Let me start with this was a last minute trip, I called explaining our rigs & Justin was more than accommodating! If you're looking for a CLEAN & beautiful full hookup campsite this is where it's at! Being able to walk out the RV & see the beautiful stream was more than anyone can ask for! The swimming holes were fantastic & easy to get to! The staff were friendly & helped anyway possible during the stay! An hour drive to Grandfather Mountain, Banner Elk & Newland. Simply Amazing! We CANNOT wait to go back!

I had a travel trailer and was traveling with my sister and her husband with their large 5th wheel…read more We were in spots 2 & 3, by the entrance, across from the office for 4 days and 3 nights. It was very clean and well maintained, level gravel lots overlooking the river behind us, where we would see ducks and fishermen. We remarked on how the maintenance person seemed to work around the clock...mowing, fixing, making improvements. I introduced myself to him and told him we were talking about how he seems to be working constantly. He introduced himself as Claude. He was proud of the new very clean bathhouse, and was working on a park/game area, with plans to build some cottages for rent. There are trails going around the park, into the woods, and along the river. There is a small beach area where you can put in a float or kayak or whatever if desired. The 5th wheel needed to be repaired. We found a great, inexpensive mobile RV repairman after others said they couldn't get to it for days and it would be an expensive repair. Randy, who owns Blue Ridge Mobile Repair in Marion, came over as soon as he finished the job he was on. He worked in the rain for several hours to make the repair, and charged under $200! Amazing! Our only complaint was that the internet did not work...it kept timing out. Otherwise, it was a perfect place for us while we visited the emerald mines.

We extended our monthly stay through the business number then we were told by staff we couldn't…read morekeep our lot because it was completely booked for Memorial Day then a few weeks later we were told there were septic issues and we had to leave the site. We were told no employees could move the camper as we do not tow our camper ourselves. We were given a number of a tower who quoted us $225 to move our site within the campground so we decided to leave to a cheaper campground as the lot rent increased due to summer rates (it's not summer yet). We were told we'd get a refund of the lot rent we already paid and we never received one, when we called to follow up we're told there's no refunds on monthly stays. $1,010/month for a parking spot is absolutely criminal. Poor business practices, do not stay here.

We have a dually and a 42' fifth wheel. The trees are not cut back, and they scrape your camper terribly. We were placed in Site D11. The campsites are not marked very well and ended up parking in site D9. Luckily, we were able to stay in that sight, thanks to the neighbors who were renting it long term. But Site D11 was rented to a motorhome so did they make a double profit? The pool closed at 7:00 and it was disgusting. The amount of HAIR that was in that pool significant. We found eyelashes around the pool that was there the entire time we were there which was a Wednesday to Sunday. The chlorine smell was never present. I can understand debris from the trees, but this was just lack of maintenance which was present at this entire campground. The water slide closed at 5:00 each day which was a bit early for the summer especially a holiday weekend. The trash dumpsters were overflowing the entire time we were there. There were a couple of children that were left attended that were entering people's cabins and campers taking things that did NOT belong to them. The SOS numbers we were given at the time of check in did NOT answer in a timely manner. I have been camping since 2005 and NEVER felt the need to lock everything we had. This is definitely not a manicured place with standards. Trash, uncut grass, dump trailers, debris Our family has never been there before and will NEVER go back. I hope you read the reviews before you reserve this place.

We spent 2 nights here and loved our site, the deck over the rushing stream was a perfect place to sip coffee in the mornings and whiskey in the evenings. The dog park gave our pup the chance to run free, the clean bathhouses gave us a place to freshen up and the location gave us the ability to explore all Asheville had to offer, climb to the top of Mount Mitchell (the highest point East of the Mississippi) and just enjoy the surroundings. Our site had a full hook up, electric and water (even with temps in the low 20's at night), we had a fire ring (or square), a picnic table perched on the deck, cantilevered over the stream, and lovely (back-in) site with privacy and shade. We can't wait to come back.

Very nice play area for the kids, nice bathroom facilities, a great group pavilion with a fireplace & TV, and a well equipped camp store. The park is near the Blue Ridge Parkway and several nice towns with craft galleries. Many of the guests told me they had been coming for YEARS. There is nice landscaping between spaces and several of the spaces had decks over the trout stream. This RV Park has added many acres next door and is expanding. I look forward to returning to some of the friendliest staff!!

Let's start with the grounds: mowing appears to be an optional hobby rather than a maintenance task. Weeds regularly reach over a foot tall, yet management is quick to blame everything from the weather to property ownership rather than simply getting the grass cut. It's a perfect metaphor for the whole place -- neglect wrapped in excuses. As for amenities, calling this a resort is comedy gold. There's a small, perpetually crowded pool that's the only semblance of recreation. Beyond that? Nothing. No playgrounds, no activities, no amenities for kids -- unless you count watching the weeds grow as entertainment. The "main office" doubles as a ghost town; there's no store, no supplies, and certainly no service. The showers and changing rooms only operate during pool hours, which means forget early showers, late rinses, or any kind of off-season use. And the mountain side? It's an oven with no tree cover -- a sunbaked slope that feels less like camping and more like punishment. But the crown jewel of disappointment here is the management. The manager, Bridgette, has turned poor hospitality into an art form. Unless you're in her inner circle, expect hostility instead of help. Any mention of the park's shortcomings is met with denial or name-calling -- everyone's a liar except her. Fees appear out of thin air, rules shift without warning, and enforcement feels more like harassment than management. We were even chastised for having kids' toys and outdoor furniture -- apparently joy is a violation here. Before booking, I strongly encourage anyone to read the management's responses to other negative reviews. Notice the pattern -- rather than addressing issues, she calls the reviewers liars. I'm sure this one will be no different. If you're looking for a peaceful camping getaway, keep driving. If you're nostalgic for the charm of a retirement community run by a vindictive HOA that accidentally allows children, you've found your paradise. Lake James Campground and Marina could be something special -- but until the management and maintenance rise to even basic standards, it's a cautionary tale, not a destination.

Nice little spot to spend some nights outside of Asheville. I only spent one night in the free…read moredispersed area, but walked around the pay sites. At only $5 a night, it seemed worth the price. However, I am cheap and like being away from people, so chose dispersed. Keep in mind that if you are staying next to the road, you might hear a lot of early morning trucks driving my. I personally saw three going by that were spotlighting (assuming looking for deer). Then later heard some gunshots and the trucks racing back. I'm a hunter myself, but can't stand spotlighting. Anyways, that was just a side note. Overall, it looks like a great place to spend some time and very close to town. If you choose your spot right (dispersed or pay), you can be close to the creek, which is a great sound to fall asleep to!

He was not very friendly. It said the campground was full even though there were only like four people there out of like 10 places. I told him it said online that they were four walk-up spots available and he said that they were all reserved. Very frustrating, considering it's a pretty big drive out there in the middle of the forest. It's also not really by a creek at all it feels like you're camping in a parking lot. I'm so glad that we didn't end up staying there officially. Even the bathhouse that was there was so small that I don't even understand how there could possibly be a shower in it. So I'm not sure if they even have showers or not. This is an over glorified parking lot that has picnic tables.
