Start with, the place smells, bad. The maintenance man was lazy and would not do basic work. I had to repair THEIR refrigerator to make it work, and remove 100 mixed drink straws from the kitchen sink drains because he was that bad. The guy would come in with a plunger, and it would work for a day or two. I ended up taking the pipes off, discovered the straws and removed them from the pipes that go into the wall. Then we had the car break ins, recorded one break into my car, had the video, and SJPD did nothing. SJPD are worthless, why are they paid? Their cars are labeled "Protect and Serve", they should remove the signs. Having an apartment that faces the trailer park, you will get the stench of the garbage and flood of insects attracted to the stench in the warm summer months. read more

If I could give this place zero stars, I would. This apartment complex has gone completely downhill. The trash situation is disgusting, the dumpsters are always overflowing, with piles of mattresses, appliances, and couches just left around the property. The trash rooms on every floor are broken, and there's always trash and cardboard laying all over the floor. It's always the same people dumping their garbage without using the chutes, and no one is ever held responsible. There are even trash bags that have been sitting in the back walkways for months. The garage is filthy, lights are out(in the hallways as well, which very unsafe), and people leave their garbage on the ground without any accountability. The gates are constantly broken and left wide open, which only makes the situation worse. The hallways and exterior are dirty, and it's obvious that no one is keeping up with the property. Management is never on site, and the one maintenance guy is rarely seen. On top of the filth, there are always homeless people hanging around, tagging the building, smoking, drinking, and even urinating in the corners. It feels unsafe and unkept. To make matters worse, rent just went up by nearly $200, for what? Certainly not for upkeep, because nothing is improving here. Honestly, it feels like they're charging luxury prices for low income level living conditions. Really terrible management and living environment. read more

STAY AWAY FROM THESE APARTMENTS. Many people have applied for an apartment here, but they won't get in unless you know Thuy. She will only approve those that are willing to give her an extra $2500 under the table for a place. My relatives have been living here for many years and there's so much shady stuff happening here with management that it's becoming very disturbing for tenants. When assistant manager, Thuy took over, she did make the apartment much safer and cleaner and also made sure maintenance came out as soon as they could. But when the apartments got audited on suspicions of taking bribes, everything went downhill. The garage used to be filled with random cars before 4pm and none of the tenants could ever find parking. Thus causing them to clean house and reissue new permits for all current tenants.  Since then, they have lots of empty parking spots open, so if you're willing to put out $$$ up front and $$$ a month under the table you will get an extra parking spot from Thuy. She also uses the community center for her own personal parties and would utilize the garage for her guests to park with no permits causing the residents to find parking outside the complex and this has happened on multiple occasions. Many tenants have sent complaints to corporate, and they tell the tenants that they will look into it. Some random day we get a noticed on our door to specifically send complaints to an email provided by the management. I'm guessing they want to weed out the tenants that are filing the complaints, so they can possibly kick them out eventually. Many times we tried to speak to Soa the apartment manager, but she's never in the office during office hours and when she is in the office, she randomly leaves early. No one can reach her by phone or speak to her in person when there's a problem or concern. And if you have a maintenance issue, it would take management almost two weeks to get back to you and even longer for maintenance to come to fix whatever it is that needs fixing. The apartments are so infested with roaches. There are so many of them crawling out through vents and electrical outlets. They would fall from the vents and many would come from bathroom crevices. We email the complaint and nothing would get resolved. There are no monthly or annual pest control that would come out to spray the apartments. If the tenants wanted their apartments sprayed, they would have to put in a work order which takes weeks to get a response. And once they spray it, it only keeps the roaches away for a month, and they come right back through the vents and electricity outlets again. It's super disgusting. The big garbage can is always overfilled with illegal dumping and there's no control of it. The elevators smell like urine, there's always spills dried up, and no one has cleaned it. The garage is dirty, people always littering trash everywhere. The garage door would be broken from time to time and random people would squat in the garage for days. Our cars would get broken into and vandalized, but when we ask management for the surveillance to give to the police, she would always say that the cameras don't work. How ironic. Tenants are not protected here unless you're super close to management then maybe you'll have priority when concerns comes up but otherwise this place is just trash. So many people have lived here for years already but they feel like they need to give extra $$$ under the table just to feel secure about their homes. read more

