I was misled into purchasing a very expensive timeshare by Branson's Nantucket that we did not want. The sales people are relentless and push you into signing their deal. My husband Jack and I are senior citizens and we are both in declining health and I am now suffering from memory issues, and had to get my son Jeff to help write this complaint for us. We owned a timeshare with Wyndham from 2014 and used our points to travel to Branson, MO in 2018. We were approached about going to a timeshare meeting while there and we told them we were not interested in another timeshare, we were looking for help to get us out of the Wyndham contract, and the agent told us they could do that so we went to the presentation. Once they started talking it became very aggressive and told us that we should purchase a timeshare with THEIR resort, and that they would get us out of the old contract so that we would be paying less and have a better situation. Due to my memory issue I am not really capable of understanding financial programs, and the agents ganged up and somehow convinced us to buy a NEW timeshare with them for $45K with down payment of $9711 a "loan" of $36,449 with an interest rate of 18.9%. After we "bought" the new timeshare, they had a different representative come over who said he would help us exit the Wyndham timeshare. They asked some questions and had us fill out paperwork and we paid them an additional $1600 but nothing happened. My family is angry at the way they took advantage of senior citizens with significant health issues and we called a few days later to try and cancel but were told it was too late and convinced us that we should give them a chance. We went back there in hopes of talking to someone to get out of the deal, and had a "horrible experience." We did not have the "great view" we had been promised. We were stuck in a small apartment setting on the ground floor that was much smaller and different than what had been described. We have asked Branson to release us from this contract, we are unable to travel and were misled into signing, but they have been ignoring us and their collection agents call and verbally abuse me and tell me they will wreck my credit. Brandon's Nantucket will bring the price down from $50,000 to $16,000 if you just say no. Finally they offered me , what they said was a two year program with 60,000 points that can be used in two years time then they will expire. It's only $1,750. If you don't like it then it's over in two years. Normally with a time share you have 5 days to cancel. So after they got me to sign even after telling them I couldn't afford to buy into their program over and over, they encourage you to hurry through the process of signing the contract to get you on your way to vacation. They made the price so low you think your getting a deal. They lie and say you have nothing to lose. I got home and finally had time to read the contract without the pressure of then talking you into just signing this contract. I didn't even realize what I signed. Even though the main points are in large print they don't explain any of that. First they tell you you have to attend a sales presentation on your first stay using this Pathfinder Vacation Package. Next bold letters say after your first stay using this so called two year program you must apply the money that you paid for this two year try out program (the path finders Vacation Package) to the purchase of the Nantucket Resort. If you don't buy it then you forgot the money. They tell you it is a Tri out program when it really is a forced down payment on their resort. They call it a Private Residence Club only so people can not cancel or rescind as you can with a high pressure timeshare sell. They found a way to rip people off and lie to them and have them sign and initial very quickly without going over what you just signed. You have no way of canceling or rescinding. I don't know how this is legal. I will be talking to a lawyer and I did dispute this charge. I can't believe I signed it and initial everything without even knowing what it said. I learned a very big lesson here. They need to make this illegal. I thought any kind of an agreement like this during high pressure sales you would have a chance to cancel. read more

Overall a beautiful resort and it worked for our purpose. For a pretty new resort we were disappointed in many regards: 1. For a lake resort they have no boat/jet ski parking. So your neighbors take up too many spaces with their gear 2. As a family resort why are there no rooms with 2 beds in them? Where are the school age kids or adult unmarried kids suppose to be? Don't even think about putting anyone you care for on the hide a bed as they are basically springs with fabric on them. 3. Suppose to be no animals on the property but we so plenty so they are not enforcing it. 4. All rooms have king size beds and they are VERY firm. 5. RCI owners were not treated he same as Nantucket owners. You don't have access to he discount show tickets etc. -- not sure why they are part of RCI then? We have traveled extensively on our points and have never faced that. 6. Already starting to see the wear and tear of poor construction on the resort. I would caution anyone buying in as the "low maintenance " cost won't last long as they have to update decks not constructed out of treated wood just as one example. There will have to be assessments to fix these things in the not to distant future. Overall it served our purpose and I might return if it was just my husband and I but would not recommend for a family with kids. There are better choices in the area. read more

