We totally disagree with Mike M. We have been living here for almost 2 years and have found their management team to be friendly, responsive and always willing to help. Their team of repairmen are trustworthy, thorough, and quick to respond. They keep the grounds immaculate and the community itself is very friendly. We live 2 buildings away from the Patco speed-line and it has never kept me awake. As a matter of fact, we hardly even notice it unless we're outside when it goes by us. Being that these units are all one bedroom, the community consists of singles with children and couples, ranging in ages from late 20's to seniors. There are a few families with children but that is not the norm. It is an extremely quiet place to live. The pool is clean and well kept, also it's inexpensive to belong. My one complaint is that we couldn't get Fios here because the property hadn't had the wiring laid for this utility. I'm sure that with time this will change. Before you move here, read all of the reviews and take heed to the bad ones. It is all accurate. There are a lot of extra fees in addition to the quoted rent, including $75+ for trash and water. My water bill for one person was more than I ever was billed for a three bedroom home with two bathrooms, a small pool and 5 adults. It did not make any sense. There are routine safety checks in the units, however, the unit attached to mine was filled with trash, debris and vermin. The issues were never addressed. Ultimately, a team of men clad in hazmat suits and respirators filled two industrial sized dumpsters cleaned out the unit that was attached to mine. It was beyond horrid. Unfortunately, there are entire buildings in this complex with persistent issues that require biweekly exterminating. I made a formal complaint to the township of Voorhees and the Camden County board of health. I do not believe it was their first complaint lodged about this complex. Hi Kim B. My partner and I filed multiple emergency maintenance calls about the leaks, water damage and backups that were ongoing for 8 months in our basement. Nothing was done until I went into the leasing office myself and wouldn't leave until I could see maintenance ACTUALLY fix it. I have dates and time stamps of everything. Morgan Properties just likes to make their unhappy residents seem crazy when you supply us with uninhabitable homes. Kim B. When I first moved to Jersey and took up residence in these small, one bedroom apartments, the management company was great. My dishwasher went, they didn't fool with it, a brand new one was installed. The maintenance team was great, and it was literally 500 steps from the Ashland Patco stop. Of course, that meant your back windows opened up to the Patco tracks, and the first night I slept there and the 4am Amtrack went by at 60 miles an hour horns a blazin, I stood up in my bed like Nosferatu coming out of his coffin expecting the Four Riders of the Apocalypse to be drinking coffee in my kitchen. I had an upstairs end unit, and I never, ever needed to heat it. Between the sun and my downstairs neighbor, it was always warm. Cooling on the other hand, became a necessity. The built in AC units were older than I am, and crusted up with back gunk, so I just put window AC units in. My electric bill - about $300 a month to keep the place 72 degrees. Seriously. The decor was late 1960's chic, no ceiling fans, blue bathroom tiles with white fixtures, vent fans above the stove that blew back into the kitchen. The basement area you have is large, pretty much half the full footprint of the apartment that you split with your upstairs/downstairs neighbor, and it contains your washer/dryer. Note the floors are very thin and for those that like a good dish you can pretty much here anything going on in the downstairs apartments as you fold your laundry. Why one star? Because the management team that is there now sucks. Maintenance went from a team of guys to one guy split between regional properties, and your rent just keeps going up. The last time I went to renew my rent they actually tried to change me more than they were actually advertising the apartments for on their website. Screw loyalty discounts. I had to show up at the management office, corner the manager with a friend who was a property attorney and threaten a lawsuit if they didn't honor the web price. Needless to say my maintenance needs which had gone unaddressed up until then were never addressed after that. The place is a dump, and I'd only recommend you live there if you other options are a cardboard box under an overpass or the gutter, and frankly, I've seen some nicer gutters. read more

My boyfriend and I moved into one of these apartment homes less than 1 year ago. When coming to see the apartments, we were met by a woman named Rosemarie. As this was our first apartment, Rosemarie took the opportunity to take advantage of us and pretend to not know the issues that have been ongoing with the apartment for some time. Within the first week we had moved in, we found the first and only problem with these apartments... a cockroach infestation. And yes, whether you want to call them water bugs or oriental cockroaches.. they are still cockroaches. The health department has informed me that they are quite familiar with Burnt Mill and that the problem will never and can never go away. The leasing office and your neighbors on Prospect Ave will try to convince you that they have never seen them or heard a complaint about them. Many of the 5 star reviews have been submitted by tenants that live on Prospect Ave just so that you will ignore reviews like this. PLEASE NEVER MOVE HERE! read more

