would give 0 stars if I could. I moved into terraces at the summit 4 months ago and this place is a DISASTER and the property manager is so rude and does nothing. I was given the wrong parking space, the fans and lighting do not work and go on and off constantly, the walls are paper thin, the dishwasher does not work. The limit is 3 people per unit and many units have more than this and way more pets than the limit states as well. they do nothing about the constant noise and dogs barking. there is a GIANT growing yellow stain on my bedroom ceiling and I was told they will not do anything about it. patiently waiting for this lease from hell to be up. read more

I had a number of questions and having trouble with my phone when trying to fill out form she walked me through every step. I asked if she could tell any movers who were reasonable she gave me a card. They were Premier Moving in Downey everything went smoothly, I walk with walker and use a cane asked if I could have shower head lowered and with hose she handled that my requests have been taken care of. I saw on corner of wall in the entrance was nicked probably from the moving needed touch up was corrected, door jam in bedroom needed touch up was corrected right away too. I could go on and on about this place. First off, this place should just be condemned. The first month we were here, Toe was shoveling poop from the septic tank on the grass. That should have been my warning sign. The lake is a swamp that smells and is unsafe for anyone. I find it hilarious they have the gaul to call it Luxury lakeside apartments. Then, there's the sewage that leaks into the sidewalk, the mold and cockroaches. The neighbor's kids are loud and unruly, kicking balls into your windows. Then, there's just repair after repair that takes weeks to happen. They hire micky mouse contractors without licenses to do the work. It's unprofessional and shotty work. The pool was green for months and was then repaired by the owner's brother who had no license to repair it. There is zero value in this place and I pray that God will help everyone move. read more

As the owner of several apartment buildings, I had the misfortune of using Mashcole for about a year, and I strongly advise against their services. Mashcole has over 200 reviews on Yelp as of August 2024. You will see negative review after negative review with only a star-rating of 2.8 out of 5. This review confirms and further explains why Mashcole should never be used as a property management service. When Mashcole served as our property management company in 2023/2024, we initially communicated with the President of Mashcole...Joel Zide. The person "managing" our buildings and our direct contact was Vincent Abanilla. The bookkeeper handling our account was Gisel Lima and her manager was Rod Zuniga. Here are specific incidents that highlight the various issues we faced and incompetence of Mashcole as property managers: 1. **Inaccurate Financial Management:** Mashcole's financial reporting was a mess. They failed to separate the financials by building, which were completely separate addresses. Instead, they lumped all expenses together. This lack of detailed reporting makes it impossible to track the performance of each building individually. Now, for taxes, my CPA has to go through the tedious process of separating expenses for each building. 2. **Poor Communication with Tenants:** Numerous tenants complained about their inability to contact Mashcole regarding various issues with their units. This lack of responsiveness only added to the frustration and dissatisfaction among our tenants. 3. **Unpaid Bills:** Numerous bills were left unpaid for months. Despite being assured by Gisel that all bills were settled when I took over the management, I later found invoices totaling thousands of dollars that were still outstanding from several months prior. 4. **Failure to Implement Rent Increases:** For our Section 8 tenant, Mashcole failed to properly complete the necessary paperwork required by the City for a rent increase, resulting in the increase never being implemented. 5. **Inability to Properly Screen New Tenants & Inability to Properly Complete Required Paperwork by the City:** Out of the three units that became vacant while they managed our buildings, they only successfully rented one. One remained vacant, and another was rented to a tenant we explicitly warned Vincent against. This tenant has since become a squatter, not paying rent for three months. Mashcole accepted partial payments from this tenant (which they shouldn't have done), filed an incorrect 3-day notice, and now I'm dealing with a difficult eviction process. 6. **Inability to Rent a Newly Renovated Unit:** A newly renovated bachelor unit remained vacant for numerous months under their management. Eventually, I decided to use it as my office due to their failure to rent it out. 7. **Misleading in their Communication:** We have an onsite manager who has worked with us for over 20 years, receiving free rent in exchange for his maintenance services. When we hired Mashcole, they assured us we could continue using him by them hiring him as an employee of Mashcole. They hired him and even put him through their employee orientation. However, when I received our monthly financial reports, I discovered we were not only paying for him as an employee of Mashcole but also paying all associated taxes. We never discussed us paying for him as THIER employee. This arrangement was far more expensive than our previous setup and made no sense financially. In conclusion, Mashcole's incompetence in property management is staggering. Their poor communication, financial mismanagement, and inability to fulfill basic responsibilities caused significant issues and financial losses. My experience renting an apartment at this address was nothing short of a nightmare, a cautionary tale for anyone considering making the