Zero stars, if that were an option. Please think twice about renting one of their units. Started a lease mid November to be fully living in the unit by Dec. Two days after signing the lease, I advise them of things that need to be addressed before move in. All items also reported on the initial property report. Well, we're at 6 weeks and they haven't addressed a SINGLE thing. I understand renting a property "as is" meaning the home won't be remodeled, but I'm talking about a broken door lock, weeds that are accumulating fees with the HOA, black toilets, dryer exhaust not hooked up to wall, a thick layer of grease on the walls, black toilets, etc. Things that are maintenance that should've been the bare minimum done for a new tenant. Office staff keeps telling me maintenance will reach out to me and...nothing. after a $6k move in, this is disheartening. Please do not rent from this agency. I completely regret it. read more

Just another one of those realty groups that claim to be different. That sets themselves apart from everyone else by being customer friendly. Well long story short, I was told by Robert that I could stay an extra five days at no charge. That the homeowners said they were okay with it. I had plans to move before the date, but asked to stay one additional day to get the house cleaned. He offered five days at no charge. So I stayed based on the strength of his words. Turns out, I was charged an extra $500 anyways. And of course, since they are no different here then most other groups, they find ways to take your whole deposit. I reached out to Dorrie and she said she would get back to me. That was 14 days ago. I waited two weeks to write this review. Lack of effective communication will keep this company from growing to its full potential. I'd like anyone military to try to avoid Orange Reality Group. From beginning to end this team was doing fantastic job! Recently a tenant stopped paying rent, Anthony quickly evicted this tenant, and Anthony's cleaning crew quickly trashed out all garbage and made everywhere sparkling clean, and the price they charged for trash out and deep cleaning was way below my expectation. First off I can't say enough good things about this company. The personal attention and service from Laticia Lopez was above and beyond. She is incredible. The whole office staff is great. Orange Realty Group has been managing my rental property for the past 8 months. Recently the HVAC system stopped working and needed repairs. The contractor I called said the system was unrepairable and wanted to replace the entire unit. Carlos Gonzalez, Roberta Garcia and Rajane Andrews at Orange Realty all worked together to make sure my tenant had portable AC units to get them through while the system was down. They also found a contractor who was able to repair the system for $100s without the need to replace the system for $10,000+. They did an amazing job. I have a great tenant, and I want to keep them. I wish I could give this company ZERO stars. I'm glad some other reviews show that Chaniece was great to them because she has NOT been great to me. That whole office is not on the same page. One person tells me one thing and I get a completely different answer from another. Run away from this office/company. My wife and I lived in our condo rental for 11 years. On September 4th we received an email from Lesley Martinez that she needed to do a property condition assessment. (Misspelling my wife's name in email). We scheduled her to come on September 9th. Two days later we received an email from Vanessa Louise Canares asking to review all documents. There was a password attached to open the email? I was unable to open the files I had download and sent her a reply stating asmuch. I was assuming this was going to be our new lease amount. The previous management company did not have us on a lease and we paid month to month for years. Later that day sept 11th I received an email from "orange realty group" stating that Vanessa Canares's emails was unfortunately hacked?? I then called Orange Realty Group and was told to disregatd. I now had corrupted files on my computer from her email. I still had questions about if we would have to sign a lease and was told to disregard. September 25 we received an email from jason Mattson telling us he was inviting us to participate in a signing party. Raising our rent from $950 to $1100 + 199 month to month. I then checked my portal and same rates were there as well. My wife is on ss and i kost my job 2 years ago and drive for uber. We lived there payi.g the rent on the 4th once. The other approx 130 months we paid on time. Now a 50% increase and 5 daus notice. I did google searxh and said in NV they must five 60 days notice. I called their office and Lariciq Lopez was very nice and apologized stating new rate would start December 1. Obviously my wife and i are not paying that amd searched for a new place to reside. Because out last day was on a sunday i we t to their office and asked where to leave keys etc. There is a slot in the door where i could put it through. She also stated i dont need to pai t or worry about carpet as it had been 11 years. When i went to drop off everything the slot in door was unable to be opened , like ir was welded shut. I then had ro pay someone to drop off everything on december 1. In the thimgs i left was where to mail deposit refund to and to please address envelope to the individual we were staying with. Late in December a person called me asking where to mail the check to. I was THANFUL for this as i could check the mail daily. I again asked her to please address envelope to the individual we are staying with. We received a picture of the letter by the post office and it was addressed to my wife and i NOT the individual we are stayimg with so postman returned the check. I had originally asked when i met with Laticia if i could PLEASE have a friend pick it up. She stated no as they needed proof they mailed the check. I now was vack to square o e and had to basically beg for them to let a friend pick up for me. The person explained ahe would have to chexk with her team. Tuesday jan 6th they did call me and said was o.k to have someone pick up check. The deposit was 1400 and i was given back 550. There was a fee for washer and dryer? They worked fine for 11 years and we working fime when we left. Also a fee for screen door. It was off the himges so wouldn't dispute. Also the shelves had fallen and was a charge for that. I can agree with that. $425 for "cleaning " that was my experience with them.​ read more

