For starters, Kathy in the office is a rockstar. She really goes out of her way to help you out. Quiet, safe and the maintenance crew is one of the best around. They do a great job of notifying you when they need to make repairs or communicating when there is a problem, i.e. They need to shut the power or water off, weather emergencies, etc. Now for the bad, that also has an upside though. They are renovating every apartment and they are quite nice. However, they also raised the rent 10% for existing tenants. It's all legal. They simply got rid of rent control, so that was hard to understand at this point. I understand raising the rent after construction is completed, but not before and during. I believe that was an oversight on their behalf. Overall though, a great place to live. Lots of children running around in the afternoons reminds me of being a kid in this town and the new apartments are spectacular. A citation is now needed. There's been a whole lot of BS going on over here with these construction crews now. Living in empty apartments, blocking tenants vehicles or blocking multiple spots with one vehicle. Wait until the construction is finished and you'll be much happier. read more

Once you signed the lease real faces come out, Management is rude, unethical and unfair. Make sure to have clear communications with them as they not willing to explain things in detail and eventually it will be on you, they don't and won't accept their faults and will try to throw on you. I'll be reporting Franklin Green Owners LLC and three persons from current management to BBB and consumer affairs with all documentation and call recording. I would not recommend this place to anyone . only thing updated is the kitchen and the bathroom. the floors fall apart constantly. maintenance takes forever to fix things here. they also have no rent control so every year the rent increases .. it's not worth it your basically paying for the amenities. I moved in 4 years ago my rent was 1680 - I am now paying 2290 for a 1 BEDROOM & my rent will inctease 2456 very ridiculous if you ask me .. DO NOT MOVE HERE !!! read more

They do not explain to you when you lease that their air conditioning units are from the Stone Age. When it is hot outside expect for someone in maintenance to say the same thing over and over to you like you are mindless about how the AC unit will not go below 70. The AC is on but the temperature keeps rising in the apartment but maintenance tells you that it is what it is. Unacceptable Update: since moving in the drain in the bathtub did not work very well but did not think anything of it. 2 months in it started to back up and we ended up with a bath each time we took a shower. Spoke with the office and they said to call for maintenance on the day I want them to come fix it and they will. Called and no one showed up now for 2 days. Since we couldn't not take a shower we went and bought stuff to fix the drain. While using a drain snake we pulled out a hair extension from the drain. Mind you neither of us uses hair extensions. Beyond disgusting. Clean your drains before renting to new occupants! read more

The centipedes are awful in the spring/summer, and other bugs just seem to find their way in (wasps, ants, beetles, etc) the other reviews are not exaggerating. To add to another complaint you'll find in many reviews, the A/C is not the problem. The windows are. Upon closer inspection I found these are the lowest quality windows I've ever seen in a modern building. The vintage wooden windows on my family's farm house offer better insulation than these cheap pieces of garbage. During the day with the A/C at full blast, the temperature just continues to go up, peaking around 85 degrees INSIDE before the sun finally goes down. This is actually dangerous if the heat becomes any more intense. (It's only May, so we know it will) Using an infrared thermometer, the inside of the blinds on my sliding door hit 87 degrees today (again it's only May). It doesn't seem to be on the priority list since it's not their electric bill, which by the way is over $300/mo in the summer (peaked at $375 the hottest month of 2021). Be prepared for that if you thought the rent was already steep. A random vehicle was just abandoned in the parking lot for over a year before a "tow warning" was posted on it stating it would be towed in 3 days. Fast forward another 30 days and it was still there. Good luck finding a spot with all the out-of-state plates lingering around. There's zero control over the parking availability. The nice parts of the apartment are hard to appreciate when there are such massive problems left totally ignored. A few hundred dollars worth of windows and a few bucks worth of entrance insulation would collectively save the community living here TENS OF THOUSANDS OF DOLLARS over the summer, and would save management the same in the winter since gas is included in the rent. If i could give zero stars i would. At first it started with about four stars but the rating has been going downhill. The garbages are overflowing. People throw cardboard in with garbage, recycling in with garbage. There is garbage all around the facility. Shopping carts blocking the walkways. Rotten fruits sitting on top of the cement wall- someone is feeding the squirrels. People at the front desk are very rude and don't really care about you, they just care about your money. They will tell you pretty much anything to sign the contract. Our apartment flooded, it took the emergency guy about 40 mins to get here. He said he fixed the issue only for it to happen again the next day. The upstairs neighbors are rude and nasty. There are more then two people living there but who cares as long they get their money. I've mentioned something in the past and nothing was done. They are noisy, stomp while walking, make phone calls at 3 am. Good luck to whomever has this apartment in the future. They say they are dog friendly but really aren't. They send letters to everyone with a dog just because one person doesn't clear up after their dog. Overall terrible 12 months here. Moved in to my unit with my son and partner in July, and boy I wish I never moved here, I have neighbors upstairs with a toddler that they literally let run and stomp and scream all day sometimes well into midnight, I've e knocked on my neighbors door at 12:20am for this exact reason and got a I'm sorry but still nothing changed, then contacted the office via phone and email and was told that they would let the property manager know the issue and also give the tenants upstairs a courtesy call to address the issues, and if the noise continued after quiet hour, which it always does to call the police, now I tonight I had to call the police to make a noise complaint which solved nothing, if anything It increased the banging and stomping and running. This is no normal foot traffic that comes with having upstairs neighbors this is outright stomping and lack of common decency and respect for their fellow neighbors, if I would have known that I would not have the right to quiet enjoyment I would of never moved here, I'm expecting my second child in February and can't imagine my child being able to sleep as my 7 year is woken up nightly by these daily/nightly occurrences because their child has no bedtime and is up well into midnight. I plan on taking a trip to the leasing office tomorrow morning to speak with someone directly because I cannot continue to live like this and shouldn't have to, my rent is always on time and in full and Should be able to enjoy my time my apartment. I hate it here and cannot wait for June for my lease to be up. Oh and the centipedes are out of control, this place is infested!!! read more

