My experience with David was horrible. My boyfriend and I signed a lease for a July 15th move in on June 23rd. We were moving in with our friend who had to travel home for a funeral over the weekend. Our friend had to sign the lease, so the landlord could sign the lease, and then we could send the deposit & 1/2 month's rent for July. Instead of waiting for us in good faith WELL BEFORE OUR JULY 15th MOVE IN DATE, David and Benji (Benjamin on here) decided to stripe our agreement from us and give the lease to another party without warning or discussion. Looking for a house is stressful enough -- if you want disrespectful monsters representing you, then go ahead. Otherwise, RENTERS/LANDLORD & BUYERS/SELLERS beware. 1. No compassion for my friend who's father passed away and had to attend a funeral before signing the lease with my boyfriend and I. 2. Couldn't wait 3 days for money to transfer to my account so I could get a cashiers check that they were insisting on EVEN THOUGH the lease stated electronic transfer was acceptable and I was happy to do that. Breach of contract let alone non-ethical due to requesting money before the landlord signed the agreement. 3. Revoked our signed lease agreement without warning or discussion. I'm reporting them to the BBB, DRE and positing reviews in hopes they will be stopped from hurting people because we're not the only ones as there have been several reviews deleted. read more

This would probably be a very nice interaction in better times. But not now. BRE investments took over management for my building just as COVID-19 happened to the whole country. My building was spread out with people that was affected, and some who still had jobs, so we decided to reach out together to help everyone out, and maybe find some common ground ("we are all in this together" as they say). However BRE Investment / David Bramante has been silent to this for months. Yes he did change some of the smoke detectors in the building (a few weeks late I might add), but he ignored this discussion. And today we had a representative reach out and he avoided the conversation completely saying "I do not appreciate this conversation". Probably something a management company should be better at handling. Just a thought. read more

Owners and renters beware. I had a horrid experience with David Bramante living in his rental property in Echo Park. Before I moved in, in October 2013, Mr. Bramante made promises concerning the landscape which was unfinished including exposed steel re-bar and trash. None of this was accomplished by my move-in date which was my first sign that things were amiss. The list of problems on the property included: trash, exposed rebar, a hole in the front of the house, termites in the front room, a central AC which turned out not to exist, and windows which didn't close properly. The trash, exposed rebar, termites, and central AC were addressed after months of persistent emails. The hole in the front of the house was ignored by Mr. Bramante. A hole in the house is an open opportunity for a rodent to take nest and as it happened, by December, a skunk had taken refuge in the hole and was spraying nightly under the house. I have a small dog and the dog would howl when the skunk came out of the hole. Even with pictures and video of the skunk, Mr. Bramante claimed I was making it up. I worked for weeks to rid myself of the skunk and the landlord next door, helped me board up the hole. I called LAHD and the health inspector both of which confirmed from the video and inspection that Mr. Bramante needed to fix the hole along with other concerns. Being that Mr. Bramante wouldn't fix these concerns after 2 months and responded that I had made them up, I had no other choice but to make the complaint to LAHD. Mr. Bramante responded negatively saying that I was a "difficult tenant" rather than upholding his end as property manager to keep the property safe. In addition, I had written in my lease that a washer and dryer would be installed on the property by the end October. Not only did this not happen, by the end of November, Mr. Bramante had a washer/dryer installed outside without any covering. The units did not have an electrical outlet to plug into. This is an example of the nature of little attention payed to tenants or the property. I lived in the back house. My neighbors in the front house were having issue with their kitchen sink which since their move-in date in July had backed up with brown water. They had hired a plumber, who after inspecting the issue, said that the problem was due to roots in the pipes. Mr. Bramante hired another plumber who then said the issue was due to the girls putting something down their sink which they defended themselves against. In January 2014, the problem with their kitchen sink happened again. Mr. Bramante would not respond to their consistent emails about the issue and as brown water filled their kitchen sink, they could not use it. They filed a complaint with the LAHD. As they both worked during the day and I work from home, I told them I would let the inspector in. Mr. Bramante responded to this by sending me a three day notice to quit claiming that I had caused the issue by putting something down my toilet. For anyone who knows anything about plumbing, it is impossible for the plumbing in one house to affect a completely separate house. I hired my own plumber who inspected the pipes and had their president write a signed note to this effect. Still, Mr. Bramante claimed this falsehood. He did not move forward with eviction. However, I had enough of this treatment at this point. I moved out at the end of May 2014. I had Mr. Bramante do an inspection of my unit before leaving to see if there were any concerns which would diminish my security deposit. He promised me that I would have no trouble with my deposit. When I received my security deposit, $380 was removed for the false claim that I had caused the plumbing issue in the front unit. Again, this is impossible. I sent him the note from the plumber and asked for written documentation from his plumber. He provided nothing, falsely taking my money. Living in this property was the worst rental experience I have ever had. read more

My girlfriend and I stayed in one of David's apartments in Echo Park through airbnb. It was an awesome experience. We live in San Diego and just wanted to get out of town for a few days to check out LA. David was very helpful in the process of getting us into the apartment. Once we were in we were pleasantly surprised! The studio apartment was off the street in a safe gated area. The decor was amazing and the layout of the place was very cute. I stayed with my husband and dog at BRE's Airbnb on Union and 11th in Pico Union, nearby the Staples Center. It's a very well-appointed apartment with mid-century furnishings. The bathroom and kitchen had plenty of products to use (an added bonus). The unit must be close to 700 SF and is on the ground floor. The neighbors were very friendly to us and it's just south of Olympic, so easy to get around. The BRE staff, David and Amanda, were responsive and informative. It was a great value and comfortable place to stay. I hope they open up more Airbnb's around town for those looking for extended stays. read more

I stayed in an apartment in downtown LA. Although it's an older building, all the linens were clean, and the place is a short walk to the LA convention center. David also accommodated my late check-out need to leave a bag there until the convention I was attending was over. The place was cheap, clean, and close to downtown. read more

My mother and I recently stayed at David and his wife Amanda's Airbnb apartment that was perfectly and very conveniently located in the extremely vintage city of Mid-Wilshire ( on the border of Miracle Mile and Hancock Park). The entire vibe that circulated the apartment was so incredibly retro and comforting that upon arrival, we instantaneously felt at home and at ease. The interior designing of the place went exactly with how I would imagine the neighboring homes to look like, if not better. And, to make our stay the very best it could've been, the two made sure that all cabinets were stocked with the necessary amenities plus more. Along with the apartment looking and containing more than ever expected, the apartment building itself was something worth talking about as well. Being as my mother and I both smoke, we discovered a beautiful view that happened to only be a staircase away. From the roof, you could see not only the beautiful city of Los Angeles, but one of the most famous landmarks around here; the Hollywood sign. It was just an absolutely amazing feeling and blessing to be able to stay in such a nice and homely environment during our transition into a new home. Plus, to top things off, they were both extremely communitive and responsive to any and all questions we had. They made sure that we safely got into the apartment and were exceptionally happy when we left. I couldn't have asked for a better apartment to stay at or better hosts' to go through and I know that if ever I need to stay at another place through AirBnb, David and Amanda's available apartments will be the first one's that my mother and/or will consider. read more
