These false advertising people say one thing to get you in the door and then charge you what they waived for you to move in. No fine print. They charge your guests to park miles away and have to walk to your apt. I'm sure they are saying they are following rules set by the management company. So when is the person with true business aptitude that's not on the end of screwing their customers gonna stand up?? I moved to briarwood towards the end of my pregnancy literally 11 days until I gave birth the moving process was So well done . The people in the office were very friendly & put me in a Available unit ASAP! Which was perfect . I picked the bottom unit which was the only one available. It was convenient for me because of the stairs & the privacy our balcony gets . BIG MISTAKE! My upstairs neighbor is like a roommate at this point I can hear everything ! The closet door opening him flushing his toilet , walking running Leaving out his house .. uhh that was not great with a newborn baby at All & not only upstairs my next door neighbor smokes & you can smell the smoke threw the walls . So our house constantly smelled like Cigarettes!! Not great with a newborn or children or even a proper human being.. When sitting in my living room I can hear everyone leaving and coming out peoples tv or music literally just sitting in my own home ... ANNOYING!! Next is the bottom patio as much as I love the privacy I hated not being able to enjoy it at All ! Literally my entire time living here I couldn't hang on my balcony. The Rain would flood my balcony for weeks which means bugs & flies. I called them to drain it . They did a few time I guess after the second time they just said F it . And I never got it drained again . People throw everything over my balcony no sunlight comes down. Not even my bedroom window. But what does come down is the Bugs ..! Cricket, huge water bugs etc... I called them about that they sprayed but they still get in they just all die in my bedroom which is so gross to see when you wake up . My window flooded so that's even more bugs . I wasn't ever able to enjoy my home with my family it wasn't Home . It was more like uh I can't wait until my lease is up . A countdown . People that work for them would literally just walk in my home & that gave me such anxiety especially since it always feels as though someone is in my home with the thin walls .. If I could do it over I would've picked a 3rd floor unit . The parking Sucks ! Their is always people getting kicked out around here everyday you will see people things outside your building which isn't inviting at All . The fees are CRAZY . The structure & design of my unit was cheaply done . The painted tub chipped the first month of living here . The carpet in the bedroom is pushing back . The carpet is horrible & cheap . So hard to keep up with especially with children The room is spacious the house is spacious but I wouldn't recommend no one to live here . The entire office are clueless & don't communicate with each other at all !! my family & I were very sick & I'll due to the black mold in the bathroom,& mold growing out of the walls & when we asked for help from the maintenance they said it was normal & just replaced the wall in the bathroom instead of properly killing the mold. They also said it's mold in a lot of the properties & haven't had any complaints. As a mother I couldn't live in such a unsafe environment with my children .. They truly neglected our apartment & we got fined like crazy when moving out ! It's a Horrible place Period !! I moved to Briarwood Place in mid-September 2020 and have struggled with whether or not I should leave a review. I decided to do it because I feel that people need to know exactly what they're getting into. I've had nothing short of a terrible experience with this place right from the beginning. My biggest issue with this place is that there are roaches. I've been dealing with this since early November, and management has treated the issue very casually. I've asked multiple times for them to have the entire building treated, but that has not happened. In the month of December alone, I've had pest control come to my apartment 3 times. Additionally, I've set off 2 room bombs on separate occasions during the month of December in the kitchen where I'm having the problem, I have 12 roach traps in my cabinets, and I've been spraying on a near daily basis, but that still hasn't completely solved the issue. I live in this apartment with my 6 month old son, and this is totally unacceptable. I barely go into the kitchen anymore and I've been spending my money eating out and ordering food because I don't want to deal with roaches in my kitchen. I am stressed out and concerned that the issue might spread to other parts of my apartment. I've spoken to Alisha, Raysa, and Ra'Aana about this situation. They are all aware. This should be treated seriously because everyone knows that if you see one roach, there's probably a bigger problem. The roaches are the icing on the cake of a really negative experience. After signing the lease