None of us were going to be able to do the physical work of cleaning it all out so, upon referral, we hired 307 Extreme Cleaning to come in and clean it all out. Aaron and his wife, Crystal, came and figured out which things they could donate to various donation places or displaced families in the area and then disposed of all the rest that couldn't be donated. They did this professionally with care and compassion, knowing that this was an emotional situation for my family. They set aside memorabilia that we had missed, so that we could get them back and keep them in the family. They put a lot of thought into everything they came across as they went through every room, closet, and drawer. My family and I appreciate everything they did and we recommend them highly to anyone going through an estate sale or similar situation. They also cover other various clean-out situations as well.     This ended up being an extremely disappointing experience. Nick Diedes (the owner) completed the…read morehome inspection for my house, but unfortunately missed identifying that half of the trusses were coming apart in the attic. When this was discovered after we closed, it was brought to his attention by my realtor. He admitted that he "should have caught this" but only offered to pay for half of the repair. I then consulted with a structural engineer, and he recommended that the trusses be replaced. I spoke with HomeTeam and said I felt that this should go through their liability insurance at this point. I was concerned about the potential cost and I felt that amount should be fully covered. They agreed to file the claim. Unfortunately the claim was denied by the insurance company due to the numerous 'not-responsible' disclaimers in their contracts. I then reached out to HomeTeam asking if they would still honor their original offer of covering half of the repairs, to which Nick simply replied "please see the attached letter of denial from my E&O Insurance Company". He did not acknowledge my request. Please see images below. It's truly astounding that such an obviously visible defect would not be identified during a home inspection. Furthermore, the disclaimers in the contract release them of all liability, so it makes one question the true value of even getting a home inspection. The repair ended up costing $4500 (not including the original cost of the home inspection, which they also did not offer reimbursement for). No one is expecting a home inspector to be able to see through walls, but they should certainly catch any issues with the home that are visible to the naked eye. 09.17 Update - The business responded but did not address any part of the complaint. Furthermore, they stated that the seller had a specialist do a roof inspection 6 days prior to the home inspection. That is correct - they inspected the exterior roof and shingles. They did not, however, go into the attic. There are absolutely no invention of facts in this complaint, as the business is attempting to state. I also had a real estate attorney review the insurance denial. He said he was surprised I got as far as I did, as these contracts are known for their hold not responsible and limited liability clauses. At the end of the day, this is not an issue of "Unforeseen issues will arise, and unexpected expenses will occur." This was an easily visible issue that should have been caught in the inspection. Please refer back to the review on 09.06.22 - this is not the first time this has happened with this business.

    Angie Spangler was recommended to me, but I researched her and several other realtors extensively…read more I decided on Angie because of her outstanding expertise, education, experience, online reviews and results. When I interviewed her (over the phone), she confirmed what I had been reading, that she is very intelligent and extremely knowledgeable about real estate. I was an out-of-state buyer, but she made the entire process almost as easy as buying the house next door! For example, she used FaceTime to show me homes via video and was happy to allow me to stop her at any point to answer my questions or my requests to zoom in on something in the home. She also enabled me to use computer signing on 99% of the documents during the entire home-buying process. I chose to travel once to see the house I was buying during inspection, but I could have done the entire purchase remotely! I was a first-time home buyer, but Angie was very patient with me. She volunteered to thoroughly go over the purchase contract and later the closing documents with me. Angie is very busy because she's naturally in high demand, but she never failed to answer my emails, text messages, or phone calls promptly. If she was too busy to talk right away, she was happy to schedule phone meetings with me, where she made sure I got the answers to every single question I could think of. One of the reasons I chose Angie is her reputation as a good negotiator. This paid off for me because she got me a very good agreement with the sellers to pay for almost every maintenance issue my inspector had identified! At short notice, Angie was able to get repair estimates over a weekend to support her negotiation with the seller on Monday. Angie volunteered to do countless things that benefited me during the home-buying process. Some that I can remember are as follows. She volunteered to keep in touch with my lender so there wouldn't be any delays in the closing process. She inquired about an unknown fee she discovered on my settlement statement to ensure I was required to pay it. She attended closing on my behalf, collected the house keys at that time and connected with my daughter later to give her the keys. She contacted the title company to get a tax certificate that specified a zero balance, so we were ensured that all the sellers' property taxes had been paid. She worked with the title company to get us an out-of-state mobile notary at a good price. She even told me what was especially important to look for when reading the HOA documents. Angie continued to volunteer great advice even after the sale, such as how to sign up with utility companies and how to avoid title/deed scams. She even gives her customers a "Valuable Contacts" list, which is a gold mine of trusted painters, roofers, handypersons, etc. I highly recommend Angie Spangler for anyone buying a home in the Fort Collins, CO area!
