Full disclosure: The application fee for an apartment has been waived in exchange for me leaving a review. I have had kind, friendly service from Damarlee and Oula at Boardwalk. Damarlee took me around and showed me several properties, and was very professional and personable. When he was unable, at the last minute, to make a planned showing, his colleague Oula stepped in and came at the time we had scheduled. She was very friendly and kind. Not all the properties I was shown or was offered to be shown were great, but unfortunately that's the reality of looking in Boston at a lower budget, and Damarlee was kind and accommodating while I was processing the realities of the current market. I'm still waiting to hear back from the apartment I applied to, but I have appreciated the help I've gotten so far. In Boston, the basic reality is that most of the time you'll have to pay a broker fee whether you use the services of a broker or not, so why not actually get the help? read more

I wish I could give zero stars. I do not recommend Boardwalk Properties unless you have the patience to deal with an inexperienced and unprofessional realtor. I am very displeased that I had pay the brokers fee for a terrible service that made the process more unbearable. I thought brokers were suppose to make the process more smooth? Nope. The realtor we worked with did not deserve the commission because he was full of false promises, misinformation, and not communicative. Owners looking for property management, please do not work with Steve Shaw & Boardwalk Properties. I was a tenant under Steve's management for 4 years. Through his negligence, he created a scary living situation for me in an otherwise beautiful unit and safe neighborhood. Numerous times, Steve sent men to access my unit without my consent or a head's up. I explained to him why it was incredibly threatening as a woman living alone to be woken up in bed, without a bra on, by a man (contractor) climbing up my private back stairwell and looking into my bedroom with me sleeping in it. This happened multiple times. Steve never once showed remorse or apologized, and only began giving 24hr notice when I cited Boston law that required him to do so. As a landlord in Boston myself now, I am also surprised that the property group didn't have a stronger network of contractors. There were a few pricey issues over the years that were addressed with subpar work, that I myself corrected. I got the sense that Steve was taking advantage of the, as he referred to them, "very absent owners". Perhaps what makes it most irritating to work with Steve for all involved is his inability to take responsibility for ANYTHING. Steve consistently blamed contractors and the owners (his clients!) for any reason why he may have dropped the ball. Any person I've come in contact with who also knows Steve, including his own office mates, have groaned about working with him. Save yourself the headache, and your future tenants many more, by finding another property management group. read more

I was looking for a place with 3 other guys and we could not have had a better experience than with Al Estavez (alinsan@rentboardwalk.com). He found a place in a better location and for cheaper than we were hoping and went completely above his duties of just finding the place. Every time we needed help from finding another roommate to fill our place to getting the lease from the landlord, signing it, and having him bring it back, he was willing to go the extra mile. I would really highly recommend Al because he will seriously make himself available to help you and definitely earned his broker fee from us. read more

My boyfriend and I were looking for our very first place together. We are all starry eyed and eager. Boardwalk properties made sure to suck the pep right out our step. We give the realtor our list of must have's, what we are willing to compromise on, etc. We show up for our first round of viewings on a feeezing cold Saturday. Checkbook in hand. This eggplant of a woman tells us that she has some great places lined up. First red flag, she asks if I could give her a ride to the showings. I couldn't, the back seat of my car was full. We walk 17 minutes in the ice cold to a rat ridden slum on Huntington Ave. Laundry was one of our must haves and she assures us there is laundry in the building. Turns out there is a laundromat next door. I look this creature in her beady little eyes and ask, "so, by laundry you meant laundromat" she has the audacity to act like I was being ridiculous. We walk up the death trap staircase into some condemnable shoe box of an apartment and she makes sure to remind us there is a full fee, just tasteless. After about 4.5 minutes we are ready to get the hell out of there and get a tetanus shot. Completely oblivious to our disgust, this woman tells us she has some other places in the building next door for us to look at. Overall a repugnant experience. I would recommend this service to anyone that I deeply dislike. If you are an actual adult look elsewhere. read more

After checking out some of the other reviews, it looks like things are really hit or miss in terms of agents here. I will say that Nick Burke has been my real estate agent for years and has never done me wrong. Several years ago he found a great apartment in Allston for me and a group of friends. Last year, on incredibly short notice (less than a week), he found me a beautiful room rental in Brighton. He worked diligently to come up with a list of places within my price range and area restrictions and then was incredibly flexible on meeting for showings. He gave us excellent input on pertinent information about the properties shown and displayed a deep knowledge of landlords, value of the apartments, and the relative appeal of each place. Nick puts all the effort he can in. He treats all of his clients like family and works very hard to ensure that you get the best property possible. He works with the criteria given in every case and has never failed to find me a fantastic place to live. I will continue to use Nick Burke and Boardwalk properties for all of my real estate needs, as I have been constantly treated in an incredibly professional manner and I am confident that Nick has the combination of skills, passion, and experience to find me any house or apartment I could ever need in the greater Boston area. read more