virtually, I was told that I had to sign other papers in person and if they weren't signed in person on the date of my lease commencing, my lease date would be pushed back and it would increase the cost of my rent. As a result, I had to put myself and my then almost 3 month old baby on a plane from Rhode Island in the middle of a pandemic for about $300 to Maryland to come in overnight and sign 5 or 6 papers that could have been done virtually like the lease. After moving in, I had to put in about 4 or 5 maintenance requests in order to get someone to come fix leaky fixtures in my bathroom and a constant running toilet. I was never actually given a parking pass, and then I was required to pay for a new one when I was never given a first one. And now I have roaches. The apartment itself is actually really nice. To be honest, I could deal with the poor management and most other issues, but the roaches are a deal breaker. All I know is that this is not something that I will be dealing with until next September when my lease ends. I just think that people really need to be aware of what they are getting into when renting from this place. This may not be an issue in all of the apartments, but it is in mine, and if I could go back, I would have rented elsewhere. read more

This is all a lie . The heater never works at night no one has ever came when it's not working. I made a complaint every day asking someone to take a look at it. The times I need it the most no one will come and I called the emergency number but I am told the same thing every time wait until the morning. This situation has never been resolved and bring in a space heater that does not warm anything so not a fix. The heater was unplugged because I do not want Pay for a space heater to rain wasting electricity when it is not doing anything that is a waste of money and I will not waste money. That heat is out at the current moment and I just called the line and they still won't come fix it. This has been going on for over a month now. I have done everything I can to be patient and waiting on this to be fixed but I see that no one cares in this organization. I have slept many of nights in my car trying to stay warm. I have pay for hotels to keep warm. I have to pay other people friends to sleep on their couch to stay warm. I even try sleeping on the bathroom floor with the shower running on hot to stay warm, But that just result it in the floor getting cold when I turn the shower off and me being soaking wet still having to go sleep in my car. The amount of money I have spent to try to stay warm is the reason they should be a rent concession. I am willing to do whatever it takes to be warm at night you can let me come stay at your house and you can sleep in mine if that will help you understand how horrible the conditions is living here. Is it is it supposed to snow Wednesday and at the rate that everything is going I'm going to be the only person in Maryland without heat freezing in the 1700 all the month appointment that no one cares to fix and I'm sure that you be warm in your bed, But I offered again the invitation to come stay one night here and find out what is really going on the problem stores around midnight unless all the way to the a.m. please why don't you come join me and see what it's like one night or if you want I can show you what it's like sleeping in my car it is so uncomfortable but it's the only option I have due to other financial responsibilities. This is the WORST apartment I have ever had the displeasure of living in. I've been here for 3 months and between there being something in the vents that makes me sneeze (I even got sick one time), inadequate visitor parking, towing because there is inadequate parking, and the subpar, rude, and ghetto office staff I think living in a cardboard box would be a more enjoyable experience. I'm thankful that my friend let me stay with her as I had no where else to go and I did enjoy staying with her but the management of the complex was lacking and made both of our living experience very vexing. Also, the quality of people that live here clearly shows that Berkshires allows anybody to live here. My recommendation is that after I move (in two weeks) that this whole place be demolished and never rebuilt. read more

I had a problem with my upstairs neighbor stomping at night and I asked management to speak with him and they did nothing. after speaking with them a few times and no action was taken, I had to speak with him myself. The apartment isn't that good. it's about as good as the other apartments in the area. The walls are thin. you can hear people above, below, and next to you. Not only that, maintenance is bad. Not even a hello to acknowledge you have walked in the office and seeking assistance. The apartment being ready for move in didnt seem important. Work men came in the get the apartment ready on the same day and also couple days later of move in. This is unacceptable. When you call to ask a question...the answer you get.....its in your folder. I really love my apartment complexes briarwood! I have been here for two years and signing a lease for another year in a bigger apartment. Today they had a cookout for everyone in the complexes! They had a bouncer for the kids,food,drinks, and the staff was really nice. I am a vegetarian and they even had food to accommodate me! There were vendors there that they also supported. Absolutely loved this event they through and definitely plan to come to more! read more

