deal with, the owner seemed very reasonable though we had no contact with him. It did appear when a situation that required the owner's response was required it was dealt with to our satisfaction. The issue was dealing with Blue Olive specifically, their first response was always to deny until supporting evidence is provided then on occasion change the decision. If I could give zero stars I would. I was looking for a house to rent for my family as we are moving to Highlands Ranch Colorado and a web search brough up a house in the neighborhood we wanted to get our kids into a particluar school district. I emailed the company several times with no response and then called their office and got voice mail. I used the messaging system through their web site to ask about the property, get a walk through scheduled and even went so far as to submit an application for the house. No response. I called and emailed them more than a dozen times and only got 1 response through their web site that didn't seem to indicate they got any of the many emails and voicemails I had left. After calling about 8 times in 1 day I finally got through to Anna who is the leasing scheduler. Bre the agent who listed the house never responded once to any of my communications, but on Friday, Ana assured me that my agent in Colorado could view the house on Monday after the tenant was notified. Monday came and we didn't hear from them. My agent called, I called and emailed and we heard nothing. About an hour before the scheduled viewing, Anna emailed me that they had to cancel because they didn't notify the tenant. We responded with additional days and times we would be able to view it and asked them to provide us with any date they could to view the house and never received a response. Many, many more calls and emailes went unanswered to the point where we just figured this company was a scam and we moved on to another company to rent a house. More than a week later I just got a text that the house wasn't available. I have never experienced such inept and lacking communication from any company in my life. This was for a 4 bedroom house with a monthly rent of $3650. Not some shack down by the river but they couldn't have cared less about me as a customer. I feel like I dodged a bullet as if this would have gone through I would have had to deal with them as a property manager for a year or more and it would have been a nightmare. If you want to be treated like crap and ignored, Blue Olive Properties in Highlands Ranch Colorado is your go to nightmare. I have no idea how a company with this poor customer service can stay in business. Just awful in every way. As a headline, look at this place's Google reviews too! Run. Run as fast as you can from this place! This place is owned by a guy named Kevin who is being stretched too thin. He is very unresponsive and apparently can't hold together a staff to help him out. Kevin signed me up for auto draft and then double dinged me only to blame ME for the double ding. He said it was my fault and that he clearly explained it in the emails, which is a blatant lie! I have the emails and after forwarding them to him, I received no response. My bank charged me an overdraft fee and Kevin basically told me to deal with it. This guy is a crook, I highly suggest you look elsewhere and DO NOT rent from him or use him for property management! The team at Blue Olive Properties is very nice over the phone and act very concerned for your situation, but when it comes down to it they are like every property management company and will keep what ever money they can. When we moved in the place was a mess and they did not make an effort to solve the situation. They just asked the same cleaning people to come back and they did not clean it any better. At the end of our lease, they kept part of the deposit for most of the damages that were already there. They know that if they just took a little money out it wouldn't be enough for us to take any legal action. I hope that one day these property management companies will change. read more

I've rented from a ton of corporate apartments in Denver and it's always the same thing: bad customer service followed by a grumpy repair man coming to fix whatever problem you have, usually several days after you place the complaint. For once in my life, I can actually say I felt like a valued tenant while living under a blue olive roof. Always attentive, always speedy when I needed something done. It's very rare to find a property managerial group on yelp that has higher than a 3 star rating...especially in a rental market as ruthless as Denver's is right now. As many of you may know...Horror stories when renting are very common, tenants and landlords shoulder an equal amount of the blame. Renters do some ungodly things when they are at the face of eviction. That's why it's no shock to see Blue Olive close to 5 stars. From my experience (and the stories I've heard) they handle every conflict as they should. As professionals. I was renting an apartment in Denver from these guys for the last couple of years and they are very easy to work with. I was so happy that I could pay my rent online, as I had been sending in checks the old fashioned way to my previous property managers. Online is the way to go, I don't even have to think about it. They seem to have a variety of handymen that are readily available when anything goes wrong. Whenever something broke or wasn't working they were there to fix it within 24 hours. If I would call about something I would usually talk to one of the property managers, Paul, and he was always very nice and attentive on the phone. It's nice to have reliable managers that I feel like are taking care of me and the property - they're on top of it! Property managers in Denver can be sketchy in my experience, but this company is professional and organized. Highly recommend renting from them! read more

I did work for Blue Olive Properties on several different occasions. On the 1st occasion we cleaned out a home deserted by the previous renter. With piles and piles of junk all over the rooms and basement we filled up several haulers to the dump. You wouldn't believe how messy some people are. Ridiculous! On the 2nd occasion I worked with a client who needed some help moving larger furniture. The client was cool and the whole job went really smooth. On the 3rd occasion they had an owner who wanted a large amount of landscaping done. We hauled over 10 tons of rocks, weeded and did general landscaping work making the property look amazing for the current renters while allowing the yard to be easily maintained. On each occasion Kevin and Blue Olive treated me more than fair paying in full and on time without me having to ask. I would work with Blue Olive again any time! read more