The waitlist was definitely long but once I final moved in I understand why. This complex is quiet, neighbors are nice, theres always someone cleaning around. I moved in with my girlfriend a couple months ago and this had to be the easiest move. Lisa and Thuy were both cooperative and super helpful with the whole process. Management here is always on their A game. Their community director, Thuy, makes sure that the building is always well maintained. I notice elevators are always mopped and the hallways are vacuumed weekly. Huge thanks to the rest of the staff, Jose for always doing the heavy lifting and making sure things are tidy and neat. read more

She is responsive and listens to my needs and ensure that my little family and I live comfortably. I appreciate the transparency when work orders are submitted and turnover for work orders that I've submitted have been extremely timely! This is not a nice place to live, at all. Once you get inside your apartment, you're safe. Inside your apartment is decent despite the poor craftsmanship (this place is a couple years old and falling apart already) central air, nice kitchen.. we can't run the central heat because it sets the fire alarm off. We always lock the door because random will people try to walk in. Don't let the security door or cameras give you a false sense of security. My friends car got broken into and the lady in the office said the cameras are there for "other purposes", meaning they are there to protect the apartment from vandalism, not to protect the tennants. Search Google to see how many sex offenders live in a 10 mile radius of this apartment complex. It's shocking. There's websites like Family Watchdog that map out all the sex offenders in your zip code. This place is filthy. There is garbage thrown in the halls and piled in the washroom garbage can. There is a pile of Christmas trees sitting in front of the fire hydrant out front, its Feb!!!! Disgusting, dried up loogies that dripped down on the inside of the elevator doors. The elevators are messed up half the time. The insanely loud fire alarms go off once or twice a month (there's an ear-piercing siren wired into every bedroom). It cause a panic every time! I applaud the effort for fire safety, but the constant false alarms are just terrible. The power goes off about once a month, give or take. It happens way more than it should. PG&E took 6 hours to fix it last time. The street is not a safe place to be on if the powers out, seriously. I still worry that the Dominos pizza guy got robbed that night My car got vandalized on New Years Eve, but not as bad as some of the other cars parked on the street did. It was like some drunk punks ran up and down the street bashing windows or banging dents in the bodies of the nicer cars. HATERS. They smashed their beer bottles on the ground, too. Parking on the street is a horrifying nightmare. It's packed and people here cannot drive or park correctly. Rebello's wrongfully towed my car from the complex. Thankfully I was lucky enough to have the apartment manager go to bat for me, so I got a refund. Still a huge hassle. My neighbors car was towed because she parked in a visitor stall, instead of her assigned stall. She parked in a visitor stall because someone was parked in her assigned stall when she got home. That happened. The minimum fee to get your car out is $275. Also, make sure you pay attention to the street sweep schedule if you're parking on the street, $50 a ticket if you forget! My car insurance doubled because of the crime rate/accident rate here. As I am typing this I am listening to one of the twenty million yapping dogs that live in the trailer park next door. We have a great view of this little ghetto from our balcony. There was recently a serial arsonist who was setting houses, businesses, and a church on fire (you may have heard about it on the news), it turned out he lived right there in the trailer park next door. I believe he had a priors for arson and a sex crime in another state, that park must be a stew of ... unscreened.. people with a "history"... On the other side of the trailer park is erie train track that is out of service. There's usually some sort of large trash dumped there (like stolen wave runners, abandoned cars with all the windows busted out, shopping carts, bum mattresses). It's poorly lit and sketchy at night. read more

We been here for over 9 years and couldn't be more then happy with our place . With new management this year by our new management Mrs Sok she has done amazing job on making sure our place is safe and clean for all the residents and her respond is fast and helpful to our building . Our maintance and our people place has been so nice and safe we could be more then happy . In a few months she has gotten her gate fix and our building secure and making her living status safe . I have to say that Linda (in the main office) is AMAZING. She is always so helpful. She is constantly going out of her way to organize community focused classes and events. She tries so hard engage residents and encourage the children to participate in the homework club. Its nice to have someone we can reach out to if we have questions or concerns. She usually has the answer and when she doesn't she looks for resources who do. She works really hard weed out the "problem tenants" and has really turned this place around. I can imagine her role can often be a thankless job, but she does it with a smile. As a resident of 3+ years... i know first hand how much she does. read more

