AtoB has managed my rental house in San Jose for the last decade or so, starting in 2014. Property Management is a hard business and they did a great job keeping it fully rented the whole time, helping coordinate repairs and upgrades including getting multiple quotes and putting up with my micro managing. [[HIGHLIGHT]]Of course it was not 100% passive and stress free but overall I had a very good experience and especially appreciate the hard work by Diana and Nayelly.[[ENDHIGHLIGHT]] This year I put my house on the market as I decided I will never move back there and I think it's a good time in the real-estate cycle to sell. They helped me give the tenants notice and get them moved out while I listed it and got it sold. They gave me priority and urgency in dealing with tenant issues and getting last minute repairs done before the closing date even though they knew I was not going to need their services anymore. She responds to your issues as though she is only managing your property; amazing! I had a really horrible experience as a landlord with A to B property management. I gave them a nicely remodeled single family house in San Jose to manage and they screwed up badly. I signed an agreement with them on May 6th of 2021 and they managed to rent my house on June 29th of 2021. So it took them about two months to find a tenant. This market is so hot that I could have get it rented in less than a week, but just didn't want the hassle of scheduling tenants, etc. It took them about 10 days to just post the ad on websites. Then took them another 10 days to schedule the first visit. I could clearly see that the house is very hot on zillow, but they were incredibly lazy to work. Another point was that they asked for their 500$ fees before doing anything or starting the job while other management companies said, they would charge it after the tenant is placed. After the tenants were placed, they worked ok for two months and disbursing the funds on tenth of each month. Then they started to work lazy again and the next month, they transferred the tenants' rent on 14th. I got mad and called them, they claimed they are late because of memorial day holiday (4 days late because of one day of holiday). However, the tenants were nice and had paid their share on time. I tried to contact Bob, and Nayelly with quite zero success. They were not picking up their phones. I asked them to cancel the contract, they send me a contract which had a non-disparagement clause which means I am not allowed to write a yelp review for them. It was purely illegal in California. So I forced them to remove it from the contract, and after discussing with their attorney, they realized I am right and such clause cannot exist in a contract. At that point, I found out why the reviews are quite good on yelp. They tried to force unhappy customers not to write a review by having that in the contract. So I won't trust their reviews here. Just a few percentage of unhappy customers write reviews. Bottom-line, I don't recommend them to any landlord. I easily lost more than 5000$ by working with them. read more

I rented a property for 5+ years (Jun-2016 till Oct-2021) that was managed by A to B Property Management. All of the employees that I worked with from A-to-B (Bob, Diana, & Nayelly) were always very kind and helpful to me. I really feel that they built a trusting relationship with me and always cared for me as a renter. I also enjoyed living in a property where my neighbors were homeowners as they all really cared about the community and the long-term relationships they established and held with their neighbors. I felt very comfortable throughout all the years that I rented my home from A to B. The payment and maintenance portal was also very easy to use and they almost always fixed anything that needed maintenance within a few days whenever possible. I like their portal app that makes it easy to pay rent, request maintenance or communicate with the office. We had a plumbing emergency during a holiday weekend and they had someone out within a couple hours to fix it. The property is well taken care of. We love where we are renting and feel like we are getting a great value considering the cost of rent in the bay area. I am incredibly disappointed with A to B Property Management. I have been renting a property they manage for about a year and a half. During the first year, they were on top of all requests made through their online portal. However, since then, they have been almost completely non-responsive. Yes, they did reply on the portal, but no service technician ever resolved the issues. Multiple calls and emails did not get any different response. I finally am having to contact the owner directly, so I'll see if that helps. A to B clearly doesn't care about the people to whom they rent properties. read more

This company wants to get my tax info so I can rent a house at 2762 Scott St, San Jose, CA 95128. I did not want to share the info and I am not legally required to share the info anyway. they said "we are asking for the info to make sure you can pay the rent." SO I offered them to pay 6-12 months worth of rent upfront despite the fact that all my other info from credit check, background check, etc.. came back excellent Zillow. Diana rejected my offer and refused to get me in contact with the owner of that house, then she hung up. Be Careful as a homeowner when you request A to B Property Management services. I rented from A to B a few years ago (I don't think I'll ever be able to afford my own place in the Bay Area) and it was a nice place but very poorly upkept. When I moved in there was a lot of minor repairs that needed to be done (cracked bathroom tiles, broken range, loose screen doorhandle, loose molding) so I sent in repair requests. When their repair guy fixed it, he GLUED IT ALL IN PLACE. I had crown molding with globs or dried glue spilling out the top and bottom. Whenever they fixed anything it was done super cheaply. My family has been working with A to B Property Management for several years. We initially rented my grandfather's home in 2018 in an effort to cover his healthcare related expenses. It was an incredibly difficult time for all of us and we had no experience with rental properties, so working with A to B made it easy. We had some challenges with renters, which is to be expected, but Bob handled it like a pro and helped us through the process. Having a property management service handling the day to day needs of tenants and the property itself cannot be taken for granted. Aside from approving repairs, we never had to concern ourselves with what was going on at the house. Having to deal with these things yourself as a landlord would be incredibly stressful. For such a relatively small fee, A to B saves clients a lot of headache. When my grandfather passed away in 2019, I purchased the property and continued renting it out throughout the pandemic. Because of A to B's extensive screening process, I never had to worry about the tenants not paying like so many others experienced last year. In August, when I decided to make the house my primary residence, A to B was incredibly helpful in ending the lease and transitioning me back into the home.
