A few showings came up underwhelming, but he didn't lose his motivation and after a handful of failed offers and we ended up finding the house we wanted in a very prime location for a great price. Without going too much into detail, it needed a new roof and he fought like hell to get a roof replacement. We ended up not getting the replacement roof but we did get it certified with repairs. We also had a tight deadline to move in and he made sure he let the sellers realtor know they were falling short and to press the issue to the seller. Got us our home in a very competitive market!!!…read more Steven is a very personable, reliable, and hard working agent. He represented us more than we could as for as our buyer's agent. My wife and I are first time home-buyers and he was always available to explain what was going on throughout the process. Not only that, he got us our house in a competitive market (there were 3+ serious offers on our place!) It was obvious from meeting Steven the first time at the open house for our home that he knew what he was doing and could guide us up the large mountain to the top. I have to say, buying a home is much more complicated than expected. Below are the areas where we feel Steven excelled at: Offer on the Home - I mentioned that there were 3+ offers on our home, all over asking price. Steven's expertise got our offer accepted! He knew how to write the "agreement" to allow the seller to prefer our offer over the other offers. This was invaluable. Inspection - During our inspection, our home inspector noted 3 large ticket items that needed to be replaced, and a dozen small items. Steven guided us and represented us during our negotiations of what was fair for the seller to either repair or provide a credit to us. His guidance allowed us to ask for ~$2k in repairs that we graciously received from the seller. We didn't know that you don't get this if you don't ask, and Steven made sure we asked! We realize these costs would have fell on us once we moved in, which is a tough pill to swallow after paying a down-payment and closing costs on a home! Availability - He. Always. Picks. Up. The. Phone. (or answers texts/emails) We though this was priceless. Going through the month-long agony of "hurry up and wait" when buying a home, he was available always. He even met us at our home so we could take measurements, pictures, etc prior to closing. Representation - Steven strictly represented us, which is a good feeling when you're making the biggest purchase of your life. He was in constant communication with us when something would happen (negotiations, lifting contingencies, inspection, etc), and would tell us our options, and his strongly recommended option. He always let us make the choice, and we always went with his recommendation... and here we are now with the home we wanted (in a competitive market), at a great price (appraisal was higher than our offer), and seller's credit to fix the big ticket items! We met at his office for a presentation of the process of buying a house from start to end. He had a road map of the process and kept us informed the entire time. We looked at several places, after looking at the condominium we discussed the pros and cons of each location. Wilson would make recommendations on offers, contingencies that we should consider. We liked the places that he showed us. When we found the right place, we put an offer that we felt reasonable. The seller countered our offer that was not even close to what we were willing to accept. My daughter really wanted the condominium, Wilson said that the condominium was price too high and asked us what do you want to do. After discussing the options, we decided to walk away from the condominium. We looked at other condominiums and eventually went back to the original condominium and made another offer about the same as we made the first time, the seller agreed to our offer. Wilson suggested that we have several type of inspection performed before we make an offer. We agreed to paid for the inspection on this condominium and another condominium. The inspections were worth it. Wilson would be there when every inspection was being done, and we would discuss the results and repairs afterwards. Wilson would email us daily for signatures, provide updates of the process (he was our wake up calls) I don't think he ever sleeps. We would hear from him day and night about the progress we were making towards the purchase. When we closed escrow, Wilson showed up for a photo opportunity of us entering the house.
