    My family started work with Extreme Home Addition and Art Vartanian back in 2018 on a large 2 bedroom, 2 bathroom addition to our house, and three years on we are absolutely delighted with the quality, communication and attention we received. Art put us in touch with a great designer, George Mendez, who drew up our plan ready for submission to the city, and when permits were approved, we started construction in 2020. The workers were respectful, helpful, punctual and their work was excellent in quality. We were so impressed with what a single team could do: foundations, flooring, roofing, electrics, HVAC, painting, tiling and plumbing. The prices that were quoted were extremely reasonable, and the work was done on time and with a minimum of fuss. On the rare occasions that we needed some flexibility with payments, Art was accommodating and understanding. Most of all, we were absolutely delighted with the communication we had with Art, who bent over backwards to accommodate all the changes-of-mind we had during construction. The team really worked hard to create as little disruption as possible, and our 3 year old child became good friends with the workers. Extreme Home Addition are an extremely professional company who do top quality work at a very competitive price. We would absolutely hire them again to do any and all of our future work on our home.

    I can't say enough about this contractor. Art and his team are outstanding. They are so fast, the work quickly and immediately and they are honest and trustworthy. Art gave a straight price from the beginning and kept his word. His crews were working first thing in the morning until late every day getting the job done. He did a two month bathroom remodel in 4 weeks and it's stunning. On top of that, during these difficult times we've had to call him for urgent services like electrical work, plumbing and he has someone at our house right away. It's helped us deal with the situation of being forced to stay at home during quarantine and avoiding losing power or electricity. I couldn't recommend this business more for any urgent home needs and also for remodel projects moving forward.

    Very please with Art and his team! Our kitchen remodel came out beautifully and the quality speaks for itself. They even went above and beyond with making sure previous plumbing & electrical issues were updated properly. Would recommend them if you're thinking of a small renovation or even a larger project!

    Thank you Art and team! We recently completed a total home renovation/makeover. Art worked with us from the very beginning. Rough drafts, design layouts, etc. When we were finally ready to move forward with the project, Art put so much thought and care into every detail. He equipped our home with new plumbing and electrical throughout and a brand neww HVAC system which our home never had. Art and his team Completely redesigned our home layout: new structures within, brand new everything from the kitchen, both bathhrooms, living, dining, bedrooms, garage/den, new roofing. The project took close to 10 months for completion, but was worth the wait. Art made the entire process stress and worry free.

    Bathroom framing (phase 1)

    With all the delays with house remodels due to the lack of supplies and contractors we had to be very selective with who gave our bathroom remodel to. After doing a lot of due diligence we decided to go with Extreme Home Addition. If there's two words to describe Art it would be "straight shooter". His skill set was noticed after a couple minutes of speaking with him. I've given him the canvas! He's taken pressure off my shoulders by communicating with my other vendors to make sure all pieces of the project are in sync. I'm extremely impressed with what I've seen so far. I'll post another picture once our bathroom is complete. As of now...absolute 5 star and beyond!

    we were looking to complete a second story addition above our garage and turn our recreation room into an ADU for my parents. we were very lucky to find Art and his team; Art and his team did a wonderful job, added the framing into our existing recreation room, changed the walls and added the bedroom, took care of the plumbing electrical and HVAC and did all the tile installation and the kitchen. I was impressed to see the project went so effortlessly. I have heard that materials are hard to find during these post pandemic times, but our project was completed without any distributions. I also loved how accessible Art was, when we emailed him, he always got back to us within hours and he and his team were great personalities to work with. one other thing about this team that impressed us was their tidiness. They did an excellent job of cleaning the area and keeping the materials away in nice piles. we have little children and they always play in the backyard and we never had any issue with any dust or dirt. we are hoping to work with Art again in remodeling our bathrooms hopefully in the near future. thank you Art and team for giving us a beautiful home! you are the best!

    I have a beautiful and crazy little hillside cottage in the Silverlake hills. My home was originally built in 1902... now I don't think our bathroom was 112 years old but it sure looked liked it. We HATED our main bathroom and we swore to remodel it the moment we bought the house. We got several bids on it, they ranged from $14K up to $30K. I found Art and Extreme Home Addition here on Yelp and gave him a call. He showed up like a day later and spent a good long time talking to me about my options, his ideas, my style, my budget, timeline. He was SO cool about everything and about $5K cheaper than anyone else with great reviews. He even loved up on my dogs a little which was awesome (yay, dog people!). We got started 10 days later and it was an amazing experience. His guys were efficient, Art was almost always around to discuss things with, I texted him a couple of times with crazy new ideas about stuff and he was always enthusiastic about it. Super high-quality workmanship, I feel like I got truly unique and fun bathroom that looks beautiful and completed on time and on budget. I could not possibly be happier about calling them.... I am thrilled about our new bathroom, our whacky gorgeous bathroom and I am definitely calling Art for our next project. Client for life! Thank you, Art!

