This has been the WORST experience I have had with a property manager. We deal with Tiffany and it has been exhausting. Owners read the contracts carefully - she gets referrals, commissions, payments for every repair and vendor she brings in. You cannot sell without penalty or paying her out (for years). Her business practice are not in your best interest, and shady at best. Our landlord hired her, not knowing what was in the fine print, and learned the hard way. Fees for everything on both the owner and tenant side, and only concerned about whatever her commission/referral fee is. If I could leave negative stars, I would. We lived at this property for six years, and Butler took over as property manager midway through our lease. During our entire tenancy, we made every effort to be low-maintenance, respectful tenants who took care of the home. Unfortunately, none of that seemed to matter in the end. Out of our $2,550 security deposit, we were refunded just $145. I did not expect every dollar back after six years--but I absolutely expected a fair and reasonable return. What we received instead was a list of inflated, questionable, and frankly unjustifiable charges. Before moving out, we paid approximately $400 for a professional deep cleaning. Despite that, Butler charged us an additional $455 for cleaning. They also charged $375 to mow the yard--even though it had already been mowed the week after we vacated (delayed only due to rain). We were billed $350 for carpet cleaning, despite the carpets having already been cleaned--and even more concerning, the new listing for the home proudly advertises brand new LVP flooring throughout. So we were charged to clean carpet that was immediately torn out. It doesn't stop there. We were charged $655 for "broken" blinds. Many of those blinds were documented as non-functioning when we moved in, and the rest simply needed to be straightened--not replaced. On top of that, we were billed $98 for light bulbs and $80 for air filters--items we consistently replaced during our tenancy. After multiple back-and-forth emails, Butler refused to provide any meaningful resolution and ultimately claimed the homeowner decided not to return any additional portion of our deposit. It's hard to believe that decision was made with full transparency, given how excessive and questionable these charges are. At best, this feels like gross mismanagement. At worst, it feels like our deposit was used to fund upgrades and prepare the property for the next tenant at our expense. After six years of being responsible tenants, this was an incredibly disappointing and frustrating experience. I would strongly caution anyone considering renting under Butler's management to document everything thoroughly--and to be prepared for a difficult move-out process. read more

Was told by my tenant they pretty much pay for positive reviews by not charging certain fees upon move out, which is strange. How can you not charge fees for reviews when you only manage the property and don't own it. I'm pretty sure they don't let the owners know. They had me replace a dishwasher and wanted me to replace a stove because they did it couldn't be repaired... my home warranty fixed the stove with no problem and unfortunately I didn't have someone chance for them to check out the dishwasher. When they quoted me the price on the dishwasher it was almost 1k for a one year warranty on a low end dishwasher. I went online and found it for half the price with the and 1 year warranty. Butler has a habit of overcharging (2 to 3 times higher) for everything. The work performed is subpar. I saw rolled up foam pushed into holes with tape on top... that's not the correct way to repair a hole, their were at least 8 1/2 to 1.5" holes like this in my unit that i repaired. I have their quotes if anyone wants to see them. So you have to do is go on Google and check the local area for license business's and request a quote. ***DO NOT RENT OR DO BUSINESS WITH BUTLER I'm in the process of suing Butler. I moved into my residence in October and the house was not move-in ready one bit. The backyard was filled with hazardous glass, rusted bolts, and random debris and the HOUSE WAS LISTED FOR DOGS. The dishwasher was rusted out and the WINDOW TO THE ROOM FACING THE FRONT OF THE HOUSE WAS COMPLETELY OPEN WHEN I MOVED IN. IT WAS BROKEN AND ANYBODY COULDVE ENTERED. They will ignore all of your requests and try to fix everything as cheap as possible. I've given them 5 months to clean my backyard. They came today and raked the backyard and removed some debris. My backyard still had glass all over it and they didn't even till the layers upon layers of debris underneath the surface. Bottom line they don't care. They told me its my problem to deal with. Started off pretty ok. I inquired about a unit, nearly two weeks no one ever reached out until I called the direct line. I was able to schedule a tour. I was shown 3 units and opted for the one I preferred the most. Within 24 hours after the tour I had submitted my application, and was approved for the unit I wanted with my requested move in date. I did overnight mail for my deposit and additional fees which was required, sent them tracking number, etc. I then received a text saying I didn't select a move in date and it would be best to move the following week since no one would be in office. Which was yet another red flag because I was certain I selected a date , now being told I didn't. (Then later received a call from the utility company saying the have me down for my original selected