I actually felt like I had to go home and take a shower after dealing with Ady from Boardwalk Properties. This guy was so slick, he left a trail of grease behind him. Before going out to see apartments with Ady, he claimed he had to "pre-screen" myself and my husband, to make sure we were adequate candidates for the properties he was going to show us because Boardwalk has properties that are not listed on MLS and are only of the highest caliber. When I went to his office, it was another Allston-Brighton fraternity party Realtor scene. Ady had not set up the appointments he said he was going to, and was trying to arrange them while were were in the car en route. It was extremely unprofessional. As for the quality of the apartments, all were over $2000 and they were disgusting. One had a kitchen in the bedroom. An actual, bona fide, kitchen with cabinets and a sink. Ady tried to tell me I could block that with a Japanese screen and it wouldn't look so odd. Really? Another was dark, dank, and filthy. The list went on. He wasted my time and then wanted to know which I liked best. How about none. I would never deal with this company again. read more

So I was looking for a new apartment. I called 5 realty agents from Craigslist, asking to see apartments in Mission Hill. 3 of the 5 agents responded, 2 of them showed me two crappy apartments and 1 agent wanted to show me the same place as the one of the other guys. That took 3 weeks to accomplish (and to which I accomplished nothing, really). Then I called Jon at Boardwalk. He called me back the next day, and took me to see 5 apartments, all them either decent or VERY nice places. A day later and I put a deposit on one of the nicest apartments on Mission Hill, AND at a great price. Don't mess around with the other amateur agents in the area, let Boardwalk take care of you. When i first walked in the office nice and the agents were nice... Yet this changed First i had written a check and put an offer down on an apt for a certain price.. - I received a call saying the landlord did not agree to my offer and there was someone willing to pay more but if i wanted to offer the same i would get the apt... (this made no sense to me especially if they had someone willing to pay more) so i said no! - I then received another call from the agent saying that the apt was still open if i would just pay a smaller amount...(this once again baffled my senses..if they had someone willing to pay the price why would they offer me a better deal) - I took some time to think about the apt and look around some more. I then called the agent and said i would be willing to pay the amount... ( I was then told the apt had been rented already) **** the FACTS*** 1) during these convos the agent one time placed down the phone in order to talk to his boss... what i heard was the boss attempt to take my down payment despite the agreement that it was only if the landlord agreed my my offer... 2) the agent then complained about having to show me apts and didn't want to work with me anymore.. (Anyone who has done sales before knows that this is just part of the job) 3) the apt which they said has been rented was still available as i was shown it with another Realtor from a different agency.. (At a cheaper price!!!) This real estate agency was HORRID. I previously had set up a tour meeting with Hiram, one of the agents for a 5pm meeting. I sent him all the places I wanted to tour and details of my price range, etc. When the day of the tour came, I showed up to the meeting early and waited for about 15 min. After that, I started to become impatient and asked where my agent was. Turns out he had never showed up for work! His co-worker called him and he didn't pick up. About 15 minutes later he called back saying "he forgot" and STILL never came in. Another agent unwillingly "helped us out" by making us wait another 15 or 20 minutes and ended up offering us only ONE apartment which was about $400 out of our price range. Basically, no one wanted to put in any real effort to make us happy and find us a proper place to live. They didn't even care that their fellow employee didnt show up! Albert from Boardwalk was amazing! My roommates and I spoke/met with A LOT of agents and the range in customer service was pretty surprising. Albert was extremely attentive and genuinely wanted to find us the best place possible. He set us up personal meetings with landlords and made sure we were totally comfortable in our decisions -- I never felt pressured or like he was trying to sell us something. I doubt we were, but he treated us like we were his only customers and called us as soon as a a place we might like fell onto his radar. He ended up getting us a gorgeous apartment within our price range. Hopefully I won't have to find a new place anytime soon, but if I do I know who I'm calling. read more

