During the months of May - July 2021 we contracted "Franky Stonewalls and Construction" company to build a stone wall at our waterfront, along with other hardscaping, on our property. The property is lake front and the stone wall at the waterfront alone cost $8,700. In total, for all the hardscaping including the lake front wall - we paid Franky $30,000. He only accepts cash. During the winter of 2022 (just 6 months after the stone wall was built), the stone wall began tipping toward the lake. We were able to inspect the wall more closely in the spring of 2022 after the lake and surrounding snow thawed, and observed that the wall was built with no footing. We reached out to Franky in May 2022 and asked him to correct the issue. He came to our house and inspected the wall. He promised to return with his workers to repair the damaged and leaning wall. He never returned. We called him again in September 2022 and he told us he would stop by our house one of the days 9/28/22-9/30/22. He never showed up during any of those days. On Friday December 21, 2022 I sent a text message to Franky and asked him to reimburse us for the $8,700 cost of the wall so that we can have it rebuilt. He never answered my text. During the winter of 2023 the wall has tilted further toward the lake presenting a safety hazard to anyone who approached the shoreline. I called Frankie today 5/30/23 and left a voice message and he has not returned my call. On June 8, 2023 the entire stone wall collapsed into the lake, causing immediate significant erosion of the shoreline into the lake. I sent Franky another him a text message and he has not returned that message either. In the message sent - I indicated that we have received approval from our Lake HOA for repair on the lake and we have a solution that will resolve the damage and danger the current condition presents. I told him all I need is for him to work with us, and with the efforts of him and his crew - we can resolve this matter. We don't even need him to provide any additional material - just bring his crew here to dismantle the collapsed wall and that will resolve the issue in an amicable way. He has not responded. Many of the other stonework projects he has done for neighbors in my area, collapsed or began to deteriorate within a year of Franky building them. We are so disappointed and of course frustrated to be out the money $8,700.

Liberty was brought-in to renovate a vacant apartment above mine. Their project manager screwed-up…read moreand left the water running in the apartment after they closed everything up, causing water damage to the entire line of apartments below (4, including mine). At first, Liberty was very understanding and came and cosmetically fixed all the water damage on the ceiling and our wood floors (dehumidifier, sanding, staining). This initial response was fast and reasonable...they finished this by mid-January 2018. By early March 2018, the area of the floor that was dried/sanded/stained began to crack and separate with visible gaps between the floorboards in the apartment we had just purchased 1 year prior. I have spent the last 6 months dealing with Liberty to get their contractors into my apartment to survey the damage and fix (replace, re-sand, and re-stain) our wood floors. They have ignored calls and emails, dragged their feet in getting someone to even take a look at the damage, and had the nerve to try to bring in a second contractor to take a look in order to keep their costs down (this is 2 months after the first contractor had already taken a look and assessed the damage). I've had multiple points of contact, changing on a monthly basis, with nobody seeming interested in solving the problem and damage that they caused. Since March 2018, after numerous calls and emails, and threats of involving legal action, all Liberty Environmental Management can tell us is that the insurance company is reviewing the claim. But, they can't tell me when the insurance company will approve disbursement of payment, which means it's dragging-on even longer...all this for a $1500 and 3-day job to fix damage they caused.