I've been living here for almost a year and a half. The move-in process was smooth, my leasing agent (she isn't there anymore) was amazing. the only reason I'm not giving Briarwood a 5 star review is the fact that the walls are so thin. Luckily my neighbor next to me is very quiet and I never hear a peep out of her and her TWO children. My neighbor below, well...that's a different story unfortunately. First, the people (not everyone) in the leasing office "Darren Walls" is EXTREMELY condescending. They talk in circles. I was 4 days without heat and currently I'm sitting here while the very nice maintenance guy George is trying to fix it but I hear him saying that he don't even know what the issue is. Leasing clerk do not care about their residents when it comes to stuff like this. How would you feel if you had to take a shower in 60 degree weather. It gets colder at night. Literally I called at least 3 times in a 3 hour span. I had a guest over to make sure I wasn't crazy and she even shook her head in disgust of how rude and condescending he was. Ms. Dyer and her colleagues were not only extremely professional in my dealings with them but she was also extremely compassionate and empathic to me, as I dealt with what was an emergency housing need. I was fortunate to have her answer the phone when I called Briarwood Place and from then on she made what was a very stressful situation, manageable. Ms. Dyer, and her colleagues for that matter, greeted me warmly and were extremely helpful in assisting me throughout the application process. Having to move family members close to the Christmas holidays meant that there was not only a time element involved but given that the relatives I was moving have limitations, made it all the more stressful. We were able to complete the application process in a timely manner, receive approval, and complete the move all before Christmas. We are indebted to her for all her assistance. read more

Our AC hasn't worked since the start of October. It's now November 15th and they've had our trouble ticket for over a month now. We've had to call several times in order to get any sort of reaction from this staff. We've only spoken to each-other about the issue twice. Not once have they contacted us without any sort of prompt. Had we not mentioned it, I'm confident our AC wouldn't have been fixed this winter. A contractor stopped by once to work on the issue. This was last week. He left without any message or update on the issue. I call the briarwood staff a week later and we can't get an update on the situation. A few weeks ago they dropped of this space heater with us. It's definitely not designed to heat up over 700sq ft that is my living space. My apartment has been at a steady 40-60 degrees Fahrenheit daily this past month. Freezing temperatures outside with no working AC is not considered an emergency with Briarwood place. Be aware when planning to move your spouse and/or your infant children. Their health will be ignored. read more

This is the perfect community if you are an animal lover. I moved here 2011 because of my dogs/pets and I love the accommodation. There are 2 dog parks on the grounds. It is very close to Laurel Towne center and several strip malls, and a massive shopping area. Many restaurants and banks at a mile & a half, my kids attend school at 2 BLOCKS. As for walking pets at night, I have nothing to fear. so far. read more

I just moved in 2 days ago and I've already had it with this place. First, I came in to see the place on Saint Patrick's day so they had a lot of specials at the time and were very busy.I didn't fault them for that since it was a holiday. I saw a two bedroom with carpet and upgraded appliances that look very nice for the price. I was told they only had hardwood around the time of my expected move in, which was fine. I went through the first half of my application process with Keri. she was very nice and helpful. They primarily use tablets for their application process and it took forever because the application was loading incorrectly on there. I paid the application fees and loaded all the documents they needed on my application and my boyfriends application. A few days later i get an email from Tamika saying they need all the same stuff i had already uploaded on the application send to them. so I emailed all the things she asked for. A few days later we get approved. The original apartment we applied for the resident was suppose to be out by the 4th and we were to move in by the 14th. I called Tamika on the Wednesday before a move in, and i asked when i would be able to see the actual apartment since, we won a free accent wall and