This property is absolutely worth what we paid for. And now Management plans to make new changes to our amenities in the community room that already looks GREAT. This is JUST a Wonderful place. Starbucks located right below is is The Best !!! I am a realistic renter and i understand that walls are made of Sheetrock NOT Cinder block walls. If it's that bad people need to call the police and file a noise complaint. MEL the property Manger has always been very professional and helpful. She's also Great at communicating back with us no Matter what we are reaching her for. Her and Johnny the maintenance guy are a 2 Man TeaM! You are correct that I was not a party to the lease. However, my daughter and her roommate were both named tenants, and the issue is that their repeated attempts to address these concerns with management were largely ignored or went unanswered. Despite the significant disruption they experienced, no meaningful compensation was provided. A heater was placed inside a locked closet within their apartment, which resulted in an excessive Con Edison bill that they were expected to absorb. This was neither reasonable nor fair, particularly since it appeared the heater was being used to address a larger heating issue affecting the floor rather than solely their apartment. Additionally, they were repeatedly forced to return home and deal with unacceptable temperature conditions during both hot and cold months. These were not minor inconveniences; they directly affected their ability to comfortably and reasonably occupy the apartment they were paying for. You have advised us to contact the leasing office. Unfortunately, that has consistently proven ineffective. Calls frequently go unanswered, and reaching Daniela in particular has been extremely difficult. Based on our experience, concerns raised by the tenants were not handled with the level of responsiveness or urgency that should reasonably be expected from property management. The fact that I was not personally named on the lease does not change what my daughter and her roommate experienced as tenants. They raised legitimate concerns, incurred additional expenses, and experienced repeated disruptions, yet their concerns were not adequately addressed. I would appreciate a substantive response addressing these specific issues rather than simply directing us back to a leasing office that has repeatedly failed to respond. Thank you read more

Update in response to management's reply (July 14): Thank you for your response but I stand by my review. Unfortunately, many of the issues I raised were ongoing and not handled appropriately, despite repeated communication. The unit was in unacceptable condition upon move-in -- your supervisor personally saw the filth, apologized, and acknowledged it after we had already paid out of pocket for a professional cleaning and taken multiple days off work. Since you, Daniela, weren't working at the property at that time, it's misleading to suggest your team could have arranged a solution. Throughout our lease, repairs were often marked "completed" in the portal when they clearly weren't, requiring us to follow up repeatedly. We also spoke to multiple other residents in the building, and nearly all of them shared similar frustrations -- from poor insulation and mold concerns to unpredictable utility charges and a lack of proper ventilation (all bathrooms are missing exhausts fans..) After speaking to residents and reading other reviews it's obvious that this wasn't an isolated experience, but a pattern that needs to be addressed. The Apex at 290 in Elmsford is a gorgeous property that has so much potential, the maintenance man is amazing and fast to complete in unit work, but recurring management and elevator concerns overshadow that appeal. Move-in issues included several documented deficiencies that were not fully resolved, and a management transition led to inconsistent parking assignments and enforcement. Elevator reliability is frequently problematic, with prolonged outages and irregular notices. At move-out, disputes arose over charges and the lack of an itemized, timely move-out statement as required by the lease, along with questions about the handling of a pre-existing condition versus post-occupancy damages. Communication with management is difficult, there is limited access to higher-level district managers. Overall, despite potential, the property's ongoing management inconsistencies, elevator issues, and unclear processes for move-out charges have raised concerns about reliability and fairness for prospective tenants. For those considering moving in, make sure that you complete an Inventory and Conditions Form that is provided in your lease documents, make sure to take photos of EVERYTHING before you move in and take photos of EVERYTHING before you move out. Make sure that you obtain a clear, itemized move-out and deposit statement, same day, right after you complete your move out inspection. If you have any concerns, the property manager will NOT give you the direct contact details for the district manager, their boss. I would've stayed after my leave ended for my first year, but after them raising the rent by nearly $500 (ridiculous) and having concerns with management, I am leaving. read more

I would give 0 starts if I could. The only nice thing about this place are the units themselves. Well thats if you don't inherit an apartment where the previous tenants smoked 2 packs of cigarettes inside every day (and the hallways constantly smell of cigarettes). Oh yea and on move in day they didn't even clean our unit before we entered. Meanwhile, when we moved out we got charged a $250 "cleaning fee" and a couple other mysterious charges against the security deposit. How could I forget the $500 ConEd bills plus an additional community amenities fee of around $150 per month. One of the two elevators is broken down at all times. People do not respect your parking spaces. The Starbucks at the bottom of the hill gets so busy on weekends that there are no guest spaces available and the drive through line will block you from being able to go up the hill. If you have a dog, please do not move in here. There is no where to walk them except a small dog park that is not maintained and other residents never clean up their shit. I'm sure I forgot some other amazing thing but this should be enough to deter you away from ever moving in here! read more

