I lived here for 3 months and so far it's been a great experience. We've only had one maintenance issue and it was fixed the same day. The other residents are respectful and friendly from my encounters. There's a lot of kids that live here that like to run around on scooters and e-bikes on the weekends-they can be a little noisy but it doesn't bother me. The property manager, Gigi, has been so helpful and kind with any questions I've asked. Lots of open parking and no sketchy weirdos loitering around. I have never seen the dumpsters overflowing- the trash is collected multiple times a week. I do find a spider in the unit every so often but it's definitely not a pest problem. Never had a package stolen so far! I'm really enjoying this place! read more

Don't let the appearance of this complex fool you. At first glance, it looks like a quiet and safe neighborhood, but that has not been my experience at all. During the 10 months I lived here, I had my gas siphoned, a SWAT team break down a neighbor's door during a hostage situation, and another neighboring unit where a drug-addicted couple had frequent violent altercations. The situation became so bad that I had to call the police over a dozen times during my short time living there. The most frustrating part is that management has received complaints about these issues for years. They will tell you they care and that they are addressing the situation, but nothing actually changes. The responses often feel dismissive and unhelpful. What ultimately pushed me to write this review, however, was how my move-out was handled. Although I moved out before my lease ended, I made every effort to leave the apartment in excellent condition. I had the unit professionally cleaned, including the carpets, and had all holes patched and painted. After the pre-move-out inspection, I even provided management with the invoices for these services. Despite this, I was still charged nearly $500 in additional cleaning and painting fees. I was also charged an incorrect $450 rent balance, even though management had previously confirmed that I had paid the remaining rent and utilities owed. Even after explaining this and providing documentation, they still refused to return my full security deposit. Overall, the experience was extremely disappointing. For the price you pay to live here, there are far better and better-managed options in the area. I strongly encourage prospective renters to carefully consider other properties before signing a lease here. read more

If you enjoy living with termites, Marbella is the place for you! There have been dozens of winged termites falling from the vent in my ceiling bedroom onto my bed. I do not enjoy sleeping with termites. I walked into the leasing office almost 2 weeks ago (9/23) to request pest control. Micah (front desk lady) said she'd get back to me on Mon, latest Tues (9/26 or 9/27). She mentioned that the leasing building had a significant termite outbreak only a week ago and multiple units, in different buildings, had filed termite complaints. By Tuesday (9/27) I hear nothing, so I call. Micah says pest control never got back to her. I call again later that day, stressing that the termite issue is urgent (since they began spreading into the bathroom). Micah responds, "Oh wait... actually they did email us back last night." (Very interesting she found the email after I had to continuously ask her to expedite the issue...). Earliest they can get pest control to do an *inspection* (not even treatment) is next Thurs (9/29). The pest control agent said there are termite colonies with a "king" and "queen" in the ceiling vents. He informs me that the winged termites are sexually mature termites called "swarmers" or "alates." ***These reproductive termites leave their existing colony to PROCREATE, shed their wings, and form NEW COLONIES. I've seen dozens of swarmers per day. On average, it takes 4-5 years for a termite colony to develop swarmers. That means termites have been infesting Marbella Apartment Homes for the last several years, likely longer... Please, for your own health, DO NOT choose to live here.*** The earliest they can do the treatment is Thur (10/6). Meaning, I will have cohabitated with proliferating termites for nearly TWO WEEKS. Even still, reproductive termites can continue to swarm the same location for 3-4 weeks after chemical application is applied (www.turnerpest.com). Meaning, I will be living with termites for 6-8 weeks. I should NOT pay $3,125 in rent/mo to live like this for months on end. I should NOT have to spend hours calling/emailing/walking to the leasing office just to get Marbella staff to do the bare minimum. I should NOT have to spend hours looking up my lease rights and speaking with an attorney to find out I am being treated unfairly by Marbella Apartment Homes... One positive is that Rafael the maintenance man is very helpful and friendly. Unfortunately, I do not see the positives outweighing the negatives. I STRONGLY recommend you seek housing elsewhere. He took his time trying to fix the issues I was having in my apartment, and there were many from move in to move out. Juan is an attentive maintenance worker and I truly appreciated the time he spent making things work for me in my apartment. I have not slept at all since moving here and that makes my chronic pain condition even worse. This is the noisiest place I've ever lived in my life and peoples fire alarms are going off in their homes periodically all day and night. Dogs are barking continuously, people walk around at night talking really loud, and you can hear it right into your apartment. We had a stove that didn't work for the first two weeks living here and after they looked at it 2 to 3 times I had to get my own appliance guy to look at it and the door wasn't shutting correctly so the fire alarm kept going off so I requested a brand new oven. They never reimbursed me for the money I had to pay out of pocket to get the oven looked at. Had a major roach problem in the garage for months and they said they sprayed but I had to go get my own roach spray and do it myself. At night when walking from car to condo there are roaches running everywhere. The trash area is always overflowing and people put mattresses and everything in the trash. I was told my apartment never had dogs living in it because my son is allergic and all the neighbors say there was a dog living there before us. They said we were getting new carpet only to move in and have old carpet with pee stains on it. Living here has been a nightmare. I deep cleaned and touched up paint in my apartment before moving and still got charged over $200 for paint. If you need something fixed ask for Juan, he is great. We're enjoying our new home, almost 3 months in. We've had a few small maintenance orders and all were done on time, super friendly service team and professional- showed up with masks and booties! Coordination with vendors is also good. Gabe the Service Manager, has been in our apartment a few times and always top notch. Aaron, a technician, came on a Sunday for a non-emergency and I was grateful he did that, although it wasn't urgent-- and he is also top-notch. Also there was a nearby brush fire one day and the staff came to knock on every door quickly after we received an alert text-- just to be sure everyone was alerted. Very caring staff. read more

