Just an update to this a few years later. We had to go to legal action with Brady Realty to get our deposit back. They tried charging us for things that were on the house when we moved in and we were able to show proof of on move in pictures/video we took. We also took a move out video. They still tried saying we owed them money. After going to our lawyer and speaking to them we sent a BBB complaint as well as a demand letter. Once we had done that we finally heard from Brady and received our deposit back that was rightfully ours. In all, make sure you take your move in and move out videos. They will literally try to ruin your life. Beware of Michael Welch, Karla Patino and I think the last one is Karen but maybe that's just my PTSD talking. They will do everything in their power to evict you from whatever property you rent from them - particularly if you try to keep the property maintained. Putting in maintenance requests, even in emergency situations, is equivalent to the devil to them - god forbid they actually have to do their jobs. I paid over $10k in moving expenses to move into a 4 bed/3 bath home in the Summerlin area that was built in 1976 and quite literally still had mostly original pieces. My side gate had a human sized hole in it and they tried to say it was a 'cosmetic defect that wasn't necessary to repair.' yeah tell that to the random escape felon trying to break into peoples side yards the VERY NEXT NIGHT after I FINALLY had my side gate maintained request approved citing obvious safety concerns - duh. They still didn't do much as apologize when I brought the to their attention but that's normal at Brady. I was electrocuted on the property because the pool equipment wasn't grounded .. the grounding wire was actually just flailing around. I did learn a lot about just about every aspect of home care after being forced to do their jobs for them WHILE still paying full rent. I even paid their BS late fees bc yes people; if you want a response, you have to withhold rent. Of course. With how lax eviction laws are in vegas it's no surprise they push people to that point. Fast forward to March 2025, I had been asking them for weeks (and prior to the 1st of the month) to please put the March rent on my tenant ledger so I could go ahead and pay it. What happened ? Crickets. Then on March 13 they sent the constables office; who they paid, to not only forcefully evict me, but there was a locksmith who changed the locks on the spot and the constable had me pinned down by 5-7 officers and arrested for TRESPASSING in my own living room. They kept my security deposit plus charged me thousands of dollars on move out after renting the same house for 9 years. Instead of chalking up damage to general wear and tear they nickel and dimed me for minor repairs with inflated estimates from third party vendors. I was a loyal customer and never late with a payment and only asked for repairs 3 times as a tenant. They are very cold and if I knew I would be treated this way on move out I would never do business with them. I rented long enough to buy the house for the owner and they decided to treat me like scum when I could finally buy a house of my own. I left the house nicer than when I moved in. I was in my apartment for almost 3 years model tenant never late on any payment. I moved out couple months ago left the place clean had the carpets done through Pinks carpet cleaners (highly recommend) and still they found any excuse to charge me for miscellaneous things I get that the owner ultimately decides but as a business you should tell the owner sometimes these are expenses you will incur instead of passing the to the customer. I won't even bother calling to hear their excuses I just know who not to recommend only reason for the 2 stars is because the coordinator did handle service issues promptly. read more

I've been working with this company for over a decade. Let me start by saying that I'm terribly sorry to see all of the reviews from disappointed tenants. Property management is a tough business and this company is stuck in the middle of the feud. As an owner, I've had several positive experiences and can give them a full 5 star rating. I've worked extensively with the whole team and they've been absolutely wonderful. They return my phone calls, provide good service, and get vacant homes rented very quickly. In my opinion, Brady Realty fights hard for their tenants in an effort to be fair. I speak from experience on the owner's side of the table. If you decide to rent a home through them, my only advice is to maintain it and treat it like your own. If you're an owner, I can definitely recommend these folks. New update as of 12/20/2023. We moved out 9/30/2023 and they refuse to give us our deposit back. We disputed charges after they didn't reference our move in inspection and tried to take the entire deposit plus charge us almost $200 extra. Rebecca Romero stopped responding to any of our emails in November and hasn't returned any phone calls either. We're going to have to go to court to get our deposit back. I have caught them in multiple lies. From Erica replacing Brianna and then losing her postion most likely from telling clients all the wrong information. she completely told us the opposite of things i have been told from brianna and have proof via email that she just was saying anything thing. They are ignoring us after we have spoken to the owner of the condo we lived in and found out they were lying. They claim to have been reaching out about our security deposit and Brianna said she didnt get a response. So we contacted the owner and she said that she has been getting ignored after taking are whole deposit. They told us to get a professional cleaning for the carpet we did and provided a receipt. also had a professional cleaning with a receipt and they charged us for both and blamed it on the owner. Stay away from this company. I was a tenant for five years in the same house then received a 30 day vacate notice. Always plumping problems in my rented house. Refrigerator would leak. Definitely stay away from this company!! Me and my significant other applied to a house and was denied due to "the owner approving someone else". Which was fine, because thankfully we got approved with another company (Progress residential). But, the house we applied to with Brady is still on the market. You get robbed of your application fee and told a lie about why you got denied. We got approved with progress residential within an hour. Honestly, I'm struggling to give Brady Realty Group a "ok" review, but looking at my current property management (LIFE Realty), I can't help but feel like I've walked away from one of the best property management companies I could find. Do the property managers & repair coordinators almost NEVER answer their phones or return calls/emails days later? Sure. Do they not communicate with you when your property manager quits and your repair coordinator goes on vacation for 2 weeks as you try to get ahold of either of them? You bet! Do they try to screw you over and nickel & dime your security deposit? Of course!! Now just multiple that x10 and you get LIFE Realty. So in reality, Brady Realty isn't so bad. One might even say ok or good. I must have had a fairy godmother of a property manager, Michelle Lancara. Prior to her leaving, not only did I get my full deposit back on my previous place, she seemed like she went the extra mile to get me into my next place. Once she was no longer my property manager & had to deal with Rebecca Romero it was like talking to a ghost (the one that took that 2 week vacation and felt like she never truly came back)... In fact, I don't think I ever spoke to her over the phone once, as she never answers her phone, nor does she ever call back. Is she even real? Is she still on vacation? Email? Also totally inept. I think one time I got a "I will look into that" and a "Please see attached". The worst part was not getting my deposit back in full despite cleaning the entire place (was billed me for a "reclean", $125) then hired some schmuck "repair" company that billed them (& thusly me) from everything to missing door stops, broken window blinds that were already broken when we moved in, microwave "filter", cleaning out the garbage disposal, to a slew of other things ($242 for what was probably $30 worth). I guess it could have been worse as they charged them $1447. Luckily after providing them their OWN pictures of the walkthrough showing them all the frivolous charges I got more of my money back, not all but better than having to go to small claims. You're probably wondering why this review sounds scathing and probably deserves a 1-star like the rest. You're probably not wrong, but then what would I rate LIFE Realty...? So yeah, if you have to pick one of them, I say go and test your luck with Brady Realty, you might get lucky and not having to deal with the ghost lady who won't ever acknowledge you UNTIL you show up multiple times and ask to speak to someone above her. DONT DO BUSINESS WITH THE BRADY REALTY GROUP I was recently approved for a rental unit the Brady Realty Group manages and reached out to the Property Manager by the name of Rebecca who would oversee the rental. I had further questions about the property I was approved for and further questions about the Brady Realty Group's internal policies. This is after I had already had a tour of the property I was looking to rent. When speaking with Rebecca over the phone, she acted like she was too busy to answer my various questions and was in a rush to get off the phone. Instead of verbally answering all of my questions, she repeatedly stated, "It's in the lease. It's in the lease." as if she was too busy or unwilling to answer my questions. When I asked her over the phone what would happen if I had to break the lease, she said I would be responsible for the entire remainder of the lease, no questions asked. This is not true. Nevada law states that if a lease is broken, the owner has to reasonably search for a new tenant and that the previous tenant is responsible for damages and lost rent due to the departure. When asking further questions Rebecca became impatient and rudely stated, "Haven't you ever signed a lease before?" Also, Brady Realty Group wanted me to place a deposit that would not be refundable if I chose not to rent the property, without seeing a lease, and without answering all of my questions, and without seeing their Policy Book. Rebecca stated that they don't just give out leases for everyone to review as if it would be an inconvenience to her. She said they wait to distribute them until the move-in date. I deal with Contracts at work and it is unusual to commit finances to a contract without actually seeing the contract and without seeing the policies that adhere to the contract. I went to their office and asked to see the Policy Book in advance of my move-in date. I also asked to see a copy of the Lease Agreement in advance of my move-in date. Rebecca reluctantly provided both and acted like I was somehow disturbing her in doing so. Meanwhile, this a five-figure deal asking for thousands of dollars down, but she acted like I was somehow disrupting her day. It's clear that Brady Realty Group is not service orientated and acted like I was a nuisance for asking questions. While at their office, I decided not to move forward with the property rental and explained to the receptionist that the company did not have the level of service that I was looking for and I did not feel welcome during the entire process. I explained to the receptionist that (1) Rebecca was dishonest with me over the phone about a tenant's responsibility for breaking a lease (the correct legal policy for breaking a lease was indeed stated in their Policy Book), (2) Rebecca did not verbally want to fully answer all of my questions, and (3) Rebecca rudely got up and left the board room we were in while still discussing the rental. The receptionist's response was, "Okay" and she went right back to work. No apology was given for the poor service, no regret was displayed for losing my business, and it was clear my feedback about their business meant nothing to her. My recommendation: stay far away from the Brady Realty Group if you are looking to rent or buy a home. You will not receive the level of service you deserve. Imagine how you will be treated if something goes wrong with the Property Rental during your lease. I just saved myself a lot of headache. read more