grave mistake of signing a lease with these negligent property managers. Firstly, when my boyfriend and I moved in to our apartment it was evident that no one had cleaned the apartment. We found sewing needles left by the previous tenant scattered around the apartment, and a half eaten cookie below our oven. We ended up cleaning the entire apartment ourselves due to the lack of response from management about having someone clean the apartment. This... was just the beginning. We found out the hard way that the building is infested with cockroaches. I received a call while at work from management that a plumber needed to come into our apartment to repair a leak below our bathroom sink, so I allowed them to enter to make any repairs needed. The plumber made the repair and left a huge hole in the wall below our sink. Shortly after, my boyfriend and I went out of town for a month. During our time away, no one came back to repair the hole in the wall. We returned to find our apartment INFESTED with cock roaches. The apartment was uninhabitable. It was so bad I slept in my car the first night we returned. I let management know, and while they did take action to rectify the issue, there was no way I was sleeping in the apartment until the cockroaches were gone so we stayed in hotels. To make matters worse, management expected us to pay the entire month's rent for an uninhabitable apartment. It took going back and forth with management for nearly two weeks to finally receive a half month's rent discount. Initially, they wouldn't even respond to me, but I remained persistent until they finally responded. Their lack of care and shady business became evidently clear during this endeavor. We should have moved after that incident, but I was hoping that was the end of their shady dealings. My boyfriend and I finally left the cesspool. We have been waiting a few weeks for our deposit back, the check finally came in the mail today for non other than... half of our deposit. I've read other reviews about people not getting their deposit back from this property management group. I guess shame on me for thinking we would have a different outcome. "Mold is not an emergency" - Armando, Manager from Mashcole of 139 10th Street Seal Beach CA If I could leave a lower review I would. Our building in Seal Beach was taken over by Mashcole a little less than 2 years ago and it could not have been more apparent. Lily, our initial manager was great as we had an ant issue and it was handled immediately. That only lasted a few months as the new manager Armando (AJ) seems to simply be collecting a paycheck. The property itself is quickly falling into disrepair i.e.. cracked bubbling and disintegrating stucco, Doors falling of its hinges due to rust and deterioration, and finally MOLD! We were rearranging our living room and found a large amount of mold on the bottom and underneath our couch. The living room is up against an exterior wall with planters on the outside. We notified Armando at about 10pm that night it was found and received no response until the next morning when our property manager Armando told me that I "shouldn't have called him so late, as mold is not an emergency" He stated he would sent out a "guy" and ensured me that he's "great with that stuff and is a plumber". When called the plumber stated he had no expertise in mold and was going to "clean it and paint over it". We paid for an actual certified mold professional to come do an inspection out of pocket and our lab report from the inspection indicates severe mold growth in the wall, which was sent to Armando immediately with no response. My Wife and I began to experience ill health effects and decided we wanted to end our lease and move. Intent to terminate the lease was sent with no response, and notice of vacating the property was sent with no response. In the emails not only was Armando the intended recipient but also included is "info@mashcole.com" and still nobody has responded from Mashcole. PLEASE beware of this company and judging by its reviews, shady business tactics. If you are planning on being a tenant please do adequate research on their reviews and evidence of poor building management. If the building your about to tour has a large white "MASHCOLE PROPERTY MANAGEMENT" sign on it please do yourself a favor and keep on driving. So I live in the Obert arms apartments in Whittier. Ever since this company took over, this place is absolutely disgusting. The previous manager had this place clean. The new manager was here earlier passing out some letters, and ignored how disgusting the trash area is. They have people fixing a couple of apartments and they dumped all their trash in the only bin we have. This was Wednesday of last week after the cash dumpster was emptied. They literally filled it to the rim. We still had a whole week before it emptied again. Today I come home and see this disaster. If our old manager was still here (which they didn't want to keep) he would NEVER allow this place to look like this. Oh and we live in the county of LA, and they sent us a letter stating our rent would be increased by $400 starting February 1, 2019. I don't think they realize we have rent control in la county. Our emails have been ignored. 