Here's an update to my previous posting of termites in the apartment. Management reached out (Emily who is very nice), however Irving Apartments for whom she works is unreasonable. They continue to let this situation exist and offered me $14 dollars for 5 days compensation even though I reported the issue 2 weeks ago and have had to stay in a hotel this week due to the increase of termites appearing. Attached is what showed up this morning on my bed linens - don't rent here. Irving Company is not fair to tenants, basically doesn't care about the living conditions, only collecting rent. read more

Marbella is an incredible community! I've lived here for over a year and I have never had a complaint. The girls in the leasing office are very professional and extremely friendly. The maintenance guys are the best ever. They promptly take care of every issue I've ever had. The best part about these Irvine community apartments is that they have an iPhone app where you can literally take a picture of anything wrong in your apartment and the maintenance guys will appear automatically, fix it and leave. It's like magic The community itself is quiet, peaceful and close to everything! You are literally steps away from the movies and lots of brand new restaurants. From the beginning Tiffany has been seriously the best. We had to organize our sudden move from LA all remotely and Tiffany was super helpful, professional, personable and really comforting. We never saw the property before and were just going on Irvine Company reputation (having lived in various properties in Orange County) but she was above and beyond before we even met her. Emails, photos, explanations - she was pretty much the best real estate agent :) Then when we moved in she was still equally as awesome if not more in person - because she was charming to chat with and always prompt to respond and handle anything we needed. I have never been happier with a community apartment home ever. I had put in a maintenance request for a light fixture to be replaced as it was very pretty but the bulbs could get pretty hot. This is the area of the house where I work so it was pretty important to me that it could be replaced but it was an unusual request so I didn't think the staff would be allowed to switch it out. Turns out they were! He is the most awesome part of the day was that I had dropped off the groceries and left them on the stairs for my daughter who I thought was 10 mins behind me. The guys came over to fix the light and saw the groceries on the stairs and instead of walking past them and just doing their job that actually took the bags upstairs with them and put them in the kitchen. Ok! OMG! And set the milk in the fridge. I should have been really surprised at the care they gave me but honestly every time i have an interaction with the Maintenance staff they go above and beyond. I am so glad we choose to live here. If I could give this negative stars I would. I have never been treated worse and spent more money unnecessarily at an apartment company. I have lived many places in Carlsbad and would recommend living anywhere other than here. My plumbing was absolutely messed up to where all the pipes in my apartment were being clogged one after the other. I was told many "I'm sorry"s and promises to send a plumber and nothing was ever done. I also talked to management about extending my lease by a month and was told that this was possible. Yet again, many promises were made yet when it came time to extend my lease I was told I couldn't extend and they tried to charge me a late notice fee. I moved in without seeing the apartment before hand and I was a little apprehensive. It was the best decision ever and every day I an so happy I live there. It's absolutely beautiful, the complex is kept up, the staff are wonderful and incredibly accommodating, they really go out of their way to make everyone feel special. The highway is close enough for convenience but you don't hear it, there's a hill to go for a hike behind the complex and did I say SALT WATER POOL?! Yea, get on my level with that. Oh and the walls are incredibly thick... Seriously you hear nothing. Someone could be murdered and you would be enjoying a nice dinner at home and have no idea. But it's too perfect for anyone to be murdered so you're totally safe. You should just go to the pool because life is perfect there. Pool is great, Jacuzzi too. Plenty of parking. Solid maintenance. The only drawback is not Marbella's fault. San Diego rents are nuts. Not just here, but everywhere. *** 200th Review *** I wanted to keep this 200th for a place special that stood out from the rest. My girlfriend and I lived here for 1yr and we couldn't have been happier with our entire experience. First off this place is located in the beautiful town of Carlsbad, it's conveniently located close to the 78/5 freeway, close to shopping centers and movie theater. (Note New 24hr Gym & Movie Theater Opening Soon) It's true what they say about 1st Impressions you only get 1 chance. When we made our appointment to visit this property we were set to meet with Kara. I can't tell you enough how awesome Kara was. She went above and beyond showing the different apartment layouts and what would work best for us. She took us to each available and upcoming apartment to see which apartment location we would prefer. My girlfriend and I were extremely sad and happy to see Kara get transfered to another location. These apartments have a great interior layout and flow. We were amazed with the granite counter tops, cherry cabinets and wood flooring in the kitchen. We went the Tramonti floor plan and man it was perfect tons of space and storage. Nice size balcony fit chaies, bbq and table perfect for having some friends and family over. As u can see from the photos we moved in during water construction which was a pain but once completed was perfectly fine. If u get a garage try and get the extra garage in the middle because they have a secret hideway (man cave) that I used here and there. The salt water pool and spa were a perfect size and definitely good on the body after a long week. They had just finished remodeling the gym when we moved in. Although it is super small they managed to fit the perfect amount of equipment in there and we used it every other day. The grounds were well kept other then neighbors not having an understanding of how trash goes into the trash can. When one employee leaves like Kara, who is pleasant, remembers ur name, waves and makes sure all ur issues or concerns are handled you hope the replacement can live up to the task. There was an in between employee switch that completely took our experience from a 5 star to a 3 star in a flash but then came Jaime who went above and beyond to make sure our final months/weeks the best possible. Jaime went and made it an easy transfer into our new Irvine Apartment complex further south. This complex was amazing and would definitely love here again of we moved back to north county. read more