move in date) I was fine with pushing back my move in date, and then I received another text from Jenny which stated I was approved for unit #XX but you originally applied for unit #0X but it was suddenly taken. Because I had toured unit #XX I knew that I did not opt for that one and I expressed that with James who guided me throughout the tour. James even told me on the tour that he would reach out to me if someone was interested in that same unit, he didn't reach out, which was the green light for me to apply which I did after touring. At first, I was okay with possibly touring a bigger unit and paying the difference but upon reviewing I've decided to move forward somewhere else, simply due to the principle of the situation. I would have hated to lease through a company who seems to be dishonest or lack education. Now it's been a game of constant emailing for a refund of $1,174 that was paid from me. It's always "I have to speak with my manager, etc". I even had to clarify that this wasn't a cancellation after Jenny was set on me canceling. I reassured her that this was not a cancellation but management discrepency. I did not cancel on unit #0X. They cancelled on me and tried to divert me to a unit I did not apply for, which was beyond my control. I even asked for an explanation so I could better understand the process of being approved for a unit I never applied for, and was completely ignored. We put in maintenance requests a few times & each & every time we were contacted within 15-20 minutes & someone was sent out to us within 45 to 90 minutes of reaching out to them. I had water damage from the roof leaving after construction and cracks in the wall from the construction also. I treied to move to a new unit several times and they turned me down easc time. The trash is always overflowing the dumpster, the parking lot is shot. The hot water is always shutting down and the close the pool frequently. RENTERS BEWARE! I had the misfortune of renting a property from Butler Property Company, LLC, and I must say that it has been an absolutely dreadful experience. I feel compelled to share my negative encounters with this company to warn others before they make the same mistake I did. First and foremost, the communication within the company is abysmal. When you call you can only leave a message, you'll never get anyone live and when they call back, it's like they're playing a game of telephone, where important messages get lost or distorted along the way. I cannot count the number of times I've been given conflicting information by different members of their staff. It's frustrating and shows a complete lack of organization and accountability. Maintenance requests were a whole other nightmare. Not only was the communication and coordination of the repairs absolutely horrible, but they would try to find ways to blame you for the issue and tell you "per the lease agreement..." and if they couldn't do that, they would find a way to completely inconvenience you by hiring vendors that only work during the weekdays requiring you to take time off from your job to be there for a block of time. I've taken off so much work time and even had their vendor do a no call/no show on me on one occasion. It seemed like their main objective was to cut corners and save money rather than providing a safe and comfortable living environment for their tenants. Butler Property Company lacks transparency! Every time I tried to do the "right thing" such as give more than 60 days advance Notice to Vacate, they would remind me of all the things I would be required to do such as; allowing them to put a lockbox on my door 60 days prior to move out so they can show the home ANYTIME without advance notice and while I am still living in it - complete lack of privacy and respect. I am scheduled to move out on July 8, 2023, and will have paid my full July rent on July 1st, per the lease agreement, but I was told that I am still required to keep ALL utility services active through July 31, 2023, or I will be in breach of my lease agreement and will forfeit my hefty security deposit. Keep in mind during that time they have the right to continue showing the property and people coming and going and not turning lights off, closing windows, etc. after leaving and all the while running my A/C up and giving me the final financial responsibility for it. Butler Property Company has shown a complete lack of empathy and understanding when it came to any personal circumstances I faced during my tenancy. Their go to answer for everything is "per your lease agreement..." They were inflexible and unsympathetic to my needs, making it clear that their primary concern was collecting rent and nothing else. I am certain that when I finally move out on July 8th and after they read this review, the company will display an outrageous level of greed by making unfounded claims about damages to the property that will allow them to deduct exorbitant amounts from my security deposit. Which will only reaffirm that they were more interested in finding any reason to withhold my money than conducting a fair and honest assessment. I urge anyone considering renting from Butler Property Company, LLC to think twice. Their poor communication, lack of transparency, lackluster maintenance, and complete disregard for tenant satisfaction make them a company that should be avoided at all costs. Don't walk, RUN AWAY from this property management company!! Really upset to receive the move-out statement today. I lived in my apartment managed by Butler for 3 years. Felt