i wanted to pick out the color and wall. She told me she needed to speak to the maintenance team and would call me back. 4 hours later, no call. I emailed her, no response. So i called again and spoke to another female and she went to ask her what the maintenance team told her. She comes back on the phone and tells me the maintenance team told Tamika that there still working on apartment. Now cut to Saturday, a week before move in a she calls us and says the resident that occupies the apt is no longer moving out. So its pretty obvious she was lying about the maintenance people working on the apt now. she tells us she can put us in another apartment and that we can stop by Sunday to see it. We come Sunday and the apt is on the very top floor, which i didn't want and was a completely different layout. i told her no i didn't like it. She takes us bck to the leasing office says there another apt but cant show us till Monday because it has to be approved by maintenance first. she told us she was call us by 9:30am and even told us not to call because she would definitely call by 9:30am. 9:30 came and went. 10:30 came and went. 11:30 came and went. Still didn't heat from her. So I decided we would just come to the office. She was there. you could see the shock on her face when we walked. She told us to have a seat and was clearly annoyed we just popped in on her. We never even got an apology. cut to move in day. She was not there. i had emailed her our renters policy and BGE acct number prior, ended up having to give all that info again on move day. Then today she calls me and emails me and says we owe $50 in application fees. i told her i paid both application fees and tells me she'll check if the money is on the previous application for the original apartment. WHICH IS WHAT SHE SHOULD'VE DONE BEFORE SHE CALLED AND EMAILED ME. Morgan Properties needs to better train their employees or better screen potential hires. Now. the apartment itself. Walls are PAPER THINNNN. you can hear music from your neighbors below you. stomping from the neighbors above you and talking from the neighbors beside you. But the apt is large and clean so far. If you sign a lease months in advance, BEWARE!!!!! My journey to lease an apartment with my boyfriend at Briarwood Place started off great. I was shown an apartment in early April, quickly applied, and signed a lease in May. Fast forward to thirteen days before my lease start date in June, I called Briarwood to confirm what documents I needed to bring with me in order to move in smoothly. I spoke with Darren, a property manager, who told me what documents to bring and that was the end. However, a couple of hours later, my boyfriend received a call from our leasing consultant Tamika, who said that they could no longer honor our lease of renting a top floor one bedroom apartment because the current occupants have not left and could only offer an apartment on the middle floor instead. This was also confirmed by Carrie another property manager. I quickly called the office and spoke to Darren. When I told him what Carrie and Tamika said, he seemed very confused and unaware of the situation. I spoke with Carrie who did not seem genuinely apologetic of the situation and mentioned how big of an inconvenience it is to her and her team. WOW! I asked for the number of the corporate office and spoke with a regional manager who agreed with Carrie and said basically there is nothing they can do even though WE SIGNED A LEGAL DOCUMENT. According to Carrie, we signed a "pre-lease" and it is not legally binding until we pick up the keys (WHAT?!). We cancelled the lease and will be receiving our deposit back. However I will NEVER rent at another Morgan Property community. The lack of organization at this office is disheartening and they do not care about the inconvenience they have caused. Apartment grounds are badly kept outside of apartments with maintenance storage in them especially in 8812 hunting. The maintenance crew very often park gold carts in the grass which has caused a ugly dirt patch. In addition the crew very often congregate in these locations sitting on the grass, eating lunch and basically causing an eye sore in front of the buildings. They take up valuable parking spaces during the day for those of us that have a hard time finding parking. Also they are often passing things through the window to the storage areas instead of taking them through the building. This looks sloppy. The windows to these storage locations are also badly kept with the vertical blinds in disrepair. I recommend that management keep the maintenance off the grass because it looks horrible. It doesn't hurt to park the golf cart in a parking space and walk the items they are carrying into the building. I can't in good faith recommend this community to anyone knowing that the upkeep of the grounds are horrible around certain apartments. read more

