The reports are exhaustive, and they provide lots of details on what's okay or not, and any action to be taken. No home is perfect, but we were able to purchase with a lot more confidence in what we were getting, which helps to take the stress down on a very very stressful time.

Per report, roof was still OK, not needing new roof immediately. Titan never got onto roof, only used a drone. Thankfully, I got my own inspection with a different company before deciding to purchase home. My inspector, who did get on roof, discovered extensive damage to roof to include water leaking into attic in several places. This inspector noted that roof needs replacement immediately. This damage was never listed on Titan report. Also, furnace was not Ok. It had not been inspected for 2 years and needed to be replaced. In addition, Titan report never mentioned water under house and some repairs needed there. While Titan used pictures and report looked good, I would have bought a house that needed thousands of dollars in repairs had I relied on their report.

I think I'm still in shock over my experience with J…read more I could tell you about how this guy gave me an in-depth home inspection while I was out-of-state that made me feel like I was right there the whole time. 100% felt like that was some of the best money I've ever spent. I could tell you how he -- completely unsolicited --offered to walk through the report in person with me whenever I got into Washington for the home sale. But Y'ALL. Let me tell you instead how I called this guy nearly TWO YEARS AFTER THE INSPECTION in a panic during the last big freeze when an exterior hose bib failed. Why? Because a) the water company had come through and updated the water meter, changing the look of the main shut-off (rendering my limited experience with the valve totally useless), and b) no plumber would come out, since they were responding to 19,383,629 other freeze-related emergencies. I expected NOTHING from this guy at this point: it was the hailiest of Hail Mary's. Instead, I got a quick "I'm on my way" from him. WHAT?!? When he got there, found another shut-off, and kept me from going without water (and my house from floating away on its own plumbing-failure river), my shriveled little Grinchy heart DID grow three sizes that day! J is good people doing good work. I will never work with anyone else for home inspections.

He does a very complete inspection. He emailed me the report the same day. It is very useful since I know what projects to work on first. He is an expert. He answered my questions with ease and I will continue to use him for future homes I buy. The $595 fee was very fair. He spent over 4 hours at my house yesterday and i feel so relieved that I know the condition of my house. His work is exceptional.

Not only was the report thorough, but Kyle took the time to ensure we fully understood everything he had noted, and talked us through each concern and finding. He also took time to share his perspective on possible solutions for each item, and made himself available if needed for follow up. Would definitely look to Kyle again for any future inspections!

He pointed out that the tile grout in one of the bathrooms is showing signs of absorbing moisture, it needs to be cleaned and sealed. We fixed that. He also stated that "the glass door to the bathroom shower does not appear to be made of tempered safety glass. This is non-standard and unsafe." We can improve that. But he further wrote , " the finishes and fixtures are old and will be increasingly unreliable. Updating / remodeling this bathroom would be a logical improvement in the near term. The urgency of updating will depend on how often this bathroom is to be used and personal desired for reliability and cosmetic appearance". Inspectors must avoid subjective judgments and opinions, instead rely on objective observations. They should not state that a system is "old and will fail soon" as they are not qualified to predict its lifespan. The term "old" for prediction a failure becomes problematic when used in a subjective or speculative manner. We communicated with him about this, but he responded that he had done many inspections and never received a complaint like this before, which is not true, just take a look here on Yelp. I'm filing a complaint to the Department of Licensing. He needs to stop using unprofessional subjective judgments and opinions. He will never change if we all keep silence.