After getting off the phone with Shenia from Blue Olive I felt as significant as a piece of chewing gum stuck to the bottom of a shoe. I was following up on a heating issue that we're having, and I honestly thought she/they'd be understanding. It's the middle of winter, and we can't get our little boys' rooms any warmer than 55-56 degrees at night. Apparently, it's an issue with the airflow into the rooms. Our youngest boy is 6 months old, and we can't put a blanket on him for fear of SIDS. Shenia's suggestion, "move the family into an area of the home receiving adequate heat." To be clear, this would mean moving the whole family to the living room for the foreseeable future. My response was...nothing. She wouldn't allow me to talk. Every time I tried to talk, she just got madder. I honestly didn't understand. It was bizarre. So finally, I gave up and simply said, "ok." There was no use. She hung up, and our heat's still broken. I feel that they overcharged for rent & scheduling service appointments only went well when using their website. When we decided to purchase a house they said if we used them as the real estate agent we wouldn't have to pay anything to break the lease. We went with another agent & when it was time to close the title company asked me to provide an invoice for my remaining lease payments. Blue Olive said they would help but I never received anything. Thankfully it did not mess up the closing. I just felt like it was spite for not using them as agent (even though we paid out the entire lease & moved out a month early). Every service person who came to the townhouse was friendly & helpful, quite the opposite if I ever called in with a problem. Only use if you are desperate (like I was) they don't do much to try to keep their tenants happy. Plus they charge pet rent $500 per pet (NOT a deposit). I feel sorry for homeowners who use Blue Olive as their property management company, as they are likely (unknowingly) costing them money and aggravation. First, the aggravation: Blue Olive would send out bottom-of-the-barrel contractors to do repairs to important systems, often requiring multiple visits. In one case, the sprinkler turn-off company (which tenants are required to use) left the bleeder valve open, partially flooding the basement. The valve was left leaking for days before Blue Olive sent somebody out to fix it, damaging the basement flooring. Next the aggravation: their lease contract with tenants is 20+ pages long, overly detailed (i.e. thermostat has to be set between 68-72 or tenants are in violation of the lease), and so confusing that we couldn't make heads or tails out of it (and neither could they). Sadly, Blue Olive also conducted an unannounced inspection at the property in clear violation of the lease agreement that caused problems with the tenant. I highly recommend landlords look elsewhere for their property management needs. read more

Too bad zero stars isn't an option... Blue Olive Properties started out great, would help us with anything/ answer any questions etc.. After about 9 months of living our heat, water, electricity & refrigerator started having problems.. we lived their for 2 years total and when we moved out the heat was still not right, the refrigerator NEVER got fixed, and the last two months they decided to come fix the electricity (after I had to threaten to call the fire department) Once we moved out, we cleaned the house VERY thorough and paid to have professional carpet cleaners. They wrote us an email saying our basement had dog hair everywhere, our bathroom glass shower doors were still dirty, the cabinets in the kitchen were still dirty and the fans weren't clean. (This is where it gets funny) THE HOUSE I LIVED IN NEVER HAD A BASEMENT, MY CHILDREN & HUSBAND ARE DEATHLY ALLERGIC TO DOGS (Paul knew that) MY BATHROOM HAD A SHOWER CURTAIN FOR 2 YEARS and we have pictures and videos of all the cleaning we did. I will post those in a couple weeks, once everything is settled. 10 out of 10 would NOT recommend Blue Olive Properties. read more

Horrible experiece...... My wife and I are currently renting a home in Centennial Colorado and have had a really bad experience with Blue Olive Properties. We are not new to the renting game. We travel and open up offices for our business in different states. We have worked with many property managment companies but Blue Olive is by far the worst. Unfortunately, I won't be able to share all of the problems we've had on this review but please trust that it's been bad. I am not the type to leave reviews but this company has little too no integrity. We live in a corner house with two busy streets and can't even get them to respond to fix our fence which has blown over (going on two weeks now.) This is a saftey concern as well as it's embarresing. Anyone could just walk into our backyard and with a few police incidents in the area recently, we're not ok with it. Keep in mind, this is just one problem of many. Don't even get me started on the sprinklers and air conditioning. I would strongly recommend against doing business with these people as a renter or a homeowner. Yesterday I called about a home I was interested in seeing and wanted to set up a time to walk through it. The agent who eventually called me back told me that he would not show it over the weekend because he was going on vacation. He informed me the only way I could see it was if I came to the house between 4-6 that day. Despite the fact that both my fiance and I work until six pm every night. We both left work early just to go see this home. My fiance was stuck in rush hour traffic for almost an hour.... I was worried that she would be too late to see the home, so I called the agent on my ten minute drive to the home (around 5:15). I asked the agent if she would be able to see the home if she arrived right at six (I called because I did not want her to waste an hour driving there just to be turned away). He assured me that would not be a problem. I arrived less than ten minutes after talking to the agent and no one was at the home. After calling a few times, he finally called me back and told me that he wasn't there but another agent should be there. He had failed to inform me of this at any point in our multiple conversations that day (and his phone number was on the rental sign). No agent was at the home to let us in, despite me confirming with him less than ten minutes prior to arrival. Both of my fiance and I have great jobs, an excellent rental history, and credit scores over 800. If this was my rental property and I found out that no one showed us this home, I would be furious. The sheer amount of ineptitude of this company is fascinating to me, I would NOT trust them with my business. This company wasted our time, and forced us to both to leave our jobs, because they are unable and unwilling to do theirs. I left a message with management asking them to follow up with me, before posting this. But of course no one did. For an agent to be that lazy and unwilling to do his one job is unreal. I cannot understand how someone can run a business so poorly. I wish I could reach out to the owner directly and let them know who they are dealing with, because this company is definitely costing them money. read more