I would have to agree with all the other negative reviews provided regarding this apartment complex. We signed a lease for a one bedroom, one bathroom apartment with hard wood floors, paid the security department and thought we were all set. We show up on move-in day only to find that the apartment that we have a signed lease for is still occupied. We went back and forth with the leasing office to find another one bedroom apartment with hardwood floors and were told that none were available (one of the main reasons why we decided to move to this apartment complex in the first place was because of the option for hardwood floors). After spending around 5-6 hours in the leasing office, a solution was suggested to let us move into a two bedroom, one bathroom apartment with hardwood floors. We told them that we should not have to pay any more for rent than what we were promised when we signed our initial lease for a one bedroom since this whole thing was a mistake on their part. The property manager agreed to a lower price after several hours of negotiating. We signed a new lease with the negotiated amount, but was never provided any documentation to show what our negotiated amount was (this was mistake number 2, mistake number 1 was still moving forward with them after finding out our apartment was still occupied). Cut to about a month later when we are ready to pay our first full month of rent and the amount listed on the website is not the amount we agreed to. Of course we have no way of confronting them about this because no one provided us with any documentation the day of our move-in. We have been going back and forth with management about this and they are not budging. The moral of the story is, don't lease an apartment here. If you do, don't trust the management and get everything in writing. Their management office is not organized and a lot of things fall through the cracks and/or are manipulated to cause you to pay more in the long run. If I could go back in time, I would have left the office and found another place to live once they told me my apartment was still occupied. Lesson learned. read more

I wouldn't recommend this complex to anyone. My process should've taken only two weeks, instead took one whole month. During the process, the Leasing Consultant Jasmine was very inexperienced. She messed up on my paperwork a few times and had to catch her own mistakes. Her lack of knowing would've caused me to pay another $100 Holding Fee that I already paid for the initial apartment I set out to rent. Eventually that apartment was rented out. However, all she had to do was get the authorization from the her higher authority (the Property Manager Brenda) to transfer the Holding Fee I already paid to a new apartment that was available to me at the time. Jasmine also told me to bring in certain funds in a 1- day notice. That is not enough time for anyone to prepare themselves and they mainly accept money orders, especially for me because I work 2 jobs. Her lack of knowledge and experience would've caused me to come up short of the funds necessary to pay off certain amounts necessary to move- in. I had to speak to her Supervisor Carrie to let her know that working with Jasmine was becoming very uncomfortable for me. The Supervisor Carrie is very rude and unpleasant, and her tone is naturally condescending. She barely tried to accommodate me in the process and in the process I became highly frustrated. At a point, I felt like they were giving me the "run-around" for the same documents I already submitted. In other words, I felt like the staff overall there was ghetto and non- experienced, the level of Customer Service has caused me to never mention their names to anyone I know looking to move in the Laurel area until they acquire new staff, only then will they even be better able to accumulate more renters. I actually had to switch over to a different Leasing Consultant, Christine. She kept calling me at work on my full-time job for the same paperwork. As a result of that, I had to keep running out of my workplace to speak to her to find out what the next steps were that needed to be done. By this time, I was highly frustrated. In the most respectful way, I had to make Christine recognize my frustration by raising my pitch firmly to get my message across to put things into a realistic perspective with the time we were working with to make things happen (because I work full- time and part-time). It seemed like being nice to her and anyone there was like an oxymoron, made them want to take advantage of you. You shouldn't ever have to feel like they are trying to intimidate you. Personally, I made sure everyone of the staff knew that I wasn't gng to allow that to happen and they approached me differently. However, MOVING IS STRESSFUL ENOUGH and shouldn't be more complicated when you are pulling money out of your pocket for services they should be able to provide, and that's anywhere. Christine wasn't even a person that could really make much happen. She didn't seem to grasp that "I'm unable to be in 2 places at one time." The last time I checked, no one can who isn't a celebrity. The only person that I felt hope with was the Property Manager. Brenda allowed me to fax over documents, but wouldn't