Here is why i would recommend this place to everyone. The pool The summer breeze apartment's pool will make you fall in love. The pool will usually open around June 1 during the summer. From 10am- 8pm you will be able to access the pool whenever you want. There are a few rules that you will need to follow accordingly.The pool is 3-5 ft iust in case if someone is not capable of swimming. I really enjoyed this pool, and you are able to invite relatives, and friends. The Park Here is why i choose the summer breeze apartments park over other parks. There is a really positive environment around this park. There are lots of kids that really enjoy this park, and play many different games like baseball, soccer, 4 squares, tag, and hide, and seek. It is a very nice park, and good for any parents that have kids. The apartment To start there are around 300 apartments. If you constantly have lots of trash there are trash rooms are trash rooms in every floor. Another nice property about this apartment is that it has laundry mats in every floor. Lastly there are very nice storages on every floor that you can rent. I really enjoy the positive energy from everyone, and i have really enjoyed living here for around 12 years. Moving from our old apartment to Summer Breeze was a really good experience. The paperwork process was smooth and simple. The manager, Kimberly, was very responsive and punctual. She kept us updated with the timeline and answered our many questions. Whenever there was a problem, she would call us and let us know what to expect. First of all I've been living here since July 2017 so almost a year. In the beginning of my stay, Lily the office manager never once told me I need to have a permit to park in the back and I have came to see her before moving in so I walk out to the parking lot one day to find out my car was towed. Second, when I parked my car in the garage bc again there was never a clear communication on the parking pass and how it works and guessed who confronted me . The Handyman name Eddy. He went in front of my car and threaten me at 11 PM . Yes guys I was being threatened by a Mexican man at 11 PM. He stands in front of my car and refuse to move when I asked him to. Third incident with this apartment is my car parked inside the garage got broken into and the management does not seem to give a damn about its resident being tormented. Currently looking for a new place to stay Updated: I asked management for the video of the garage and they refuse to give it to me nor did they tells me beforehand that the videos get typically deleted within 3 days. They asked me for a police report and I filed one and yet they failed to comply with me. read more

The waste place of all to live . The office only open from 3 pm to 5 pm . The manager here , can not be reach n very hard to get this fix when you needed . the laundry room , about all the machines are not working . the streets are never clean . muddy n debris are all over the street . manager try to rent out to you a place that someone been murder insides the apartment with out letting you know . owner of the place . please reconsider whom you hired to run your place . the manager you hired does a shitty job . she need to be FIRE . read more

Avoid at all cost! Not only is the building itself horrible but the management is even worse. They listen to your concerns yeah but does nothing about it. House functions keeps breaking, Stains and dirt are all over the floors, never cleaned. Elevator is constantly broken and takes more than a month to be fixed. Getting stuff repaired would take so long, from asking for help to them actually coming to your unit just for them to take even longer to fix. Constant break-ins and smashed windows to cars in the garage, and the manager does not care. Dont get me started about parking, its only for permitted cars to be parked in the garage, if your car is not in ur assigned spot, then the car that is being occupied in that spot is being reported to the manager and will be tolled. The safety of this complex is horrible and constant people sleep around. read more

Kimberly is such a sweetheart! Very informative and attentive! She helped my mom with her apartment and I must say, I enjoyed her company. She was never in a bad mood even if we had MANY questions to ask. She made sure we knew the get around of the area and made sure I was comfortable of knowing where my mom will be staying. I moved here from Oregon about 2 years ago not knowing much about San Jose. I found Summer Breeze because it fits my budget more than other locations. I applied and met Kimberly. She was so sweet, honest and helpful. It made me feel very warm welcomed. I've been living here for a while, so far so good. I have 2 friendly neighbors next door always watch out for my shipments which very sweet. My unit alley is pretty quite I must say. I barely hear any noises neither from upstair unit or my side units. Once in a while, my place needs some TLC, maintenance shows up within 1-2 days of request which is not bad at all. My family and I moved in 2 years ago and Kim has been nothing but great to us. She's always letting us know when there's any issues or up to date with what is going on in the building and she is quick to respond and will assist you with any issues or concerns. At first, my kids didn't want to move to San Jose but the location is everything! we are close to a lot of food place, grocery stores& so much more with in walking distance and now they've reconsidered. Myself and a couple of friends were browsing for apartments after finishing my undergrad and decided to try and get our own spot together. The manager, Kimberly was so friendly while helping us view spaces. Although out budget wasn't where we thought it would be, she still answered all our questions and also walked us through the entire process. I'm sure I'm not the only one who feels a little bit intimidated when it comes to finding a new place, but Kimberly was such a great help in the process and I am so grateful. Thank you Kimberly you are awesome! The property itself is a very nice building tucked away on Lewis and close to Andrew Hill High School. The surrounding neighborhood seems quiet, but lively. It's also close to Monterey Road and the Capital Drive-Ins. This will definitely still be on my list in the near future. read more