Marbella/Irvine Company has destroyed my entire life, and caused me to lose most everything and everyone I had. I was poisoned by toxic mold and some kind of putrid rodent created waste bacteria that came out of the HVAC unit, and saturated myself and everything I owned. I had to live in that for 6 months during the first COVID lockdown. I had severe lung, ear, nose, throat, & stomach & intestinal problems the entire time. They denied it even happened, and pretended to do things that did NOTHING, since the rodents were in the crawlspace, and not easily accessible, so they didn't want to have to deal with them. All of my furniture and belongings from my entire life were destroyed. Then, they forced me to have to throw my things away myself with no help, when I was in no condition to do so, which ripped up my insides and gave me a stomach hernia. They then gave me another unit that also had mold due to multiple episodes of flooding under the sink, and into the hallway that they had lied to me about before I moved in there. I told them I needed a unit with no history of leaks/flooding/mold. They gave me the opposite. The movers were the worst movers I had ever encountered in my life. They insulted me in Russian the entire time, broke my things, lost some things, dropped some things, damaged many things, and lied about any of it happening (as does Irvine Company about anything that happens), so I was not reimbursed. Nor was I reimbursed for losing everything I owned. Nor for my health being destroyed. I was also extremely ill in the new unit, with extreme dizziness, coughing, choking, vomiting, goop in my eyes, obvious cognitive impairments starting, continued intermittent lung problems. I had to basically live on the balcony for two years there, as they wouldn't''t let me have another unit. After that, my skin and eyes were so damaged from the sun that I had to stay inside, but just sat in a chair near the window & balcony door to try to get fresh air. I was too dizzy to use the other rooms of the apartment to any extent more than absolutely necessary. And I had to ask for 6 months about the mold. Nobody would do anything until I finally yelled at the maintenance man. Then, they put me in a hotel for a week, and when I came back, it still sickened me the same way. I asked for another unit so many times it's ridiculous. Also, the unit above flooded the laundry area, inside of the wall there, and the 14 year old carpet in the hallway. Yet, they claim it's all fine. It is not. It smells like mold and sickens me every time I have to walk in the hallway (which is often, since it leads to the bathroom and kitchen, etc.). They have a system where you cannot get to any management above the apartment manager. I tried so hard to find someone above the manager, but nothing could be found. I gave up on "Customer Care" which I call "Customer Careless" because they never did anything but report everything you say back to the apartment manager (who already knows, and wont help)--or else totally ignore you. I also fell in the cement stairway here when the stairway door closed on the back of my shoes, causing me to fall facedown with the groceries I was carrying, on the cement, injuring me internally literally from head to toe. All of this, and I am still trapped, sitting in a chair as my life here, because they still wont let me have a mold-free, rodent-free, heavy chemical usage-free unit. But I am so destroyed now, someone else would have to do all of the packing, moving, unpacking, cleaning, removal of boxes, etc. for me--even if I did get another unit. I am too indigent and without help to move on my own. I reached out for help to everyone I've ever known (via Facebook), but everybody ran away from me, as they didn't want to have to help someone in such severe circumstances. Nobody will even talk to me now. When I ask for a new unit, Marbella/Irvine Company likes to send me letters from lawyers, denying everything that happened & all of my suffering, instead of treating me like a human being, and helping me to get a safe place to live. So, that is how I lost everything and everyone due to the abuse & neglect I have suffered from Marbella/Irvine Company. read more