budge to sign off on those pay stubs from my part-time job to proceed forward with processing my information. I even had my job call them to verify my employment. I finally came to the conclusion that this place wasn't for me. Unfortunately, it took 1 month of stress and running around to accept this fact. I also had to step back and ask myself, "Would I really want to move in a place under a staff with Poor Customer Service that I have to question everything they do to ensure they won't steal my money?" I think any normal person can answer this question. At this time, I end up requesting for my Security Deposit money that I submitted back, and all other funds that were refundable, I put it towards moving to a whole new apartment unit/ complex.The staff is so much more knowledgeable, welcoming, and relatable. Absolutely experts in charging hidden fees and exploiting residents security deposit with absurd and senseless charges. Please do not make the mistake of leasing here . Once we were ready to turn in our keys and have the inspected, we called the apartment. We had done a fantastic job keeping the apartment in good condition and clean. Carpet was spotless clean and undamaged . After we moved out we were charged for the "damaged carpet"/ "color restoration" $275.00. Our lease ended on 5thjune and we moved our on 2nd June (We paid our rent and electricty bill in full till 5th) and they charged us early termination fee of $100+. Utility bill jacked up to $314.00. We never had such high utility bill. Something was not right. Also the management wont answer you after charging you all this, wont mail the notice, or care to call to inform. When you call and inquire about your security deposit. They will tell you to get answers from collections agency directly. How in the world you directly gave my case to collections without me being informed of any of these charges. And When you receive the shock of being charged so much, collections@morganproperties answers you. This property should be dragged to court and sued for being so wrong to people. Management apparently ONLY sits and charges people, they don't care to inform people or respond to queries and they certainly don't care about pushing you into the big mess. I regret leasing with Briarwood and will make sure that none of my friends and family lease there. Nothing is ever perfect. But I like living here. It is a friendly and clean community. Today they gave out to-go breakfast for everyone that dropped by. They also gave turkeys to two residents. Some things could be better, but this is a great community to live. Lastly give the girls of the leasing office, a raise that had to wait in the cold to give us our breakfast. read more

I would not recommend this property. Since moving here over 3 years ago as a Berkshire Resident I never had any problems. Office staff was extremely friendly they all knew you by name when you walked into the office. Maintenance was always good they finished your service request if not the same day by the next day. Apartments are huge lots of space. The grounds were always kept up with the previous management. Now Morgan Properties has taken over, everything has changed. Sure as a prospective tenant your first impression you would be blown away by the 2 dog parks, pool, gym, playground. The apartments inside are nice but of course they have to be to get you in the door to sign the lease. All Morgan Properties cares about is your MONEY. Every little way they can pinch your pockets for a few more dollars they do. Whether it be for Reserved Parking $35.00 additional every month!! Why should you have to pay to make sure you have a spot to park any time of the day. Or Towing yes they Tow and the office does not care what the circumstances behind the tow they will do nothing to help you. Or a huge spike in Utilities since the prior owner in which they did not send any type of letter letting residents know about this ahead of time. They waited until residents called in to find out why and complained they in turn they sent an email out a month later. The reason for the spike was the previous owners had a cap to which they would only charge residents so much we pretty much got a discount on our utility bill. Once Morgan Properties took over that was no longer the case they told residents it was a courtesy that they did not have to honor. If that doesn't show you they don't give a damn about Residents I'm not sure what more you need to hear. And now the office staff are completely unprofessional and rude with the exception of judy she is and has always been pleasant to deal with. I have also dealt with the "Regional Manager" who is a liar she lied right to me like no big deal. The Assistant Property Manager Keri is extremely unprofessional she does not know how to talk to people. If a resident calls with a problem and you don't understand what they are talking about the smart thing to do would be to be quiet and listen that way it can be resolved. Don't be rude and ignorant because you feel as though you have a little bit of authority. I have had