We were undergoing…read morea $3 million renovation when it was discovered that we had serious structural issues in the rear portion of our building. Our contractor recommended KCE/Matrix engineering company with whom he had lengthy experience. This countermanded the advice of our architect, who wanted to choose his own architect named YT Engineering in Palos Verdes. It turned out that YT engineering didn't fully understand the issue, & proposed that we'd have to go through a seismic retrofit process in order to secure a permit. We decided to call in KCE/Matrix engineering and they provided a rather simple process to solve the problem and not over complicate the issue. Not only did it solve the specific structural engineering issue we encountered, but additionally, KCE/matrix engineering calculations, and felt that we might be able to solve some other seismic issues at a minimal cost based upon their findings. Their extra work saved us untold amounts of money, complications, time and future frustrations!!! This Isn't an exaggeration, it's a fact! As impressed as I was with the work that they did, it was backed up by the tone, the conversations and the professionalism with which this organization operated. I give particular credit to David Paiva at KCE/Matrix engineering: he was a pleasure to deal with, he was always calm, measured and followed through with his promises. At first, we were both not sure whether we will work together because he…read morelives more than 20 miles away from where I live, and I'm the type of person who is always skeptical about what I read on the internet. But now I'm very happy that Sam decided to take on the job and develop the structural calculations and drawings for removing a load bearing and shear wall at my Condo. The Project started in September 2025 with initial submittal of permit application package to the City. It went into construction about four (4) weeks ago and was successfully completed today (5/8). During the process, we developed trust for each other. I contacted Sam numerous times for questions, problems and consultations and he was always responsive. He and my architect friend worked together to develop the initial design but had to modify it to overcome a major obstacle that came up during the construction. He came over for construction observations and gave instructions to the contractor how to strap the beams together for maintaining structural integrity of loading and shearing. His fees were much lower than another builder whom I also got a bid from, and his approach to things was much simpler and yet conservative to that from the other firm. I told Sam, whether it is good or bad, I don't usually do reviews for others. But for him, I will do one. I'm thankful to have a great team of Sam (the engineer), my architect friend, and excellent construction crew to help me complete this project.

Sam is easy to work with, responsive and explains things very well - even to someone like me who doesn't have an engineering or construction background. He gave me a time frame that he needed to complete the drawings and stuck to it, which I really appreciate. He communicated well with my contractor and considered different options for how to approach the structural challenges. I've worked with other structural engineers over the years, and I found Sam to be the most professional. I've had engineers disappear mid-project, deliver weeks/months after they said they would, and/or bill more than initially agreed upon - not Sam. He does what he says. Definitely would use him again.

He never disclosed in that conversation that in order for him for him to come out and see my job and meet me and look at my property, that there would be a $350.00 "site-ck-fee" before I even met the guy. He sent an e-mail telling me that I had to pay that on Thursday, Jan 22, 2026. I replied and asked for clarification. then he replied (via e-mail) that i only had to pay 1/2 of that fee to "Confirm and hold the appointment". If you are ok with that, I guess "go-for-it". But to me that is called 'Bait and Switch'. I recommend telling your potential customers that piece of information, at the on-set. I would not trust them now, even if they waived the fee. No thank you. Appointment cancelled. Moving on---

The project ran about six months. The short version: we'd hire them again. The longer version: Jacob, the design lead, is the reason we went with them. He has a genuine passion for old buildings and pushed to preserve original details that another contractor would have torn out without a second thought. That instinct matters when you're working on something irreplaceable. Ken managed the project more quietly but kept things moving. And when issues came up after the job was done -- after the final check had been cashed -- Jacob, Ken, and the owner Sage came back and made it right. That's not nothing. That's actually rare. Were there setbacks? Yes. If you've hired contractors in LA, especially on older properties, you know what you're signing up for. New Dawn isn't immune to that reality. They're not the cheapest option and not the most expensive either. But they're the kind of crew that stands behind their work, and in this city, that's worth writing a review about.