I have sent many concerns and work orders for the rental home managed by Orange Realty Group LLC. Orange Realty denied the majority of repairs to the rental homes. Upon move out the property manager sent a letter with a list of basic wear and tear items as well as replacement costs for items never in the home, $75 for 2 light bulbs, $50 for a broken plastic outlet cover, $50 to take down a string of twinkle lights, $400 to replace very old yellowed and cracked mini blinds, $220 to replace a bathtub stopper that was never there when I moved it. Unfortunately some business will try to take advantage of people, but I hope that I will get the remainder of my security deposit $780 of the $1700 paid Also numerous improvements to the home which they refused to repair, to include removing old moldy, calcium build up caked on bathroom and kitchen faucets, and AC filter door the previous one was held in place with screws without the proper door to change the filter you had to take the grate off every time. Not to mention I moved 2022 is rent was $1500 the next year it was raised 20% to $1904 2023. $400 a month. Hopefully this was just an exception with Orange Realty Group LLC, and they treat other tenants fairly. If they don't agree and decide to keep my deposit $, we'll go to small claims court. It's the principle at that point. I was never late on my and left the place better than I found it. Go figure ... just keep doing the right thing and move on. read more

They charge you a monthly fee of 39.00, for their mandatory "Program" . All you get is an AC filter and a Credit approval rating for you next move. They send out incompetent repair people. They had a repair from a leaking pipe in the garage wall. The wall wasn't fixed properly, and the tape used was already coming off and only lasted a month. When I submitted my notice to move, the person I talked to for information was not informative, nor helpful. When it came time to move, I was advised by my landlord that he was not notified by Orange Realty until the Monday of the week I was moving. Then found out hadn't been under contract with them for 3 years because they never renewed the contract. I feel I should have received by 39/mo fee for all the time there was no contract. They shouldnt have had the right to charge me! read more

My family and I's situation was pretty difficult to say the least. We have income coming in but since practically all mine is from selling DIY goods locally, there wasn't much of a paper trail besides from my partner's income. However this team worked with us, specifically Carlos, and we got approved for our home! From start to finish Carlos has been available, keeping us updated with the process and been very kind throughout it all. When we moved in, there were a few issues that we noticed but a quick text to Carlos and literally everything we have brought up has already been fixed or scheduled to be fixed within the next couple of days. I have been through a few other great realty groups but none like this. I highly recommend renting one of their property's! I definitely plan to stay in my home or the very least rent a property with this property management company until it's time to start looking to buy a home! & I'm sure they'll help with that process too! read more

Orange Realty is by far the worst establishment you can ever rent a house/apartment/otherwise from! When we moved into our rental house, there was trash in the garage, trash on the side yard, the slider screen leading to the backyard was broken and not attached, weeds in the front and backyard, the carpet might have been new, but very thin and cheap (you could literally see the plastic underneath), bulbs were burnt out, air filters were dirty, I could go on and on, but I'm sure you get the point. We just dealt with it, cleaned up everything and lived there for a year. We planned on extending our lease for a few months, as we were planning to buy a house; however, a month and a half before our lease was up, we got a call and a letter from Orange Realty stating that the owner of the house wanted to take advantage of the current "Sellers" market and sell the house, so we had to move out. It put us in a serious bind, but we made it work. A couple weeks later, they had the audacity to have someone come and tape an eviction notice on the garage door, TWICE! Like we were some sort of people that didn't pay our rent and they were evicting us! How embarrassing! We could have taken advantage of the Covid situation and not paid our rent, but we didn't, and we ALWAYS paid our rent on time!!! Then, they requested for US to clean the carpets upon moving out! I have rented multiple apartments and houses in my lifetime, in multiple states, and never encountered such a request! However, we obliged, as we did not want to lose our security deposit. The day after we moved out, we had the carpets professionally cleaned and, per their request, submitted the invoice to their office in person, along with the one house key they provided us with, the one mailbox key, and one garage remote. When we received our security deposit check, it was short $450. They claimed that we did not have the carpets professionally cleaned, there were weeds in the front yard, and they had to replace the a/c filters. Mind you, I had just replaced the filters three weeks prior to moving out and shame on me for not keeping the receipt. We had to threaten to take them to Small Claims Court because we had before and after pictures of everything and the receipt from the carpet cleaning (yes, I took a picture before submitting to them to original document). While we were there, we had to constantly request maintenance work: -the a/c was not properly grounded, and the outside unit fans were moving in the wrong direction (created higher electricity bills than necessary) -the back slider door screen was missing for 8 months of us living there and I had to put in multiple requests for that -the sprinkler system sprung a leak and created a flood in the front yard that made the weeds grow like.... weeds! I spent multiple days out there pulling them by hand -the toilet didn't work in the master bath -the faucet in the other bath was leaking (causing an increase in the water bill) -the garage door stopped working due to old, faulty equipment -the fireplace never worked The list goes on and on. All we did was maintain it and keep it clean, as if it were our own home. Upon advising Orange Realty that we would be taking them to Small Claims Court, as we had enough evidence to prove our case and win, a week later they sent us a check for $350. We are OK with that. Long story short, DO NOT rent from this company and if you do, TAKE PICTURES of everything, document everything, and keep your receipts!!! Thank you for reading my comment. :) P.S.
