There are 18 units that are efficiencies. They are kept very well and have a kitchen and lovely bathroom. Everything is provided for you. There is a spring fed pool that you can swim in. The property is adjacent to the water, so you can fish or sit outside and enjoy the view. The motel is located just a few blocks from downtown and there are restaurants, gift and coffee shops. There are trails and water near by and Dave took his electric bike all over today. What a great place to visit and relax for a few days! They even let us park Pandy right across from our room! They provide grills and briquettes for their quests and there is a covered area with picnic tables where you can eat. Thank you Kings Bay for an enjoyable stay! We received another confirmation email prior to our arrival that made it clear early check-in before 3 could not be accommodated so we were careful to arrive between the check-in hours of 3-9 PM. Check-in was easy and the room was very well appointed with everything we needed. We've stayed in everything from 5-star hotels in Europe and Indonesia to very cheap motels in small towns. This hotel competes with some of the better places we have stayed. The hotel is has been renovated by the owners and matches the cute quaint vibe of the city itself, Crystal River. It is also within walking distance of shops, restaurants, and the water / boat ramps which we loved. The room came with a bottle of wine and some sweet treats which we really appreciated. Especially once we learned that getting a spot for dinner on Valentines Day in the small town was pretty much impossible. Because of this we opted to get carry out, open our wine, and enjoy the dessert left in the room. As others mentioned the room was spotless, we found the decor to be current and fresh, the bathroom was stunning, and the AC and refrigerator were perfect. We will return at the next possible time and highly, highly recommend.

Busy & popular with snowbird crowd. Prices are on par with other communities in area that offer similar amenities and activities. Campsites come with w/s/e (30/50 amp) and picnic table. Cable TV is offered for $. Bring your own raised fire pit and wood if you like campfires. Site are spacious (40 x 65) some areas are full sun, others are shaded. You're parking on grass / packed sand. Some campsites have concrete patios (remnants of older park trailer that has since been removed. Warning about concrete: it's not reinforced so don't park your rig on it. Also, concrete is at various heights on sites and some may find issues with their Rv stairs. Two heated swimming pools (indoor 18+ open 24/7, outdoor is daylight hrs) cafe for breakfast and/or lunch weekdays. People here are friendly and most will stop and talk with newcomers and offer help when needed. Complex has lots of function rooms and during winter season have a gazillion activities for adults to participate in. The community is a 55+ property, under 18 year olds are allowing a two week stay a year. About 2/3 of sites are permanent onsite with the other 1/3 open for Rv campers. And about 1/3 of sites are year round residents. We came for 1 month winter camping several years ago. Kept extending our stay and ended up buying a park model a few years later. We own unit but pay monthly lot rent and electricity. Property is on a canal which leads to Lake Harris.

And we chose this place because of its proximity to the Withlacoochee state trail, which if you don't know, is a 75 mile long rails to trails bike path. We love it and we get to it by crossing the street and riding about half mile on a sandy trail that takes you to the paved path. No need to put the bikes on the car and drive to a trail. But enough about the bike trail. Sandy Oaks is very quiet and very clean. They encourage you to wash your car and camper as they want to keep the park looking good. Most parks I've been in don't let you wash your car. Bath and showers are clean and well maintained and the laundry has 10 washers and dryers. They also have group activities and gatherings. We find it comfortable and well situated. But be aware that some of the spots are quite small. Not like a state campground.

BEWARE! Felt RIPPED OFF, Not customer oriented!. On Dec 16,…read more2023, my husband and I booked a 7-day RV stay at Sandy Oaks RV Park, Beverly Hills FL 34465. This was 9 weeks in advance of our Feb 18, 2024 arrival, planned so we could be close to a family member was scheduled to have surgery mid-Feb. Over Christmas we learned the date/location for surgery had changed. We immediately called to cancel and because we were at Day 55 (5 days into their 30 - 60 day window) for a full refund, they kept 50% of what we paid plus $40 admin fee. They charged us $279 out of the $355 we paid. They only had our reservation for 12 days!!!! We called and talked with Jodee, the manager, who was unwaivering and adamant those were the rules. We pointed out their website stated "50% of your security deposit plus $40 administrative fee" would be charged, not the entire amount of the 7-day stay. (Wow, we made a HUGE mistake paying 100% up front.) Our fellow RV-friends agreed that a refund of $279 for holding a reservation for 12 days was unreasonable and not consistent with their stated cancellation policy. They called and spoke with two different staff members who told them the 50% applied to 1st night's stay, not the entire 7 nights. e.g., cancellation charges would be $36 plus $40 admin totaling $76. Jodee charged us $279! Beware! this is not a nice "friendly and helpful" RV Park. Be sure to double check EVERYTHING before booking with them so you're not "ripped off" like we feel we were.

Hubs and I were looking for a place to stay for the LEESBURG BIKEFEST that would be CLEAN and COMFORTABLE and be able to accommodate our trailer, motorcycles and truck. Hotels? No coverage for your motorcycles and if you are like us, your bikes are an appendage and you want to protect them! Upon entering the property you are greeted by lovely grounds, a beautiful tree and lawns and an impressively maintained home. The owners came out to greet us with big smiles. DAVE and STEF were warm and inviting and made us feel as if we were visiting good friends or family. We were able to park our cycles under the carport and had plenty of parking for our trailer and truck. We reserved the smaller unit that consists of a beautifully set up bedroom and bath with a separate entrance and patio area. The room is equipped with a very clean, comfortable bed, ceiling fan, bistro table, microwave, fridge, dishes, (real) coffee maker, TV, wifi, utensils and so much more. The kindest details are noticeable in the room! Shampoo/Conditioner, Soft NICE towels, wall mounted magnified make-up MIRROR... Sooo much more to list! And THE ICING on the cake is, STEF makes an optional beautiful breakfast in the morning, set outside your door at 8am! She sweetly knocks on the interior (normally locked) door to let you know it's there...and it's almost too pretty to EAT! It's delish! They offer SOO much more. Dave is a Bass fishing guide and sets up fishing trips with a beautiful BASS boat(the property has a beautifully lit dock on the water!), they have a resident professional Magician who shows up at their optional "HAPPY HOUR" they hold in the evening at 5:30pm in a multipurpose room on the back of the property that is decorated like a cabin with bass trophy's mounted on the wood walls.... whimsical! Multiple guests attend and we were able to meet nice people that were staying for a SAILBOAT REGATTA. It's magically lit up in the evening and also has another unit that easily accommodates a family. IM NOT EASILY IMPRESSED BUT THIS STAY BLEW ME AWAY!! Yayyyyyyy! Oh we WILL book again!
