    ***DO NOT RENT OR DO BUSINESS WITH BUTLER I'm in the process of suing Butler. I moved into my residence in October and the house was not move-in ready one bit. The backyard was filled with hazardous glass, rusted bolts, and random debris and the HOUSE WAS LISTED FOR DOGS. The dishwasher was rusted out and the WINDOW TO THE ROOM FACING THE FRONT OF THE HOUSE WAS COMPLETELY OPEN WHEN I MOVED IN. IT WAS BROKEN AND ANYBODY COULDVE ENTERED. They will ignore all of your requests and try to fix everything as cheap as possible. I've given them 5 months to clean my backyard. They came today and raked the backyard and removed some debris. My backyard still had glass all over it and they didn't even till the layers upon layers of debris underneath the surface. Bottom line they don't care. They told me its my problem to deal with. Again, do not use Butler. I haven't even listed a quarter of the issues I've had to deal with.

    Worst property management company in DFW. Will not protect your investment properties. Outrages charges with little to no services provided. Hoa fees go up with lack of actual management to show for it. Gates are constantly not working. They fail to secure the properties from non tenants. Lucky if they come out once a week for just routine maintenance cleaning and detrashing. 60+ units in this particular complex so completely unacceptable. No detailed budget, just a basic 1 pg word document. AVOID AT ALL COSTS

Blinds, light bulbs, toilet seats, and yard work. The house had outdated everything and there were very visible patches on the walls and it was spot painted. It was also not cleaned professionally before we moved in and there were some leftover belongings from the previous tenant. Maintenance was hit and miss. They were all nice but we had a lot of repeat issues from shoddy work. They raised the rent beyond what we felt the house was worth in its current condition so we cut out, but the proposed rates are comparable in the area so we can't complain. It is what it is. Our PMs were generally good to us but there is high turnover so I lost count how many we went through. Our biggest complaint is their partnership with Conservice. The worst part of our entire experience was dealing with these horrible people. Also, it does suck that we can relinquish full possession of the property two weeks before our contract is up and they can charge us rent for those two weeks. I did learn in all of this that the bad reviews are either from residents who did serious damage but won't take responsibility, or good honest people who got super unlucky with a bad maintenance tech at move-out. We got extremely lucky and had a decent human being do our move-out inspection, but we left the house in pretty immaculate condition and did zero damage and did a lot of our own maintenance. I showed up to the inspection, asked and answered questions, and had followed all of the guidance from our PM i got months before we bailed. I would say, it's a dice throw to rent from AH4R. If you're going to- play by the rules, be decent, WEAR OUT YOUR PM WITH QUESTIONS, don't damage the property and pay for it if you do. And show up to your inspection. This won't guarantee anything but it will certainly help tip the scale in your favor.

Only to find out after paying the funds to apply that no matter how much money was in our bank accounts it wouldn't be considered- they only care about what youve brung in 3 months paystub prior to date. So although, myself and co applicant were sitting on over $75,000 together we won't be considered Unless we dropped 30k on a years worth of rent. We're new to the state, unsure which area we truly would love so we didn't want to buy but them not being upfront in the beginning is just mind blowing. A lot of these companies are just money hungry. good thing we were previously approved for a different house, we truly just wish there was more up front honesty from this company.

This company has the WORST communication with their customers. I was renting a house with 3 other roommates in Jacksonville, FL. Our "property manager" never responded to emails, calls, or voicemails. Calling the corporate help number you only have workers that can fix minor issues but can not give you much information. They have to ask property managers for more information but that is an issue if your so -called property manager never responds to you. Let me clarify by saying I went to her with only 2 issues during the year we lived there and she never once helped or pointed me in the right direction. Before move-out they sent a pre-move out inspector (who never entered the home) he told us to spackle and paint over the spackle marks and gave us the exact paint color. We did as instructed and they still somehow charged us for painting all 3 rooms "corner to corner". I emailed multiple people that were attached to our pre-move in email and surprise surprise.. none of them answered to clarify or show EVIDENCE of why the "paint corner to corner bedroom 1,2,3" was required. It seems as though they want to TAKE ADVANTAGE of their customers and somehow "solve" the issue by not responding. I have never experienced a rental company act this way. DO NOT give them your business especially in the Jacksonville, FL area. They may be better in other places of the country but I definitely wouldn't count on it if I was you. Update: the same day that i posted this review a member of their social media team commented on my google review trying to say that the charges were valid but that if i wanted to.. i could email him. So i did. I corrected his response and told him in more detail what happened. He finally understood what i was saying. They left me a voicemail today saying that our property manager understood that the paint color may not have been a complete match due to where it was purchased and for that they would give us the full security deposit back minus what was taken out for utilities. I have now decided on a 3 star review because they finally listened and corrected their mistake. I cannot give them a full 5 star rating because it took me writing 4 reviews on different websites for them to notice me... their RESIDENT. I'm a couple years out of college, it's not like me to fight charges or haggle or things like that but this has taught me a lot and i hope you can take something away from my experiences! They're taking advantage of people that can't afford to move. They raised my rent $325 to renew at the end of my first lease. And if you ever need customer service it's outsourced to India. So minimum cost and service to their residence at the maximum charge. Going up 20% on the cost of someone's lease should be illegal!

They use TownSquare as THE go-to place for all communication, but their settings are set so that any & all requests that a community might lodge through that application or platform are only seen by a selected few & not community wide so that we can actually see what's going on with requests & what kind of request are being lodged & then at the annual meeting they just bloviatingly brag about & bemoan the Loads& Loads & Loads & overwhelming loads of request that supposedly come in to TownSquare - but there's no proof you see because well privacy, concerns, & considerations have to be protected. Here's how any request is handled by the glorious and illustrious Goodman & Company via the blackhole of TownSquare: A community member fills out the online form & submit a request, Then it gets handled by some helpdesk somewhere who say they're assigning it over to your designated property manager , That property manager response?, well...it's always "your request has been received & we're forwarding it over to the HOA board for review". But does any of that really happen? I don't think so.. & then?.... your request is promptly closed as if they've absolutely done something when they've done absolutely nothing but shuffle papers around just eVirtually but with out the virtue. I mean, I could write paragraphs about how wrong & impersonal & contrived & what a bullshit organization. The house I was in also had major foundation problems and the homeowner admitted to repainting and redoing the flooring to cover up the foundation problems. I called Signature Leasing when the back splash in the kitchen had separated from the wall by 2 inches, due to the foundation problems, and their answer was to try to Superglue the backsplash back to the wall. Obviously, that did not work out well! When I moved out, they charged me for all types of things that were normal wear and tear and then charged me, per the homeowner, for painting and new flooring, when the homeowner himself told me he would have to replace the flooring and repaint due to the foudation problems. I will also add that the house was not repainted or the floors repaired when I moved in. There were numerous cracks in the sheetrock and in the ceramic flooring due to foundation prioblems.
