    We rented Winds V 3D for a weeks stay starting 6/6/26, which was after the previous review about the roach infestation was written on 5/28/26. It appears that Carolina Beach Realty was fully aware of the problem and still allowed us to move into the disgusting filth. After moving our belongings up the 3 flights of stairs I opened a drawer in the kitchen and tiny roaches went scurrying. We opened more drawers and the big roaches ran. To say that place is infested is the understatement of the century. I have never in my 70 yrs of living and 50 yrs of renting beach condos seen anything that compares to the situation in that condo - a live roach in the master toilet, baby roaches crawling around the master sink, roaches crawling down the bedroom wall a foot from the bed in the middle of the night, hundreds, if not thousands, of roaches in the kitchen. Of course I called the realty company and sent multiple pics and videos by text the entire sleepless night. I received texts in return about the "inconvenience" the roach infestation of the condo had caused us and I was actually told the unit had been treated for roaches "last Tues". After seeing the roaches, we immediately took all our suitcases, duffles, coolers, etc. back down the 3 flights of stairs to the car to prevent roaches getting in our stuff and we left the next morning. I did receive a refund...minus the one night we stayed in the condo, which is what I had requested. In hindsight I should have requested and received a full refund for the "inconvenience".

    DO NOT USE CAROLINA BEACH REALTY! I wish I could leave a negative rating. I truly don't understand how this company is still in business. After a 12-hour drive, we arrived at our rental only to find the place in deplorable condition: Multiple dead cockroaches Black mold Filthy pillows, walls, blinds, ceiling fans, BBQ, and floors A non-functioning A/C -- in the middle of July This was not only unacceptable but a clear health hazard. We contacted Carolina Beach Realty immediately. They told us if we vacated the rental right away, they would issue a full refund. We did exactly that. The next day, they went back on their word and charged us a $650 cleaning fee -- which is laughable considering the state of the property. I will be reporting this to the Board of Health, BBB, and the North Carolina Real Estate Commission. I also plan to file a complaint with the North Carolina Realtors Association. Attached are photos that show a clear bait-and-switch: the first few are the polished, misleading images from their listing; the rest show the disgusting reality. This company is unethical, dishonest, and allows unsafe, unsanitary rentals to stay on the market. Rent at your own risk.

    Wish I could leave zero stars. This realty company rented me and my family a beach house that was not only filthy but INFESTED with cockroaches. Upon our arrival my sister and I spent hours cleaning the place just to make it somewhat habitable. Black mold was all over the vents, the toilets had poop stains all over them, the shower curtains were covered in mold and mildew. The place had not even been vacuumed as there was sand all over the floor. Cracked tiles, dead roaches smashed on a picture frame in the kitchen, and throw rugs that were so filthy you could literally see the dirt and dust on them. We were told that the company had sprayed for bugs the morning of our arrival and we would see a few crawling out as the day went on. What they failed to mention was that the place was horribly infested with cockroaches in every room of the condo. The kitchen especially is infested. The first morning I tried to cook eggs and was immediately joined by an army of cockroaches from all sides. After calling the morning after our arrival and addressing the issues with the realty company I was told by a nice woman in charge of guest services that the main manager in charge would call me back. Long story short, I never received a phone call from the manager until 6 days later. I desperately tried to find anywhere else to stay but being that it was the week of July 4, everything was booked. By the 3rd day the bugs were so bad we couldn't even stay in the house. Any time we would get any food, they would crawl out from all over the kitchen, from under the stove, dishwasher, and counter top. The last and final morning of our stay we woke up at sunrise for family photos. We had not been awake at this time for the previous nights and were horrified to find cockroaches literally crawling in and out of the bed frame we were sleeping in, as well as all over my nightstand directly next to my head. CBR was "unable to relocate us" because it was a holiday week and "they had no locations to move us to". No effort was done to move us elsewhere or to resolve the issue. I was repetitively told the manager would call me back. After hours of calling any other realty company in the area we were able to find a place for half a week and vacated the property on Wednesday morning (after our Saturday morning check in). Original checkout date was the following Saturday. I spent almost $700 out of pocket just to get us another place to stay for the remainder our vacation. After calling and explaining to the only person who had been in contact with me that we were vacating the premise I asked her again to have the manager call me. I did not receive a call from the manager until the day of our departure, six days after the initial phone call was made to CBR regarding the bugs and dirty condo. She was very short with me, thanked me? for letting them know about the bug situation but wanted to let me know that the bugs weren't coming from the condo we were in, but rather condos around ours that had been sprayed?? She also said that we were going to be "very pleased" with our refund and $100 extra. No empathy or sympathy. After we came home from vacation I had to follow up relatively with CBR to ensure the refund was going to be sent to me. I did not received it until over a week later. I never post reviews like this and I am not one to bash any company. Our vacation was absolutely ruined by CBR, who treated us like they could have cared less. I have been going to Carolina Beach for over 20 years, have stayed in Sea Colony multiple times and have never experienced this level of filthy, bug infested rental. Be weary of who you rent from.

