I'm a local and a rental property owner in Boone, and every rental season when we have tenant applicants that previously rented with "BHCR", BHCR is the absolute worst to communicate with. They will only answer "yes, that person rented from us" - if that. When I inquired why they're so uncooperative about giving a reference, they got combative and dismissive. Wow is all i can say about this company. Had rental that had so many issues that they refused to fix. Ice maker busted, roof leaking, gutters clogged, bank and driveway washing. Refused to fix any. And when we decided to move out they apparently thought it was a good idea to work with the homeowners to try to get $2000 out of us for propane bill we said we owed (actually was only 650 which we knew we owed) But lying to get an extra 1350 out of us....Luckily we had propane company back us up. This is by far the absolute worst rental company in Boone or honestly all of North Carolina for that matter. I wouldn't rent from them again even if they gave me a free place to live. If you are reading the reviews under this place trying to decide if you are going to rent from them DONT. Almost every other rental company in the area is a 100x better option. They put you in small gross rooms with holes in the walls & crap everywhere & don't even clean or do repairs before move in. Will charge you for parking every month but not maintain their parking lots which never have spots open anyways & don't even have visitor parking. If you request maintenance expect at minimum 2-3 months before they even send someone out to fix the issue & they still don't fix the issue 9 times out of 10. I requested to live in a same sex apartment & was put in a co-ed & was told to deal with it. If you need help with anything from the office, expect to call 10 times a day for a week straight before you can even get connected to someone to talk, who will be rude & unhelpful. Just about everything you would expect from a poorly managed rental company. They know they can get away with it due to the lack of housing in the area. People will still have to use this company eventually. My advice is to exhaust all other options before resorting to BHCR. If you're like myself and end up doing business with them you will experience: poor upkeep of the property, if you report damages or issues they will likely blow you off or claim its the responsibility of the tenant and not them, terrible communication, withholding of security deposits on basis of "accounting needing more time to determine extent of deposit" etc. Greedy company owned by greasy old people with no souls or integrity. read more

I live at the Peak of Boone and there have been many issues. Very little parking, everything breaks, and the leasing agents do not respond.

Boone High Country Rentals took over my lease when the current owner sold the property. After assuring me that "nothing would change," BHCR had me sign my new lease. At first, nothing had changed...and then a month later, BHCR demanded that I sign a "new lease" where the rent was upped $25. Sure, that doesn't seem like a lot of money, but I have terminal cancer and can't afford any little extra charge like that. To make matters worse, the new tenants they brought in are incredibly noisy and disrespectful. When I called to complain about the noise, everyone just sent me to a different line and no one returned my call. I'm a professional adult and not a student. Treating their customers this way is not a good face for their business. read more

I currently live at BHCR in highland woods. This company is horrible. They will not allow me to renew my lease and will not give me a reason why. They won't even answer my phone calls, they simply text me and refuse to talk or give me an actual reason. Save yourself the trouble and don't rent with them they don't care about you and don't even feel a need to justify what they do. Kuester is great, and so are the many locally owned rental properties. Also highland woods is old, pretty sure it has mold as I had to get an air purifier because it made my skin breakout in a horrible painful rash. Everything is outdated and they don't fix it until it's completely broken. It took a week to get our microwave fixed. Water pressure is horrible. Parking is not enforced and often times you won't have a parking spot as well as no cameras so anyone can hit ur car with no consequences. Staff (with the exception to the maintenance men) are Horrible horrible horrible!!! Extremely unprofessional, no ethics, will yell at you and hang up the phone. They all have Attitudes and act like 15 yr olds going through puberty unable to control their emotions at their job. Quite pathetic. read more

The worst company I have ever dealt with in my entire life. I hope this saves someone the pain we went through. Plumbing didn't work when we moved in. They fixed it, but left exposed plumbing in the master for 6 MONTHS. The wind shattered one of the old windows in the living room in April and they NEVER replaced it and they said we had to pay for it (They estimated $3000!!). The angry property manager would send me emails constantly arguing on why we had to pay them for the window. We lived with plywood over the window in the living room for 10 months, which looked horrible, blocked our view and increased our heating bill. She threatened to sue me. I had to meet with attorneys and live in fear of lawsuits. Our new lawyer said they were completely in the wrong and we didn't owe them a penny. We could not trust them and decided to move out. Oh, and we left the place absolutely spotless and they sent a bill for 16 hours of cleaning and a bill for the window. Boone High Country Rentals and Ashe Rental Agency are owned by the same people. Worst rental company, or company period in Boone. Several charges for overages which were unaccounted for, which keep increasing every month. When asking for the accountant on the phone, she is "at lunch". My unit went both without a washing machine and without a dishwasher for two weeks, the rental company did not seem to care after countless calls about the appliances. When trying to get maintenance to come out to the unit, the maintenance manager rudely responds and says "that's a tenant requirement". I am not really sure what I am paying $600 a month for. The apartment is nice but it is a huge inconvenience dealing with this rental company. Very unprofessional. If I were you I would look elsewhere. read more

