I just renewed my lease a few months ago at Breeze Hill. I've live in a few different apartments and townhomes and swore not to live in apartments ever again because I've never had great experiences living in them. Well, Breeze Hill has been and still is the best experience I've ever had living in an apartment. I love it so much I renewed my lease and don't see myself living anywhere else for a while. It is a small complex which I love so there's not too many tenants. The manager, Ashlie, is amazing! The maintenance guys Daniel, is awesome! The grounds are beautiful and clean. There's so much more I could write about how great this place is but it would be super long! I would highly suggest to check this place out for your next apartment, I don't think you'll be disappointed. read more

I have lived here since 2019 when the property opened (4 years, soon to be 5). The management is communicative, maintenance is swift, and I think I can count on one hand the number of maintenance requests I have put in. The community spaces are well kept, the community is generally quiet, and the property grounds are very well taken care of. Roman is absolutely the best maintenance supervisor I have EVER experienced. His care and attention to detail is beyond reproach. Keep him. I struggle to think of anything negative of the property or staff. This is by far one of the best apartments I have had the privilege of staying in. Jessica and Ashley do an excellent combined job of taking care of the residents and resolving issues quickly and efficiently. read more

We have lived here for two years and it was not the best experience. Let's start : 1. Pool is never warmed up and dirty 2. No gates, no security in premises & we were living with the criminal next door and his window was shattered once, his friends hanging out near our door trying to open it at night. 3. Top floors (3rd) has an AC on top of the master bedroom's roof with an extremely loud noise so I could not sleep half of the year and had to sleep at the sofa at the living room. What a "luxury"apartment is that! After asking the management to relocate us they said we needed to start the new application process. Wow... 4. The ant infestation is real starting may and there is no way to quickly get rid of them so we had to buy our own traps and the whole process was disgusting 5. After moving out my phone number was blocked Very unsatisfied living here thankfully we moved out but for some reason deposit they took still not refunded after promised three weeks at the lease agreement. Think TWICE before signing lease with them. read more

TOUR THE INSIDE OF THE APARTMENT Make sure to see the inside and hear the neighbors before moving in. Right now we have a high pitch sound from the water heater that won't let us sleep. This is an updated almost a year later still have a big homeless issue! I don't like to have my shades open because I've had random guy come up to my window and ask for cake! He was way to close for comfort good thing my dogs scared him away. No gates and the security sucks, we've talked to some of the security people and they've said they could he here in 5 min or 3 hours it depends. read more

I've lived here two months now and love it! So peaceful and quiet. The best part is, it's a very small complex, only 82 units. Never have had a noise issue, neighbors are all respectful and tidy. Pet friendly community and everyone seems to keep up with their own pets! (Amazing) The gals in the office are great and Jessica the manager has been awesome! Did I mention you can walk to literally everything, farmers market Saturday's, sports bar, Thai & wine bar, and best of all CVS is literally 50 ft away. There is an ample parking for your guests with no parking tickets, guest pass or gate drama! I highly recommend this location and it cleanliness! read more

Oh my gosh! From the moment I made my appointment to tour the property to the moment I got my "Welcome letter", Napoleon has walked me through everything! I ask tons of questions and he never made me feel as if my question wasn't relevant. He was patient, kind, knowledgeable and so very welcoming. There are other communities in Vista but this one felt like "home". It's NEW, beautiful, so conveniently located to Saturdays Farmers Market in Vista (walking distance) Oggi's, Fu, Breeze Hill Park and the Original Pancake House! Literally, all my favorite Vista spots. The best part, I looked and looked and did not see 1 single dog poop. It goes to show all the residents are on the same page: let's keep our home looking new as long as possible. I'm so very excited and can't wait to wake up every morning and look around at my beautiful residence. I love every detail top to bottom! read more

Absolutely LOVE living at Breeze Hill! Have received nothing but the best service from Napoleon and he was the reason I moved here! I needed an immediate move in (like, literally a day to find a place ‍) and he came in and saved the day and got me in the perfect apartment! Not exaggerating..... got keys 4hrs after walking in to this place and I couldn't be more grateful! With any additional follow up/and or questions I've had Napoleon has been the go to guy and always makes me feel comfortable and welcome. The apartments are brand new and the finishings are amazing. I love the location with easy access to the freeways and makes getting to the 2 stores (Carlsbad and Mission Valley) I manage a breeze.... literally Thank you Napoleon and Breeze Hill for always making me feel at home :) read more

