    This campground at first glance is very nice. But as you get closer it leaves a lot to be desired. My husband and I got what they called a premium site. It was nice in the shade but it was very uneven. When we sat outside if our chairs were not close to the RV we felt like we were going to fall over. The bathhouses were not well cared for. Cobwebs every were. I don't like spiders and they should be knocked down once a day. Now let's talk about how this place nickel and dime you. They give you these wrist bands, like you get at an amusement park, so you can use the pool and other amenities and charge 8 dollars each if you lose them. There is no FREE wifi, you have to pay for it and then it is $15 per 3 days and only 3 devices. When you use the laundry and pay with the app. It will be $4 to wash $4 to dry and a $8 temporary hold. So if you are hoping to spend less here than you would at a hotel try somewhere else. If you just love being outside come here .

    If I could give zero stars I would! Sites over grown. Amenities not open and the website doesn't say they have specific hours. Not to mention the NEEDLES IN THE BATHHOUSE. I went to the bathhouse at 7am!!! No one was at the front desk so I call corporate. No one from the campground responded until 10:30 and didn't even clean the bathroom. Devin from the front desk even agreed that No one with a diabetic issue would leave open needles in the floor. So stop using that as excuse. Shut this place down immediately!!!!

    I have an RV ...I do not tent camp...I did not use any bathroom facilities but can say the RV spots are quite nice and the staff there is friendly, helpful and very sweet. They have seasonal spots too which is a plus. The overlook is pretty and has great views of the mountains...someone complained about its lack of trees but honestly you don't need huge huge trees where people are trying to drive and pull the 50 foot RVs....common sense...It's a camp ground...take it for what it is...

    Camping is fine. But the water sucks! The fish look terrible and besides, there are dead fish floating here and there along the banks. The restrooms look like crap and need to be cleaned better, the showers need to be sterilized with bleach and a way to keep the water from running all the way back to the door and the water needs to be regulated better between to he hot and the cold. The service at the front desk needs to be better as well. This is the last time I come here to camp.

    Ditches caused by storm damage weeks earlier.

    Just because they have spots for large 5th wheels doesn't mean getting in and out without damage is an easy task. We stayed in section B for an extended Labor day weekend with 5- 5th wheels and 1 large t.t. The un-repaired storm damage made both pulling in and out very difficult for seasoned campers. The park is dirty. Trash lays around and bees are an issue. Yellow jacket traps and a couple trash cans would solve these issues. The pond is much smaller than the pictures would have you believe and the water is very dirty. The pool at the bottom of the water slide is a brown and disgusting. The same cars of the full timers run in and out enough to draw attention and remove any peaceful atmosphere from the evening. And when they say "no refunds " they mean it. One of the members of our group needed to cancel weeks in advance for bypass surgery. They were given a voucher for an upcoming stay that will never be used and rented the site to other travelers. Another paid the extra $35 for the drive through site. They needed to switch with another to allow a larger toy hauler. Rather than allowing the 35. to be applied to the toy hauler they charged both and offered a voucher for amenities, which of course were never used. Here's the good... the view. If you walk to the top the view is beautiful. If you walk the trail in the woods it's cool, peaceful and lovely. One last note, someone may want to check the offensive odor (something dead) on the road just past section B, 1st or 2nd camper on right.

    Our view for the weekend after first giving us a site that was already rented by a full time resident! Nothing offered to make it up to us!

    I had a travel trailer and was traveling with my sister and her husband with their large 5th wheel…read more We were in spots 2 & 3, by the entrance, across from the office for 4 days and 3 nights. It was very clean and well maintained, level gravel lots overlooking the river behind us, where we would see ducks and fishermen. We remarked on how the maintenance person seemed to work around the clock...mowing, fixing, making improvements. I introduced myself to him and told him we were talking about how he seems to be working constantly. He introduced himself as Claude. He was proud of the new very clean bathhouse, and was working on a park/game area, with plans to build some cottages for rent. There are trails going around the park, into the woods, and along the river. There is a small beach area where you can put in a float or kayak or whatever if desired. The 5th wheel needed to be repaired. We found a great, inexpensive mobile RV repairman after others said they couldn't get to it for days and it would be an expensive repair. Randy, who owns Blue Ridge Mobile Repair in Marion, came over as soon as he finished the job he was on. He worked in the rain for several hours to make the repair, and charged under $200! Amazing! Our only complaint was that the internet did not work...it kept timing out. Otherwise, it was a perfect place for us while we visited the emerald mines.