The management is very non responsive, we used to live here and that time it was a different property management company. The Manager in the leasing office is very unfriendly and doesn't address to any issues. She gives very shortsighted solutions without understanding the problem. The apartments are renovated but the flooring is not, it produces excessive noise and creates a un-habitual environment to live. I had reported about this issue several times and the management has only neglected to my issue rather than fixing it. The manager in the leasing office mentioned that the buildings are 40 year old building and so noises will come and you will have to live with it. Liars and thieves. The Park at Franklin is a decent place to stay but it is horribly mismanaged for several reasons. I recently completed a 1 year stay there and will tell you a little about my experience with management: 1) The most aggravating experience was the fact that they STOLE from me. They accidentally overcharged my account by FOUR THOUSAND DOLLARS!!!! It took over a month to sort out and when all was said and done I was still out $550 dollars. I guess that's the cost of working with incompetence. Not to mention when the check came it was written to my roommate instead of me, so they STILL couldn't get anything right. 2) One aspect that got me interested in the Park was its fitness center that was "guaranteed" to open in November of 2018, shortly after I moved in but this didn't happen until July of 2019, a week before I moved out. 3) When I originally moved in I payed a prorated rate because it was the middle of August and I told them I would be moving out at the end of July. Evidentially they didn't listen because they "forgot" to change that in my contract like they said they would. So I ended up having to pay an additional prorated rate for August at the end of my stay because I supposedly ended my contract early, despite telling them TWICE about the July move out. 4) Even the process of leasing the apartment was a hassle. I was coming from out of state and had to have three different co-signers which caused me to miss the date of the original offer. Once the co-signers were sorted the offer had expired and the new offer was more expensive. I was told if one of the co-signers made enough money that it would be fine but apparently that was a lie because we had to completely redo our agreement. 5) After making me fill out piles of paperwork to lease the apartment, when I arrived, they said "wow, you didn't have to do all of this!" so evidentially there is some miscommunication among their management team. 6) Whether it was to sign a lease or get ahold of my missing $4000, management was impossible to get ahold of. I would call several days in a row only to be told that the manager would call me back, which they never did. 7) When I first got to the apartment, they didn't seem to be aware that I was coming that day. It was clearly stated in my lease agreement when I would be arriving. As such, the apartment itself had not been properly cleaned. There was sawdust and chalk covering the floors. So much so that even after I tried to clean it myself there was still some of the same dust at the time that I moved out. 8) Did I mention that someone was murdered just outside of the property? Yea. This place is horrible. Management runs the property through intimidation and threats. Currently trying to get out of my apartment as my lease has ended and all I get is that I didn't give a 60 day notice. When I had the Ant problem or the multiple water back up problems did I not give the notice I didn't want to be here. They are not friendly and accommodating at all. The location is perfect for my job and outside of the back ups and ants I probably would of renewed but the customer service is the worst! Move out day can't come soon enough!!!!! read more

