My house that I lived in for 25 years burned in 2022, and it left me in a situation that I could not afford to buy the house next to me since the values went up 300% and just like that I was houseless with only half enough money to function, so this dilemma has sent me on a journey to totally relocate and start my life over somewhere else, so at 72 I was totally adrift, and just by chance I saw Carolina Beach NC as a fantastic place to headquarter out of while I look around, and by chance I called Dale at Saltwater Real Estate about staying in a condo or many condos on the beach for the off season, and Dale worked so hard to accomidate me and help me navigate thru my many time sensitive road blocks as my apartment lease in Texas was up and I had no place to seemlessy go, so I was in limbo for lack of a better word, and I have never had anyone step up so quickly and take control of my situation and totally look out for me, and his lease clients, and Dale played a heck of a game of chess to secure a place for me to temporarily live while I get to know the area and buy a new place if I find here is where I want to be, and I cannot thank Dale, and Carol enough for saving me so much stress, time and money, and Dale has been the absolute best, and he is very in tune with the area, and he has a heart, and so honest, and professional and all I can add is, IF you need a realestate agent, for vacation rentals or for a forever place, Ill assure you you will not find anyone that will take care of everything you need more than Dale and Carol at Saltwater Real Estate. We stayed at one of Carolina Beach properties for a few days on our vacation and overall it was…read moregreat! The rental company staff communicated well and was friendly. The location of the property was unbeatable - it was waterfront and you were literally 30 steps away from the beach. The ocean views were fantastic (see the attached photos) and you could hear waves rushing to the shore all day long. There's also a balcony with a table and chairs where you could enjoy breakfasts or dinners and stare at the Atlantic Ocean. The unit itself was big and was 50/50 updated. The living room was pretty modern but bathroom wasn't. The kitchen cabinets were new but appliances were old. Overall, the condo was pretty spacious, cozy, and it had everything you needed. The only things that could make our stay better would be: - Cleaner floors. I walked around the apartment barefoot and there was sand and other dirt particles in all rooms. - Quieter HVAC. The unit seemed to have an old A/C system and when it was on, it was pretty loud. It would be great to have a quiet airflow system as I think sometimes it was louder than the waves outside. - A Smart TV. The TV in the living room didn't have Netflix or other streaming services - only cable. It's not really that big of a deal as you have amazing vistas outside and a plenty of places to go, but if you thought about relaxing and watching your favorite movie in the evening you're out of luck. Taking everything into account, you are getting great value for the money. This unit was definitely not as expensive as some other waterfront condos and I'd definitely recommend renting it. All in all, we enjoyed our stay and we would definitely come back next time we are visiting Wilmington!

I wanted to let everyone know…read morethat I have not received a $1400 dollar refund that I was promised by Palm Air Realty in Kure Beach, North Carolina. We came down to stay in a 3 story (Super Host) beach house in Kure Beach July 21st - the 25th. To get to the point quickly, the house on arrival was disgusting. Flies galore were in and on the garbage cans like you would not believe. There were several in the house AFTER it had been "cleaned". I say cleaned very loosely. My son stepped in dog poop on the 2nd floor smashing it into the carpet. We found 2 other fresh dog turds (still moist) on the rug in the main living area. I will post the pics. We also started to look for the remote for the TV on the 2nd floor and noticed the couches were absolutely filthy and laden with sand and dog hair. Now you might be wondering why we stayed. We weren't going to but we had no other choice but to stay, at least for the night. We brought my 72 year old mother-in-law that has advanced dementia and Parkinson's. She was exhausted from the trip and need some rest. This house was the one we picked because of the downstairs bathroom and bed. We also had contracted with a home health care company to come sit/care for her while we tried to have a vacation. Marcus with Palm Air Realty was super nice but the deal was we were leaving in the morning due to the filth and misrepresented home pics to go back home. 4 hour drive. Marcus offered us a deal by basically refusing to stay through air BNB and getting a full refund. He requested that we book the house with him for a reduced rate after a thorough cleaning of the home was performed and the flies were remedied and the pool was cleaned. I cannot say enough that this place was run down in the ground and the place was a pig sty. Next door (the adjacent lot) had 3 fly bags hanging on tree limbs that were about to bust they had so many flies in them. And let me tell you they stunk to high heaven. The neighbors had 3 dogs that had full access to their back yard which is right next to the steps to enter the home. Their dogs and or dog food (something) attracted the flies. It was nasty. But again we were kind-of stuck with the MIL and her condition. Marcus has promised that the refund would be coming but the 1400 dollars of fees and taxes is basically fraud. It has been almost a month and no refund. Air BNB stated they called Palm Air Realty and they said they advised them not to give us any refund. I promised Marcus that I would not post a review and pics of the flies and poop if he honored his end of the deal. We paid and were compliant and patient throughout. This has got to be rectified somehow. It's fraudulent and if you think about the refund as it stands, the taxes and fees are on the original booking amount and that's not what we paid so that has additional fraudulent issues. The house was 1214 Fort Fisher Blvd Kure Beach. Do not stay here. Rather do not stay with Palm Air Realty. I would have given them a good review but I just cant. 1400 is a lot of money to ignore. I have given the company plenty of time to work it out with Air BNB and they have not come through. It sure doesn't look like they will. and BTW, I had to vacuum the entire 2nd floor, and put sheets over all of the couches to make it where we could at least sit down and take off our shoes. I will get the pics of the fly bags and pool from the rest of the family when they return home.

