Brad Le is an amazing buyer's agent. I highly recommend him for anyone interested. He went through the disclosures for two main properties we were looking at thoroughly, he always had my family's best interest in mind, I never felt rushed. He mentioned important things I did not see in the disclosures on my own, nor did AI even bring up (after I uploaded the disclosures). His input was crucial to my decision making about that property. One home which we were really considering had a bad upstairs smell (pet oriented). When I was thinking changing the carpet might fix it, Brad let me know the carpet was already changed recently (1 month), the smell remaining is already 'post new carpet repair,' so just changing the flooring might only help to a very minimal level. He also told me about the house flooring history, that the carpet had been ripped up in some pictures in bad condition, which could have exposed the sub-flooring to the pets, making a bigger issue. Brad didn't leave me to underestimate the issue on my own and end up in a position of buyer's remorse. He gave me all the information as soon as the discussion arose, like what someone would do for a family member (looking out for your best interests, and keeping your best interests in mind). We are so glad our lender recommended we go with Brad when we were looking to switch realtors. In the competitive and crazy bay area market, as buyers one needs any advantage they can get. For us having Brad as our agent, was definitely one of them! Brad was our agent for buying our home in Mountain View, and we were incredibly satisfied with his services. He could explain to us the intricacies of this demanding market, and was always ultra-responsive to our requests. To us, he's the perfect agent 2.0: does not ask to visit all homes with him (redfin or equivalent is our perfect filter, thank you), is super responsive over email, and has let us do all the process remotely, without needing to meet too often (but available whenever we need, to visit a home or discuss). It is only thanks to him that our offer was selected, as he managed to put us in touch with a lender with a great reputation and who could close quickly. During the offer negotiation, he was available very late and he could do a counter offer to throw in more rent-back, which pushed the seller to select our offer, above a higher offer. In the past 6 years, my wife and I bought 2 homes and sold one with Brad. Our experience with him was stellar. He provided sound advice, was very patient, and was highly responsive. This review is long overdue... We moved to the Bay Area last summer and I was in contact with Brad even before I moved here. At that time he was working with Redfin and I was impressed with his prompt response for every single email/concern of mine. The real estate market here was pretty intimidating but with Brad we felt like we were in good hands. When we saw a house we liked in Palo Alto, we informed him that we wanted to put in an offer. He spoke to the seller's agent and gave us a ballpark as to where he thought we should come in with a bid. But he never forced us to bid higher than what we were comfortable with. Along with the help of a mortgage consultant he recommended, we had everything lined up and we put in an offer and we got it! Brad even negotiated with the sellers to leave the curtains behind. This may seem trivial but it was important to us as the house had really large windows. And when there was a mis-communication with the sellers as to the closing date, he negotiated to have our moving costs paid for by their agent. So, all in all it was a smooth transaction and we would definitely use Brad when its time for us to sell our house!
