I've rented many apartments/townhomes and homes. Unfortunately, I cannot give this place 5 stars mainly because of management. It takes multiple attempts to reach them, even while living there. I will say that the complex remains clean and is safe/secure. The gym could use some upgrades. Upon move in, we were told our original unit "wasn't ready" , so they asked if we could pouch back our move date. Since we were moving out of state we had everything ready to go for a certain date, so we had to switch units last minute. Management continues to blame their transition from Modera, even though that was a couple of years ago already. Units have been "updated" but cabinetry feels older. I've never lived somewhere that I didn't get my full security deposit back. They charged me close to $500 for paint and cleaning. They stated that the paint had an "off white hue" to try and justify the paint job. Absolutely ridiculous. You can see my photos, the place did not need $500 worth of painting. I've reached out to management about it and requested photo comparisons from my move in. They told me to email Q Support but guess what, still haven't heard back from them either. Towards the end of our tenancy, Misty in management was pretty communicative but she can't do all the legwork for the entire property. I am still waiting to hear back in regards to my security deposit. It's true, corporate will not respond to you. Once you leave, crickets. Expect them to take your security deposit because they will. read more

The property is gorgeous and Barry was wonderful, he made an appointment for my daughter and I within 24 hours. He was patient and so accommodating. We really loved the property and truly understand why the residents love living there, it's truly resort style & all inclusive in all the best ways, they left no stone unturned. Really wanted to live here but writing this based off of trying to get the apartment. Why do we have to verify every little detail including bank accounts, paystubs and then to make it worse, HR VERIFICATION FROM MY EMPLOYER??? Have applied to other places in the area and they immediately approved me within an hour or so. What is it about this place that they require a near detective job just to get an apartment??? A little word of advice for them: I wouldn't be trying to move there for any reason if I wasn't employed already or had a steady stream of income with my spouse who is also working in the area!!! Might want to change that part to make it simple for everyone! Sad we won't get to live here but it is what it is! read more

Unfortunately, I will be starting the proceedings of taking legal action against the Q-Playa. They entered my Unit before my move-out inspection (without notice) violating California Civic Code 1954(d). When they did this, they moved all of my leftover belongings that were in my unit at the time of their ILLEGAL entry to a storage locker near the Unit. The kicker here is that their contractors stole some of my belongings (notably, my AirPods Pro and Sunglasses). AirPods being the dumbest thing to steal since they have location tracking and I have it all documented as I showed their management that they were literally moving and pinging all over LA and were in my unit the night before. When asked if I could be reimbursed, or reunited with my belongings I was brushed off to contact my renters insurance, UNTIL I mentioned their illegal entry. Then I was treated very nicely with NO tangible follow up or reimbursement for my missing belongings. It's been about 4 months since I contacted their corporate support with my request since their on staff management pushed me off to them. (5 months since move out) They just replied with the photo attached. Hence why I will be contacting my attorney and am writing this review. This place was MUCH better when it used to be Modera West LA and the staff used to be much better as well (the reason I moved in). I do not recommend starting a residency in this building. Overpriced for the service they provide as you can clearly see. read more

Read this review before signing with this building. I moved here from the Bay Area and completed my leasing process online. The leasing process was incredibly frustrating--many hidden costs and unnecessary steps--but I went through with it. The real problems started as soon as I moved in on 1/26/2024: 1. The loft carpet smelled horrible, forcing me to move all my belongings downstairs while the building arranged to clean the carpet. It took 7 days just to get a clean carpet. 2. The smart home hub was missing, and maintenance staff had to install a new hub and manually set up each device, which took almost 2 full days with people in my home. 3. When a storm hit LA and the temperature dropped, I discovered the HVAC system wasn't working. 4. The biggest issue after the carpet smell was a water leak from the washer, which caused flooding in my unit. I submitted a maintenance request, but no one addressed it even after 24 hours. 5. They triggered the fire alarm for testing, and it went on for hours. Their excuse? "We left a notice behind your door." This shows they have no control over the alarm system by floor, like other buildings. Imagine trying to work from home with this non-stop, blaring noise. Don't be fooled by the fancy lobby or The Q brand. This building is a complete disaster. Unfortunately, I'm stuck dealing with it for the next 18 months. Nothing works, and in this price range, there are many better options. The management is bullying me. Update after 7 weeks: My AC stopped working during another storm. I opened a work request 10 days ago, but despite two vendors visiting, no action has been taken. Do yourself a favor: don't move into this building. The lobby may look nice, but the building itself is a piece of garbage, and the management doesn't care. read more