I guess they hired anyone cause The manager I believe his name is Paul was rude when I came in. I just wanted some basic info on how to get on the waiting list but unfortunately it took forever to get to the waiting list is closed. The last manager definitely helped me out she was really friendly so I was really disappointed when I walked in and seen this new manager there with that type of an attitude. The next few days went by and my wife was able to get on the waiting list he just told me was closed. Fortunately for us we were able to get into another place. read more

I'm so happy someone has finally called out this racist establishment out! I too received a notice about the parking situation and I think it's really messed up that we received this notice with not enough time to figure things out, we just had to go through this whole parking change with out last manager and cars still were broken into. I believe there's another reason and to be honest I think it's to get the African Americans and the Latinos out! I will say that this place has changed since our last apartment manager. Hands down this has been the best move in experience ever! When I first visited Brookwood apartments I was greeted by a young lady, name Valencia she had a big smile and she was so nice. My English is not so good so her working with me and spending time to ensure all my questions were answered is greatly appreciated! She was promt with turning in my paper work and I was able to move in. I love living in such a diverse building it's so clean and everyone is so nice. We have been living here for over 2 years, it has been a very pleasant experience. The complex is well kept and maintained. Central A/C and heating is a huge plus with washer and dryer hook ups in our apartment. The apartment manager Linda is extremely helpful and always available to address questions or concerns. She builds a sense of community with all the residents. There is a homework center as well as resident events facilitated by management. It is a great place to live with friendly management and staff who not only care about the apartment but its residents as well. read more

Brookwood terrace is a new APT it's about 4 years old I been living there since day one.. The location is perfect in the heart of Downtown San jose next to all the major high way exists 101,280, 680,880 The apartment is very spacious writh hardwood flooring and central heating and cooling system, nice balcony and inside laundry room also underground garage and secure gates with key remote to open them and security personal at night. What I love the most is our manager Linda she is great she listen to your complain and take actions immediately I had a complain about noisy neighbors and she kicked there ass out ,our life is way better after these bad tenants are out we had a hard time before she terminate there lease she don't take shit. . If you are student or busy working this is the right place for you it's close by san jose state university , santa clara university ,san jose city college and every thing near you If you are a family then you are at the right place too the a partment is big with 2 and 3 bed rooms and 2 bathrooms except for 1 bedroom it comes with one very very big bathroom and living room and kitchen are big too ...also many closets and the bed room is standard size not too big just enough for my queen size bed ,dresser , vanity and small study desk . After all I'm happy here and will continue calling this home for long time to come .. If there is any thing to complain about I would say the gym room is small and there is no swimming pool and for me they are not important cause I like to go out to exercise If you have children there are a small nice area to play outside and also many activities with the homework club and other computer stuff For me this place is 5 stars come and check it out.. read more

We've been living here over 3 years , our neighbors are nice people, quiet and keep to themselves. We haven't ran into any issues since living here. The apartments are very spacious, with hardwood floors in the living room, kitchen and hall areas. The bedrooms are carpeted. We have dishwasher and washer & dryer hook ups which is wonderful. There is also a laundry facility on site. The AC works very quickly. When I turn it on, I only need to leave it on for a few minutes and it gets the apartment cool in no time. In the winter, the heater works just as fast. Maintenance is fast to respond to any issues, they get things done quick. Linda who works in the office is wonderful. She is very helpful and always listens to any concerns or questions we might have. She is always looking out for the best interest of this apartment community. She also tries to make it fun for the tenants. She sets things up like homework clubs for kids and arts and crafts. Every year she also sets up a barbecue for all the tenants , during Christmas she arranges toys for tots, and has even set up neighborhood watch meetings . In the office, there is a section that is used as the homework club, kids can come in there after school and work on their homework. There are computers in this room as well that tenants are free to use until 5pm. Upstairs there is a small work out room with exercise bikes and elliptical machines which is also a plus. read more

Brookwood Terrace is a very clean, safe place to live and raise a family. Our family has been living here for over 3 years we have a three year old that loves our apartment and the people that work here. My son waves and talks to Linda (the apartment manager) all the time. I appreciate that she takes time to talk to him even though she is always busy managing this place. Brookwood Terrace offers computer classes, arts and crafts for kids and also they have a homework club. Our son loves the Pot lucks and parties they have for Halloween and they also give gifts to the kids for Christmas. We have very friendly neighbors and we feel safe and happy living here. read more