multiple problems with her when trying to get something fixed that they charged me for incorrectly. I'm not sure who would put someone with that attitude in a position of Assistant Manager. You need to remember RESIDENTS PAY YOUR SALARY. If you had NO RESIDENTS YOU HAVE NO JOB. And to find out that multiple residents have had problems with Keri is not surprising they have all said the same thing she is rude and nasty with a bad attitude. Which is the reason why some have not renewed there leases or have just left without finishing there lease out. I would not recommend this property to anyone. Sure it looks nice but the prices continue to skyrocket with no upgrades in apartments and utilities are now due by the 5th with your rent or they charge you late fees and court fees. How do you charge a resident for something that you are not entitled to receiving but tell them you can not reverse the charge and ask me what does my lease say about it. Well since you work in the office isn't that your job to look over and review. Are you crazy if it is not the 4 corners of my lease you can not charge me for it! The simple thing to do is reverse the damn charge and apologize for charging me incorrectly but of course that didn't happen instead you think its better to speak to an adult like a child and argue back and forth. What type of Assistant Manager does that?? Ridiculous it is all about money with them and don't have a problem with the office that you need help with because your going to either get no call back or a rude and ignorant response. Walls are paper thin so you can hear everything around you, pipes creak and shake every time some one turns the water on. Dog poop all over the property and its never addressed. Honestly I am glad I do not have to deal with them anymore and have moved on. If you can afford the rent and utilities here you would be so better off going somewhere else! Have made numerous attempts to reach corporate to remove fees they are not entitled to and have not been called back yet. All they care about is money residents don't matter here. read more

Unfortunately, this review mandates a star. So I will give Briarwood ONE star, as undeserving of a complex that it is. I lived in Briarwood for 2 years. Shortly upon my move in, they switched management companies. At the end of my first year I didn't renew my lease and instead opted to go month to month as my lease indicated I could. When I gave my 60 days notice they told me that I didn't have a valid lease as I didn't sign under Morgan proprieties. They wanted to charge me a FULL months rent for a month I wouldn't even be living there after my move out. When I tried to discuss my lease, they threatened to take me to court for that months payment and breaking the lease. AND threatened to charge me "back-rent" for month-to-month fees. When I said maybe I'll just stay the month, guess what?! I couldn't because they had rented the apartment right out from Under me! Yes- they were planning on charging me rent when a new tenant was already slated to move in. When I confronted them with this information, they back pedaled and stated I would "only" have to pay the prorated rent for the time I was out of the apartment and new tenants took over. I was livid, refused but becuase they sent me a nice collection notice with indication they would follow up with legal action, I coughed up over $300. A month later I started getting harassing phone calls on my personal cell, WORK PLACE, and even email addresses from a collections agency that Morgan Properties contracted stating I owed a full month of rent. When I contacted the property, they refused to deal with me and instead referred me to Morgan Properties. I received a curt email stating "your name has been removed" from a list of people who owed debt to the company. They sent me an ENTIRE list of names (mine included) with contact information for people who allegedly owed Briarwood and Morgan Properties money!! What if I was a con artist?! Or a horrible person?! And they just sent me all this information that I could have used to open a new line of credit or all sorts of awful things. PLEASE I BEG ANY POTENTIAL residents, DON'T move to Briarwood or ANY Morgan property for that matter. read more

we moved to Briarwood place in September 2016 and barely 3 months, my vehicle was vandalized.laurel police informed us there has been lots of theft and vandalism in Briarwood place and they would investigate. Two days later, a vehicle we recently purchased was towed the same day because we didnt have a parking permit. we notified the office once we got home that we needed a parking permit and was told they didnt have any and it would be about a week before they got more in. when we realised the car was missing, we went to the leasing office and was told nonchalantly that no cars were towed, the car was stolen and they have nothing to do with it. We had to frantically search the entire parking lot in the December cold with a child, trying to locate the vehicle. with no luck finding it, we decided to call the tow company and was