    Beware, no actual 'reviews' of properties online, only what THEY post! Staff is ok, I'll give them 3.5 stars for being good at communication. HOWEVER, our rental was filthy AND falsely advertised as 'recently renovated' which it was NOT (our property was 'Key Lime Escape' at 628 S. Fort Fisher Blvd). I spoke to someone in the office within 5 minutes of check in to ask for another property. They said nothing was available, yet a quick search on the website showed 3 open for rent/immediate booking! The 'recent renovation' in our rental was a new vinyl floor, maybe some new furniture & a couple newER ceiling fans. No new anything else! Kitchen cabinets coming apart, grease splattered on walls, bathroom vanity gross, had to buy our own new shower curtain as the one in there was disgusting, floors throughout were ATROCIOUS (see my pics) & I had to spend 2 hours cleaning the place to just be reasonably comfortable for a whole week STUCK there! Countertops dirty on arrival as well, and I had to cover furniture with sheets to even think of sitting on it! To add to this, the washer dryer is out in the backyard in a separate building! It rained & thunder-stormed 3 of our 7 days & was frustrating to have to dash back & forth with dry laundry! The fenced yard would be nice, but there are spots in the fence where a small dog could slip right through. There was also quite a few spots where previous renters had left poop behind which is just so rude, I'm a little grateful it stormed to wash some of it away as the grass is sparse. Further, on extensive searching I could not find online reviews for a few of CBR's properties & was shocked that none could be found! So they obviously control reviews and offer you 'supposed' real client reviews attached to the descriptions (which are all glowing, of course).

    My family and I have been vacationing at Carolina Beach for 16 years, enjoying luxury beachfront homes for 10-14 of our family members. Despite the beautiful beach in front of 618 Carolina Beach Rd #2 (SandStep), the accommodations are sub-par and very disappointing for many reasons: #1 This rental property was selected because it had an elevator. By the time we were informed that the elevator would not be repaired by our vacation in June, other rentals were not available. We were told that money would be refunded due to this issue, and when we asked how much no one would provide a number. Ultimately $500 was refunded. This is barely 4% of the cost of the rental and not enough reimbursement for the impact it had on our vacation. #2 Upon entering the property we were surprised by the lack of upkeep. The handrails were filthy and sticky. The baseboards and hallway carpeting were matted with dirt. Toeshoe molding had been removed and the baseboards were not repainted. The door to the porch was grimy and missing paint. The tub upstairs only drained with something wedged in it to keep it open. There is mold on the shower curtains. The toilet paper roll fell off the wall. The paint is coming off the toilet seats. Our hands were blackened with dirt after touching the outside table. Basic upkeep and cleaning do not appear to be the priority. #3 The unit has been painted, including the cabinets, however, the decor can only be characterized as institutionalized. All the walls are painted white, the bedding is white, the shower curtains are white, etc. The kitchen cabinets are navy, but it is the countertop and backsplash that are outdated (and do not match the cabinet paint). It feels cheap. Chairs that were previously used in the family room are covered with cheap slipcovers, the main bedroom is missing a sitting chair, wall art is random. The paint job does not look professional as there are drips and places that were not painted near light fixtures. We have previously stayed in this unit when the unit had quality decor that was cohesive, colorful, and comfortable. The color palate did need an update, but the quality of the renovation that was done is a downgrade in the atmosphere of the property. The online pictures had large houseplants in them, but there were none on the property. A luxury beachfront rental should have high-end furnishings and the appearance of professional decorating. This unit does not. #4 When staying in a luxury beachfront home the amenities should match (e.g. plenty of soft, comfortable towels). The towel and linens package that we were required to purchase was dorm-room quality. The towels are thin and rough. Constant washing is required because each person is allotted one towel (and the dryer does not dry very well). There were extra pillows, but no extra pillowcases #5 A luxury beachfront rental should have a fully equipped kitchen with quality pieces. The kitchen items are cheap and subpar. The non-stick pans are no longer non-stick, the toaster barely toasts, and the low-quality range is difficult to cook on. The glassware was random, like from a garage sale. #6 Prior to our arrival we received a text stating that we could "get in early for a fee". This is bothersome for 2 reasons: 1) It feels egregious to request more money for a couple of hours. It is just good customer service to provide early entry, if available. 2) You could have used this extra time to clean, paint, repair/replace any of the items noted above. #7 All of the chairs at the pool are missing strapping and there is mold on the back of them. There was a quick response to the water leaking into the kitchen from the air conditioner in the attic. Someone came out 3 times to address the issue. This meant someone needed to be in the unit 3 times. It appears that CBR addressed this issue because it impacted the owner, not the renter. There were plenty of other issues they could have addressed and did not. Despite paying significantly more than in previous years, we were not impressed with the changes or management of this property. The rental cost may be in line with other beachfront homes, but the atmosphere, amenities, and upkeep are not. The management should have certain standards. This reflects negatively on Carolina Beach Realty. Despite multiple requests to set up a time to discuss these issues, CBR ignored emails and phone calls.