I wanted this house so bad and the 4th I reach out and she tells me someone didn't even look at the house and got approved. They didn't even let me tour it. It was still on every site until a few days later. I was calling the front office before the 4th and got a whole run around, transferred to 20 different people, couldn't get ahold of anyone. Do not use this company. I have placed multiple calls to them about damage that one of their units did to mine and they never call back. Their unit which sits above mine had a water leak that damaged the ceiling in my unit. My unit now sits with a large hole cut out of the ceiling and I am worried about mold growing. And during any and all or these events a Brady rep never came out once, to survey the flooding and moldy smelling carpets (that went on for 6 weeks), to the onslaught of flies and that putrid smell. Nothing made a difference to this company, nothing. Another rep called me once (toward the end of my lease) asking why the other tenant never signed the lease renewal, I said I don't know why she didn't. He told me I did not have a "valid" lease, however they must have changed their mind since they withheld my deposit, I am quite sure it takes a valid lease to do that. Lastly, I had $390.00 held from my security deposit. The "charges" were invoiced on a piece of paper with a smiley face. The "invoice" had a business name that is unverifiable and holds no business license, and whose phone number goes nowhere (invoices available upon request). I was charged for carpet cleaning; however, I bought a carpet cleaner and cleaned the carpets the day before I left (photos available upon request). I was also charged another $150.00 for "cleaning" (not itemized) although nothing was dirty and the invoice listed no specifics (walk through was also good according to Brady rep who did it with me). *pictures and video available upon request. The remaining charges were for "minor" repairs. Since the apartment has not been renovated since it was built in 2001 - nearly 20 years ago. I believe any and all charges would constitute "normal wear". Per NRS 118A.110  "Normal wear" means that deterioration which occurs without negligence, carelessness or abuse of the premises, equipment or chattels by the tenant, a member of the tenant's household or other person on the premises with the tenant's consent. As I lived there 2 years I think this could be construed as "normal wear" and to be honest, the unit was in better shape than when I took the keys two years ago. read more

For the past month our heater has not been working properly. We have called and they have sent multiple electricians but the problem is still unresolved. Now my energy bill is extremely high because all my heater is doing is blowing cold air 24/7 and taking forever to heat up the apartment. On top of that the last electricians that were sent created two rectangle holes in my walls and said that brady would fix it. It had been 2 weeks and once I called Brady, they said that they never got a report of that and that they would put it in the system to request for someone to come fix the holes. I went and viewed a rental , came home and filled out the application ( which was partially done before I actually visited the home for the viewing ) . The very next morning I get a call that I failed to upload a document . I found that to be nearly impossible as I was sure I uploaded all the many required documents . However I immediately went to the site and uploaded what was requested. Not even 2 minutes later I received another phone call stating the owner had chosen someone else . This all transpired within 20 minutes !! So I asked the lady ( don't recall her name but she was extremely rude ! I believe her name was Shannon but I'm not positive ) anyway ...I asked well how could that be if you just asked for additional documents not even 10 minutes ago and I sent them . She rudely stated I didn't get them , I said well I emailed them to the email address you just text me so you should have them again without hesitation she says I didn't get them ! I politely ask so what happens to the $120 I just have you all . She then stated you can apply for another rental within 30 days. I would advise any one even thinking about applying for a rental with this realtor to think twice as I'm sure I'm not the first person to be ripped off ! I have a credit score right at 800 , I make 3x the rent as required and I have been on my job for over 12 years . And to top it off I was just approved for a home loan to actually purchase a home so what was the issue ? I'd have to say it must've have been a case of racism which is totally against the law . Rented a property from them in which case they only rent the property, they do not help with repairs or handle any of the rent after the property is rented. This was not told to me until AFTER my lease was already signed. Worst 12 months of my life trying to get ahold of my landlord for repairs and even to give her the rent money. Now that I am out of the lease, I cannot get ahold of the landlord to get my deposit back. Brady Reality refuses to help me even though my deposit check was written out to them. Brady gave me contact info for a plumber...I called them and set a time for the same day thankfully between 12-2 pm that day. HOWEVER, 1:55 pm comes around and Brady calls me to tell me we won't be sending that company out because you have a warranty with another company. We will send you the contact information for that company and they will reach out to set your appointment. The rest of the day went by and still NO CALL! My family and I had to deal with 3+ days of cold showers and no heat in our home DURING DEC. I had the most horrific experience with this group. I was selling my 3rd home and ended up listing with this group.. I dont even know where to begin it was so BAD! -My orginal agent Charles was found on camera eating & drinking my stuff this was after he asked me not to record during showings..that's fine but why was he trying to hide it from the cameras? all he had to do was ask and it would've been okay.. after this I wondered what else he possibly tried to hide from the camera?? One day after eating&drinking my childs snacks he sent a text asking if he could take something but he already ate and drank it lol i watched! I let it go because