Terrifying experience with Jacob Coro. Shows up unannounced, no appointment, demanding access to our apartment to show it off. He claimed he had an email from our property management company and when we continued to deny access, he tried to offer to buy us beer go gain access. I kept asking him to leave but he became argumentative and combative, and would not leave until I threatened to call the police. He then claimed he would call the office and get a key and enter regardless. Once he finally left I reached out to CRM (Our management company). Upon further investigation from our management company, they confirmed that no request was ever made and that they in fact had no clue who came by. They finally reached out when they confirmed who violated our rights and the realtor sent an apology. I have no clue what kind of people they regularly employ, but this type of illegal and unethical tactics is SHOCKING. Please find below the email sent by the scumbag who calls himself Jacob Coro: Good Afternoon Tenants of xxxxxxxxxx, I would like to speak on behalf of myself, Boardwalk Properties, and Boston pads as a whole for the improper procedures followed for the attempted showing of xxxxxxxxxxx on saturday may 4th, 2019. We as agents, especially agents under Boston pads, are expected to uphold nothing but the most professional standards, and my actions on Saturday no where near represented them. If it wasn't for Dan, I wouldn't have the best place to live in Brighton. Our townhouse wasn't listed, it was their private listing just in their company. He knew right off the bat what I wanted, and didn't hesitate to show me exactly that. Other places I went would try to con me in to a place I had no interest in, or show me things w/one bathroom per say, when I said I would not look at ANYTHING that didn't have two. They just didn't listen. Also, I had one guy at another company call me the wrong name... via email... when it says right on it who it is! Another more expensive company, looked down upon me because I didn't look like their normal clientele... little did they know how much we were willing to spend. Dan was SO helpful, and the rest of the guys in the office were too. He made special trips for us, helped us get the place even though our now landlord did NOT want cats, and has since checked in with me to see how everything is going. With family in Real Estate, I know how important customer service is, and he killed it (that's a good thing!). I have good and bad to say about Boardwalk Properties. Good: They found me the apartments I wanted! Out of all of the places I'd look at, they found the best quality apartments for the price range I was asking. Bad: We got lost looking for an apartment. We went through with an apartment from their agency and to find out that we had to pay MORE for security and realtory fee than we were promised. Ron was our realtor and he had told us that everything was negotiable and when we told them what we were looking for we had asked for "no fee apartments" and we had to pay the full fee. Also, we never knew if Ron was going to ever call us back or not. You may be paying more than they promise you. read more

We were disappointed with Boardwalk Properties. They showed us a place that we really liked. We made the application and wrote a check for deposit. We were told that the lease would be signed in a couple of days. They cashed the check, but we had not signed the lease. The broker gave us excuses from the landlady that her lawyer is on vacation, she is on vacation..finally after 3 weeks we were told that the apartment is off the market. We got the deposit back, except that they kept $70 for application fee. I think it is bad policy to cash the deposit check before the lease is signed. Also, disappointing that we had to pay $70 for the application when the landlady had no intention of renting the place. Cannot recommend them to anyone!! read more