I have been living here for about 3 weeks now and I am absolutely in love with my new apartment. To begin with, when I was apartment searching, the customer service I received and continue to receive is superior. Kayleena, the manager, and Rachael, leasing consultant, could not be any nicer. They made me feel welcomed. It was that special welcome that you receive at your friends house not one you expect to receive in an office/work environment. They both by far exceed ones expectations of customer service. I probably could say they are probably in my top 3 reasons of choosing this location. Which leads to the location: it is central to both Carlsbad and Oceanside. Not to mention how close it is to the freeway! I have been searching in Carlsbad but needed something that was still a less than 30 minute commute to work. This complex works out perfect; I have downtown Carlsbad 2 miles away and all the shopping centers on the other side of the freeway! Now about the actual complex itself: IT IS GORGEOUS! I have already had friends visit me and first thing they comment when they get out of the car is how nice this place is. It is very quiet and mellow. In the afternoons you hear kids playing outside but nothing that is out of the ordinary. The gym on site was a major plus for me! It is open 24/7. The pool is a heated salt water pool meaning we can use it all year long! I have yet to go but I see people randomly swimming at night (keep in mind we are in our winter months in Sunny San Diego). Every aspect of this place is captivating! I highly suggest for you to take a tour if you are considering Marbella. Make sure you ask for Kayleena or Rachael. read more

After having a pretty terrible experience getting out of our last lease, we decided to move into Marbella but weren't able to tour the unit until move in day. When we moved into our unit, we were a bit disheartened by how dark it was inside based on the location. When I reached out to the leasing team they were so supportive and didn't ask any questions about allowing us to transfer units and move into a more light filled one. They showed us all the other available options gave the tour and made the transfer sooo easy. I recently relocated to California from Las Vegas! I looked at 7-8 apartment complex anywhere between Oceanside and Encinitas and Marbella was by far the best one. Here's the things that I love the most about this place: -friendly staff who helped me with every step of this process. -relatively spacious and bright apartments. -amazing location close to the Carlsbad mall and ton of restaurants and shopping centers with nearby freeway access. Yes! The rent is relatively high but so was the rent for every other place I saw. Welcome to California!! This location is super noisy with the freeway right behind it and the main street leading to the complex with constant traffic, trucks, motorcycles etc. at all times & constant gardener noise. I would not ever move in here again or recommend this apartment to my friends! Ridiculously overpriced! I am a dog owner and have noticed the gardener when I walk the dog, right by the entrance with his radio blasting, (since he leaves his car-door open) for all to hear the lovely superloud-sounds...how unprofessional is that? Management is unable to deal with problems. Oh and your rent will increase after one year by $100 a month... Good luck you all! read more