They recently changed the new manager and she does not care for the well being of the tenants at all. whatever that breaks down in your apartment, good luck because you call the maintenance and they don't come to fix it at all. I'm writing this on behalf of my mom who is a resident here. Great office staff such as Lily the manager, very sweet and kind. Negative 3 stars because of the car theft situation that had frighten my mother not once but three times. Both of the times were two days in a row. First maintenance had told my mother that she can not park in handicap without a permit but by law you CAN. So I thought I brought to the office attention what had happened, (this was when lily was on maternity leave)which by law he doesn't even know the disabled rights. and ever since her car has been ransacked there three times..... Summer breeze needs to be better at keeping their residents feeling safer. My mother was frighten when she approach her car, everything was scattered. Everything in her trunk was stolen. They even left the trunk open. It was like an robbery invasion in her car. First time they stole all her high blood pressure medication. This caused her to go to the doctor wait in line and wait again.. The robbery happened not once but twice a day after the other, imaged how you'd feel if this had occurred to your family? Had to wonder if Eddy has something to do with it, due to the rant that was previously reviewed about him. Or maybe not who knows..Unbelievable, we don't hate anyone but try to live as an happy resident but when issues like this are targeted to a specific person two day in a row there is something up. Maybe upper management needs to take a look at this situation because living under management that doesn't care about your safety. UPDATE: 6/12/2017 Once AGAIN, for the 4th time in 2 months, my mom's car got broken into again while parking in the garage at Summer Breeze. I went into the office and spoke to Lily and asked her if she going to fix this ongoing UNSAFE, ignored issue. This time around, my moms car is not drivable. The ignition is damaged, personal items are missing and the car was left ransacked and open when discovered. To FPI corporate, this review is not meant to personally attack anyone but to allow upper management and the owner to see how this property is poorly managed on a day to day basis. Lily basically told me today that this is my moms fault because her car is so old. She suggested that my mom gets a newer car. My mom is a senior, she is disabled and is has limited income due to her disability. Is this how you talk to your residents? Is this how you treat them after their car gets broken into constantly? Discriminating much? EXCUSES after excuses. This is the worse and most unprofessional service I've ever witnessed in my life. I feel so bad for all the residents who have to tolerate this or are forced to deal with this if they want to continue to live in affordable housing. It needs to be report to BBB and HUD. To FPI corporate, please fix the garage gate and we would like to see the cameras so that we can add it to our police report. Please do something about this as this is so unfair, and no residents (especially disabled) should live in fear not know when they'll be robbed, have their car broken into or even threatened by management. It has been over 2 years since we moved in this apartment and I have liked it since the beginning. Lily was the manager when I first moved in and now it is Kimberly. They both impressed me of their friendliness and professionalism. Staff are super helpful and always try to accommodate our needs and concerns. I also love how they keep the apartment clean by having janitors cleaned and vacuumed the place everyday. They also have playground for kids, bbq pit and swimming pool for everyone to hang out. read more

