Several days later I saw a listing online for an apartment in Astoria that was offered by Horowitz Real Estate. Peter Horowitz promptly arranged a time to show me that apartment as well as a 2-bedroom apartment that had just become available in Astoria. I knew immediately this apartment was the apartment for me. My 32 year-old son accompanied me to the showing and commented afterwards how personable and transparent Peter was. Although I was unfamiliar with the New York real estate process and coop procedures in general, Peter assured me he would offer any help I needed and he definitely kept his word. He recommended an attorney who was not only extremely competent and personable but very reasonable in his fees by NY standards. During the final walk-through Peter offered and then provided a final cleaning after I noted that although the apartment was very clean, the inside of the windows and sills could use an extra wipe-down. We asked her to ask since the Fair Housing in NY protects people with disabilities. She was very rude and said "if it comes down to you guys and someone else without a dog ... we are going to pick the other people!" She said this on a call with three other people listening into. Needless to say ... we never heard from her again. Please don't use this agent... if she would do THIS, what else would she possibly do??

Her advice however was really discouraging and quite absolute - I was so depressed after getting off the phone with her- she suggested that I might look for a room for him to rent somewhere because with a budget of $2,000 and low credit on his part; that no one would really want to work with that profile or mine as an out of state guarantor. Merely 12 days later, he is now set up with a lovely studio in a nice building, one block from the train in Sunnyside for $2,100. The moral of this story is as "professional" as the professionals may be, consult more than one. Some are more open, more nuanced, more willing to find solutions and more apt to think creatively than others. Find the individual realtor and the real estate firm that best fits your outlook.