I have to say, I have probably never lived in a better place. The staff at Marbella is 100% on point, no questions asked. Kara the community manager has been more than helpful with anything and everything that has come up. GiGi is also equally the same. The only reason we are leaving is for a work transfer. It has been a flawless process with Marbella, no stress at all. Otherwise I would have lived here for years, or until I purchased another house. The grounds are immaculate, the maintenance staff is constantly upgrading the property and units. Anything that requires fixing is taken care of same day. It makes a huge difference when the office staff is awesome! Kara has made our stay here effortless. I wish my past managers were anything like the staff here. The maintenance guys, Martin and George are so nice. They never walk past me without saying hello. I think everyone knows what it's like to have managers treat you like they don't care. That is the worst feeling when someone treats you like your dispensable. That is not the case here. Irvine Company did a great job assembling their staff. The neighbors are nice and as quiet as one can be. I live in the town home so I don't hear anything from my neighbors. Everyone keeps dogs on leash and picks up after. It is very clean here. We lived in this beautiful complex for over three years and loved it; we miss it to this day! (We lived here prior to Irvine Co. buying it) We had issues with one tenant but, that wasn't their fault and the office staff was helpful and understanding with the situation. The layouts were fantastic, fixtures lovely and modern, and space was well-utilized. We liked having a unit with an outdoor storage closet, and the balcony facing west was fantastic in the evenings. Parking was more than ample and never a problem for us or our guests. Our #1 favorite feature is how quiet it always was. We loved taking walks around the complex and in the neighborhood, and there are two great strip malls and a shopping mall within 1/2 mile walk. Living in a small apartment complex is definitely the way to go. read more

We moved my Father in Law into Marbella last January, after we had a great experience with Rachael showing us the property. His apartment is beautiful, very clean and quiet. His kitchen and bathrooms have beautiful countertops and wood flooring. It's very spacious and he loves to BBQ on his deck. The whole complex is very friendly and peaceful. He has been able to rely on the Marbella team with any minor issue that he has had. Our family is so happy that we found Marbella after we looked at so many other complexes in Carlsbad. Marbella is a great place to live, I have been staying here for 13 months now. I think it is worth the higher rent amount since it is a smoke free community (smelling cigarette smoke triggers asthma for me), plenty of parking, and awesome staff/maintenance people. I do think the pet rent each month is too expensive ($75 per dog) seeing as how other similar/newer luxury locations are only $45 at most. We do have a crazy resident that is across the way from us who screams a lot but that is the only bad neighbor we have experienced recently. The one complaint that I have is there is yardwork going on like 3-4 days during a work week. Idk if this has always been going on but due to COVID/ working from home and having meetings all day, it is really hard to focus/hear in the meeting because all you hear is leaf blowers, bush trimmers, etc. It is super loud... Not exaggerating at all, when I am talking with my SO in the house we have to yell to hear each other when they are working close to our apartment. We asked the management about why it is happening constantly and they just said they could provide us with a landscaping schedule and they needed to have landscaping all the time. So I guess, have to deal with it, which we have been. The inside of apartments are really nice, very bright because of the large windows. The only downside is the type of carpet within, after living here maybe 1-2 months there was a giant dark spot on the carpet which just showed up. We always remove our shoes in our house and it is only adults who have come over, we couldn't think of anything that could have made this stain (bigger than my chihuahua and we know she didn't have an accident in the house). We think it was a previous stain that was cleaned with a carpet cleaning machine and then just showed up again(which is common with tough stains). Even our carpet cleaner spray we have doesn't remove it even though it worked on the smaller stains around it that showed up. So we either need to buy a rug to cover it or spend money on a special carpet cleaner machine to try and get the stain out temporarily until it shows up again. The reason I didn't give 5 stars is the monthly pet rent cost is WAY too expensive and the constant landscaping throughout entire week, every week is distracting and interfering with us working from home. I have been a resident at Marbella for about 1 1/2 years and I'm so grateful to the staff. Gabe and Aaron, the maintenance team, are simply amazing at what they do which is to treat each tenant as a valued guest. Each time I've had an issue, they respond quickly and take great care inside my home, and then always follow up with me personally to make sure that I'm happy. I'm lucky that I've never had a real emergency in my apartment and yet they always treat me respectfully and like I'm important! I've been here two months, having moved from the UK. I spent a couple of weeks in a hotel looking at numerous apartments and not really finding anywhere I could see as a 'home' in my budget. I loved this place when I first viewed it; the rooms are a really good size, the finish is great inside, the patio is a really good size for a complex like this, and even the exterior, with the stone/shrubbery etc has a really 'expensive' and appealing look to it. I had a few issues with my moving in, due to me being funded from the UK etc, but Kayleena and Rachel were really patient and accommodating, not seeming to mind when I had odd requests for them to fill in a questionnaire on the place, or clarify yet another irrelevant point for my work's benefit. The complex is really quiet. Everyone you do see is friendly enough, and the pool/jacuzzi are a good size and a perfect temperature. Salt water beats chlorine hands down! I would certainly recommend Marbella to a friend. I've had plenty of compliments on how nice the place is, both from envious friends living 2 miles closer to the village in a run down 1 bed for what I pay for 2.. (It's $7 to the village in an uber!), and also from friends and family in the UK who wish they could live here! I've read a comment on here about the 'dodgy' location near Oceanside, and not being 'proper Carlsbad'. 1:Geographically it is at the very northern end of Carslbad as a city boundary, but it is due East of the village (2.5 miles-I've ran it numerous times!). 2:The staff have addressed concerns about security. You now see a security patrol on foot every night. No concerns here. read more

