    Brown stains from the rust inside the walls when the apt sweats.

    Poor management and if you are a decent person and a working person you won't be able to rest in your apartment. Jumping, banging noises all times of the night and mornings. CC Management / Stanley Presveration don't give a darn about the disruptive tenants you have to deal with they won't do anything about it. What they will discuss is your RENT with you. The outside of the buildings landscaping is cute but the inside is continuously decaying . The Linden Houses were built in 1958 and most of the pipes are rusted and never replaced or repaired. New management painted over damage walls using what seems to be the cheapest paint and plastering. All the renovations inside the apartment including appliances stove, new refrigerator where your food constantly spoils. They built a parking lot three years ago and to date the tenants can't park their cars in it and if you do management will have your car towed. What was once a yard of grass where some of the children in the neighborhood played is now a parking lot that no one can utilize. Once last thing if you are afraid of "pitbull" dogs this place has hundreds or more of them running around with careless owners that believe its OK for the dogs to be off the leash. I love dogs but for some that are fearful of dogs this is what you will encounter along with dog fecies and urine every where including the terraces, hallways and elevators.

    This is what I have to walk by every morning, but if they are showing an apartment viewing, C&C management will clean it up

    So unfortunately I live in a C&C management building in the Bronx, the worst Coopers Garden 183rd. And by all means yes you should have a right to play your music, but do I have to listen to it no I should not hear my neighbors music inside my apartment. C&C management claims that you can play your music as loud as you want up until 10PM, so ghetto so until then you have to hear your neighbors music after you come home thinking that you are going to relax, not happening. Do Not Move Into A C&C building you will regret it they only move in TRASH.

    I lived in a unit managed by C&C for less than one year. In that time, I was subjected to living with sewer water seeping into my ceiling and walls for over half of the time living there. The management company and their maintenance crew jerked me around back and forth for the entire time - arriving when the leak was wet saying it had to be dry to fix it and then coming back when it was dry saying it had to be wet for them to fix the leak. Not to mention, they kept trying to convince me it was an overflow issue, when the information from the upstairs neighbor was consistently that no overflow had occurred. Finally, two days before I vacated my unit (after the SIXTH time my bathroom ceiling had flooded), I learned that the toilet above me had a bad wax seal and sewer water had been leaking into my walls and ceiling for months. I was forced to vacate my unit a month prior to my lease being up because I couldn't live in a home hemorrhaging sewer water any longer.... and I had to pay for that month's rent despite it being dangerous for my health to remain in the unit. I asked C&C to work with me for my health and safety and they had no desire to help or care for my well being. Now, I'm having to fight with them to get my security deposit back (I have photographic proof that the unit was signed off by their representative with no damage or reason to withhold the deposit). Per NY law, it was supposed to be returned within 14-days. It's been 26-days and they will not respond to my emails (despite reading my emails within 30-minutes of me sending them). Do not rent from C&C Management. You will regret it.

On site management is not only ineffective but has demonstrated patterns of both laziness and racism. The previous reviewer covered most of it, so this is highly repetitive, but worth repeating: PEOPLE - Joyce and Andy were incredible landlords. In a dream world, everyone in New York is able to rent from people like them, and everyone is able to rent directly from the property owners without 3rd parties skimming off a cut. When I was moving in, and though I hit the 40x rent, I was worried they would not take me as a tenant. To my surprise, they worked with me despite my atypical/freelance income. - Tony is the the best super in New York. When I first moved in, he removed the shades from the three front windows. When I locked myself out of my apartment, all I did was text him and I was in my apartment a few seconds later. When he saw me headed to work on a rainy day without an umbrella, he offered me his! His attentiveness, care, consideration, friendly demeanor--it was a pleasure to get to know him. He's is one of five of the nicest people I have met in New York. APARTMENT - This apartment was like winning the lottery: I could afford it and didn't have to live with any more crazy roommates. Serenity Now! in apartment form. - During my tenancy, rent went up once by 25; my last rental payment was 1450. -My apartment had older well kept wood floors, a period mantle (I loved this!), a small bedroom that was perfect for my needs, two full closets/good storage, a full bathroom (only drawback sometimes was the 1/2 sink), a great kitchen with plenty of cabinet space, two ceiling fans (which I am mentioning because I never had to use AC, which is important to me), three giant south-facing windows, nice little details like a ledge on the bedroom window and trim painted off tone. - The apartment was well-maintained (halls bleached every week, trash collected promptly) kept to code (fire safety). - The radiators worked really well and I stayed warm (if not hot, which I prefer) during the winter months. I only heard clanking from the radiators 3 times. No hissing. - I loved the high pressure shower and how it jostled my brain and woke me up every morning. The bathroom also had a great vent that provided deep focus while showering. No mold, which was great for a non-windowed bathroom. - Only a shifted sprinkler cover required maintenance in the time I lived in the apartment. - No bugs and no rodents. - Fellow tenants (a family below, a couple next door, a couple upstairs, one other lady I rarely saw) were courteous and polite. No one was ever rowdy. - Toward the end of my tenancy, USPS was actually leaving packages instead of leaving peach slips, which was really convenient. - The apartment is 2 seconds away from the 6 train and M116 was right in front of my door. - The apartment itself was surprisingly quiet. I'm glad to have found and lived at the apartment when I did--I witnessed very little gentrification creep. If you see any openings for any apartments in any one of Jakandy's three 116th buildings (153, 155, 157), stop looking and do whatever you can to live there. Good heavens I'm already missing my apartment--

    I'm moving after two years with Jakandy as my landlords and it's only because I found a bigger…read moreplace than they currently have available. No tenant could ask for better landlords than Jakandy (owned by Joyce and Andy, who also run the business, together with the world's greatest super, Tony, who lives on site). Jakandy has the benefit of being small (three walkup buildings adjoining each other on E. 116th St.) and they are remarkably attentive and responsible to every need of their tenants. I rarely ever needed anything fixed and when I did it was done immediately. I started with a studio in one building and a year later moved next door to a one-bedroom. Both were beautifully restored, with windows overlooking the happening scene on 116, El Barrio's main street. Hardwood floors, new plumbing, excellent water pressure, the hot water never ran out and the heat was always there in the winter. The pipes are all sealed at the wall and they have regular pesticide service so there're no problems with bugs or rodents. The rent increases are incredibly fair (25 bucks a month). Tony, the super, is one of the nicest guys alive and will do anything for you any time you need it and I mean it. I once forgot my keys and called him embarrassedly and he came right over from a restaurant he was eating at! Another time a friend was staying at my apt. and an emergency occurred that she needed to know of but her phone had gone dead. I called Tony and he ran down and knocked on the door and let her use his phone to call me long distance. I am sad to be leaving such great landlords and seriously hope I don't regret it. If you are lucky enough to find an apartment with them, a clean, affordable, lovely place on one of NYC's greatest street scenes, then jump at the chance.

    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me