My family and I stayed here in one of the 3 bedroom 3 story units. Our stay was amazing! The view from the top is beautiful looking out at the lake. It's very peaceful and relaxing here. It's away from the busyness of Branson but only takes minutes to get there or to Silver Dollar City. This has been my family's favorite place to stay in Branson and we will be back, hopefully every year! read more

My daughter booked this resort through Booking.com due to our first condo cancellation from possible COVID infection in their office. Did not find the front deck staff at all friendly, possibly because we weren't timeshare owners. This resort is grossly overbuilt, shame on the city planners for allowing such a dense construction in such a beautiful area. Most units don't have a lake view, just concrete and other buildings. We had one front bedroom with a balcony with a view or a third level balcony. Poorly equipped kitchen. Nice decor, nice size bedrooms/bathrooms. Wouldn't stay again. read more

Branson's Nantucket is beautiful. I stayed for 5 days as a guest of a resident. We had a 3 bedroom 3.5 bath with lake view and rooftop balcony. It was decorated beautifully and stocked with everything we could possibly need for the five days that we were there. Our main living area had a walkout balcony they had patio furniture with a beautiful view of the lake and one of the bedrooms upstairs also had a balcony with furniture to sit and enjoy the view the lake. We also had an in-home elevator it took us up to each level and that gave us access to the rooftop patio that also had a couple chairs and a little table for enjoying the view. I would have given five stars if there had been more amenities. My friend that's the owner told me that when we got there the clubhouse would probably be ready for us to use and my family would enjoy it but when we arrived it wasn't even done being built. There was one small pool that got filled the day after we arrived and 3 nice hot tubs. I did see the plans for what the clubhouse was going to be but I couldn't tell if there was going to be a workout facility if there isn't there should be. I would also suggest a little water play area that's not a pool for smaller children that maybe don't like to swim. I definitely loved it and so did my family my kids never wanted to leave and really I didn't either. Also,The in unit wash machine and dryer was amazing. read more

Previous owner. I paid them to take it back - it is that bad. The property itself is not bad as long as you stay on the top floor, otherwise you hear every.single.step a person makes above you. Under no circumstances should you sign a contract or become an owner. This is a Timeshare - you have ZERO control over their fees and they can even "make up" a fee that previously did not exist (this was done for 2021 and was almost $200). We upgraded to buy into a "rental" program that allowed you to make money. We did receive a check for year 2. Year 3 (last year) -'OH, you no longer qualify for that program because we changed it" YEP- no notice, no email, no letter - they told us that in an "owners update" onsite when we asked about it. Go ahead and become an owner if you wish to be taken advantage of- otherwise steer clear. I sure wish I had the over $25,000 I spent on this scam. Live and learn.... read more

We are owners at Bransons Nantucket and are very pleased with every aspect of our ownership and the facilities. We have stayed as a couple and have hosted a Family Reunion there. Few places offer 9 bedroom units/homes! Since we have owned timeshares in other companies, we are able to make comparisons. For example, we tried to get a resort in Oregon for Spring Break for several years. Through RCI as BN owners, we were able to get a wonderful place for Spring Break in 2018. When we do exchanges and go to other resorts, we never find one as well appointed as BN. read more

Run away! Run away fast. The promises they give, not only are too good to be true, but are LIES. They said they would take our Westgate timeshare off our hands if we buy theirs, and the maintenance fees would only be $200 a year. First correspondence we get is from a collection agency telling we owe $425 for the first year. The agents will not return my calls after closing. I called the office and they said that I now own both properties, and am responsible for all the fees for both. The maintenance fees they said they would pay when we sat through the 6 hour sales pitch are still our responsibility, and we will have to pay lawyer fees and transfer fees once they get around to returning Westgate timeshare in the next year or so. All in all we will still be out another $3,000 plus dollars for something Branson's Nantucket said they would take care of for only $50. read more

Everything about this restaurant was bad. The drinks were expensive and awful. The appetizers and meal tasted like grocery store frozen food, freezer burned and cooked it a toaster oven. The cushions were filthy. And 2 people fell stepping out to the patio. The manager did nothing except tell me the fish had come in 3 days ago and was not frozen. She didn't offer to make anything right or discount the meal. Stay far far away from this place. read more