After two weeks of waiting to hear back from Sweyer, we still had no idea whether our applications were approved or not. So, we called and emailed them for some answers. At first, we got a response saying that there were a lot of applications that had come in so it would be a few more days before we would hear anything back. A few days passed and my roommate and I started to worry because we needed to find a place soon before our previous leases were up and we had to move out! So, we called again and left multiple messages and got no call back. After many phone calls and emails we finally got in touch with someone and were approved to move in! After this experience, I left a bad review on Sweyer's Facebook and a day or two later I got a phone call from a woman that worked for Sweyer asking me to take the review down and they would give me a $50 gift card. LOL! Bribing tenants to take down reviews...that's a new one that I had never experienced before! Once my roommate and I moved in to our new home, we realized that there was no washer and dryer. In the advertisement online it said that our house did not come with a washer and dryer but our lease said that they would be included. Hmmm...more communication errors? So, we contacted Laura (our property manager) and she let us know that they would be delivering a washer and dryer within the next few days. We also noticed when we moved in that all of our lights were flickering all the time. So, once again, I contacted Laura and she gave us the number for an electrician who came out and fixed the lights. Little did we know that WE would have to pay for every single light bulb that was fixed. Shouldn't that be something Sweyer takes care of? Especially because we had just moved in! Once my first roommate moved out, another moved in. Shortly after she had moved in I found out that her and her boyfriend (who was living there without me knowing) were doing some really serious drugs in our house. A few days later, my roommates boyfriend tried breaking in to my bedroom window while I was home alone. So, I let Sweyer know and what did they do? Nothing. They had a meeting with me and expressed their concerns and let me know that they may or may not do an inspection of the home but if any drugs were found we would BOTH be evicted. They never came to do the inspection so I had to kick my roommate out myself. After my second roommate was gone, I found a new roommate who went through all the application paperwork and while we were working on getting her approved, Sweyer let me know that I needed to give my 60 day notice (I still had about 75 days left in the house). So, I did and right after that, Sweyer let me know that my new roommate would no longer be able to move in because I had given my notice. WHAT?! Shouldn't I have been informed of this since we were in the process of getting the new roommate on the lease?? When I emailed Marcy (Laura's secretary?) asking why she hadn't let me know about this rule and where in the lease this is stated I got NO response back. Ever. Lastly, be sure when you move out you are ready to pay Sweyer another $300 to get your carpets PROFESSIONALLY cleaned, paint the walls, replace air filters, replace drip pans, etc. Yes, this is your responsibility. Not the rental companies. Tell me how this makes sense?? All in all, Laura was quite helpful. Marcy, not so much. I can honestly say that I will NEVER do business with Sweyer Property Management again!

As far as refunds during weather or viral related issues-it is ultimately ALWAYS the property owner's CHOICE! CBR brings the request/situation to the property owner and THEY decide. Most will do their darnedest to honor a renters request. Some property owners simply are not financially able to just refund monies and this instruct CBR to deny the requests. While we feel it's always best to try to see it as though it was us who were the renters.

The stove has duck tape on it holding it together. The upstairs toilet didn't flush properly. The TVs didn't work. I never said anything because me and my kids were so happy to be at the beach we just made the best of it. But the way they have treated me has been so unprofessional.

We were able to book Sea Colony B2 around 11 AM and we were able to check in and pick up our keys by 4 PM that same day. The staff member who checked us in was very helpful and friendly. The unit we rented was beautiful, clean, and well maintained. Check out at the end of our stay was a breeze. Everyone in the group enjoyed our stay.f we had not found a rental through this company we had planned on switching flights and heading home early because of how bad our current rental was.