informed the car was towed. We had to pay $170 to get the car back, and over $300 to fix the broken window of my vandalized vehicle in the same week. when i approached the leasing office with all that has happened, we were told it was not their fault. we live in fear and no peace of mind because we didnt want to go through the stress of moving with a child. So far we have endured coming home in february to an open door, because maintenance left the door unlocked. Unbearable noise from the neighbors above us, which we noticed the first week we moved in and notified the manager. We sent a recording of loud noises which kept us up every night and was told we needed 3rd party witness by maintenance. when i called maintenance i was told it was not their job. we sent several emails informing the management that if nothing was done, we would terminate our lease but the noise continued. we suffered sleep deprivation and have had to sleep in hotels to get some sleep. our breaking point is the recent roach infestation which is unhealthy for a child. we finally had enough and put in our notice to move and got fined $2073.81. because we still have 1 month left on our lease. read more

This is the worst place to live. They do not respond to maintenance. They over sell you on apartments. I moved into my apartment and it was owned my a resident for 10 years. When I moved in, the apartment bathroom, walls, and doors all looked like it was patched and poorly put together for me to move in. I use to live on Hunting lane side and the apartment was SOOOO much better. The ladies in the front office are a pain. Our lawyers are dealing with them b/c they wouldn't let me out my lease for military reasons. So, I was told I had to pay the early termination fee! read more

Stay far away from here. This place is horrible. You hear every noise inside and outside of your apartment which includes trains, heat and a/c, neighbors as well as teenagers always running around and not showing respect for the community. Apartments are not upgraded and everything about them is cheap. The office will be responsive for a while and then will just stop trying to help. read more

Moving into this apartment complex was possible one of the worst mistakes I have made to date. The management is extremely unprofessional, with the exception of one of the ladies there who actually knows what she's doing. You go to the leasing office and realize they're more concerned with socializing with each other than actually assisting you. The guy there by the name of Darren is the absolute WORST. My car has gotten towed from this location twice so far and in both instances, it was due to negligence on the part of the leasing office and I had to literally pay the price. The apartments are poorly insulated so you can forget ever feeling warm during the winter. And they charge more service fees than anything else. You pay more in service fees than utilities. And if you think you'll ever be able to find parking if you get home after 8pm, you're out of luck. It seems like they made this place with no consideration for the fact that people own cars and need somewhere to put them. And then use their inefficiency as a reason to tow your vehicle if it's parked somewhere it shouldn't be, yet they give you INADEQUATE PARKING. Just fire the entire office staff and start over because this entire place is a mess. Too much rent being charged for terrible services and mediocre apartments. i have lived at this apartment for 2 years formally was under a different management up till 1 year ago, i must say the old management were much much better, staff were friendly, they were like family , you can go there and discuss your issues and it was addressed promptly, the new management OMG, the staff are so RUDE, they act as if you owe them, never smiling,they do not pay attention to you when you walk into the office, many people have left this community especially my building at least 5 people in different apartment LEFT all within 1 year, new neighbors are so RUDE, Packages have been stolen several times from my apartment door, Neighbors liter all the time in-front of the apartment building, trash, bicycles in front of the entrance blocking your path to enter your building, kids riding bicycles in parking lot (SO PRONE TO SOMEONE HITTING THEM). DOGS are never on leash, complained many times to staff, staff do not care because their dogs are not on leash as well, i grew to hate this place more and more and couldn't wait to LEAVE, i do not recommend this place to anyone , Kids hang out in-front of the building all hours of the night, knock on your door, maybe it was my apartment building itself but they place was TERRIBLE. Heater stopped working several times when it was -10 degrees outside one winter, they have replaced it many times and it kept on breaking.They do not have personal meters for your apartment so your utility bill is based on the overall usage of the apartment building, which sucks !!!!!!THE STAFF ARE THE WORST, they are nice when you come in to apply but rude the moment you MOVE IN.