(Our dog is still unemployed and some of these companies charge up to $300!!!) I reserved a property online late Saturday evening and received a call from a representative at 0900 on Sunday. I wish I remembered the lady's name but she was friendly, helpful, and was able to answer all of my questions about the property. We received an email 3 days prior that the property would be ready by 4:30 pm (the usual time is 4:00 pm) I wondered why it was 30 minutes later but we never manage to get the beach before check in time anyway. We were informed that the door code would be provided the day of check-in. We received an early text at at 3:00 pm that the property was ready! We have been vacationing at Carolina Beach for several years. Our property, Tide & Seek was hands down one of the CLEANEST we have ever rented. (I travel with my own cordless vacuum and cleaning supplies - yes I am that kind of special.) It was so nice to not have to clean while unpacking! There was a nice 3 ring binder with all property and local information and little cooler bag with a few extra starter items (paper towels, trash bags, and tissue paper) which are always appreciated. I also liked the fact that I could opt to bring my own towels and linens to save a few dollars instead of having them added to the rental price. Be sure to sign up to receive their emails with specials. They have been running great promos offering gas cards, % off, and offering short stays. Every little bit counts ... so you can go get more Britt's Donuts! We had an issue with our stove a few days into our trip. I called the office and a very nice maintenance guy came out right away. A second electrical repair guy came out a little later, figured out the wiring issue, and was back with part before lunch! He was super nice and very knowledgeable about the area. Talk about fantastic customer service!! We loved pet friendly, Tide & Seek so much that we are already planning to rent the property for our next vacation! Super clean, great location, and fantastic customer service!

We dealt with 5 nights of the renters above us having kids running around, screaming, jumping off furniture, and banging on the floor until 11:30 at night, and doing it again at 7am. We could hear the children jumping off the bed in the bedroom above us. Tried to address it to the renter and they were rude. So we contacted Victory and they did nothing about it. Won't rent from them again.

    This used to be a reliable low cost bookkeeping and basic administration management company until a…read morelittle over a year ago. Since then they have gone completely downhill. I was part of a group of homeowners that had requested a special meeting in order to vote for a new board of directors as specified in our HOA governing documents. AIB totally botched the request from the beginning by first only providing a 6 day notice for the special meeting. Our Declarations require a minimum of 10 days notice for any meeting. This was the second consecutive time during that year that they did not provide the minimum notice, something they had been made aware of after the first infraction several months prior. Needless to say, attendance at the meeting was about half of that required for a quorum, yet AIB proceeded to schedule a vote with the handful of attendees. They then went on to completely botch the, albeit illegitimate balloting, by excluding nominees and illegitimately and knowingly limiting the number of homeowners to be elected to both our board and architectural review committees. Although they were clearly advised of their errors numerous times in writing during the entire process, they went on to commit a series of infractions of our governing documents. Note: We have copies of all written communications supporting these claims.

The location of the property was unbeatable - it was waterfront and you were literally 30 steps away from the beach. The ocean views were fantastic (see the attached photos) and you could hear waves rushing to the shore all day long. There's also a balcony with a table and chairs where you could enjoy breakfasts or dinners and stare at the Atlantic Ocean. The unit itself was big and was 50/50 updated. The living room was pretty modern but bathroom wasn't. The kitchen cabinets were new but appliances were old. Overall, the condo was pretty spacious, cozy, and it had everything you needed. The only things that could make our stay better would be: - Cleaner floors. I walked around the apartment barefoot and there was sand and other dirt particles in all rooms. - Quieter HVAC. The unit seemed to have an old A/C system and when it was on, it was pretty loud. It would be great to have a quiet airflow system as I think sometimes it was louder than the waves outside. - A Smart TV. The TV in the living room didn't have Netflix or other streaming services - only cable. It's not really that big of a deal as you have amazing vistas outside and a plenty of places to go, but if you thought about relaxing and watching your favorite movie in the evening you're out of luck. Taking everything into account, you are getting great value for the money. This unit was definitely not as expensive as some other waterfront condos and I'd definitely recommend renting it. All in all, we enjoyed our stay and we would definitely come back next time we are visiting Wilmington!