Wow! Such a beautiful resort! The unit was tastefully decorated and done. Had a homey yet upscale vibe. The staff is superb and very helpful and attentive. I did not stay there, so my comment is on the "fractional ownership", a.k.a. timeshare, purchase experience 8/4/17. If you decide to go to a presentation at Branson's Nantucket, ask a few simple questions (see my story below): How many points do I need to book a 1 or 2 BR unit for a week (anywhere) in peak season? What is the up front cost of those points and the accompanying annual fee? Verify online or call RCI before you sign or the day you sign to book something. If you like what you hear (or you think the "last call" option, i.e. under 45 day booking) works for you, you could be very pleased with your purchase. If not, don't sign or, if you did, follow the 5 day rescission process. I thought I bought a 2 br unit for a week anytime but I'm sure they blame the assumption on me. That argument is contradicted by the fact that they assumed I knew I was buying the 45 day plan. Believe me, if I knew that, I wouldn't have purchased. The main point being, they profited from their assumption; I lost. They will not help you compare apples to apples. Omitting key facts is critical to their selling strategy. Ask my questions and verify. If you don't have time to research, you don't have time for their presentation. My story: I was sold 7000 points (14000 points bi-annually) by Rick Graham. He said these points would get me one week in a 2 br unit or a 1 br unit for a week and 2 days (memorable because it's an odd time frame). His main push was to give me "more" and reduce my maintenance fees (then $1000/yr). I traded in my Worldmark and paid another $10k. When I called "their" RCI center to book something, I was told nothing was available for 14000 points for the next summer and that 14,000 points would most likely not qualify for anything in the summer. Reality check: A 2br unit, low season, is 28k points and high season is 115k points. I emailed Karen Davis and left her messages twice to no avail. I called and mailed Rick Graham who finally texted me back to explain that I needed to look at the "last call" option, i.e. what is available within 45 days of travel. Do you know what is available under 45 days...locations that don't interest me. Because 14000 points is not enough to book an "exhange" week, and "last call" limits my options, the only other option is to book "extra" (cash). This will vary in cost but my research shows that, at a minimum, it's a wash compared to my former timeshare...$200 annual maintenance, the RCI membership and $700 to $1400 out of pocket ($1050 to $1700 annually); All for an ADDITIONAL cost of $18000. No one likes feeling like a sucker. Caveat emptor. I have filed a complaint with the BBB and the MO Attorney General. My goal, besides a full refund, is that a full disclosure is documented, i.e. your purchase means this in the following scenarios: Exchange (points), Extra (cash/advanced booking), Last Call (travel within 45 days). You would, then, be able to compare apples to apples. read more

However the sales and management company are as dishonest and misleading as they could possibly be. I have found my association with Nantucket at Branson to be less than satisfactory. The promises made does not at all come to be reality. The accommodation tor handicap has not met my needs as promised. It is difficult to get in and out of the shower with only one leg. No shower chair. Must sit on the floor. Today they admitted that we will never be able to stay at one week a year, rather it was designed that we could stay here once every three years. Also we were told today they would not purchase it back from us unless they are 100% sold out. Yet our maintenance fees will be increasing 20% yearly starting now. Be very cautious when looking into making arrangements with this company. These people are very bad I have invested over 20 thousands in this time share I was told today that my timeshare is worthless in less I spend another 15 thousand to upgrade I WARNED EVERY BODY TO STAY AWAY FROM THESE PEOPLE THEY WILL LIED TO YOU TO GET YOUR MONEY AND SING UP FOR A TIME SHARE read more

We were also scammed into a "rental program." We've been owners at Branson's Nantucket for 4 years and are still waiting for a phone call for 3 months. Every time we try to call we're told the same thing, "leave a message and we'll get back to you tomorrow morning." We also agree that it's difficult to find availability unless you're coming in for an "update/upgrade" or as a potential buyer. We were flat out lied to and now in a contract and mortgage based on lies and coercion. My husband googled them during our presentation and found several notes from other families describing their deception. The sales crew are good at painting themselves as being unfairly mispresented. There are several other stories similar to ours, including those who were also lied to about the rental program. Do your due diligence with these people and be cautious of anything that sounds too good to be true. read more