This place lacks a cleaning crew. The maintenance person does his bit in quickly and efficiently addressing Work Orders. But he is also expected to be the cleaning crew and because it is not possible for one person to be both maintenance-plumber-fiixer and CLEANER, nothing gets cleaned. There is dog waste all over the beautifully landscaped dog-park, but it is REVOLTING to be in the park with your pet, because the irresponsible and selfish residents who do not pick up after their pets are NEVER FINED or PUNISHED. The hallways are full of filth and garbage and the Dog Park is a shame! Often there is food waste littered all over the grounds. Nobody ever cleans at The Apex. What a shame! read more

Stay away! Dog poop everywhere and the management absolutely refuses to clean it up. It is smeared on the walls, on the outside doors. Now there are fire ants or hornets in the park by the door. I've gotten stung twice. It is truly insane. The worst part is the owners don't care, treat the staff terribly and understaff the place, so there is never anyone to get back to you about anything. You can email and call and there's never anyone in the office, and due to high turnover the folks are always new and floundering about because it is their first week. Honestly, these owners are setting themselves up for a lawsuit. So any lawyers out there, please move in. read more

Nobody gets back to you, employees quit in the middle of signing your lease, before fully signing your release and making sure everything is in writing, new employees come in, not agreeing to the original lease agreements that never got fixed and they hold your deposit for ransom even thou everything that has transpired was on their end. I haven't even been able to see the place despite trying for two months. There is one leasing agent who has missed two appointments. When I call the voice mail box is always full. Finally I looked at the reviews and confirmed that this is their standard MO. The upper management of this company strikes me as the worst type of contemptuous owners. Probably some private equity venture, trimming costs to the bone and providing the most minimal of services. A shame as the location is great. maybe they will get have an ephiphany about actually providing a good service but I doubt it will happen anytime in 2024. read more

The building is terribly constructed and maintained. A sewer pipe backed up in our unit and we had to live with the smell of raw sewage for ten days while management refused to hire a plumber to fix the issue. They told us the same thing happened the year before with a different tenant and they just never properly fixed it. The bathroom in the apartment above us leaked into our apartment and they never repaired the ceilings. The windows would leak when it rained. Management would ghost us on repairs. Every weekend the trash room would fill up with garbage to the point that you couldn't step inside and the smell would waft into the halls. The place looks nice on the surface but all of the reviews on here are accurate. It's a mess and management doesn't care at all. read more

I lived at the Apex for 3 years. During that time they had three water main breaks that blandly damaged the building and people's property in the storage units as well as their apartments where they had to relocate to rebuild. This all due to improper insulation of the pipes. The mold smell comes from mold growing in the walls because of it. Every year for those 3 years pipes got frozen in the roof and busted. The other issue is exorbitant electricity bills because again the heat goes right out of the glass door/ windows and poorly insulated ceiling. Upon our departure, the lease deposit has not been returned to date, Which I'm aware that any body who has moved from there had to go back and forth for months before they could get their money from JRK. My experience is the same. That after 1 whole year ( COVID making it worse) we haven't gotten our money back. No one answers a phone. No one is in the office even when it says OPEN and no one returns a message . The apartment design is awesome .... But buyer beware that it is a money PIT .. management appears nice until they're not ! Rent somewhere else. read more

I strongly suggest renting somewhere else ... anywhere else! This place is not worth the $$$$. My overpriced apartment smells of mold from the dirty water sitting in my washing machine hose, the hallways and stairwell carpets are dirty, the elevators are constantly in need of repair, the indoor garage is home to birds nesting in the ceiling, defecating on vehicles and stray cats live in the trash containers. There is virtually no visitor parking and the staff/management are indifferent at best. Beware of hidden fees, including an additional monthly water bill! Due diligence needed here -there are lovely apartments close by for the same money or LESS with beautiful grounds, pools and state of the art gym facilities. read more

Despite other reviews, I have paid my rent on time and as a result received proper follow up and care during my maintenance request visits along with dealings with Management. They are both understanding and courteous. They work diligently to get what the residents need, done. The amenities are beautiful and I love my apartment. I vote five stars for Apex. read more

ABSOLUTELY DO NOT RENT AT THIS PLACE!!! Yes, I was shouting because I want to encourage anyone to run, run, run from this place and live somewhere else. Just because it is new and the colors look pretty ...it is all a facade. The building is cheaply made, sound echoes from one apartment to the other. Walls paper thin. We have moved 4 times in the last 6 years, renting each time, and this experience was a nightmare. Just received our deposit after moving out and they took it all. We have NEVER lost one cent in any other rentals we lived in until now. We have called and emailed dozens of times to discuss this with NO responses. Thieves. I would give it zero stars if I could. Specifics...office people change about every other month, always passing the buck to the next person, package concierge is a joke, elevator rarely works, repairs are never responded to, and now the deposit.
