To start with, I used Burgess to purchase my first home. The inspector did a great job, thorough report, and the three years I lived there had no issues. So why the 1-star review? I also, unfortunately, used them for my second home, in a different area. The performed the inspection in September, but as everyone who has ever bought a home knows, you don't generally close for a month or so after that. Due to the location and date/time of the inspection, I could not take off work to attend, and this is on me. I wish I had. The day I closed (a little over a month later), I excitedly packed up my vehicle and drove out to my new home to clean and get situated before the big move-in. Immediately upon turning on the water, I noticed a DISTINCT odor, that smelled extremely strongly of blood, for lack of a better descriptor. The house is open floor plan, and the smell was so strong that you could smell it as soon as the water was turned on. Knowing that with a well, water may have sat - I let my kitchen and both bathroom faucets run for over an hour, and continued to do so over the next 3 nights I was there. Upon officially moving in, and trying to get water for my dogs from the sink, there was a super thick film on top of any and all water I poured. I had to use bottled water for them, and was unable to cook. I called out two water companies, who IMMEDIATELY assessed the issue and gave me quotes ranging up to $5000 to fix this issue. Honestly, this was a nightmare. I could smell the water on my skin when I showered, I couldn't cook, this was supposed to be my dream home, and I was getting hit with a multiple THOUSAND dollar bill within weeks of moving. I sucked it up, paid to have a system installed, and am still dealing with the fallout. The humongous amount of iron in the water caused other pipes to break down, and I've had to call plumbers to fix those (more $$$$), my toilets are ruined and need to be replaced. To continue, I thought I had no avenues to take, until speaking with a friend who had a home inspector fail to catch issues with her home. She'd written a letter notifying the company, and they issued her a refund to keep her silence and prevent her from filing a complaint. After speaking with more coworkers, this is apparently a pretty common theme - but also, I am pissed. When you hire someone to perform a service, you expect them to do so to the best of their ability. I wrote Burgess a letter stating my issues, and posed the questions that have been on my mind since I moved in - how could an inspector who is supposed to check for leaks (i.e. RUN THE WATER) not catch this? If they missed something as obvious as this, what else did they miss? I didn't expect them to inspect or test the water quality, just to simply do their job and save me the heartache that I'd gone through. If an "expert" had just even mentioned the smell, I would've known to test water quality. I'm not in the construction field, home field, or anything else, and I put my trust in Burgess to come through and catch something major. The other thing, is when my washer is used, you can smell it throughout the whole home. The washer was included in the purchase of the home, and when I sold mine literally two weeks prior, the inspector ran my washer to check that it was running correctly. I'm not sure if this is a normal procedure or not - so I did not mention it in my letter, but that is just one more way that this issue could have, and should have, been caught. I received a response from the owner stating the following: I was outside my 6 month "warranty period" for a refund - honestly, I would've written the letter long before if I knew that was a thing. Having issues with well water is common knowledge (not for everyone, and also what a callous thing to say) and that perhaps my "water filtration system was not working properly". A sediment filter is all that was in my crawlspace, and will not catch anything other than sediment, thus the name. So yes, that WAS working correctly, as my issue was not with sediment. Lastly, asking if my realtor noticed a smell when the inspection was done. Hello, not sure if everyone has missed this, but with COVID - I'm sure my realtor was not in close proximity to the inspector, you know, social distancing and all, if he was even inside the home at the time. So instead of refunding me for a poorly done job by their inspector, I basically got an F you letter back, and am out not only my $405 that I paid in good faith to have a job correctly done, but the extremely high cost to be able to live in a home with safe water for bathing and cooking. What a joke this company is. I've attached the water report I received, showing the 3.2 ppm of iron and the 0.19 manganese, both of which are so highly over the appropriate allowable amount. If this spares even ONE person from dealing with the hell that I've endured the past six months, it will absolutely be worth it. read more

Burgess missed a very big water leak- there was literally water spitting out of the meter indicating a plumbing issue although Matt Haddix at the company told me that "this issue could not have been found during the inspection." They are unwilling to settle and the cost of the repair is preventing me from moving in and could be as much as $10,000. Am filing in court. read more

Burgess inspected our home before we bought it and gave it a good review. Nothing major. Two months later we had an inspector go under our home into the crawlspace and it was a horror show with insulation sagging, no vapor barrier on the ground, etc. Burgess should have noticed this this it was such a major issue and we know they went under the home into the crawlspace. I think they just wanted us to buy the house and didn't want to scare us off. I'd avoid Burgess at all costs. BTW, JES will be encapsulating our crawlspace but we could have gotten several thousand dollars off the asking if we'd known. Thanks for nothing Burgess. read more

He caught some repairs that needed to be done on the roof. He did a great job inspecting the house. If it wasn't for his knowledge and expertise we wouldn't have known about the leak that started in the kitchen which then formed mold on the garage ceiling. We had an email of the home inspection report within 8 hrs of the inspection. With pictures and why it was something that should be replaced or repaired. Overall he did a great job. Ryan from Burgess performed the home inspection on our new home and we were impressed from the time we pulled up. He was fifteen minutes early to the inspection and was prepared and efficient. He had researched the home via the listing prior to arriving and had a good feel for the home already. He had extensive knowledge regarding all of the systems and components and took the time to show us all the shut-off valves, filter locations etc. We found Ryan to be exceedingly thorough in inspecting the house. He ran the washer, dishwasher, all of the showers sinks and tubs in preparation for inspecting the crawl space to make sure none of the pipes or appliances are leaking. Burgess home inspector was nice but didn't really tell us anything. Also when I complained to the company that he didn't even get on the roof to check anything the company told me this is not standard with home inspectors.... They offered a refund for a future inspection but nothing for my initial inspection. $480 for them the first time to basically check electrical outlets.. I took a hard pass. Pillar to Post is who we went with the second time around and they of course had a ladder to get on the roof and inspect- pointed out about 30 fixable things with the house that we wouldn't have noticed at first glance.
