    Bbw homes is trash they take forever to fix anything...they wont give you your deposit back run away from this management... all there apts are in the hood it's not safe at all... my toilet was about to caved into the basemen... I also had a gas leak and mold... my personal advice from my experience is to go with a difference management nobody deserves this type of treatment especially when you have paid rent for almost a year never late for an apartment that was month-to-month...

    Been with them for 4 years and no problems. Every work request was filled in timely manner. I would rent from them again.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

I had Adobebucks person on the phone and handed the phone to her and said please tell the boss at Adobebucks what you just said about us checking in and leaving bags as we had a 5:00 rehearsal. It was difficult and they were not nice about it. Then, they preset the air conditioning to shut off at 11:00 PM and not turn on again until 7:00 AM and it was hot! Daughter had an asthma attack because of it but they could care less. It was all about the owners wanting to make more more money at our expense! I'd find someplace else if I were looking in St. Louis again. The rate was also twice as much as another 4 bedroom we rented a 1/2 block away for the wedding! No value, no decent check in, no air conditioning at night and no customer service, accomodation or even apology!

    If I could give CBR Realty a NEGATIVE Zero Rating, I would…read more Be advised this is NOT a company who will look after your best interests. My personal experience and opinion is as follows. You will be "setting yourself up, to actually being deceived, up to and including lied to, time and time and time again." Expect to be charged for repairs that are either unnecessary, or "just made up" let aloe - never done. I was even sent a 57 page list of repairs they alleged needed to be done on one of my vacant properties! I had someone check it out. All it needed was a "good cleaning." Once I had learned that truth, After Paying them the $7,500 requested for repairs (and duplicate entries found on my invoice statements) and other errors, which was "allegedly" placed in "escrow" they stated would be used for those repairs. And yet, thy delayed repairing it, month after month after month, with one excuse after the other. (I was forced to sell it (at a loss) because I was not able to pay my taxes on my rental properties, from their abusive practices (yes, I would definitely call it that - and more) like stealing. They will then offer insult to injury, by offering to sell your rental property! I refused, as I (thought) I was not going to allow them to "steal" another penny from me. And yet, they would not pay the $7,500 I had paid them -in advance - for repairs, they never had to make. They then refused to respond to my emails or phone calls, timely. The owners told me they would no longer accept my calls, and to email them. Which I did. Without response. I guess they "thought" I was just going to let them keep my money! I was left no choice but to hire an attorney to get my money back. Which they paid - sporadically. Some months $500 - or $1,000. Some months late. . I was fortunate that the wholesaler who had initially sold me, my 5 rental properties shared that "Brittany Turnbow of Turnbow Real Estate" recently opened and was a reputable, honest, licensed property management and real estate agent. She planned to build her business by "Word of Mouth." I s/w and switched my properties over to her for management, IMMEDIATELY. if you want to receive timely, monthly rental payments, EACH AND EVERY MONTH, AND timely INVOICE statements, that you actually can count on. While being assured no one has been "dipping their hands into your till," then I would STRONGLY RECOMMEND switching over to her company IMMEDIATELY. Even if you've been with CBR under a year, and have to pay a penalty? You would still be "ahead." We applied for a unit and haven't heard back in almost a week, I had to call twice on different days of the wee in order for them to provide proof they were processing our application. After our application was processed I will still didn't hear anything for another couple of days so I called to check the status of our application and see if we were still being considered. It was literally like playing cat and mouse. My spouse and I were more than qualified applicants so I didn't understand why. after calling a couple more times the second time I called I was told by Tiffany we were approved and was asked when we could give the deposit. I asked her to send email confirmation of our approval and she never did. On top of that she said after giving the deposit we would have to move in within two weeks time which is inhumane to me. I went to the office to try to negotiate and asked if we could pay an extra fee to hold it in which Tiffany asked "well what type of fee are you thinking?" I then back tracked and asked if they addressed the things we were concerned about (a hole in the fireplace & the backyard) and after saying they did she went back to standing firm on us needing to move in two weeks and said we didn't have to physically move in within the two weeks but be financially responsible for it. We decided to take our changes and made to a plan to give the deposit in the middle of the week so the move in date could drag to the end of the month. Meantime we were looking for backup places.     As an outgoing young professional in St. Louis, this is where you want to live. You can not beat…read morethe location, and with a pool and a small fitness center, it's a winning property worth the price. location, location, location...You are close to all major highways to get to work, you can walk to restaurants and bars for date nights, you have the market on Saturday's, and you have free shuttles to all sporting events. I lived in a studio apartment (with a concrete patio) on the first floor and my utilities were quite manageable. Basic cable TV is included for like $10 a month, so with Cable and Internet I was paying around $60. The equipment in the fitness center could use some maintenance (mainly ellipticals), but it's so nice to have a gym on property. Be advised that the pool can become quite the party scene on Saturday's during the summer, so if you don't like pool parties avoid it. However, on Sunday's and weekdays in the summer the pool is wide open for those that enjoy a more relaxing pool atmosphere. As far as management, I had a wonderful experience with the property manager, Debbie. She is efficient, to the point, and responded to all my requests promptly. You can pay your rent by credit card which is great to get the reward points. The property maintenance folks were great as well. As far as loft living, you might hear your neighbors a little bit, but it's nothing intrusive. People in the building are friendly. I highly recommend this building to any young professional looking for a clean and fun place to live.
