They did a terrible job of maintaining the property. I always paid thousands in-between renters for fix-ups, but they neglected a leaky roof and rotting wood on the front porch that led to the need for costly repairs. They hired someone to do interior paint that seriously damaged my historic house by unintentionally spraying paint meant for the walls on the ceiling, windows, sinks, and hardwood floors. I didn't realize this until several months after the fact. They also admitted to me that they charge renters for services they don't provide - like changing the furnace air filter every few months. Once they sign you as a client, it is hard to get a return email or phone call when you need to speak with them.

    Out of State Owner - Got Nothing but problems - When AMOSO asked to complete work paid for in…read moreadvance, they quit!1) Spent Tenant Deposit on Repairs - did not give to owner and did not separate from other funds.2) Was charged for mowing that did not get done until hired 3rd party to take photos to prove it was not done (a 6' vine on house and weeds over the knee shows was not done "last week").3) Charged us 10% markup to hire repair crew, then marked it up again when they hired their own subsidiary company to do the work.4) Let utilites get over $700 past due when they were supposed to pay the bills from available funds.5) Charged for repairs to outdoor handrail, they removed it and threw it away. We had to hire someone else to replace it to get occupancy permit approved.6) Left tenant repair requests go unfulfilled until tenant moved out (Broken window in door left for months after tenant reported, found to be boarded up at move out instead of repaired). Other tenant's complaint that stove was broken went without response for MONTHS. Wasn't until we stepped in as owners that it got resolved.7) When questions were raised about completeness of work, instead of offering to make good, they responded with accusations of poor manners to avoid having to do the work they were paid for (Ad Hominem, Tone Policing: Tone policing is an attack that focuses on the manner in which someone makes an argument, rather than on the argument itself.)I would be understanding if they said, look we have problems. However, they denied and refused to take ownership of their own problems until we put the houses up for sale and the realtor's photos showed the work was not done.

It's an old property that was poorly maintained by previous owners so we've had several maintenance issues, but KVG was always prompt to respond and got everything fixed without trying to blame us. Our heating unit broke down once in the middle of winter, so Ben Arnold made the 1.5 hour drive right the next morning to lend us several of his own electric heaters. Another time, my rent check arrived all torn up from the mail, but they were understanding and didn't make me pay late fees. From a tenant's point of view, I couldn't ask for a better property manager.

They called today and said in addition to the $500 I owe them, the house needs another $1,500 in repairs before it can be rented out according to the inspector. That's $2500 total for a house that I might make only a few hundred dollars a month on and that's a big IF anyone will rent it. I feel like I have been scammed, like this was their plan all along, to ask for a little money upfront and then slam me with a huge bill later hoping I would just pay them anything they asked. Had they said the house needed $2,500 worth of repairs to begin with I would have never bothered using them to repair and rent out the house.

We own rental properties in St. Louis that were being managed by BBW Homes until they sold to Poplar homes (we wrote a review for them as well) in Fall of 2023. Barb and Brad Westre were very good PMs to us for the first 2 years. They invited us to their home, made us feel welcome, etc. and seemed to be doing a good job with management. We've since learned otherwise on all of our rentals. They charged thousands more than their make-ready estimates and work order maintenance (which were handled by their own maintenance people). This is not uncommon, however, it is unethical with the amount of overbilling and when the charges are as they were and completely inappropriate. One example is that we were charged for many, many things that tenants should have been charged for. We don't even know if they charged the tenants and us as well because they claim not to have maintenance records that they SHOULD HAVE TRANSFERRED TO POPLAR HOMES but no one seems to have them. When they sold to Poplar Homes, they claimed that we still owed them thousands of dollars for these make ready and repair charges. Poplar home paid them out of our rents even after we instructed them not to. We don't have room to write all the stories but we will be contacting Elliot Davis of Fox2Now News to brief him on our story. We HIGHLY RECOMMEND all of you with these experiences to do the same with your local news channels. You should also leave 1-star reviews wherever you can, here, Google, Facebook, etc. We are looking for recommendations for an experienced, attorney who has success with class-action lawsuits in St Louis. These guys think they're too big to be stopped or at least do things equitably for tenants, particularly the elderly (the same as Poplar Homes), but nobody's bigger than all of us together.