If I had a maintenance issue it was resolved in a timely manner. If I needed to talk with Kevin, he took the time to answer my questions or resolve the issue. Blue Olive Properties manages high end rentals. When I moved in last year I was quite happy, but in the last 6 months getting maintenance work has been a nightmare. Today was extremely frustrating. I woke up to a dead furnace and a house that was 58 degrees. I just had surgery, cannot walk far, do stairs or drive so I was fairly alarmed. I called their office and the 24 hour maintenance line to get voicemail. Left urgent messages - no response. Then sent emails to all known contacts -no answer. Sent text messages - no answer. Then I sent Facebook messages- no response. Luckily I had the email for the (very nice) homeowner. He called the HVAC company. Two hours later Blue Olive called to tell me they were send out a technician. They were cold, unapologetic and short. The first HVAC tech arrived and "fixed" the furnace. Problem? A dirty filter. If proper maintenance had been done this never would have occurred. I asked "Beth" to please have the owner, Kevin Mackessy to call me. She sounded very amused and told me she "would tell him I called". I am not holding my breath on getting a reply, but if I do I will post an update. So, renter beware. Paying over 2 k a month gets you an experience very similar to a slumlord. I'm fairly certain the homeowner is put off as well. Long after the problem was fixed the second set of technicians arrived to fix the furnace. Apparently they were not in good communication with the homeowner, either. read more

My husband and I rented from Blue Olive between April 2012 and May 2013. We paid rent online and had no major maintenance issues. We had two work orders the whole time, one was the usual slow to drain sink and tub. The other time was when our fridge died! They ordered a replacement unit the same day, said Home depot or wherever they got it from couldn't deliver it until a day later. So they actually had two people from their office hand deliver and put it in for us! They were extremely helpful and friendly. We moved out, got the whole deposit back and moved on. Last year, I found myself needing to rent a house in Denver which is a fierce housing market, especially for renters. We found one of Blue Olive's properties on Apartments.com and contacted the rental agent. Bao gave us the opportunity to come over and see the place while he was showing it to another prospective tenant. It was the first time he'd seen the house since the previous tenants skipped out and he was embarrassed that it needed so much work. Since it was in the perfect location and met all of our needs, we asked to rent right away and agreed that we'd make the house available for the repairs and maintenance needed. The vendors that Blue Olive chose were professional, polite and accommodating, especially our handyman and plumber. When we unexpectedly had to break our lease, we were connected with Paul who was very understanding and worked with the owners in our unique circumstance to accommodate everyone. I could not have had a better experience and when I return to Denver, they will be the first company I contact. read more

Blue Olive is the worst management company I have ever worked with. I have had so many issues with the property as a result of BOP taking over the property for a developer who had bought the property after I signed my lease with the previous owner. Ami always seems frustrated with me when I have called to resolve issues/repairs. I have been told more than once that I "need to stop calling and emailing" and that I should use the maintenance portal for all my requests. Most every phone call I have had with her, she is short, rude, and sounds annoyed talking to me.... which is shocking given this is her job.... I never receive quick responses on emails or phone calls and am often given the excuse they are just "so busy".... I do not want to go through the hassle of moving, but as soon as my lease ends I will be moving and will never live somewhere where BOP is the management company. I hardly write reviews, but if I can save someone from dealing with BOP and being treated poorly by those that were hired to manage tenants then this review is worth it for me. If you rent from Blue Olive make sure you take lots of pictures when you move in, do not feel you can be lax in your dealings with Kevin. I tried to be an easy going tenant and it came back on me. He will blame you for damage that existed. Be aware he is also likely to hold your security deposit past 30 days, this is ILLEGAL in Colorado. Know your rights, cover your self with lots of documentation and pictures. Don't let Blue Olive and Kevin Mackessy do to you what he is trying to do to me, which is rip you off. read more

Investors managing their own properties tend to have something against property managers because they think all you pay them for is placing a random tenant in your home, then collecting a monthly rent check. Well, if that's all that a good property manager did, I'd agree that having a property manager is a complete waste of money. The reality is, where investors without a property manager have to worry about phone calls at 1 a.m. regarding a broken pipe, I don't! They have to worry about high tenant turnover, but I don't! The average landlord is often not collecting what he should be for rent, whereas I'm getting top dollar! So does paying someone to make me more money, while eliminating my stress make sense?