We spent 2 nights here and loved our site, the deck over the rushing stream was a perfect place to sip coffee in the mornings and whiskey in the evenings. The dog park gave our pup the chance to run free, the clean bathhouses gave us a place to freshen up and the location gave us the ability to explore all Asheville had to offer, climb to the top of Mount Mitchell (the highest point East of the Mississippi) and just enjoy the surroundings. Our site had a full hook up, electric and water (even with temps in the low 20's at night), we had a fire ring (or square), a picnic table perched on the deck, cantilevered over the stream, and lovely (back-in) site with privacy and shade. We can't wait to come back.

Very nice play area for the kids, nice bathroom facilities, a great group pavilion with a fireplace & TV, and a well equipped camp store. The park is near the Blue Ridge Parkway and several nice towns with craft galleries. Many of the guests told me they had been coming for YEARS. There is nice landscaping between spaces and several of the spaces had decks over the trout stream. This RV Park has added many acres next door and is expanding. I look forward to returning to some of the friendliest staff!!

Let's start with the grounds: mowing appears to be an optional hobby rather than a maintenance task. Weeds regularly reach over a foot tall, yet management is quick to blame everything from the weather to property ownership rather than simply getting the grass cut. It's a perfect metaphor for the whole place -- neglect wrapped in excuses. As for amenities, calling this a resort is comedy gold. There's a small, perpetually crowded pool that's the only semblance of recreation. Beyond that? Nothing. No playgrounds, no activities, no amenities for kids -- unless you count watching the weeds grow as entertainment. The "main office" doubles as a ghost town; there's no store, no supplies, and certainly no service. The showers and changing rooms only operate during pool hours, which means forget early showers, late rinses, or any kind of off-season use. And the mountain side? It's an oven with no tree cover -- a sunbaked slope that feels less like camping and more like punishment. But the crown jewel of disappointment here is the management. The manager, Bridgette, has turned poor hospitality into an art form. Unless you're in her inner circle, expect hostility instead of help. Any mention of the park's shortcomings is met with denial or name-calling -- everyone's a liar except her. Fees appear out of thin air, rules shift without warning, and enforcement feels more like harassment than management. We were even chastised for having kids' toys and outdoor furniture -- apparently joy is a violation here. Before booking, I strongly encourage anyone to read the management's responses to other negative reviews. Notice the pattern -- rather than addressing issues, she calls the reviewers liars. I'm sure this one will be no different. If you're looking for a peaceful camping getaway, keep driving. If you're nostalgic for the charm of a retirement community run by a vindictive HOA that accidentally allows children, you've found your paradise. Lake James Campground and Marina could be something special -- but until the management and maintenance rise to even basic standards, it's a cautionary tale, not a destination.

Plenty of nice trees provide shading with plenty of grass instead of dirt or muddy areas. They have a covered social area on the creek with nice big fireplace. This seems to be a gathering spot at night. Several rocking chairs to pull in front of the fireplace and relax. The area itself is very convenient to a lot of NC Mountain landmarks. The Blue Ridge Parkway is approx. 1.5 miles away, Linville Falls is a 10-12 minute drive, Linville Caverns is a 20 minute drive, Grandfather Mountain approx. 20 minutes, and Tweetsie Railroad is about 35 minutes. Bottom line is this is a very nice family campground, friendly staff, and great location. We have now visited twice and will be back.

The staff and owners are all kind good folks. Got the propane tanks filled while here, the maintenance guy picked them up and dropped them back to me at my site in under and hour easy, and it was very reasonable. A fairly level gravel base site, with water, power and sewer all within a few feet of each other making hook up straight forward and simple enough. Low maintenance established landscaping between the sites adds some privacy. The pull through where we stayed in the park had a picnic table, along with a gas grill and a covered pergola with a bench swing in the front. All overlooking a field with horses. This is a solid choice for a park, safe and secure. Easy in and out, and good people. 4 Stars good for an overnight or longer 01275