After doing a ton of research, we finally decided to stick with Marbella. Considering it is a huge (and fast) move, we had to find something we knew we could lock in without actually touring the property. I was connected with Heidi. I believed that since the apartments are managed by a big company, we wouldn't get very much communication other than a few emails here and there regarding leasing. BUT, Heidi quickly changed this theory. I swear, she has been the MOST helpful person! I say person and not leasing member, because she has helped me in ways beyond just locking down an apartment/lease. After many many phone calls and emails, here are a FEW things Heidi has done for us: 1. Got us a great deal on our apartment. 2. Helped us set up the application system, because it was glitching. 3. Helped us get all of our documents in order, making everything official 4. Answered all my questions - from cable, to commuting time, to renter's insurance - EVERYTHING ANSWERED. 5. Helped my husband get started on his job search 6. Helping us network with as much resources as possible to make this a smooth relocation Proven, Heidi is extremely professional and genuinely cares for the people she works with. I am SO glad we chose Marbella, mainly because of Heidi! I have all of these good things to say, and I haven't even seen our apartment yet ;) I'm sure it will be great! read more

Stay away! People at the office do nothing (though they are really good at pretending to try). Mice issues with unpatched holes, noisy as heck neighbors! One night there was a crazy loud party and it went on for hours. Security is a waste because when you call they find a reason not to come out. Not gated off when it should be to protect renters who've had their car broken into and garages. It's a shame because they will wait for something insane to happen then finally get gated off. I guess robbery and drifters aren't enough to secure the tenants safety and belongings. When I first moved here I noticed how cheap and dated things were like the sticky adhesive flooring, the old and ugly cabinets barely working stoves and cheap/rushed paint jobs. But boy did I wish I knew about the bad plumping and holes under sink that caused mice to enter my apartment. The rent is overpriced for what you get that it's a joke. Maintenance men are often changing so strangers are entering your home without a email or update of changes--maybe a introduction email will help with a picture so residents would feel a little safer. Also the cops have been here a lot lately. For the last week almost every day and the office staff won't tell us why. This just isn't what I signed up for and things seem to get worse not better. Due to the mice and still open holes I don't feel safe in my home and am counting down for my lease to end! -Anna read more