Our family has been living at the Q for almost a year now, and I can honestly say that this is a truly extraordinary place. The grounds and the building feel as though you are living in a high end hotel, and the accommodations are wonderful and luxurious. It feels like a privilege to live here. The staff are the most caring, most conscientious people we have come to know personally, and they are complete professionals. We have lived in a number of places all across Los Angeles including other higher-end apartment complexes. I can say with full confidence that this is the best living experience we have had all around. Some of the harder reviews listed here appear to be from either a previous management company, or by individuals who have never before experienced living in an apartment community. In any case, we could not feel more fortunate to have found the Q, and we expect to continue to enjoy our time here. BTW: multiple times a month the management hosts parties/activities/events for the community at no charge. From paint-n-sips, to massages, to pumpkin carvings, to outdoor movie nights-- they go above and beyond for their tenants all the time. read more

We moved into this place a little over a year ago and enjoyed our home until the new management came in. They started charging for certain amenities that were free before and jacked up the rent over 10 percent. After complaining, they told us we should be glad to be getting an $18 discount based on "market pricing." It took them months to respond to our emails about the rent increase. We asked to do month to month and they didn't respond to us. They only tacked on ANOTHER 10 percent increase for "month to month fee." Without even talking to us or saying anything. These people are scam artists minus the art. Don't live here. Everyone is moving out. Nobody is moving in. read more

Great Tour. Barry was the agent who showed me around. Very knowledgeable about the property. Everything is pristine without being pretentious, the grounds were well maintained. The views are really nice. The amenities are great as well. Pool, Waterfall Garden, Screening Room, Arcade, among other things. DO NOT SIGN A LEASE HERE!!! TENANTS BEWARE!! Please read all reviews. The "good" reviews were from the good ol days of Modera West La ownership, or it will make a quick mention of issues with the new management. It's also curious to see a staff member only reply to the "good" reviews and no responses given to the less than good reviews. Any who, there are many concerns that tenants have brought to the attention of the management/leasing office, all to no avail. IF, and that's a BIG IF, you can find written policy on any subject matter, you will find that either the policy is not being followed or the policy is being enforced discriminately. When you read the review left by someone not currently a tenant, it leaves a few questions as to how this guest is being accommodated when a parking issue has come up for them. Today, 07/22/2023, a person wearing some sort of Manager button affixed to his lapel, named Toran, decided it would be prudent to play games with me, completely violating the Parking Policy for the property and commissioned the tow and removal of the vehicle belonging to my visitor. I called the tow yard and they said it would cost $470 to release the vehicle they towed just a few hours prior. It went a little something like this: The Q Playa uses a 3rd party service called Simply Permits to manage all the parking spaces in the closed garages. It's a rather remedial process anyone could follow. You sign up or register by providing some details about yourself, you select your UNIT to then select an available spot to secure monthly at a very reasonable $10 bucks a month. Easy Peesy... However, my unit is not found included in the dropdown of selectable units, thus preventing me from securing a parking spot. Sounds like a simple issue to resolve, or one would assume. Over the last several weeks, I've sent multiple emails to Toran requesting that he resolve the aforementioned issue, to no avail. So Im sure you can imagine my dismay when I learned that not only was the vehicle towed, it was towed 12 hours AFTER the "FORMAL WARNING" notice was left on the vehicle, which would violate the words written on the actual notice! I attached a copy of the notice for everyone to see. Knowing all of these facts, and thinking there was a simple misunderstanding I requested that Toran make things right and contact the Tow Company to have the vehicle released without charge. He did not. He refused to contact the Tow Company. Instead, he played fast and loose with the policy, was condescending and patronizing during our interactions and said if I disagreed to email Support@theqliving.com. An email that will take weeks to receive a reply and that's if you get a reply at all. I will be documenting all other issues with the leasing office here on a weekly basis. For now, take a look at the copy of policy he handed to me (The Formal Warning notice) that was left on the subject vehicle. So I ask the audience the same question I asked to Toran: Why was the vehicle towed in 12 hours if the policy is to first give written notice? He said the vehicle needed to be moved within 30 minutes of the notice being left on the vehicle at 3:30AM. I've not found any policy that supports his 30 minute claim. DO NOT MOVE HERE!! read more