I lived here for 3 years. Rent was raised by absurd amounts. Then when I bought out my lease, they supposedly found bed bugs in the walls. None of them were on my furniture (you can't exactly live with bed bugs and NOT know it, but I check anyway). But they still charged me hundreds of dollars for it. They claimed that I "knew" about it because their staff saw me throw away my son's childhood mattress (he got a big boy bed when we moved to our new place). But this somehow proved to them that I had bed bugs? Absurd. Searched around for reviews after I left and according to others, they are frequently gouging renters and throwing in extra charges, not returning security deposits, etc.. I wouldn't give this place a star at all. I have a long list of reasons why you shouldn't move here. 1. They take forever to fix things and when they do its a half ass job. 2. They increase your rent every year regardless of your loyalty and paying on time. 3. The neighbors that are paying less rent been there forever and complain about everything it's like living in a retirement home. 4. When it snows they wait forever before plowing. That is a absolute no no. 5. They say it comes with a basement but it's unfinished and not clean. 6. The appliances and apt are outdated, you can here everything. I mean absolutely everything. The walls are paper thin. Literally, you can hear your neighbor voices in the bathroom. My neighbor smoked and I can smell it come up in my vents. Horrible. 7. There is no central air conditioning. If you live in the second floor unit be prepared to break the bank for AC. 8. Heat, water, sewage, garbage disposal, gas and electric you pay on your own. So not only do you pay almost 1000.00 or more in monthly rent they add about 150.00 or more on top of that. They don't tell you this until the suck you in at the leasing office. They tell you that you will see the breakdown on your bill, please beware. 9. The washer is so tiny you can't fit a blanket in it so you are wasting time, money and energy not so convient after all. Also, you have to go outside of your apartment to get to it. You might as well get in your car and take it to a laundromat and get it all done in one shot. 10. They have a pool but it's not free for tenants you have to pay and also pay for your guest. $5 per person every visit. Also, pool hours are short and when it rains in the morning and it's nice for rest of the day, oh well no pool time for you! What's the point I can go on and on about this stupid place but if you're smart you will skip this place entirely. read more

My name is Colleen Antico (McKeown is my Maiden name I go by on FB) In 2015, after being a homeless Disabled Veteran, living with different family members, I was finally able to afford my own place. I can say that I could afford to live anywhere. I was living at my sisters here in Voorhees, where she has lived almost 30 years. She mentioned to me that she always loved these apartments and that I should check them out. I decided to check them out and was pleasantly surprised. The Property itself is well kept. The apartments (more like townhouses) are very roomy and immaculate. We also have our very own basements, which is great to have my own washer/dryer (provided) and tons of room for storage, saving on having to pay for storage. Besides regular maintenance, I have not had issues and whenever I have called, the Maintenance workers are prompt, professional and friendly. I got quite use to swimming in my sisters pool, so the fact there is a beautiful, sparkly pool, which is always staffed with a lifeguard, was a big plus for me. Being disabled, exercise is important and swimming allows me to do that without doing anything too strenuous. This is an animal friendly Community, and although I currently don't have a pets of my own, I enjoy all the animals in our Community that always come by for a pet and a snack. There is a dog park which is fenced in and there are stations all around the Community that provide plastic pet waste bags to keep the pets safe and Community clean. The best part for me is that I have made so many new friends in my neighbors. These days, it is rare when you say hello to anyone and they return the gesture. Here we are like a family. We all look after each other. If you don't like to bother with others and are busy that is ok too, but there are plenty of us that will at least say hello. Our Community is close by to everything in Voorhees and the surrounding areas. The Speedline that goes to Philadelphia and down the Casino's at the shore are within walking distance. This is great for those going to school or working in Philadelphia and cities along the way or if you work at the Casinos. Plenty of shopping and eating venues close by. I have been here almost 2 years and am very happy. I don't think I'd be happier anywhere else! The search is over for me. read more

BEWARE!!!! I could go on and on about this place. You can guarantee your rent will increase at the end of every lease. They will not even show you the apartment that you will actually be living in until the day you move in. Your rent will NEVER be the same each month. They charge a service fee every month for what? Can't tell you and neither can the office. They charge you a water and sewer bill every month with out showing any proof as to the actual usage. Make sure you pay your rent by the 10th no matter what the circumstances are or any kind of agreement you make with the office because day 11 your name will be given to the attorney and you WILL be given a court date which also carries a $400 + fee. The management of this property is an absolute joke. Talk about taking a pay check for doing nothing. There are multiple families of four or more people living in several one bedroom apartments and nothing is done. This place is nothing but a money pit and they will give a great presentation prior to you signing a lease but once you signed it will all be down hill from there. RUN....... read more
