Paula Wells - WOW I owned a duplex in San Jose, but I live out of state. I contacted Boyenga Team and arranged to have Paula Wells assist and represent me in the sale of the property. The front/main unit of the property was very 'worn out' since the same tenants had been there 35 years. Paula recommended that I have it remodeled before putting the listing up. We discussed what return on that investment I could expect and she advised it would return substantially more than the money invested. She was absolutely right. Paula agreed to find contractors she knew and had worked with before, get bids, and then supervise the project. She had her interior designer make recommendations about what work should be done (basically a full remodel of the whole unit.) I was nervous about undertaking such a big project from out of state, but Paula more than exceeded my expectations. She located two contractors to bid the job, helped me negotiate a good price, closely supervised the construction, interfaced with the contactor, and in general took care of every aspect of the remodel. The remodel turned out great, and thanks to Paula's help finished under what I though was a very reasonable bid price. With the remodel done the property was much, much more saleable. Paula had it professionally staged and it looked great! Paula told me there would be no additional charges for her project management, design, staging and marketing services, and there were none. Paula recommended how I should price the listing. It seemed a little low, but by then I had complete faith in her judgment. We followed the marketing strategy Paula recommended and as she predicted, when the listing went on the market we had multiple (11!) offers in the first few days, most of them overbids. Paula vetted all the offers, and spoke with all the offering agents to make sure we had their highest and best offers, and then gave us a spreadsheet analyzing the critical parts of each offer, making it very easy to objectively compare all the offers. We received substantially more than the list price and more than we anticipated for the property. Our escrow went so smoothly it closed early. The return on the remodel investment was even more than Paula predicted. Throughout this process Paula was a great communicator - she updated me on the progress virtually every day. There was never a time when I could not reach her when I called. I unequivocally recommend Paula Wells to anyone who is considering selling a property. read more

Our experience with Paula Wells and the entire Boyenga team was fantastic. Our very first interaction with her occurred when we made a first-time last-minute offer on a house we wanted to take a chance on. We called our dear friends, looking for an agent recommendation, and they told us the only person to call was Paula. She bent over backwards to prepare an offer in time, even though she told us honestly that our offering price was too low to be competitive. We did not get that house, but the experience with Paula had solidified our trust in her. It had shown us that she was honest with her clients, very knowledgeable, and felt like she cared about us and our ability to make an offer when we wanted to. Over the coming months, we got more prepared financially and approached her again about finding a house. We had a lot of specific requirements that are difficult to meet in our competitive housing area, especially for the price that we were hoping to pay. We left each meeting with Paula feeling very encouraged and enabled. We started viewing homes together and this was a positive experience as well: Paula was always on time, completely prepared, knowledgeable about the property, and ready to work for us. She was always the most confident and competent realtor at any open house, and we were glad to have her on our side! She pointed out assets of the properties to us, but did not let any selling agent gloss over any potential issues. For instance, at one point, when we were feeling over eager to be done with our housing search, we were considering making an aggressive offer on a house that would need intense remodeling. After taking us through the property, and fairly considering each aspect with us, she took us aside in the front yard and warned us about making as high an offer that we were considering on a house that did not seem right for us. She knew that it was not as valuable as the asking price, and if we bid aggressively and won, we would have overpaid for a home with great liabilities. We are grateful to this day that we did not buy that house. We frequently sent Paula suggestions of homes that we wanted to go see, but it was ultimately a property that she found for us that we ended up buying. I know this may sound redundant, but this is another area where her honesty shone through. We paid several hundred thousand dollars less for the house we ended up buying compared to other properties that we were considering earlier in our search (including the house with liabilities). Any agent could have taken advantage of us, eager, naive, first-time home buyers, but Paula felt like a family member trying to help us make a wise decision. We felt informed, protected, championed, and well represented during the entire process. We got an amazing deal on the perfect house for our family, and Paula is the one that made it happen. After we closed, Paula remained by us as we continued to press her with questions about remodeling, landscaping, and property taxes. She always responded immediately; she helped us so much, even beyond the scope of her job. I'm almost 6 months late in writing this review - but only because I've been busy settling in into the home the Boyenga team was able to close for me. Even though its been 6 months, its been egging me to write a glowing review for this team. If you're short on time, here's the cliffnotes : 1) Boyenga Team - Very capable, honest, fast & great negotiators (most important). 