Buyers and Realtors beware! BPG is completely unresponsive when things go wrong! I recently sold my home and the buyer hired BPG for the inspection. It ended up that hiring BPG was a costly mistake for both her and her Realtor. BPG did the inspection, and somehow in the process, flooded my floors. The home was vacant and dry prior to BPG being there, so we know this damage was caused by the only people who had access to the home, you guessed it...BPG. 24 hours after the BPG inspection, the appraiser went to the house and found the flooded kitchen floor. He immediately called my Realtor to inform her of the damage. Upon her arrival, she found the water source was the dishwasher. She also noticed the door was slightly ajar. She opened it up and noticed water in it, so she shut the door and it completed its cycle. She immediately contacted me to inform me of this damage, but it was after hours, so BPG wasn't available. Having a flooded house, I couldn't wait until the next day to handle, so I had a water mitigation company come to the house that night and begin the drying process. Never did I once think BPG wouldn't stand behind their work, but I was wrong. The next day I received a call from BPG, and it wasn't at all what I expected. Not only did they deny the insurance claim, they didn't even inspect the property or review anything. Being in the insurance industry for 15 plus years, I know this isn't the way a claim of this nature should have been handled. The only investigation BPG did was call their inspector and ask him if he shut the door completely. He said yes, and they closed the claim. Imagine if all the people you did business with acted this way! Of course their inspector is going to deny any wrong doing! BPG explained to me that it isn't their responsibility if my dishwasher leaks, and I agreed. So I had a certified Kenmore rep come over after this happened and he certified that the dishwasher is in good working order, all seals are good and it has no leaks. So now I can prove that my house was dry and fine prior to BPG doing their inspection. I can prove my dishwasher is in good working order with no leaks, and I can prove that BPG was the only company in the house in that 24 hour period. Seems like any ethical company at this point would stand up and accept responsibility for their damage, but not BPG. But it gets better! I understand BPG not caring about me, as I'm not the one who hired them to do a job. However, I would have expected when the buyer and buyer's Realtor, who hired them, went back to them asking them to reconsider their position that they would have taken another look. Once again, I was wrong. Feeling horrible about the situation, and being amazed at BPG's response, both the buyer's Realtor and my Realtor kicked in $500/each at closing to help with covering the cost of the damage caused by BPG. In addition to this, any money I had allocated to fixing items the buyer had concerns about was now being spent on fixing water damage caused by BPG. So the buyer also lost money by choosing BPG as her inspection company. BPG is aware of all of this, yet still left their clients hang out to dry...impressive on their part to say the least! I hope whoever reads this understands ethics plays a big role in companies we all choose to work with. I think everyone can agree that after this happened, BPG had an obligation to inspect this claim. Making one phone call to the inspector and asking him if he shut the door completely and ran the dishwasher through cycle is hardly investigating the claim. Furthermore, it shows BPG's only goal was deny any wrong doing and get out of the situation without paying a dime...even if it meant leaving the people who hired them financially on the hook for their damage. This speaks volumes about their company, and their ethics. I am taking them to small claims court for the remaining out of pocket expenses I've incurred due to their water damage. Both Realtors, mine and buyers, are repeating this story to anyone who will listen. I will do the same. Good luck staying in business when you treat your clients like this! Buyer and seller beware! I am currently selling my home. Had an offer of $10,000 over asking until Ron Meier from BPG inspectors came through and knit picked every little thing, and also told the buyers the house had mold. The buyers backed out. Now during this inspection he had to unplug wax warmers that were in my outlets to check the outlets. In doing so he spilled wax all over my countertops, left the majority of it to harden on the counter top, but made a somewhat attempt to clean it up with a screwdriver or small scraper of some sort, leaving scratches and wax everywhere all over my countertop. I went in the front hallway where the other wax warmer was and it is the same scenario, except now wax is running all down across my outlet, my wall, splattered on the floor and also on my runner rug in my entryway. I had also just touched up all my walls and doorframes. From paint scuffs over the years, actually paid a guy to do 90% of the paint work. Now I have fresh scuffs again in my entryway looks like maybe he spun with a tool bag coming in and scuffed the wall, and again in my freshly painted bathroom. Me might try to claim this was already there but I know in fact the wax was not, because I've done the same thing and sat with a hair dryer and had just cleaned it all up everywhere I had a wax warmer. So I contact the BPG office today to speak with a manager and was told a manager wouldn't get involved with this. So they took my info to the claims dept. Who holds these "inspectors" accountable? The second inspection was yesterday and I'm not sure how he was allowed back on my property after I requested him not to set foot back on my property, this time he ripped the remote control for my ceiling fan in my kitchen off the wall and left it laying on my kitchen table! The company probably has no idea what a piece of crap they have working for them!!! How can you get paid for a service and just go in and die whatever you like and walk away. This dude should be fired and never allowed to enter another persons home! read more

