His several decades of experience came in very handy at several points. He is also very pleasant to deal with, hard-working, humble and a model of integrity. Here is some background of just how difficult our transaction was. The house we had our eyes on was in a desirable neighborhood, in a good school district, and despite the heating up real estate market, it was priced below market (even the appraisal came in substantially above the asking price). The seller was moving out of state and was looking for a quick sale. On the other hand, to even get a chance at this house, we had to sell the house we owned first, and quickly. The problem was compounded by the fact that our house was quite unusual and somewhat overbuilt for the area: We were looking to get about $800,000 in an area where most homes sell for $600,000. In fact, our neighbor's house sold the same month for $595,000. So it looked like a very long shot to me. But here is where Derek's experience and expertise paid off. First, he structured our offer to the seller so attractively (without going over the asking price!), even offering a presentation in-person, that we had a contract within two days. Then came the even harder part: Selling our unusual home, while the clock was ticking. The marketing campaign Derek now started was remarkable: From top notch photographs, flyers, to simultaneous postings on many different websites, to holding open house on consecutive days, Derek pulled off everything one could think of and more. He even had a professional video done which was posted on youtube. Even my friends remarked that they had not seen anything like it.