I've been renting through BHCR for almost a year now and I liked them well enough to sign a lease for one of their other apartment complexes for the next lease period. Their prices for their properties are right in line with this area and you get what you pay for. BHCR staff have always responded to my emails and answered my phone calls in a timely manner. They have always been understanding and helpful to me personally. If I could give them zero stars I would. By far the worst rental agency in the high country. Don't like to maintain properties when residents submit maintenance requests, rude to residents, and they threaten to evict people "accidentally". They are unprofessional and not at all easy to work with. Upon renting from them we arrived the first day of our lease and the house had been TRASHED. Beer cans everywhere inside and out, doors and windows unlocked, and dirt all over the house, which was supposed to be cleaned prior to our move in. At least we paid $100 to have it cleaned?! I would not rent from these people. They collect a months rent in advance for "cleaning services" and promise to have a freshly painted room and cleaned carpets for you. Moved my son in last August with a hole in his wall, missing closet and bathroom doors, knife holes in the walls (that were not painted) and a carpet that hadn't been cleaned since who knows when. Constant issues with internet that the company was supposed to fix but never did. Utilities included but got several extra charges for additional utility fees that when asked to be explained were never responded to. My son lasted the year since we signed the lease, but I would never recommend them to anyone. Tried to give no stars since I think they are that bad but couldn't. Don't rent from these people! My daughter and her boyfriend have been dealing with mold for months now, and BHCR refuses to do anything about it. First, they claimed it was mildew (for which the tenant is responsible) so my daughter paid to have it tested and it came back as mold (for which the landlord is supposed to be responsible). After we moved into the Peak of Boone, the leasing office failed to set up our mail room for over a month after tenants arrived. When we asked them to remedy the situation they told us that "maybe we should call and ask the post office" instead of remedying the issue they caused. Now they charge $50 extra for rent for a resident to have a parking spot. However since the leasing company messed up the parking situation so bad (very little parking available even for residents) they've begun towing residents who pay for a parking spot if they are simply touching the white line of the spot to "free up space". A bunch of tenants measured the parking spots and they are illegally sized much smaller than the Town of Boone permits. This company is leeching money out of college students in the form of rent, parking, and utilities and is towing rightful tenants for struggling to fit in smaller than acceptable parking spots. After talking to a ton of people in Boone it appears BHCR is the worst and most corrupt leasing agency in Boone. 100% would not recommend. read more

The amount of incompetence shown by this company has been at times so strong that it is humorous. If I could give them a negative 5 rating I absolutely would. It began on move in day, me and my roommate packed all our belongings up thinking we had an apartment waiting for us to move into. Boy were we in for a surprise, we get here and I cannot explain to you the disaster that this apartment were in. (if it had been my decision on that day we would have never moved into this apt. but thats another story). So, we call the company, and we wait several hours before anyone shows up. When they finally get there they're essentially just like our bad, but hey you can keep your couches and all the heavy stuff you were moving in into our storage units. How sweet of you guys. We were given very little compensation for all of this, it was literally a 20$ dominos gift card between two people. We also were not given our guest parking passes when we moved in. I had told them this and they said you'll have to come by and get them, but they weren't going to be open for at least a couple days so I would have to wait. While waiting one of my friends spent the night and had their car TOWED. In one night in a half empty parking lot. But it gets better from there, I call the company speak to some moron who only a company this poor would ever hire, who says that no car had been towed from that lot the night before. So then I'm like well shit, its been stolen. So as my friend is calling the Police department I decide to get the number off the no parking sign and call for myself and sure enough they did have the car. THE DUMBASS CALLED THE WRONG TOWING COMPANY. Needless to say I was very angry because they were the ones who hadn't given me the passes so its not like I could help this. When I told them this I assumed they were going to do what any decent company would do and reimburse me for the tow, this of course did not happen. The apt. above us also leaked into our apt. causing an unimaginably horrid smell, it took weeks for anyone to fix this. These are the two large complaints on the company and the rest are smaller but still aggravating nonetheless. It is next to impossible to get any information out of anyone who works for this company. Everyone has to talk to someone else to find anything else, and you're just left wondering why you can't speak with whoever it is they're consulting. They also make you fill out your maintenance request solely online which at face value seems efficient, but it is exactly the opposite. About 50% of the request we have filled out were never responded to, and when the first one I sent wasn't responded to in a couple days (the one about the water leaking) I went into the office in person to tell them and their response was "you have to fill maintenance request out online" and when I told the lady I already had her only suggestion was to send another one. We also had a leak in our commode that cost us a lot of money on our power bill after repeated request to fix it, again no compensation. (I'm remembering this as I write this) If at all possible to not rent from this company, but if you do hopefully it goes better than my experience. read more