The apartments themselves are very nice to live in but management or lack of, seems to be their downfall. I lived here for a year and after you move in no one seems to care. I was able to ignore their inability to properly communicate with residents. They are NEVER in the office or answering their phones and any maintenance request they'll just cancel it after a while but I finally hit my breaking point. I returned home from the hospital with my newborn to the water being shut off...okay things happen. Within a week the water kept getting shut off about 3 different times and it seemed the office wasn't able to communicate any updates with the residents. Shortly after that we had a major ant problem on the community grounds and they seem to find their way into the apartments. I was waking up to find my newborn covered in ant bites and ants EVERYWHERE. So I kept calling (no answer). I was able to actually find someone in the office later that week. I let her know about the problem, she seemed unfazed and handed me some "complimentary" ant traps. She said she could ask their contracted company to spray the apartment when they come out in a "couple of weeks". I could go on and on but this review is already too long. If they were concerned with actually managing the property like they were concerned with having raffles, this place would be great! read more

Breeze Hill has truly proven to be a great place to live. A few weeks back we had a leak in our kitchen which turned into having to tape off the kitchen and floors & deal with it for a few weeks while they did repairs. I was honestly upset at first that we were paying so much money to be confined to our living room and have to deal with the noise and dust from the repair. However, they were so kind and offered me a furnished apartment while we waited for the repairs (since I have a baby). They also compensated us for the inconvenience which we were not at all expecting. They not only met my expectations of great service, they surpassed them. read more

I don't recommend living on the 1st or 2nd floor. You can hear everything the neighbors do. Our neighbors are consistently stomping. When we moved into this place it's been hard to find peace.. & for the price this place is you deal with MANY problems. . We deal with mentally troubled homeless people who walk throughout the complex, going through trash, sleeping behind the garages and sometimes will come up to you. Don't get me wrong, the apartments "look" nice but everything else about this place are a hinderance to your lifestyle. read more

I lived close to the brand new apartment homes before moving in I watched them while they were been built so had to go check them out for myself they just happened to be convenient close to my daughters school and my sons daycare. I like the convenience of easy freeway access and stores. Napoleon was amazing and friendly helped me right away and made my move in process go smoothly. She was extremely rude, when i asked about the amenities opening she made a joke about how it didn't matter to her she had access to the gym eventhough it's closed. She seemed very figity and couldn't sit still our entire meeting and didn't seem like a person I would like to deal with on a daily basis. Or even monthly for that matter. read more

Terrible experience here and I did not even move in. Be very careful with the promotional offer at this place, specifically the 1 month free move in special. They misled me in thinking that the promotional free month would not need to be paid back since I was very transparent in my desire to purchase a home some time during the lease term. Therefore this condo moved to the top of my list and I applied and paid a $250 holding deposit plus application fee, which they told me after the fact that would be refundable if I requested it within 48 hours of application, but they sent me the lease beyond that period of time even though I was approved. The excused provided was that the manager left early and thus the constant delay in sending over the lease moved it beyond the so call refundable period for the holding deposit. This is pretty ridiculous to me since the next available unit was only $30 dollars more per month and most units were empty. A holding deposit of $250 is also significantly more than any other complex in vista. The folks here are all nice until I rejected the lease as it didn't meet my needs (which were very transparently communicated and in fact the sales manager even predicted that I wouldn't be ok with the lease terms when I called back after reviewing it....hence why I felt very misled into applying), I kindly asked for my holding deposit back as I felt very misled, and they've ghosted me....after giving some excuse regarding escalating this up their chain of command. I will probably try to recover my deposit in small claim court since I feel like my experience isn't reasonable and out of principle of feeling completely robbed by a very unethical organization. I am probably at fault for being naive but hopefully this shines a bit of light on the type of people running the complex here. Be sure to ask all your questions before applying and get their response in writing! bait and switch is illegal! read more

I love being able to relax on my balcony at night, it is super peaceful, neighbors are very respectful as well. I love living here! The apartments are spacious and the entire complex is clean and well kept. All staff is wonderful especially Jessica and Ramona! They are so kind, amazing, and most importantly very welcoming! Huge shout out to those ladies, they are always helpful and have amazing vibes! If anything is needed they are always on top of things and make anything happen! The anemeties are always so clean from gym to the pool. The gym and pool are still closed due to COVID but it's understandable! We appreciate that the staff cares for its residents and takes measures to prevent the spread of the virus! Management is terrible. I do understand closing the leasing office or changing working hours because of Covid but during posted working hours, no one would be in the office and you will never get anyone to answer the phone, want to leave a message? You can't because the inbox is too full. Any problem you have will only be solved if you are persistent and attempt all forms of communication several times. I've lived in several apartments and never had an issue setting up online recurring payments but I had to check every month to make sure their system was working correctly because usually every couple months the online payment would not be working or lock my account from making an online payment, also I would pay my bill online and then the water bill would post 2 days later and you are not able to autopay your water bill with them. The apartments themselves are fantastic but needs new management and an updated portal. After moving out, I had a balance on my account for cleaning/paint. I tried to pay online and couldn't, contacted management about it and was told there was no option to pay it online, I would have to send a check in. What rental doesn't allow online payment? Within 30 days they sent it to collections without ever contacting me, before I even had time to go get checks and mail it out to them. Luckily for me, the collections company had online payment. At least I found something they are passionate about for their tenants....getting their money. read more