1/4/2019 so for the record, the trash bin was emptied on Wednesday. That same day, the handymen working in one of the apartments filled it up to the rim with their own trash. We had no where to throw our trash out, and it was like that until the following Wednesday. I am a neighbor to a property they are supposed to be managing in Long Beach. They continually allow their tenants to dump furniture and trash on the neighboring property and the few times the tenants put it out in front of their own property, management has the workers move it over to the neighbors. They never return calls to address this situation. The old management company used to walk the length of their sidewalk several times a week and pick up Trash. COVID hit and I forgot to send an update. I moved cross country right before Covid lockdowns. Deborah did everything she could to ignore returning my security deposit, and would not respond to emails or texts. After 6 weeks (LA law says security deposit has to be issued within 4 weeks), I had to email Mashcole corporate and let them know I would be filing a complaint in LA court since they did not send me security deposit and were ignoring my emails. They responded and issued my security deposit within 24 hours of me sending that email. In short, Mashcole is terrible, and Deborah is the worst. I really am disappointed in this company. I've rented 1 of their properties "Mosaic Apts" in Torrance. Property manager (Delmy Alfaro) was BIAS depending on ethnicity. She would harass and make threats of issuing a 3 day vacate. Residents would have disturbing domestic violence ongoing after hours, pets would urinate and defecate all over courtyard, loud music would be playing from tenants who didn't work. Laundry room would be misused by residents by leaving their laundry overnight so nobody could use them. Residents would smoke cigarettes in front of camera under garage parking. Front door access would be broken multiple times and left open leaving transients to enter and steal packages; break in cars, & vandalize property. My daughter couldn't go outside or else she'll accuse her of breaking property when that was NEVER the case. We couldn't sit in our car, cause if we did she'll say someone is saying we're smoking when we would rather be talking or listening to music. I have been gone for almost 2 months and my deposit & PRORATED rent has yet to be returned.(If the landlord misses the 21-day deadline, he/she forfeits the right to deduct anything.) They are not responsive. They have been ignoring me, (Elsy & Pabla) I asked for receipts because they are charging me an outraged amount. Property manager was sent a letter to cease with her allegations and harassment by lawyer and she forcefully made us stop the lawsuit or she would evict us in 3 days. We were afraid of their retaliation so we vacated the property with a formal lease termination. Before vacating, I cleaned property thoroughly. I have videos. Delmy stated the flooring had a smell, I specifically told her maybe it was the dirty mop and that I would come back and mop with NEW mop; she denied. She mailed me a statement charging me $660, like FOR WHAT! $280 for move out cleaning! If Mashcole Property Management buys out your apartment building, leave immediately! If you are considering renting from Mashcole Property Management, don't do it! Mashcole bought out the apartment complex I was staying and it went downhill quickly. I constantly had rodent problems. I told the property manager Jackie on several occasions. She never bothered to lay down a single trap for the rodents. Nor did she fumigate or do anything at all about the rodents. The residents at the apartment complex just had to live with them. Another issue I had was a leaking roof. Jackie was notified in December 2018. I was assured it would be taken care of. I moved out in April 2020. The roof still leaked by the time I moved out. Since there was so much water damage mold began to form at multiple places in the apartment. I had a balcony which I never used. Since it felt like a deathtrap. The wood was completely rotting and it wouldn't take much for the wood to give out. Seemed like I could fall through the bottom at any moment. Mashcole Property Management and Jackie did not live up to the basic rule of renters rights. Which is to provide a habitable living condition for it tenants. I rarely write negative reviews, but I had a really bad experience with this company and hope to help others save their time and money. I have lived in various apartments in multiple states over the past ten years of my life- I've yet to encounter such a careless property management company. I lived at 5111 Harold Way in Los Angeles. First, it's nearly impossible to get in contact with your building manager. They will legitimately ignore you. I spent over a month trying to contact my building manager via phone, email, text, contacting his coworkers, etc. It's even more difficult to get maintenance to respond to an online request. I submitted a request for maintenance to fix two light switches that popped off the wall. Months went by- nothing. Mashcole ended up removing the cost to fix the light switches from my deposit. Next, the building upkeep was nonexistent. In the year I lived there, the building was cleaned one single time, which resulted in cockroaches, urine soaked floors, and moldy food sitting out. The laundry machines were broken for months. My unit had flooding from the rain. Again, it was hard to get maintenance out to the unit and when they did arrive, they just painted over the water damage. Next time it rained, the ceilings started leaking again. Actually pretty funny. Okay, all that stuff was annoying and made life slightly harder and more unpleasant. If I hadn't been paying nearly $3k/month with a $5k deposit, I wouldn't have been bothered as much. The issue here is that Mashcole over-charges and under-delivers. Don't waste your money. Lastly, my greatest concern with this company is related to their negligence surrounding California "accessible routes" building codes. According to the law, apartment buildings with three stories or more are required to have an accessible route for those with disabilities. I had a very elderly neighbor who lived in the building (3rd floor) and could hardly walk. She could not get up and down the stairs. Once, she called the fire department because she ran out of food and couldn't get more. They were the ones who informed me that the building wasn't up to city code due to the lack of a functional elevator. It was so frustrating to witness.