5 stars, all the way. I cannot say enough about my experience here. First of all- my boyfriend and I drove from CT and were stood up by another agent (different company) near Boardwalk Properties. So we walked into another agency who gave us the impression that we should have called before we just "waltzed in".... Awkward, to say the least. We were about to give up after trying two more places until my boyfriend suggested we try one last place. I was so over it at that point. We walked in and were greeted by this bubbly, happy, enthusiastic and professional young man by the name of Nick Burke. What a breath of fresh air!! He had so much personality that it got us excited about looking again. We weren't expecting to be able to actually see any properties that day- but after 10 mins and a few questions he says "I have a few places we can check out today but I think you guys are REALLY going to love the first place I'm about to show you". Wow. Just like that. Walked in and within minutes he had made some calls and we were on our way. To make a long story short, over the course of a few days Nick had shown us about 10 properties. Guess what? He was right. After all that- we went with his first choice. We fell in love and as of November 1st, 2015 we will be Watertown, MA residents. Nick fought for us and got the landlord to agree on letting us rent- even with my boyfriend's less-than-stellar credit. He worked his magic and we are forever grateful! My boyfriend had worked with this company a few years prior (but didn't realize it until a few things jogged his memory.) He had a great experience with a fellow by the name of Steve. Give this place a try. They have a HUGE database with listed and soon to be listed properties (ours was technically not on the market yet, as the current tenants had not moved out at that point). When I came in, the individual I had been speaking with was not there. He took a full 15 minutes to arrive. HE then proceeded to tell me that the place I was interested in wasn't very good and I wouldn't like it...BUT he had a closer and nicer one for the same price. That was thoughtful, but told me that the advertisement was deceptive. The place was small but he ASSURED me it was the biggest one on Mission Hill. I had just come from another viewing that proved him wayyy wrong. I mentioned I had seen one larger and he got extremely defensive and accusatory towards the reality office I said showed me. I am absolutely appalled at my experience with this company. I use Zillow and had requested a tour on a specific apartment from the Zillow site. I was contacted by Jared Samuels who was very pushy on the phone and incredibly cocky, even called himself the "Usain Bolt" of Boston realty. He was so pushy and offered to send me other listings by email which I agreed to mainly to get off the phone with him but never asked this if him. He didn't even give me any information on the listing he originally reached out to me about. He sent me a few listings which I wasn't interested in and wasn't particularly interested in even contacting him back as I have met many other nicer realtors in my search so far. A few days later he called me twice in a row and then proceeded to send a nasty text message saying that I am the reason that he cannot pay his car payment for the month. I never take the time to write reviews good or bad but I just couldn't not tell other people my experience so they can STAY AWAY from this company and this man. Shady shady experience. Here's my story. I contacted the realtor to see one place, nice and new, renovated with everything we wanted within our budget. We found these listings on Zillow and the same ones on Craigslist. Alex responded like any other realtor asking what our must haves were, and then sent me other options that we could view. I agreed to see two more places. The night of we show up to the apartment, it was much more run down than the photos, but it was dark so we couldn't get a full view. Him chomping gum was the first red flag for me. He made us sign forms saying we acknowledge the brokers fee. He also told us that the landlord has decided that parking no longer be included in rent. We go up the steepest, run down stairs. With the walls peeling and everything going at a slope. It was an immediate no for me. He showed us a unit we hadn't picked out online that happened to be in the same building as the one we were coming to see; it was not what we wanted, we asked for renovated and this was anything but. Went to the unit we intended to see, it strangely didn't include the washer and dryer the listing said I included, and it didn't have a living room. At the price that suddenly didn't include parking, we were out. For house number 3 we drove 7min down the road. After less than a minute in the house I knew something was wrong. Again there was no living area and the kitchen was totally run down with appliances dated back to the 70s or 80s. I told him immediately this wasn't for us. He left by telling us he probably can't find us what we want unless we up our budget. After he left I talked to my roommate and apologized because I was so embarrassed that I took her to these places, that I would never have brought her to a place with kitchens in these conditions. Then i decided to check the online listings again only to find that the houses we saw were NOT the houses in the listings. We couldn't tell in the renovated apartment (#2) because it was so similarly renovated, but after comparing the photos we took to the listing we realized they were different apartments. Even the exterior wasn't the same as what we saw. House #3 was nothing like what we saw, the vacant apartment in the photos featured open rooms and black appliances and new cabinets. The apartment we saw had dark small rooms and old appliances and wood paneling. I emailed Alex to tell him, or confront him about the discrepancies and he made excuses that the photos had mixed up in the companies servers for house #2 and that the photos of house #3 were just of the house vacant. Um no. He did not reply to my last email (so far) when i called bullshit on his excuses. Not sure if this is just a complete scam or what. He very careful when using any realtor and make sure to take photos and compare. read more

We worked with Lunick, and I have nothing but positive things to say about our experience. Lunick was prompt in finding apartments that met our criteria, scheduled showings, and emailed us with the properties and pictures for the following day. He arrived on time and showed us even more apartments than we had scheduled as we had some extra time. He answered all of our questions and was very friendly. Ultimately we chose another apartment from another real estate agency, but Lunick was much more responsive and professional than most other agents we met with. For instance, two other companies combined our appointments with others looking for apartments(i.e. pressured us into making a decision on the spot). Lunick was a pleasure to work with. read more

As you can read in other testimonials, this company is horrible. If I could give zero stars, I would. We rent and after being contacted by Jared Samuels at midevening on saturday telling us he wanted to show our unit the next day (Sunday) at noon, we declined as we have the right to a 24 hour notice. When we declined Jared continued to push (inappropriately) staring that his clients had missed out on seeing other units, that they were really eager to sign if they liked our space, and could they "pretty please come?" stating it would take 30 seconds. Floored by his unprofessionalism even after we offered that they come a different day, another one of his agents showed up at our apartment the following day. My roommate had to deal with them, unfortunately, who all seemed entirely like they hadn't been notified we denied their request to see our apartment on that day at that time, which seemed very convenient for their party. I do not blame the people looking to rent, I blame the slimy real estate agents who seem to lack respect for anyone and who are only eager to make their commission. Long story short, I will be filing a complaint with the city and with the Boston Real Estate Board. I'd recommend anyone considering working with this place to keep looking. I'm disgusted. read more