BPG Inspections lacks integrity, experience, thoroughness, and definitely is in it just to make a buck. BPG could care less if they provide a useful home inspection. Let me tell you how BPG works. I hire BPG to do my home and mold inspection before I put a contract on my home. They send Joe Cawein who proved to be completely useless. Little did I know that the seller's I bought from used BPG THREE times the 2 years before I hired them. BPG did TWO foundation inspections for the people I bought my home from. BPG also did their home inspection. BPG was very FAMILIAR with my home or should have been. I lived in my home 3 months and my basement in flooding after every rain. After calling in experts, I found one expert who had inspected my home 3 years before I bought it and was aware my basement walls were bowing in the middle, cracked and flooding. I have a witness who knew the previous owner could not afford to stabilize my foundation, so she sold the home AS IS to the Rodenberg's who did not spend $1.00 on the foundation. The Rodenbergs then sold the home to me denying and covering up any foundation issue. BPG did my inspection and now I know they should have caught the sheering foundation walls that is visible to a home inspectors eye without even measuring. BPG should have caught the rotten carpet that was flooded over and over. Interestingly, my BPG mold inspection was perfect, yet I have vapor barriers and rotted carpet as evidence that are coated in mold from the long term water issue. I have tried to settle this with BPG and Brian Eisenman of BPG corporate office said he'd give my $1,000 to $2,500 to put toward my Homeowner's insurance deductible. Long term foundation negligence IS NOT covered by any homeowner's policy. I will not go away until BPG owns their mistake which is costing me $25,000.00, missed work and a ton of wasted time. I've lived in this home for 7 months and still am not able to unpack and settle in. read more

Gary Dingledine did our inspection recently. He was very nice and helpful, explained everything, caught things I never would have. He let me follow him around and pointed everything out that he saw as needing concern. He caught insufficient venting in the kitchen sink, leaky faucet, fire hazard in fireplace exhaust, deck problems, water drainage, replaced boards due to termite damage....and much more. I think people that give the bad reviews on here, expect the inspector to solve all of their future problems for them magically, like inspectors should have Superman's XRay vision and see into a crystal ball future. They want to blame the inspector for their houses common faults. As a home owner you are ultimately responsible for doing your own research. If you take a shower and see water going through cracks where it shouldn't be, don't blame your inspector if that water obeys gravity and flows to the center of the earth. Only about 40% of a house is actually visible. There's no way to see behind walls or through concrete. Your inspector can only do so much. Great job Gary, I would hire you again. Thanks. read more

I used Hector Toledo for an inspection on a house on which I had made an offer and was extremely pleased with his expertise and thorough knowledge. He patiently took me around the house during his inspection and highlighted numerous issues and suggestions for things that I would never have thought about, but that made total sense when he pointed them out. He showed me some issues with the foundation and explained what would need to be done to correct them. The fact that he's a structural engineer, certainly provided a high level of confidence to his evaluation. In the end, I decided to not move forward with this house, in large part because of the issues found during the inspection. I have since made an offer on another house, and will definitely be using Hector again on this house. Hector was incredibly professional and knowledgable and showed a genuine responsibility to make sure I had a good idea of the potential issues with the house.