This review is long overdue!! I've been living at Summerbreeze for almost 9 years. Omg, that long already?! Staff: 5 stars! I've lived her a very long time and I've never had any issues with the staff here. They have been nothing but helpful and good to me. Not trying to put myself on blast but I'm a pretty needy tenant! The current Property manager, Lily is amazing. She's so accommodating and takes care of any issues I may have. When I need something fixed, she immediately fills out a work order and I get it fixed within one or two day. She keeps the property in tip top shape and is so friendly. Eddie, our Maintence guy is great! Both Lily and Eddie always have a smile on their faces. Parking: My only compliant is that parking is hard on the street because it gets busy. Cleanliness: I feel like we all need to be a little more respectful in keeping our property clean. It's not the best neighborhood but management stays diligent in making sure it's a pleasant place to be living at. There's so much that the staff can do. I wasn't too happy before living here but since management and maintenance staff has change so much has change for the better!! Everything is so much cleaner and garage door actually works now. When you request work to be done it gets completed within 1-2 days and office staff is very prompt and actually cares about resident issues. Even my pest control is no longer a problem cause they were on top of the treatments. Trash room, pool, hallways, and playground area is always clean. I absolutely love this apartment for the following reasons: 1. The community director Kim is very friendly and professional who helped me a lot. Overall all the staff at summer breeze are courteous people. 2. I got lucky because all my neighbors in my entire building were really courteous, quiet and respectful. Not once I've seen trashed littered the staff is always keeping the complex squeaky clean. 3. The maintenance team, Freddie!! He was so professional and has a nice sense of humor as well. He knows exactly what he's doing and goes the extra mile to get the job done in a timely manner. The parking is horrible in this 3 story apartment complex! Even when you purchase the monthly or yearly pass, someone ends up parking in your designated spot from time to time. It's SO frustrating! The parking area upstairs is first come first serve which you also need a parking permit for, and the parking in the garage is designated so you would think your spot will be there when you get home at midnight or whenever but NOPE! Other tenant's guests are parked in your spot while they hang out or whatever and I've tried calling a tow-truck but tow truck companies will only tow if the manager of the property is calling so sometimes, I ended up parking in the streets 2-3 blocks away! The entry gate to the hallways are SO noisy! If your unit is near the front gate you can hear E V E R Y S I N G L E time the gate open and closes. Super annoying in the middle of the night, plus people are SO loud! Squaking Vietnamese people everywhere! You can hear everybody's conversation! OMG the neighbors are noisy..the neighbors surrounding the apartment, the houses in the back, the town homes adjacent.. They are all noisy! My car was stolen 2 times in one month! And someone broke into my car to ONLY steal all the coins in my coin slot and my pocket knife since my radio was previously stolen and nothing else was in there. The staff are condescending and don't get shit done. Other than that, the units are clean, they have a half ass broken down gym, the pool is nice, there's a small playground for the kids and a nice BBQ area. :D Enjoy! read more

This apartment is very ghetto...I used to live there for only a short few months and my car got broke in. someone scratched my car for fun. The manager does not do crap for us, if you are on her bad terms, she will try to find all kinds of problems to kick you out, for No reason. I heard she also gets all kinds of bribes from the other tenants just so she won't give them problems. lease do yourself a favor, don't even try to live here. you'll get kick out soon enough. read more

My mom and I have been living here for the last 10 years and we've experienced a few different managers for the complex. So far, Kimberly & her team has been doing a great job of keeping us informed and aware of what's going on in our community. Of course, with a large apartment complex there can be delays and mishaps but Kimberly and her team always make sure we get what we need at the end of the day. I currently live in these apartments and i have to say I HATE IT ! The only reason why we still live here is because its cheap and we cannot afford much else. The managers I'm sorry, but are such b*tches. I don't care if you manage the place but you DO NOT, out of courtesy and respect, stick your head into someone's house and tell them to shut the door in a rude manner! Obviously thats what they did! I swear they post a note one everyone's door every other week to make a complaint about something like "please do not jump over or sit on the balconies"or "Don't use your back yards for storage space" and then threaten to kick us out if they catch us. We are paying to live here and they act like they can barge in our place we try to call 'home' and instead make us feel like we are inferior to them. In fact they stick so much notices on our doors and some are very unnecessary like for one, to let us know they'll be changing the person under management and that we are thankful to have them. Uh i don't care, you're wasting paper!! In fact i'm glad you're leaving. Noise complaint, as of right now the person living above me is stomping the crying heck out of my roof. I also live on the first floor so every morning I hear kids screaming through my windows, they're shut to its fullest. These rude kids even plan on ding dong ditching your door every now and then. On other days I hear construction or leaf blowers 9 in the morning and I am exhausted due to the fact that I come from work late. I am literally going insane. Parking especially is sooooooo ridiculous here. I swear I had my car towed 4 times here including my mom's, boyfriend's,friend's car. This is the first place towers will come to make their money. They even went into the garage to tow my friends car even though she lives here! She forgot to take back her permit from her friend and still they don't care, they'll ask you to pay a $90 for taking it off the truck. If you complain to the managers they will tell you they're not responsible and just say "oh aw, poor you.." and the most the did for me was give me the towers number. Over all parking is very limited, the hallways reek, managers are useless, kids here are annoying, and phone signal sucks . Fck them and this place. oh, btw I'm never home. read more