DO NOT MOVE HERE UNLESS YOU WANT TO BE SURROUNDED BY IDIOTS WHO HAVE NO DISREGARD FOR YOUR WELL-BEING. Talking to them will just ruin your day so don't even bother. They twist things and make stuff up. My boyfriend and I have lived here almost 2 years... the first year was fine but ever since the Q management took over ITS TERRIBLE! We tried to mind our business and brush some annoying things off here and there BUT now it has gotten to be such an annoyance from the staff to the dumb rules that I can't keep my mouth shut anymore. The staff working here might just be the most incompetent people I've ever met. They do not understand anything you present to them as a concern and think it is fine to just disrupt every residences life here. I have became friends with many people that live here and I've never heard one of them not having a single issue with this place. Most people have dogs here and they make it the most un dog friendly "dog friendly" place with the amount of signs and the lack of care to the dog park. (Photos attached below). I've also seen boxes of rat poison in the road outside that I saw fall out of the trash trucks they always have dropping trash everywhere. (Photos attached)There have been alarm testings, AC testing, light testing... basically every routine testing you can think of 3-4 times a month in which they will leave notices on your door every week for. (Sometimes not even 24- hours in advance). We've had an ant problem never once did they come to fix it after my boyfriend called twice about it. The amount of ants everyday was gross. (Photos attached) One side of the building (including my unit) recently didn't have hot water for over a month. It was the biggest inconvenience. Although I understand "maintenance issues can arise" but they didn't "swiftly" fix it as said in their email. They couldn't solve the root problem for weeks and had to call/enter our unit about 10 times. They charge you not only an arm and leg for rent way over the market price but they also will increase your rent any chance they get and charge you to use study rooms, movie room.... Oh and just recently started charging for GUEST PARKING because they claim it's the only way to monitor who parks there. They could make it FREE with a sign up list but again, they just want your money. Parking is said to be $200 a month but on top of that you also need to purchase a permit in which you pay $10 a month for to park your car in the spot you pay for LOL. And recently.... Concierge have been knocking on our door randomly at late hours of the night waking us up for "noise complaints" when we're sleeping. They even called us when we were on vacation in Arizona to tell us to turn the music down? Like what. They make zero sense. The emails make no sense half the time and the renewal paperwork/notices they leave on the door sound like they were written by a 3rd grader. Overall, there is sooo much more to say I could go on for dayssss but obviously everyone who lives here is making good money and are probably smart people so do not move here and give these people your hard earned money. I enjoy being at work more than I enjoy being home in this building! (Also to add, if you look at the bad reviews which are 100% true, the responses are trying to put residents on blast with "evidence" that is completely false. Do better Q. BARRY was very professional very helpful. He made sure that we had everything done in the right amount of time even though we were kind of problematic trying to figure out how this worked we had no clue as our first time ever moving to an apartment like this he was so patient and understanding he went out of his way to make sure that everything went smoothly for us. It started with the tour, showing us around the building. He was very great with showing us, and answering every question that we had showing us multiple units nearing it down to which units we liked telling us about individually I couldn't ask for a better leasing consultant at the qplaya show us what we needed to know about everything before moving. I would recommend him to show any other people that are interested in moving here to ask for BARRY because he was one of the best. Couldn't ask for a better experience read more
