    This is the second house we've had renovated by Gary. This house was outdated and unattractive but…read morewe knew it could be special. We are always happy with Gary's work. He is a competent professional and trusted contractor with a solid team of subcontractors who have been doing this work for decades. With this renovation, we brought our 1912 Craftsman bungalow down to the studs. This was a full-gut renovation that involved replacing all mechanicals, drywall, new bathrooms, new kitchen and doing a primary bath addition. With Gary's construction expertise, we were able to restore the home while maintaining its original charm and bring our design to life. Some of Gary's many contributions included framing a new tray/drop ceiling, installing custom window and door casings to match the originals. He also rebuilt the front porch railings and reinforced the porch ceiling so it would accommodate a porch swing. He built our backyard studio shed in just a couple days and it's adorable. While nearly everything is new, you can't tell. And that is a compliment to the quality of craftsmanship. Gary doesn't cut corners and it shows. It is very important that you trust your contractor and that they have integrity and do what they say they are going to do. Experience is also very important. Gary has all of this. We will definitely be calling Gary for the next house we buy. We can't recommend him enough.

I did my due diligence and called three contractors--not only to compare pricing, but also to gauge experience and get a sense of trust and assurance. Hiring a contractor for a big job can be nerve-wracking, especially in construction where there can be so much ambiguity. Out of the three, Arthur, the project manager at Universal Builder, was the most professional and made me feel the most at ease. From the beginning, he took the time to walk me through the steps they would take to locate the problem and explain exactly how they would fix it. If something didn't go as scheduled, he would personally call to reassure me and make sure everything was addressed until I was satisfied--and it was. He was upfront abut the pricing from the beginning, they are not the cheapest but they are not the most expensive either. depending on the job, you don't want to always go with the cheapest contractors and end up with no insurance, and a crappy job. I eneded up getting part of my roof fixed and a brand new Chimney Cap for a very good price. In the construction world, it can be hard to find true professionalism you can count on. I would absolutely recommend Arthur to anyone.

    Hired this company for new roof on our home. Rate quoted doubled after original roof was removed…read moreeven after the they thorough checked my roof during consult. What should've been a $20k job turned into a $40+k job. Even the hired hands that came out and actually worked on the roof, asked us why are they replacing all the wood when the wood we had was still good. They completed the tile work in a day (project took about a week in total) but we didn't see the actual tile until they were done. When we saw what they put on it was a totally different color than what we asked for. We didn't see the tile when it was brought in because they took it straight to the roof. We notified the company and they tried to downplay the color error and say that is the color we asked for, even though it wasn't. To save themselves money for their error, they just said that they will lay another layer of tiles over the top of what was already applied. Funny, because during the consultation they adamantly said that laying a second layer is too heavy for a roof and it's best that we remove all the original tile and put new tile, single layer. Then because of their error, they are now doing what they said was too heavy. I recorded the whole consultation and replayed for my family their exact words. I would not recommend this company to anyone I care about. If I would have checked their reviews before hiring them, I would have gone with someone else. Seems multiple reviews here state the same issues that I ran into with this company. Good luck to anyone hiring this company. I hope you have a better experience than what my husband and I had. Work was done in the fall of 2023. I wasn't going to leave a review because it would be a negative review, but people I speak with kept telling me to make sure I share my experience. Then I got an email asking for a review, but the link that they sent for me to sign on also has a pre-written statement saying that I am signing that I was satisfied with the service. I was not satisfied and deleted the email, which prompted me to come here and leave a truthful review.

The project ran about six months. The short version: we'd hire them again. The longer version: Jacob, the design lead, is the reason we went with them. He has a genuine passion for old buildings and pushed to preserve original details that another contractor would have torn out without a second thought. That instinct matters when you're working on something irreplaceable. Ken managed the project more quietly but kept things moving. And when issues came up after the job was done -- after the final check had been cashed -- Jacob, Ken, and the owner Sage came back and made it right. That's not nothing. That's actually rare. Were there setbacks? Yes. If you've hired contractors in LA, especially on older properties, you know what you're signing up for. New Dawn isn't immune to that reality. They're not the cheapest option and not the most expensive either. But they're the kind of crew that stands behind their work, and in this city, that's worth writing a review about.