BEWARE: BHCRR (Boone high country resort rentals), HCRR (high country resort rentals), and BRRIP (Blue ridge realty investment property services) will over charge you as an owner by nickel and diming you on fees and charges needlessly. They will also exploit and take advantage of their employees by not paying them for services performed after hours, no overtime, no benefits, does not honor hours worked turned in and does not honor their vacation, sick pay, or paid holidays to their employees. They have lost over a dozen employees and approximately 10-12 owners properties since end of april 2019 due to their scheming, scamming, greed and lack of management or business knowledge. They are running on fumes over there and have no business being in the property management field of real estate! I caution anyone seeking employment there because you will NOT be paid properly for the tasks or time you actually work nor will you be appreciated or compensated for your time and efforts. Owners you will be swept under the carpet, ignored calls and emails, over charged fees that are NOT necessary to rent your property, suffer many lost rentals due to NO management or advertising of rental platforms, lack of housekeeping staff and NO 24 hour maintenance staff! I have never seen such imploreable behavior in a company as I did this one! On top of that they acquired several properties in a buy out a while back that most do not even have a signed active contract on. Use caution and think twice before doing business with these companies! You'll get screwed royally! read more

If I could give this rental property management group a zero rating I would. My daughter rents from them. She pays for internet that is spotty at best, they keep charging electricity overages that they dont send proof of what was actually used. The apartments are in poor repair...windows and doors aren't properly sealed therefore lending way for occupants holding the bag with higher bills. BLACK MOLD IN THEIR BATHROOMS EWWWWW. Just today my daughter's apartment flooded as a result of a faulty washer that she put a work order in for a day ago. When the washer finally broke and flooded everything it took them several hours to show up and fix the damage. My daughter's furniture has water damage...her boxes upon moving out got soaked. I called to find out what the hold up was and was treated rudely and hung up on. Needlesstosay I am livid with this group. They will never get business from our family again. I am extremely disappointed with my choice in renting through this company. Any problems voiced to the office are met with derision and indifference. The complex is never plowed when it snows despite the obscene amount of rent charged to live in highland woods. Similar properties are properly maintained while this one is neglected. Had a problem with low water pressure, and while the problem was fixed, the water was left chlorinated and unusable with no apology for the inconvience of having no water for cooking food or constantly feeling like you are bathing in pool water. Our daughter and 3 friends are students renting from this slum lord. Upon move-in, the doors were unlocked; the smoke and carbon monoxide detectors were missing with the wires hanging from the wall; the kitchen and bathroom cabinets were moldy and warped (interior covered with contact paper which wasn't sticking due to the mold); The walls were infested with bees (discovered after move-in when they started entering the apt via holes in the walls); one toilet seat was severely damaged; a shower head did not work and had a huge hole around it; the window screens were all missing or broken; the ceiling fans were broken (no A/C); the electric wall heating units were all broken (knobs); the frig was rusted and had missing shelves; the carpets had NEVER been cleaned - for that matter the whole apt appeared to have never been cleaned; the 30 or so foot deck was incorrectly secured to the house; and it smelled to high heaven. Six weeks in, and although it's now clean and has a new frig, still no screens, still moldy with new mold spots on ceilings, still has a damaged toilet and hole around shower head; and still has a swaying deck. It took over a week to get them to deal with the bee problem, even though they were informed that a tenant was allergic to bees. And the gravel road is in such bad condition that the mail truck had to be towed out last week. We have been in touch with them more than weekly for the past 6 weeks. I do NOT recommend renting from this company. The house upon move-in had paint peeling and after moving in and trying to open some of the windows, found that some were so deteriorating that they could not be opened. I moved in in April 2016 and the owner, starting a couple months later, has sent numerous people out to look to give estimates to fix the siding and windows/door. None of that has come to fruition and the house continues to deteriorate. I have also seen examples of mold issues in the house. About 6 months after moving in I started feeling really bad with fatigue, joint aches, sinus issues, etc and these came and went on a cyclicle basis which all points to mold issues. The company has not desire to address this. I even mentioned it to one of the maintenance staff about 4 months ago and he said that they could ask the owner to install a dehumidifier to help with the moisture. This will NOT help with mold issues. I have always been a very healthy individual but this place has taken me down. I sent a long email to Boone HC outlining all the issues I had had with the house including the mold and significant continued deterioration of the siding and windows/door. They contacted the owner who is now trying to get someone lined up to do the work...in the middle of the Winter when there was 19 months where this could have been lined up and addressed. The owner continued to tell me that he couldn't get estimates back or the contractors were not contacting him back. Really!!! Then why is it that the 3 houses above me on this street have had extensive work done with one house within the past 3 months having all siding replaced. The owner just does not want to part with the money to do the repair and has had no urgency. When I told Jo Jo at Boone HC that the house was not livable she said that rental houses were not perfect and she did not believe the house was not livable. Really!!! So you have been out here to see the condition of the house. When I moved into the house their idea of "turnkey" was cleaning. But I guess that is their idea of turnkey because after all....rental houses are not perfect. Duh. I have rented for the past 6 years, I am well aware of rental conditions and never have I seen something like this where due to a lack of desire to maintain the condition of the house, the deterioration has continued since the owner does not want to address it and Boone HC has not interest. They feel they are now trying to address the situation by working with the owner. As I put in my mail to them it is too little too late. My advice again is STAY AWAY FROM THIS RENTAL COMPANY. read more
