They took the time to…read morethoroughly educate me on the significant differences between true short-term rental insurance and a standard homeowners policy. I had no idea how many potential coverage gaps exist when using a traditional policy for a short-term rental. What really stood out was their expertise in this specialty area. They clearly understand the risks unique to short-term rental properties and explained everything in a way that was easy to understand -- without pressure or sales tactics. The cost was comparable to what I was paying before (slightly higher), but the coverage is far more comprehensive and specifically designed for short-term rentals. For the added protection and peace of mind, it was absolutely worth it. If you own a short-term rental, I highly recommend talking with Proper Insurance before assuming your standard homeowners policy is enough.

Based on that assurance, I canceled my existing policy with another company -- effective that same date -- to avoid paying for two policies at once. It turned out the coverage was never actually processed, leaving me with a coverage gap. Since then I've had to chase Ian repeatedly by email just to get a status update, and calling customer service was no help -- I could never reach him. As of 7/24, the effective date I was given, the policy still isn't processed and I have no confirmation and no response. When someone tells you your insurance will be bound on a specific date, you make real decisions based on that -- I canceled real coverage on that word. Following through on those commitments, and being reachable when something goes wrong, is the bare minimum for an insurance provider. I can't recommend working with Ian Smith based on this experience.