Let me start off by saying that the lake view from the balcony is beautiful.. the time share unit on the other hand was shoddy construction and the walls are thin... spent a week there and had construction noise all day and in the evening we had to suffer with a family in the unit above constantly yelling jumping and stomping so we got no rest. no insulation I guess between floors and walls.. we could even hear people talking in the unit next to us... also the units also have too many stairs going up and down to carry all your "stuff" in.. office staff offered no help when we complained. This place is horrible. I shouldn't of even gave it one star but Yelp made me in order to do the post. Don't get me wrong it's beautiful, and we knew about the construction and the units are very clean and beautiful. It's horrible because we were in the bottom unit and we could hear everything from our very inconsiderate upstairs neighbors. Their talking, walking, kids jumping and banging. Also they were playing music loud and we could hear it right over our bed. Here it is 12:05 pm and we can hear them walking, running and dragging things across the floor and also their music is still going. We've complained twice since 9:30 pm. It's horrible. What a joke this place is, not really much of a resort and the staff are rude. If you want to go to Branson stay some other place,

First, let me state the Pros: Beautiful location, clean room, nicely decorated , stocked with all the necessities that you would need for the week. So why did I give it one star - management!!! This was an exchange thru RCI. While checking in, we were given some paperwork to sign , . Was it our fault for not reading them, yes... The next morning we woke up, if we slept at all,and there was this nagging feeling that we had signed something that we shouldn't of. After trying to call a number of times, someone picked up. We were told that we had signed a form which stated that if we did not attend a timeshare presentation we were going to be charged $198.00 a night. We tried to explain that this was an exchange thru RCI and this has never happened before. We were told we signed the form. We then went down to the office. We talked to 3 different people and we were told the same thing. After we started raising a ruckus and future buyers started noticing us, the Manager, Frank, came in. After we tried to talk to him, he pointed his finger at us and said this was all a mistake that the form we signed was for owners only and that our credit card would not be charged. We asked for that in writing and he pointed his finger at us and stated "you cant come and tell me what you need from me".. Fortunately I had been videotaping this with my phone and we let him know that. Did I say we barely slept: This unit has no noise insulation. We had a family with lots of kids in the unit above us. The first night they ran, jumped, scream for most of the night. We didn't complain as we assumed the kids were excited. The second night the same thing . When we told the front office , we assumed something would be done, but nothing. We did not get more than a couple of hours sleep every night. So bottom line is if you go here make sure you read every word on every form that is shoved in front of you. Make sure that you get a room on top floor. Let's start with checking in, I was kind of expecting not that great of customer service after the phone call to verify my reservation. I am a timeshare owner in Las Vegas, I know they want to sell you on the property and I intentionally do not sign up for the presentation until after I am checked in and see what it is like. When I declined the free dinner and show tickets and got the snide "you couldn't use a free dinner and show tickets" I knew what I was in for. checking in was rushed, and I asked if the room has a Lake view I was told Yes it does. I attached the pic with review (Nice Lake view, lol) Arriving to the unit, it was clean and everything in order ascetically it was fine. The Bed was absolutely horrible, probably the worst hotel bed I have ever slept on, big hotel chains have figured out that guests need to be comfortable for them to return, this place has no concept of that. Next, the units are very poorly insulated, you can hear the people in the next unit like they were in the next room. Upon checking out 3 days early ( I had already paid for a full week), informed them that I was going to another property because the bed was not acceptable, the response was Oh, OK. Our stay at Nantucket was from March 13-19th,2017. When I was told I would be getting a 2 bedroom on the ground floor, I was not expecting to have to climb upstairs and then downstairs and park in the back to get to it. We had 2 identical 1 bedrooms with the strangest floorplan. You had to walk through the bedroom to get to the kitchen and through the kitchen to get to the bathroom. There is no way to lock a door to the bedroom. Even the bathroom doors would not stay locked. The kitchen is very small. Everything seems to be cheaply made, you can hear every sound above you and coming down the stairs. It sounded like we had a herd of elephants above us. The bed was a hard one with no pillowtop on a box springs. Living room furniture was uncomfortable with a pull out mattress just a few inches thick. There was a nice view, despite the fact they are building a 15 story club house between the rooms and the lake. I would never stay there again. read more
