The property itself is exceptionally clean, from the lobby and gym to the mail room and laundry facilities. The residents are respectful, and the building is surrounded by single-family homes, making it a pleasant area for walks, especially during sunrise and sunset. Additionally, the neighborhood experiences very little traffic and remains remarkably quiet, allowing me to sleep comfortably with the windows open. Overall, I was very impressed with my experience living here. Lisa's dedication and commitment to the community truly set this property apart. There are amazon lockers on the first floor garage that make it easy for you to grab your packages without being worried that a neighbor may take it. Electric car? Not a problem, they started installing charging stations underground so if you have an EV, this place can accommodate. Management is super friendly and replies quickly to emails. When we moved out, they refunded our entire deposit plus pet as we cleaned it so well which is unheard of!

For the amount of money this property charges in rent, I expected a well-maintained building, responsive management, and a level of service that reflects the premium price. That has absolutely not been my experience. I do want to be fair: every employee I have personally interacted with has been pleasant and nice. My frustration is with how this property is managed, the lack of follow-through, and having to repeatedly chase people down to get basic issues addressed. Maintenance has been an absolute joke. I have been trying to get my refrigerator to close and seal properly since DAY ONE. Almost two months later, it STILL has not been fixed, and I have had food go bad because of it. My interior doors won't stay open without doorstops, and the seals have failed in the double-paned windows, leaving them permanently fogged from inside the glass. Maintenance will come by, look at an issue, say they'll be back, and then you hear nothing unless you repeatedly follow up. The package situation is another mess. Packages get delivered all over the property, turning finding your delivery into a game of cat-and-mouse. The designated package room apparently isn't accessible to all delivery drivers, yet the leasing office won't accept packages. I've also seen opened packages and packaging strewn around that isn't promptly cleaned up. For a property charging this much, I don't understand how there isn't a functional and secure package-delivery system. Then there was my experience trying to transfer units. Shortly after moving in, I told the leasing office that I wanted to transfer to another unit. I was told I could submit the transfer when that unit became available approximately two weeks later, so I followed the instructions I was given. Within ONE WEEK, the rent on that unit increased by almost $200 per month. When I questioned the increase, I was told that had I submitted my transfer request when I originally expressed interest, they would have honored the original price and waived the increase. The problem? Their leasing staff specifically told me to wait. So I followed the instructions their own staff gave me and was then expected to pay nearly $200 more per month because I hadn't done something they never told me I needed to do. I escalated the issue to management, who took it to their management, and they ultimately refused to honor the original price. My advice to anyone considering living here: GET EVERYTHING IN WRITING. Based on my experience, do not rely solely on verbal instructions from the leasing office. What makes all of this especially frustrating is that I haven't even been here for two full months. These aren't complaints accumulated over years of living here. This has been my experience almost immediately after moving in. A nice leasing office, amenities, and friendly employees make a great first impression, but those things mean very little after you sign a lease if the property isn't properly maintained and legitimate resident concerns aren't actually resolved. In the short time I've lived here, I've observed what appears to be a constant turnover of residents. Based on my experience so far, that no longer surprises me. I wanted to love living here. Instead, less than two months after moving in, I am already frustrated enough to be writing this review. For what they charge to live here, residents deserve much better.

Management continues to blame their transition from Modera, even though that was a couple of years ago already. Units have been "updated" but cabinetry feels older. I've never lived somewhere that I didn't get my full security deposit back. They charged me close to $500 for paint and cleaning. They stated that the paint had an "off white hue" to try and justify the paint job. Absolutely ridiculous. You can see my photos, the place did not need $500 worth of painting. I've reached out to management about it and requested photo comparisons from my move in. They told me to email Q Support but guess what, still haven't heard back from them either. Towards the end of our tenancy, Misty in management was pretty communicative but she can't do all the legwork for the entire property. I am still waiting to hear back in regards to my security deposit. It's true, corporate will not respond to you. Once you leave, crickets. Expect them to take your security deposit because they will.

Instead of showing me the unit I came for, I was taken to a completely different apartment that did not match the floor plan in any way. On top of that, it was more expensive and clearly worse. Then I was told that the unit I originally came to see was "not available." This made no sense, because at that exact moment the website still showed multiple available units (I have a screenshot to prove it). When I asked for clarification, I received vague, evasive answers instead of a clear explanation. When I asked to see any of the supposedly available units, I was told none were available to show. This felt extremely misleading and like a classic bait-and-switch situation. I was dealing with Mikhaela on March 18 at 10:15 AM. I was able to do my application online and come 3000 miles to meet him on a SUNDAY and get my keys and sign the lease. He was nice...the neighbors were nice (one being his brother and family), the maintenance man was nice (gave me his cell # to contact him quickly) The reason it doesnt have 5 stars? 1. NO A/C...coming from georgia my first week was great. Nice sea breeze...windows open..no fear someone would crawl in. Then a heat wave came...I was miserable. I had to buy fans to keep from dying. 2. Ants..they OWNED the place...none of my pesticides worked...they came back. I must say..I would rather have them than roaches..but they were annoying!!!! Dean told me I should have told him so they could spray...hell I just figured they would respond to my spray and powders that usually works. Oh well. 3. Parking....it was sometimes like a battle for parking. Esp if you came into the neighborhood after 7pm or before 9am on weekends and holidays. There was a couple times I had to park a couple blocks away!! The neighborhood is safe...but still. There were these big trucks always there...motorcycles that parked horizontally from the curb instead of vertically. There are no painted lines so there would be a potential spot..yet the car in front or behind didnt park right. This was my biggest complaint. Dont get me started on the cars that NEVER moved... (one had spider webs from its tires to the street) At the end of the day a good place to stay. Very gated...you need a key for everything. Nice management. Nice area. Even though a few blocks from the airport..rarely heard a plane. 15 mins from the nearest beach. I would recommend this place :)