I would've said yes if he asked but I made sure to make a mental note. -The agent ended up being MIA after failure to update our listing per multiple requests, also he asked me to write the listing for him word for word which I said I'm sorry but this is kinda what the agent does and I'm not interested.. I'd just like you to put in some info on charter/private schools in the area ect.. He ended up not updating it and he had no contact with us for over a week! He then messaged to say he quit and wanted us to list with his new agency..ummm NO THANKS we passed on that. -We ended up staying with the agency since we were In contract and the broker took our listing we were so excited UNTIL... -The broker said he didnt want to list that we were taking our brand new ring system that we bought for the showings when we were going to bring to our new house.. we asked multiple times through txt & he said dont worry I promise to buy you a new one as my gift to you( which I have in a message from him) but he 100% lied and never did..real nice! -His assistant brianna told an inspector nobody lived in the house and a random lady walked right in!!! I txt her about it and she ignored it, also ignored my call so I had to call her from a blocked number to address that being a huge problem, what if my dogs would've attacked her?! -David Brady wouldnt respond to any of our questions until between 9 and 10 pm when we were sleeping. -We got passed all this and were thinking positive thoughts because we needed to sell and were just rolling with all these punches, I mean it was just thing after thing and we felt there was no communication and it was awkward.. And then we found out David was blowing off the agent for the buyer! We found out the day before closing that we were closing the next afternoon and we were shocked because David didnt update us about this! - He also didnt show up to our signing!! Never heard from him again and guess what he didnt replace the ring system he lied about!! Apparently our buyers were getting frustrated because our broker/agent kept blowing them off too... Daid told me the buyers agent was new and she didnt know how things work..turns out shes been an agent for 15 years ! We told her our horror story and she explained to the buyers for us THANKFULLY ! They felt so bad and we agreed to just exchange numbers and communicate that way. We were basically abandoned by our listing broker and the buyers knew in advance when the closing was and we had no clue which turned into a nightmare for packing up our house and getting movers and everything situated last minute! We also found out our buyers were willing to close a week earlier which we asked our broker to do and he said the buyers couldnt! Our broker also lied and said our buyers might back out of the sale because we didnt patch our nail holes but at that point we didnt even have a closing date! Wtf?! So we stalled our new home closing for no reason because we could've closed a week in advance! I could go on and on about all the issues from me having to do all the communication with all the agents, me having to reach out to the agents to see how the showings went because david wouldnt and all kinds of stuff. When we dropped the price David refused to communicate that with potential buyers who loved the house just not the price ect.. I even got an offer communicated to me because David wouldnt respond.. literally anything that could've gone wrong went wrong. Was looking for a rental due to the one I was living in had been sold and I had to move. I happened to find another rental in the same neighborhood filled out the interested contact info expecting a phone call or an email letting me know if it was still available and qualifications. I had to fill out the contact info two times and leave two voice mails before anyone got back to me. Finally when they did contact me, that person met and showed me the unit and we discussed the qualifications. One of the qualifications was that I had to make three times the rent. I told her my salary and we agreed that that was enough. She had said that that she hadn't seen any other applications at that time so if I hurried and got my application in that I should be good. I did get my app in to the management department the next day. I had a bit of grief getting my items required to send. But was able to get them through and taken care of by the end of their day. After they took my 60.00 application fee they then tell me I don't qualify because I don't make the required amount needed for that unit because they don't go off your gross income they go off the net which is after taxes. Why would their realtor tell me the gross was enough and then they say different after they took the fee knowing it would not qualify? Then said they could submit the app to the landlord and see what he had to say if I wanted, not telling me they had another applicant as well? So they wait till just before closing and call to tell me I wasn't accepted and, that my application is good for thirty days towards another property. They were suppose to send a copy of the reports they had ran as well and never did. My dissatisfaction is because the management team was deceitful and intentionally misinformed me of the qualifications in order to take sixty dollars from an application they had no intention of approving. The absolute worst! Stay away from them! I applied for a rental and was told there was no restrictions on pets. Got a text a few days later letting me know my application was denied because my dog was too big. I called again thinking that must be a mistake and they said weight limit 10lbs after they originally stated no limit. Then I got a letter in the mail stating denied because of criminal history (we have no criminal history, not even a ticket) and our credit (my credit is 806 my husbands is 827) they took $120 for the app fees and clearly made up lies for denial just to get the fees. Stay far away from them unless u feel like throwing away money cause they are clearly just out to get the money for applications. They also must not have noticed I requested a copy of my background check when they pulled it just so I could make sure they actually did so and there was nothing on it that they stated was the reason for the denial.