like I was a pretty good resident. Did everything I could to keep the place clean and nice and in working order, paid everything on time. And in return, my entire deposit was taken up for inflated and unnecessary "maintenance." $35 for an HVAC air filter even though I replaced mine (as requested) 5 minutes before I moved out? $25 for a lightbulb? REALLY? $40 for a "smoke detector," though I had changed all the batteries in mine before leaving. The brand of smoke detectors that were installed in the house run $8-$18. There are more ridiculous and unacceptable charges on the statement as well. The state code specifies reasonable move-out/replacement charges. I don't know anyone who would pay $25 for a standard lightbulb. Living in a property managed by Butler was far less than ideal. To start, Butler was often disorganized in paying water, electricity, and gas bills and delayed billing residents so that one month there would be $500+ worth of electricity needing to be paid. It was hard to budget for the inconsistencies, and frankly unacceptable to have to try and foresee that. Their customer service is awful. For example, I was working from home and the power went out randomly. Went to report the outage to Oncor, only to get an error code indicating that the bill had not been paid. I then called Butler and whoever answered told me it was obviously my fault and my problem because I didn't pay the bill! Before she could hang up, because I couldn't get a word in, I reminded her that the property management company pays the bills every month and then we (residents) reimburse the expense when we pay our rent. It seemed like she worked hard to get the power back on because it absolutely 100% was their fault, but the excuses for why the bill wasn't paid by THEM were unacceptable. All of this aside, there is no available email address for residents to use and any time I tried to call the office, there was almost never someone who would answer the phone. I once called emergency maintenance because the outer-door electronic lock stopped working. This door gave access to a foyer that led to our apartment doors. Not only did nobody answer the EMERGENCY LINE, but I left a message and texted a message and I never got a response. Literally never. Nobody checked in, nobody cared that I was locked out of my own house because of their faulty lock. A kind neighbor who was out of town allowed me to go through her window so I could access the interior of the building that way. Thank goodness for the kindness of others. I've met the actual owners of the house in passing a few times and they happen to be very kind and caring. I wish I could tell them to take their business elsewhere. I am certain they have no idea what is happening with their property. Please, take the time to read some of the other reviews. There's a reason we all have common experiences! Rent from someone else. We moved out, followed checklist, spent 6 days cleaning and repairing drywall and any damages we caused personally per checklist and lease, submitted receipts for carpet cleaning, and even sent a maintenance request for damages that were not addressed while we lived there as a reminder. They are refusing our deposit and demanding $2100 more than our $2495 deposit. Unless you want to have to go to court to refute their fraudulent charges do not use this company. DON'T TRUST THE GOOD REVIEWS! STAY AWAY FROM THIS COMPANY!! William Butler called my boyfriend and begged him to change a 1-star review to a 5-star review in exchange for getting our security deposit returned to us 2 weeks earlier than the standard 30-day waiting period. This promise wasn't followed through with and I actually had to contact them after 30-days to make sure our refund was being processed. We rented a single-family home from March 2019 - March 2020. We moved into a house with a severely overgrown yard, a broken water heater and a cockroach infestation in the garage. Over the summer, our A/C broke and they refused to send a technician since the tech who previously came to our house was unavailable, even though other technicians were free. We were forced to sleep in a 90-degree house with 2 small dogs. In the fall, the foundation on the house shifted so much it caused a slab leak and popped tiles in our kitchen. It took 5 weeks to fix and we were charged over $300 in water bills with ZERO financial assistance or discount from the Butler team or the landlord. Also, a few weeks prior to our move-out, we were forced to allow prospective renters tour our home as late as 8pm, just as the Coronavirus was ramping up in our area. They didn't care and were not flexible with us. Keep in mind, we reported every single issue as soon as it happened, we were flexible with our availability to meet maintenance, including needing to take several days of PTO, and we were never once late on our rent. In fact, we often paid the rent up to a week early. I have been living in rental apartments and homes for over 10 years. I have never been shown such disrespect and overall apathy from any property management group and the maintenance team had an attitude every time they talked to us. I will never be renting from this company again and every person I know looking to rent, I will steer away from them. read more