A pervious review said the a/c units are from the stone age and I 100% agree. As a renter I am responsible for paying my electricity. If I want my apartment to be cooler than 70 degrees I feel like I shouldn't be told that between 70 and 77 is normal air conditioner for the summertime. Even if I keep it at 70 throughout the day the temperature will rise up to 74 instead of staying at 70 or going cooler to what I set it as. I pay enough in rent and I pay for the electricity bill so I shouldn't be told what I have to keep it at. if I want to keep it at a cooler degree than 70 the air conditioner should work. If the air conditioners are older units like they say they are then they either need to be replaced or updated to where if I keep the temperature at a lower degree during hot weather outside it should work. If they pay for my electricity then I'm more than happy to keep it at 70 degrees but until then I should have a working air conditioner in my unit when it's hot outside I'm very disappointed and if I knew that before I moved in I would have never moved here! read more

Hello everyone, the owner of this complex and the woman who run the complex on a day to day basis are horrible woman. They don't fix anything and or reply to concerns. This place has ants roaches bedbugs leaking Walls n ceilings. They don't fix anything they only patch.. they take you to court if your late on your rent even if you are in the month the rent is due n charge late fees court fees n staple papers to your door everytime. The walls are so thin I hear my neighbors upstairs fighting all the time. Let one I hear them walking around from the moment they wake up. The grounds are nothing but dirt and mud and it floods when it rains. It's buggy in the area and all the gnats come inside the second you open the door. read more

Unfortunately, I have to say that you should avoid leasing from this property. The "new" cabinets were poorly installed, smokers painted the walls and the kitchen floor tiles are poorly sealed. Maintenance can be pleasant depending on who shows up, but I have had rude encounters. The area as a whole is unsafe, and the property does very little to accommodate that issue, so definitely avoid bringing children. On top of all of these pretty common issues, Kathy in the leasing office is extremely rude and somewhat condescending. I have never had a good conversation with her, as she is inherently unhelpful. Expect to raise very real concerns with her, and then be spoken to like she is trying to get you out of her face. She doesn't seem too bright, but the attitude is the issue. Cannot wait until this lease is over. Unfortunately it is basically impossible to get out of your lease..unless you want to wait a couple months or have $6,000-$8,000 at your immediate disposal. i am a current resident. DO NOT RENT HERE. it is by far the worse place i have ever lived. Staff only wants to rent an apartment. They care not for you. walls are thin. hot in summer, cold in winter. new apartments are appointed sub walmart standard. workmanship is horrific. Terrible. TP rolls don't fit. all the tile is loose on the floors. appliances are a joke. dogs barking all the time. maintenance is clueless and does not communicate. I've had my so called AC worked on 8 times in the last 6 months. they come, dirty the place donot tell you what's going on, and then you have to call... again. I contacted them before I came in and when I walked in the door one woman said "can i help you" and her tone wasn't warm. It threw me off because if you speak like that to people prior to renting from you then I'd expect to receive the same treatment after. She gave me a look over that made me uncomfortable and the energy in the room changed. They all seemed to be uncomfortable with the color of my skin and gave me this feeling like I wasn't wanted. I received an email days before asking me to come in and view the property. See emails doesn't show or tell you the way in which you will be received. I felt uncomfortable and I shut down. I wasn't excited about seeing the property. The rental agent asked another woman to accompany her as we viewed the property. Some times I think people don't care that they make you feel uncomfortable or unwanted. I have viewed several apartments in this area and Piscataway and this was my first encounter with people I feel were racist. My review is strictly on them not allowing me to feel like I was going to be welcomed at the property and on the fact they are uncomfortable with people of Color. We want the same things honest Americans want in life. To provide a safe and happy place to call home for our families. The apartment was beautiful but because of how uncomfortable i felt with all of them I don't care to apply. Noreen you seem to be looking through me and going through the motions. I didn't feel a genuine connection from you as leasing agent and the first person you see when you enter the door needs a sensitivity training class. She had no reason to be so rude when i walked in. Also i called twice to get information after that and the attitude on the phone was the same way. I asked about the school zones to that property she said i don't know what to tell you or who to call. Then i called back today and asked about which apartment to select. The same person picked up the phone and both times were rude to me. It's so hard to find a place you love and when you do you're treated like your time and money is of no value. read more