All construction projects are journey, and this one definitely came to a happy ending.

The crew was incredibly polite, they showed up right on time every single day, and they cleaned up after themselves beautifully when they were finished. He was knowledgeable, professional, and conveyed significant industry experience. We were then introduced to the sales team, who described the project as straightforward and estimated that the work could be completed within 6-8 weeks based on plans that had already been approved by the city. Instead, the project extended to approximately seven months and was marked by persistent communication issues, poor coordination among team members, inadequate project management, and a lack of consistent oversight. After the contract was signed, both Matt and our sales representative became largely unavailable. We were assigned a project manager who was unfamiliar with the approved plans and frequently required clarification on basic project details. When we raised concerns with our sales representative, we were told that project-related issues were outside his responsibility, and we were not directed to anyone else who could effectively address them. Partway through the project, the company hired a new Director of Operations who assured us that existing issues would be resolved and the project would be brought back on track. Unfortunately, communication remained inconsistent, calls and messages often went unanswered, and there were periods of multiple weeks when no work was performed on site. A significant issue throughout the project was the apparent lack of communication between departments. Sales, project managers, foremen, office staff, and accounting frequently appeared to be operating independently, resulting in repeated miscommunications, conflicting information, and a constant stream of redundant calls, texts, and emails. As a customer, it often felt as though we were responsible for relaying information between members of their own team. One (of many) examples: we scheduled a walk through prior to making our final payment. A week later the accounting team threatened to put a mechanic's lien on our house because we hadn't paid yet. Apparently no one was talking to each other within their office. The company also relied on a long succession of subcontractors. In our experience, many arrived on site without a clear understanding of the scope of work and without access to the approved plans. This led to confusion, delays, and avoidable mistakes. Most concerning were incidents that appeared to result directly from lack of oversight. Work performed by the team caused significant damage to our sewer line. On another occasion, concrete was scheduled to be poured over exposed electrical lines that had not yet been reconnected, a situation that could have created serious complications had it not been identified beforehand. We made several attempts to speak directly with Matt regarding our concerns about project quality, management, and coordination. However, we were repeatedly told that he was unavailable or booked weeks in advance, and we were never able to have a meaningful discussion about the issues affecting our project. Based on our experience, the company presented a far different level of organization and oversight during the sales process than what was ultimately delivered once construction began.

    Incompetent and careless. They did work repairing our kitchen a few years ago after mold. What they…read moresaid would be a 2 week job turned into probably 5 months. Writing this now because I just saw an outlet underneath the sink that's not at all mounted to the wall and was reminded of how ridiculous this whole ordeal was. They'd come maybe 2 times a week, maybe less, sit in the driveway and wait for each other for a while, and they'd always forget what they were supposed to do. Then they'd say "ah ya we remember now, gotta go to Home Depot" and take another 1-2 hours. The pace of work was incredibly slow. When they were redoing our kitchen, we came home and saw that the main handyman had bought cabinets for the sink that opened straight into the fridge and stove, so you could barely open them. It was on a corner, so clearly a corner / lazy Susan cabinet was needed. Delayed the job by however many days. They cracked the sink they put in, and there's carvings in the countertops from where they messed up with sloppy cutting. When they installed the AC window units, they stained the window panes, sink, and the outside of the house with the insulation foam and didn't attempt to clean it until I asked. They didn't get much up; still stained. They didn't put calking around the countertop they put in behind the sink. There were a bunch of other times where similar things happened that I had to ask them to redo it or do a part of the job they'd missed.

    We just recently upgraded our tv and found out that our tv wasn't mounted to the studs and just…read morescrewed into the dry wall when this company installed the mount.