I would not recommend renting a house or apartment with Butler Property Management. They are a very disorganized business and rarely answer their phone. In my lease (and legally in the state of Texas), they have 30 days to refund my security deposit. My move out date was 8/31/22 and they emailed me my move out summary on 9/16/22. After 3 phone calls and 1 voicemail stating I would seek legal action for them withholding my deposit in bad faith, they finally started the refund process on 10/3/22. More than 30 days legally required. In addition, they were not communicative on my move in day and there were issues with appliances (dishwasher and microwave) not being present in the unit upon move in. After my realtor brought this up, they finally installed a dishwasher weeks later. Overall, they're a disorganized company with poor customer service and communication. Butler is not a company of integrity or respectability and has nothing to offer other than empty promises and unanswered calls. Maintenance requests are repeatedly canceled. Plumbing issues, hot water if you're lucky, leaks., mold they do nothing to maintain an aging building. The building I reside in has serious structural issues that will remain unaddressed until something tragic happens. Will Butler had assured that everything was lined up at closing, prorated rent, security deposit etc. When we closed Will never disclosed that they will be charging me management fees for the 12 days whether i want it or not, we trusted your word when you said you had things lined up, now we know. Moreover, Will had also asked us if we wanted to purchase the washer and dryer and I indicated that I would like to once I physically get to inspect them, I come to find out the owner had already made plans to take them out and according to her, she had never indicated to Will's management company that she intends to sell them. When sat in your office for about an hour and you staff, although nice, were very uncooperative to provide me with logs or any other information, that if i was supposedly paying you management fees, I should have rights to them if you are charging me. Butler manages my single family rentals in Frisco. I'm out of state owner, but trust them to do a good job. They were very responsive to a difficult water leak situation and were a pleasure to deal with from the time of the leak to handling the insurance to managing the repair. Jessica in their maintenance team did a good job of updating me about the status of the entire process and was very effective in dealing with multiples parties to get my house fixed and back on the rental market. They are generally responsive and effective as long as you continue to follow up with them. There are cheaper managers out there but these guys have handled tough situations with my rentals. They aren't perfect (no property manager will be) but they are as good as you get at that price point and they have earned my business long-term. read more

Please be careful with this company I was moving over 1,200 miles to TX from another state to arrive at an apartment that did not look as it was advertised online. The property 9696 Walnut St Apt 0708 did not look safe it was run down and looked as though it was not well taken care of. I was pressured to sign a lease before and they made it seem urgent to "hold" the apartment so I paid a non-refundable $500 deposit. When I arrived to attempt to pick up my keys. I told them I no longer wanted to move in, and I never received any keys, but the office manager told me I was fine to go the lease was null-void and I couldn't get my deposit back(which was expected). Months later I saw that the company charged and sent to collections an "improper move-out fee" AND "first-month rent" totaling $3200 dollars. Mind you I never moved in, never got keys, and was told because my lease hadn't started I was fine to not move in just couldn't get my deposit back. This company is very deceitful. The WORST place to rent from or buy from! I wouldn't even trust them with telling me the time. The apartments are trashy, moldy, and overall trash every way. You are better off paying an extra 100 or more for a better apartment. Which you'll have to pay anyway because the apartments don't hold any heat or cool air. Plus the laundry room is too small for anything to fit! On top of everything I had a leak downstairs for over 2 months! I'm talking completely flooded with mold, flies, and dirt just building and building for over 2 months. They promised to refund me on rent and to give me an extra month free once they fixed it. They tried over and over to fix but never did. It's like they just sent guys to clean up the water meanwhile they found out what to do with the apartment because CHECK THIS OUT. A week after they promised to reimburse me they switched the management company under my feet and without any notice. They switched it to FOWLER PROPERTY. Which I believe are both the same business operating under separate names. That company was also trash and now they want to keep my security deposit and charge me an extra month of rent after my lease was already on notice to vacate 30 days prior. I will be filing a LAWSUIT as soon as they give me everything they are going to CHARGE ME FOR. Me and my lawyer are now just waiting on the final charges. So we can fill that lawsuit. Yet they haven't responded on both ends so both companies will be in the lawsuit! Just don't rent from here or Fowler. read more

