The inspector I had was Will. We introduced ourselves after I arrived at the house, and he told me that I could shadow him while he performed the inspection or wait until he was done. I thought that was a nice gesture, and it shows that he understood that a home owner would want to know what is being inspected. This helps for future knowledge, should the process of buying the house be completed at closing. One MUST know what is hidden under the surface once the excitement of finding a house to purchase wears off. Reality then sets in, and usually with a price tag. Better to know beforehand than to find out later. Once Will completed the inspection, we discussed some of his findings and when the report would be emailed to me. He also listened to the concerns I had and noted them in his report, as needed. During the course of the conversation he would explain the varying degrees of severity said issues may cause, if any at all. These are is such a good qualities to have. It shows that he understood the buyer's perspective and made it easy to follow. This allows for knowing what, and maybe even how, things should be repaired in the future. July 2016 Seven years ago, I was selling my home in the Short Pump area of Richmond, VA. I had only owned the home for five years. The purchaser hired Kurt Froelich, an inspector from US Inspect. Being a first time home buyer, I was extremely nervous about the whole process- but I went with my realtor and Kurt for he inspection and he was great! He showed me everything that was found that should be fixed before moving in! He was honest and walked me through everything he looks for! It was great to be a part of the inspection and see exactly what was needed and what was in good condition! He found the little things as far as an outlet not functioning properly to the big plumbing issue that should be fixed prior to moving in! Josh Cranor inspected a home for my client. Overall the inspection went well, however he indicated the gas logs weren't working. I notified the listing agent stating that perhaps the propane tank was empty. The agent responded stating there was propane in the tank and the gas logs are in fact operable. With that in mind, my client and I did a little investigating the next day when we were at the house meeting the HVAC inspector. I thought that perhaps the pilot needed to be lit. My client checked to see if the gas was on and it was turned off at the tank. Once he turned it on at the tank and in the house, we were able to light the pilot and the logs did, in fact work properly. I think Josh should have checked to make sure the gas was turned on. He is skilled in writing up the report in an objective, factual manner that does not unnecessarily alarm the Buyer or insult the Seller.