My roommates and I spent a lot of time online searching for the right place. It's hard to find a 3 bed that will accept 2 couples in the city. When I inquired, Dennis responded right away. He was very accommodating, letting us see the apartment a couple times and at weird hours. We had tons of questions and Dennis either knew the answer or looked into it right away. He was a wonderful liaison between us and the landlord when it came to negotiating, always asking the tough questions and somehow managing to stay on everyone's good side. They were disorganized, hard to reach, not knowledgeable, lazy, and overall incompetent. They even refused to tell me the square footage of the apartment, and listed the price incorrectly online. The agents at Boardwalk are no better than the average real estate agent in the city, incompetent and greedy. The only reason I would ever work with an agent is because many landlords require you to go through a realtor. read more

For anyone who has had to deal with Noaam, or will have the misfortune of dealing with him in the future, I am so, so sorry. Like most Boston realtors, all they care about is getting you into some shitty apartment and making their commission, however Noaam (and ultimately what he does reflects on the company as a whole) took it to a completely unnecessary, personal, unprofessional level. The average income in the US is $51,939. When asked to provide my family's income on the Boardwalk's rental application Noaam called me up and said, and I quote, "Your Dad only makes $100,000?? How do you support a family on $100k? Me and my friends make more than that." Very professional of you, Noaam. And any company that would hire someone like that? C'mon. Like I said, working with any low-level realtor in Boston is usually not a pleasant experience, but Boardwalk will do nothing but find you a shitty apartment/house, charge you an absurd realtor's fee, and treat you with the utmost disrespect! read more

Horrid, horrid, horrid. All the apartments they showed me were either disgusting or far over the price range I had given them. After a few weeks of searching I finally found an apartment that was "good enough" (I was nîave and it was my first time renting an apartment) and was promised by Dan (the realtor I worked with) that prior to move-in, the landlady would be refinishing the kitchen and bathroom and repaintng the whole place. Come move-in day, none of this was done. Apparently our landlady had never even heard about this deal. The worst part came after living in the apartment for a few months. My landlady found out that we have a few pets in the apartment. Nothing major, just a few rats, a corn snake, and a cat. She raised a fit over it. However, in our lease it specifically said that cats, small caged animals, and dogs under 15 pounds were allowed. Having misplaced my copy of the lease, I contacted Dan about it (so I could fight the landlady on the issue) and was told that he couldn't give me another copy. Really? How is it so difficult to either nab it out of a filing cabinet or get it up on the computer? I mean, it isn't as if my roommates and I paid you $2000 for the apartment or anything... DO NOT USE! I REPEAT. DO NOT USE. Long story short this company, in partnership with the Broadway Company (also STAY AWAY), signed leases with me and another party to the SAME APARTMENT. I, somehow, by the grace of God, was able to catch this mistake when they resent me a copy of "my" lease - signed by someone else to my apartment during the same dates - about 3 weeks before I was due to move in. If it wasn't for me, we would have had 2 parties moving into the same apartment one 9/1. By the time they finally recognized their mistake and started to sort things out, I had 2 weeks to scramble to get a new apartment. Although I had signed my lease months before the other party, my lease was not considered valid because the agent did not have my lease dually signed (only she signed it, not the property manager/"landlord")... So they royally screwed up and they were literally zero help finding me a new place and for 3 solid weeks I couldn't eat/sleep/do anything because of how stressed I was not knowing where I would be living. If you are looking for a place in Boston, do yourself a favor and try to find something that is being rented by the owner. Even if you love the apartment and it is free and has parking and a backyard and is pet-friendly....do not sign a lease with this company. These two companies are the absolute worst. read more

I've had really bad experiences with this agency, and with Lisan Mo in particular. We leased a property through this agency, and our agent mucked up our lease (the landlord thought so, anyway). Not a fan. Would never use this agency again. read more

Never again will I use this place! There were two apartments I was interested in and arranged to see them the next day. We first went to two buildings that turned out to be the incorrect addresses. The third building was finally the one he was going to show me. When we went in the apartment it was an absolute dump. It was not the apartment I had arranged to see. Total bait and switch. I inquired about another apartment in the area and he informed me that the landlord had decided to raise the rent $300 from the listing and that it would not be available to see until much later in the month because the current tenants were being evicted for not paying their rent. When I got home I looked up the apartment and called a realtor and it is available for the price listed, it currently vacant and I set up and appointment with him to see the place later this week. Based on reading the other reviews of Boardwalk, this company seems like a bunch of scam artists. read more