Pay a little more somewhere else. It will be well worth it. I was a long time resident on one of the Butler Properties in Dallas. They purchased from the previous management company, so this was not by choice. The customer service is lacking. They are not on property, so they become distant, combative and difficult to work with. I felt like I had to save every correspondence as evidence. Overcharges were commonplace. Residents had to complain monthly for this to be rectified. Additional charges tagged on at their interpretation and discretion. If something needed to be fixed, it was typically a drawn out process and a good chance you would be charged for it. The homeless frequently used the pool as a bath. Neighborhood gunshots are a weekly backdrop to your evening. One morning, I took my dog for a walk and stumbled into a murder scene less than 100 yards outside my front door. During renovations of my unit's balcony, I spent a full week in the dead of winter with a plastic sheet for my bedroom wall while "budgetary issues" were worked out between the property and construction. No apology or concessions were offered by the property. The air filter in the unit was cut to a size that didn't exist. You had to buy the closest one in size and fold it. The vent wasn't secured into the wall. Every time you reattached it, you had to find a new spot in the wood to "re-attach" it (drill new holes). Maintenance new of the issue. A contractor working on construction looked at it and laughed. He said it was in desperate need of updating. It was never addressed or changed. There was a massive water leak in the apartment below me for nearly two years. For over a year, that apartment was uninhabitable and the smell of water damage became so strong it seeped into all my clothes and furniture, leading me to trash the majority of what I owned when I moved out (I was charged for the disposal of all of my ruined property because it didn't fit into the dumpster "appropriately"). Mold is an issue. The shower tile was painted over, so as the years went on, it all began peeling. You get what you pay for. In retrospect, it was a place I stayed far too long, and was only tolerated because I was there so infrequently. Upon moving out, after all my years of living there, I was gifted with a massive move out bill, finding any possible way to exceed my deposit. I called and left a message for an explanation of the charges. No call back. I paid the outstanding balance since I knew there was not going to be a discussion or explanation. This company took over the property I was already renting from in downtown Dallas, while simultaneously subletting individual units to different companies/landlords for rental. Of all the hands my individual apartment has changed to in the last 3 years of renting here, Butler has been the worst by far. Since they've taken over, I've had 2 incidents of being followed to my upstairs unit by homeless men that spotted me in the front yard with my dog. I've also encountered several instances of people loitering inside the gated building that were not tenants or tenant's visitors. Additionally, a man off the street has also followed me through the unlocked (broken/vandalized) gates and then broken into several cars in the lot, including my own. I've called my specific unit's management and had them contact Butler separately regarding the broken gate system in the building, which currently allows non-residents free entry and exit of the entire building (access to units, laundry facilities, swimming pool, parking lot, etc). This issue has been ongoing for over a year. I've also personally contacted butler myself on multiple occasions but there's been no resolve or follow up on their behalf. I have elected not to renew my lease due to the ongoing safety concerns with the broken gate system, and subsequent issues with theft, vandalism, and personal safety. I want to update my review and say that I'm now going on 6 years with Butler and it's been wonderful! Our Flower Mound property has been rented with 0% vacancy this entire time. We have since moved out of state and the transition was completely seamless. I appreciate that Will will personally reply to emails and seems to genuinely care about his landlords. read more

Butler Property Company missed my on-time rent payments multiple times and asked for additional payments. In addition, Will Butler was aggressive and accusatory on the phone. This company does not value tenants and my experience working with them was incredibly negative. read more

I used this property management company for a couple of years. A couple of items that surprised me: They hold on to your rent payment (I am the landlord) until the end of the month just in case you owe them for services (such as repairs). This surprised me initially and when I inquired into why they do so, I felt the gal I was speaking with just flipped me off. I again asked politely and a little forcefully at which point she explained why. If you use their repair service, they charge a flat $50/hour. I was charged $400 for two 30-minute jobs (one visit). Even if I was charged an hour per job, it should have cost no more than $100. During the visit, the repair men broke the sprinkler valve (mistaking it for the main water valve) and left it turned off and, to make matters worse, added plaster to the hole they punctured. I discovered this much later on when the warm season started. I was able to tell from my water consumption that this occured during the repair visit. When I reached out to the management company they blamed it on their repair contracting company and told me they themselves were not at fault. I dumped them immediately and now use Avail and pay only $5/month (I was paying Butler close to $150/month). I get much better service collecting rent, listing properties and getting timely newsletters for landlords that are extremely helpful. read more
