I wanted to know if a real estate contract I had would protect me to stay in my house until a mutual closing date of 5 or more years. Also house being sold as is and buyer to maintain 2 ¾ acres along with paying for irrigation and leasing pasture. Could I use the contract as it stands or does verbiage need to be changed etc. I was told don't sell. Wait 5 years and then put it on the market as it most likely would go up in value. I wanted the contact. I didn't want to wait for another buyer in 5 years. I could move up the closing anytime as long as I gave the buyer 60 days notice. Bert said I would not be protected. I asked what I needed to do. He said a real estate contract would not protect me to continue to live there. He suggested a life estate. I didn't think a life estate would work. I am only aware of those in your death they go to the person named with no money in exchange. I wanted the named details in the real estate contract. Asked again what kind of contract or form do I need to put this on so I am protected with my property rights. He said he could draw something up but it would be costly $2500. He asked if I would want the form emailed to me. I would. The form I got was not what I expected. I thought it would have a form number on it and be some kind of contract form I should use instead of the real estate contract. The form I was sent was to hire Bert with a retainer of $3500. Plus more for his hourly fee or other fees for people in his office. Wow what a surprise. I have a contact. I can't imagine it costs that much to rewrite my contact. I didn't want anything changed. Just verbiage if needed. I was not even told what was wrong with the contract I had. That is what my initial payment I thought was for. Someone experienced in contracts should not take this many hours to write a real estate contract. The buyer is a broker. The contact was run by the title company already. Please people go somewhere else where you can get answers. This attorney milks you and even changes prices.

    The worst 1st time lawer experience! I've never been in trouble with the law in my life, paid them…read more$5K+ up front only to get what I would have gotten if I didn't get a lawyer in the 1st place. I promised a quick recovery of my property, but instead I was stalled for several months only to find the court order I waited for was worthless and had to leave 80% of my property behind as the process would have taken many trips. Then I was told to meet in court to take a plea bargain without even going over the evidence. When I finally met my lawyer I was given weakest evidence as to why I should. I was never given any direct information as what the prosecution was saying so I could respond. However I did get backhanded comments like, "it's illegal to record someone without their knowledge " and "you can't destroy someone's property even if you gave it to them." At the time he said this I was suffering from PTSD from the event and didn't catch on so I will respond here: 1. ALL video evidence, as I said in the beginning, was taken from big white video cameras in plain sight (2 on the carport, one on the patio, and 1 over the front door) ALL authorized by the "victim" who at one point had access to them through the MFR app. Also, unbeknownst to me, this "self made victim" and her son had hacked my computers, phone from very early on in our relationship, and sent someone to hack my WIFI at my new home. They were able to get into my phone through my computer and tablet that they kept in her TS son's room. Evidence, as I mentioned was screenshot on my phone's security logs and on scans from apps looking for devices on my local network. They hacked my FB account and added themselves as friends and had others spying on my account despite many attempts to block them. I shutter to think what has been done in my name on FB as I haven't seen it in 6 months as closing the account was impossible since they kept logging in to it and changing settings. Furthermore I agreed to he lr having my location through findmy only to be harassed if my course changed on the way home or my location wasn't available. 2. The photograph of her doing an illegal activities that she tried to frame me with was done while she was posing for my camera and she even posed for that. This was taken because she was going to frame me 3 weeks earlier because I was too sick to attend Thanksgiving dinner and despite having been gaslight and given the silent treatment for over 1 week. Fearing she'll do it again I took the picture hoping the next time she tried to frame me it would stop her, but it didn't because I already said I was leaving so she couldn't let me leave without destroying my life. 3. The broken keepsakes (among many other items) were found in the trash (3rd time) and technically not hers, but after 22 months of violence and emotional abuse from a covert narcissist one finds themselves lashing out: she wasn't even there when I did it. But never mind the broken mirror amongst all the other things she did and BTW where's that "it doesn't pertain to that evening it can't be used?" I had many texts of her abuse. Nevertheless, knowing that the lawyer was not going to fight for me and not wanting to deal with the psycho who set me up, having no energy to fight and a long road ahead of resplacing what I lost and restaring my life, I took the deal. Later I found that I was lied to about so much that I honestly think my lawyer (loose term) didn't know the law. He made promises that didn't happen in a timely manner or didn't pan out which left me freaking out and desperate. His team was the worst as well. They stopped replying to my texts, but when they needed something from me, despite living in my vehicle with little sleep and no access to anything they got a little pushy. However when I needed answers I had to schedule an appointment. At 60yrs with excellent credit, no criminal record, not even a ticket, and a honest, genuinely kind and caring person I can't believe that coming up against a truly evil person with a violent and negligent past could stage such a distorted diatribe and get away with it even when having paid a high premium for a lawyer. Now I have completed the orders, but I have now respect for the legal system or this firm. PLEASE DON'T USE THEM!
