    Our Property Manager for our development/community is John Ricci - he has stuck with us through…read morethick-and-thin, and as a board member, I had an excellent time working with him, and leaning on his expertise, especially when getting bids and contracting vendors. At one point in the past, our Board (of which I served on, but not at the time) replaced Westchester Property Management Group (WPMG) with another property manager, only to realize a few years later that it was a mistake and we hired WPMG again. If that's not a testament, I don't know what is. WPMG is like the show Family Guy, cancelled, only to be brought back by overwhelming fan support. My Pros and Cons below: Pros 1. Well-staffed 2. There is a point person at their office for each need (insurance, HOA dues, property bills, etc) 3. Our Property Manager, John is very personable, and excellent at keeping the emotional temperature in the room low when we are discussing heated topics and issues 4. They always pay bills on-time, and help us hold money from vendors who did not do work as promised 5. Weekly property walks and inspections by the property manager 6. Attends all Board meetings 7. Reachable by email at all times, and phone if necessary 8. Maintains a good historical view of the property and helps keep new board members up-to-speed with prior decisions Cons 1. Lack of data and analysis of property issues (no spreadsheet of issues, to list, it's all based on minutes and notes) - with all the free and low cost tools available, there is a better way to collect and share information about property issues and improvements. 2. Most transactions are still handled on paper 3. There is no system on their website or online for managing property tasks (rentals of clubhouse, updating/adding/changing dues account info, historical data, etc). Their biggest asset is their personal attention to detail and strong relationship building with the board and vendors. Their biggest area in need of improvement is accessible record-keeping (digitally for their clients) and transitioning from paper to digital docs and transactions.

For the 10+ years that I have…read moreresided on their property the treatment that I have received has been disheartening to some extent, especially when I have seen and felt as if others have received different treatment based on preference. Most recently, my vehicle was broken into while on the property's video camera surveyed parking lot. Upon learning my vehicle was vandalized, I reached out to the management office and when I was unable to get in touch with someone, I contacted the Super of the building. Although he is limited in his ability to do much because this event was outside of his specialty, the way in which he handled the situation and what was within his control was completely unacceptable and felt extremely bias. As stated, I have lived on the property for many years, therefore, I am pleased with my co-op, however, I am not as satisfied with the service, empathy, and understanding that has been shown or lack thereof to a resident, let alone one who has loyally being residing on their property for as many years as I have been.

Unfortunately, many of the issues I raised were ongoing and not handled appropriately, despite repeated communication. The unit was in unacceptable condition upon move-in -- your supervisor personally saw the filth, apologized, and acknowledged it after we had already paid out of pocket for a professional cleaning and taken multiple days off work. Since you, Daniela, weren't working at the property at that time, it's misleading to suggest your team could have arranged a solution. Throughout our lease, repairs were often marked "completed" in the portal when they clearly weren't, requiring us to follow up repeatedly. We also spoke to multiple other residents in the building, and nearly all of them shared similar frustrations -- from poor insulation and mold concerns to unpredictable utility charges and a lack of proper ventilation (all bathrooms are missing exhausts fans..) After speaking to residents and reading other reviews it's obvious that this wasn't an isolated experience, but a pattern that needs to be addressed. Move-in issues included several documented deficiencies that were not fully resolved, and a management transition led to inconsistent parking assignments and enforcement. Elevator reliability is frequently problematic, with prolonged outages and irregular notices. At move-out, disputes arose over charges and the lack of an itemized, timely move-out statement as required by the lease, along with questions about the handling of a pre-existing condition versus post-occupancy damages. Communication with management is difficult, there is limited access to higher-level district managers. Overall, despite potential, the property's ongoing management inconsistencies, elevator issues, and unclear processes for move-out charges have raised concerns about reliability and fairness for prospective tenants. For those considering moving in, make sure that you complete an Inventory and Conditions Form that is provided in your lease documents, make sure to take photos of EVERYTHING before you move in and take photos of EVERYTHING before you move out. Make sure that you obtain a clear, itemized move-out and deposit statement, same day, right after you complete your move out inspection. If you have any concerns, the property manager will NOT give you the direct contact details for the district manager, their boss. I would've stayed after my leave ended for my first year, but after them raising the rent by nearly $500 (ridiculous) and having concerns with management, I am leaving.