2) Finding homes - Use Redfin (this team does have an online system but its not stellar) 3) Lender - DON'T (PLEASE DON'T) use BoA. My previous lender was Wells Fargo (very good) and 2 of my other friends have also had terrible BoA experiences. The Boyenga team knows a lot of lenders ; shop around, find a good interest rate, then go to their lenders with the lowest interest rate you've found and they'll match it with no compromise on close-of-Escrow. Details (this is long) ---------------------- I interviewed 4 real-estate agents/teams in person (after shortlisting ~10) - and felt comfortable-with them (they were not pushy + respective of my wants). Wasn't too sure of how good they were, but I'm able to say now they're amazing (read on). They do have an automated filter system but its user-interface isn't as good as Redfin, which is mainly how I downselected homes. Once interested in a home - Darcy / MJ were great to check-out homes with. They're good at providing unbiased/neutral feedback + honest when they don't know themselves. When it came down to putting offers - Eric & Janelle are great. For homes where my offer wouldn't be competitive - they were straight-shooters & prevented me from spending time on paperwork + heartache (in retrospect I'm glad they had the foresight to do this). On homes where I did have a competitive offer - they move fast - and underbidded when we had the upper hand. I made one mistake - I went for a lender (BoA) with only a slightly lower interest rate - against Boyengas' advice - which ultimately caused *massive* issues because BoA is not incentivized to close-on-time (you'd think). I should've stuck with their own lenders who ultimately matched that low interest rate (they confirmed in writing). Thankfully - the Boyenga team directly spoke to upper management in Bank-of-America to expedite. Not only that, they even spoke with the listing agent - representing an investor - to keep them at bay even though the deal closed a few days later than originally targeted and avoided me losing my EMD (huge amount !). If it weren't for them - I would've most certainly lost my current house (BoA called me just 4 days before close-of-escrow and asked me to not only increase my downpayment from 20% to 25%, AND IN-ADDITION find a renter for my previous house, even though they themselves pre-approved me for the same house just a month earlier ?!). And crazily-enough - the Boyenga team actually made it happen, in just 4 days. Unbelievable. All-in-all : I've already recommended them to a few friends, and I'd definitely work with them again if I get another house (this is already my 2nd house - and I intentionally chose not to stick with my 1st real-estate agent). From the initial meeting with Eric Boyenga, to the actual sale of the home with Paula Wells, I was nothing but impressed by their expertise and knowledge of the real estate market. My now former home was worked on by a good crew- on time and efficient at a reasonable cost. This was followed by staging- again, on time and they made the house look incredible. The open-house was taken care of by Paula. We had an open house on Saturday and Sunday, received offers beginning on Monday, closed the offers on Wednesday, and accepted an offer (from multiple-offers) on Thursday. The house sold within three days at an incredible and extremely satisfying price. Paula made this process easy, painless, and very satisfying in the end. My wife and I are extremely happy. We could not have asked for more, and I am truly grateful for Paula Wells and the Boyenga Team for looking out for my wife and I. I hope you choose the Boyenga Team. I want to ensure that you are not a victim like we were. To make a very long story short, we were victims of extortion and ultimately theft by the realtors "Eric & Janelle Boyenga # 1 Team of Keller Williams." In the three and a half months that we had a listing agreement with them, they violated their own listing agreement, mislead us regarding the qualifications of their unlicensed "contractors," who, in turn, failed to complete any of their work projects - none of which were adequately performed to any sort of professional standard. This poor labor service was actually confirmed by the Boyengas themselves who then fired their contractors and attempted to hire yet another unlicensed crew in their stead to finish and correct the substandard work while attempting charge us even more money. Eventually, the Boyengas held our escrow hostage with our new listing agent utilizing passive aggressive threats of "clouding our title" to prevent our sale while they "demanded full payment" for unfinished services which they had ultimately given up on when they realized they would not be getting an extension to their listing agreement. Moreover, these scam artists "failed" to give us our own house keys back for over three months after their listing agreement expired. We were severely taken advantage of to the tune of $35,000 by way of a promissory note. I do not want to see this happen to anyone else. We are pursuing both criminal and civil legal avenues against Janelle Boyenga, but I want to warn you all before the legal wheels get up to speed.
