Kyle completed a home inspection as part of a house purchase we made, and the thoroughness of his report surfaced a number of items that hugely influenced our final decision to offer, as well as our final deal. Not only was the report thorough, but Kyle took the time to ensure we fully understood everything he had noted, and talked us through each concern and finding. He also took time to share his perspective on possible solutions for each item, and made himself available if needed for follow up. My real estate agent recommended Kyle to us for the pre inspection before our house was on the market. I feel regret that I didn't check on Yelp first, just blindly trusted my realtor. He pointed out that the tile grout in one of the bathrooms is showing signs of absorbing moisture, it needs to be cleaned and sealed. We fixed that. He also stated that "the glass door to the bathroom shower does not appear to be made of tempered safety glass. This is non-standard and unsafe." We can improve that. But he further wrote , " the finishes and fixtures are old and will be increasingly unreliable. Updating / remodeling this bathroom would be a logical improvement in the near term. The urgency of updating will depend on how often this bathroom is to be used and personal desired for reliability and cosmetic appearance". Inspectors must avoid subjective judgments and opinions, instead rely on objective observations. They should not state that a system is "old and will fail soon" as they are not qualified to predict its lifespan. The term "old" for prediction a failure becomes problematic when used in a subjective or speculative manner. We communicated with him about this, but he responded that he had done many inspections and never received a complaint like this before, which is not true, just take a look here on Yelp. I'm filing a complaint to the Department of Licensing. He needs to stop using unprofessional subjective judgments and opinions. He will never change if we all keep silence. read more

We purchased a place with a flat roof that had been leaking for quite some time and B2B missed it. Within five minutes of being up on the roof I uncovered the issue and now we are $30k into the repair and that's excluding the drywall and paint we will have to do. When we called Kyle he was pretty defensive about it and tried turning it around on us. Before all of this Kyle got out to our place on very short notice and turned around his report very quickly. We paid for a pre-sale inspection. The inspector provided more opinions than simply reporting any defiencies. This included his opinion on roof shingle life-spans (not facts), non existent draperies being a fire hazard for baseboard heaters and burn hazard for children, overflow on bathtubs (which worked fine) potentially causing flooding issues (bold/italic print) and potential for hazards associated with gas appliances when there was no gas service to the property. Also calling out smoke alarms he stated were "older smoke alarms" when they were well within the 10 year recommend replacement rule. If I were a buyer I'd turn and run if I reviewed his report prior to making an offer. Even after a discussion with the inspector regarding the bogus report he only modified a few statements in the revised report. We've bought and sold 3 properties over the last several years and never seen a report that had more mis-leading opinions than facts. I would strongly discourage anyone from using this company. read more

We bought a house last summer and Kyle was our home inspector. Kyle seemed very professional and he went over in detail all the things he was checking. He assured us that the house was in good shape and there was nothing wrong. The night we moved in, the toilet backed up and we had to have a plumber come and check out what the problem was. There was root intrusion in the outside water access pipe. When we called Kyle, he said that was something he does not inspect. A few months later, the toilet upstairs, that we have never used, was broken and was leaking. At that point, we decided to replace all the toilets and it was a good thing we did because when the inspected the other toilets, the lines were rusted and snapped off when they touched it. During the toilet installations, we found out that our main water shutoff valve was broken and needed to be replaced. This was a costly repair so we were not able to get it done immediately. A few months after the toilet incident, the water heater broke. Kyle's inspection indicated that the water heater was in good working condition. Obviously, that was not the case because it did not last 6 months. This couldn't come at a worse time. We just got back from vacation and the next day the water heater breaks. Not only that, but it was snowing outside! We immediately called the plumber and luckily, they were able to make it out to our place to do the repairs. During this time, we also got the main water shutoff valve replaced because we weren't sure what was going to break next. While they were installing the water heater, we also noticed that the tub was leaking from the cold water side and had to get the cartridges replaced. Since it was an older part, we needed to wait 2 weeks for the parts to arrive. Not a week after, the sink next to the tub started leaking in the middle of the night and we had to call the plumber again. This was unbelievable. This guy, Kyle, didn't catch any of these plumbing issues. It doesn't stop there, we also have electrical issues in the house. There was an issue with the electrical grounding in the house and that also needed to be replaced. This was caught by the plumber when they were installing the water heater. Not long after we moved in, we also noticed that the lights in the master bath were making strange noises and we will need to call the electrician to get that looked at. The repairs in this house is costing us a fortune. It is hard for us to believe that Kyle did any proper inspection of our home since there have been numerous issues and we haven't even lived in for a year. read more

Found another issue few weeks after previous review: Area: Attic In report: Ventilation appears satisfactory. Bathroom exhaust fans appeared to be vented to the exterior Reality: I had someone else checking my gutter and attic area and notified me of the Ventilation issue: There is no venting on the siding or roof. Then, he suggested me to fix this asap since this could create mold issue. I went to the attic yesterday myself and crawl all the way to the end of the vents, and verified that all vents are not vented to outside. the vents just lay there. which means all moistures from bathrooms are now cumulated in the attic. Although there is no obvious mold issue in attic, maybe the seller cleaned it before listing? who knows It's very very obvious that there are no Flapper vents on the roof/siding. so not sure how this was missed in the inspection report read more

He estimated about 2 hours for our size house, but we ended up spending closer to 3-3.5 hours because he answered all our questions and dug into any issues he noticed.
