A nightmare of a management team. Nothing but issues since day one. A total scam.

A fraudulent, unresponsive and callous company in violation of harassment and illegal business practices. They did not offer lease renewals, then began a harassment campaign by way of noise and construction without notice or concessions. I've lived in NYC over 10 years in 6 different buildings, and have seen my fair share of slumlords, but nothing like this before. Do not consider renting from one of their properties. read more

MD Squared has some of the most unethical and incompetent people you will ever meet. My roomates and I had a horrible experience living in one of the units that they managed in NYC. The problems started early on when they falsely advertised the number of bedrooms in the unit. Two of the rooms turned out to be illegal, according to NYC law. That was the ultimate reason that we ended up being forcibly evicted from our residence by government officials. Prior to this eviction notice, MD Squared took months to fix the underlying issue that caused a dozen floodings in the unit. Imagine coming home from work to your bedroom containing an inch of water across the entire room. Now imagine that it occurred a dozen times. This issue took MONTHS for them to resolve. Because of the frequent floodings and their lack of action, there was an obvious risk of mold. They were in denial of this risk for weeks and even tried to cover up visible mold with some paint to act like the problem was resolved. We had to hire our own mold inspectors to demonstrate that there was mold behind the walls, as well. After we came to an agreement to part ways, our issues were still not settled. When returning our security deposit, they falsely claimed that the security deposit was income that we received and they submitted this 1099-Miscellaneous form to the IRS. Eventually, we were able to resolve this issue, but not without some headaches along the way. Many of these issues could have been resolved early on if they would have been more proactive. Their lack of action ended up costing extra to resolve most of the issues. This is not what you would as a tenant or landlord. read more

DO NOT RENT FROM THEM! RUN! Failed maintenance, failed communication, yelling managers, lies in apartment's description, overcharging I had to move out in the middle of the pandemic because it was simply not safe to stay there. The scale of violations was that big that the city inspectors started looking into it and visited my apartment twice. The list is endless: - no heat or hot water in winter for several days in a row, -suffocating heat in summer time, -mice and roaches, -not working elevator, -constantly broken building front door, -two homeless people living at the rooftop and stealing out packages during the pandemic, -leaking pipes, -peeling silver paint on bathroom pipes, -they never painted my apartment before I moved it, -unresponsive super, -endless promises to fix stuff when then nobody shows up, -my frond door turned out to be a fire hazard, -not working buzzer... The last rent I paid was August. By then all of these was happening for months, and they were perfectly fine with collecting the full rent for unlivable conditions. When I attempted to address it, they yelled at me and called a bully. This was the point when I realized they do not even try to pretend they care about your customer experience. It took two month after I moved out to get my deposit back, which is much longer than what the NYC law says. This company ignored my emails and phone calls for weeks. I had to use BBB and social networks to draw their attention. This appears to be the only language they understand. I rented this apartment as 3BDR because this is how it was advertised, but, in fact, it was a 2BDR since it didn't have a proper living room. When I looked into their other postings, they were doing the same with other apartments, meaning they were systematically charging a 3BDR price for a 2BDR apartment. Difficult to deal with in every way: - Took over a month to pain the walls from the last tenant. - Left apartment dirty after painting. - Was told the apartment would be cleaned and fixed in the leasing process but that never came to fruition. - Took over a month to address mold in the apartment. - Response time by property management is absurdly slow - Began 6-8 months of LOUD construction without warning until after the construction began - People let strangers and homeless people in the building - Floors are in such a state of disrepair they have caused splinters - Water damage was merely painted over so it is not visible - The bedrooms have no windows I do not recommend living in their buildings. Please make sure anything and everything you want is in the lease beforehand as they will not do anything if it is not. Poor service from property management. read more

We lived in and rent out a unit in one of the buildings they manage in Brooklyn, and they have consistently been a pleasure to work with on issues that crop up, getting leases reviewed/processed by the condo board, and have managed the building very well in general. read more

I serve on the board of my building in Williamsburg and have dealt with replacing two previous management companies. We have been working with MD2 for about two years now and they are head and shoulders above the previous two. Service comes down to the quality of the building manager and how many buildings the management companies give them to manage. MD2's managers are not spread too thin are always willing to try to solve our problems, from major issues to small annoyances - sort of a "customer is always right type of approach." Do not live here. - Apartment not cleaned before I moved in (during COVID which is ridiculous) - A squatter lived in my apartment for at least a few months before I moved in - Homeless people come in and can enter the apartment - Strangers have entered the building and hosted 100+ people parties in vacant units (can't even make this up) - They are unbelievably unprepared and unequipped to manage any sort of property - Bianca (the broker) lied to us during the brokerage process I wish I could give zero stars read more

I did an internship in the accounting department, everyone is friendly and willing to help if you have any questions. The company culture is diverse, and the working environment is like a family. After years of working with different management, I find Victor and Shanetta at MD2 to have been the most helpful management team I have ever worked with. Even during situations that are out of their control they are caring, and do all that they can. Both are very responsive via email and phone. I wish I could click 0 stars. This property group is your stereotypical NYC landlord that does the bare minimum for their tenants! I was rented an apartment that was not up to the legal standard of living. The building on 92 and 2 was undergoing loud and illegal construction, so when one of the tenants complained, an inspector came by to check it out. When the inspector came he happened to notice we did not have legal exits and our apartment was deemed a fire hazard and in unlivable conditions. This was just the start.... mold, flooding, you name a problem and this place has it. This property group did next to nothing to help any of us out and we ended up having to get a lawyer to settle the dispute because of their unwillingness to speak/work with us at all. I highly recommend using almost anyone else. This place might be for you if you love mold, flooding and lack of communication skills! 0 stars read more

I worked with MD Squared for a co-op application this month, and my experience was flawless. Abby is extremely attentive and answers all questions promptly and in a way that keeps you very aware of where you are in the process. The application was daunting, but MD is so organized and they made me feel very comfortable in the process. MD Squared manages the new 12 unit Manhattan condo for which I serve as the president of the board (as well as several other properties on our block from the same developers). I'm so glad they were chosen by the building's sponsors, as Michael Mintz has been a terrific help. He's been tremendously involved in all aspects of getting the new building up and running, which has otherwise been quite difficult. Michael is quick to respond 24/7, and spent an entire Sunday at our building when several units flooded thanks to a burst pipe. Though I have no comparison on price, I was surprised by how reasonable their charges are based on the amount of work done, as compared to other services (ahem, custodial/super services). "MD Squared is the most dedicated property management firm I have ever experienced. During the big blizzard of 2016, I reached out to Michael Mintz, our buildings manager, a little before 9:00pm, to let him know that the buildings heat was not working. Michael immediately let me know that he would reach out to the buildings superintendent to have him troubleshoot the problem. Unfortunately, Michael then called back to let me know that the superintendent was in Staten Island, and due to the cities travel ban on the roads, could not make it back to our building in Manhattan. Michael informed me that he had reached out to our boiler service provider and was waiting for them to call back regarding coming out to the building to service the boiler. A little before 10:00pm, Michael called me back to let me know that the boiler service provider was also unable to come down to the building due to the travel ban, but had agreed that if Michael took the subway down to the building, they would talk him through troubleshooting the boiler. Michael said he was going to head down from where he lived on the upper west side and would be at the building in about an hour. A little past 11:00pm, Michael called me to let me know that he was at the building and was headed down into the boiler room to troubleshoot the boiler. Michael called the boiler technician and quickly diagnosed the issue as no power getting to the boiler. He then informed me that the main electrical room for the building, with the circuit breaker for the boiler, was located in the basement of a restaurant in our building. However, the restaurant was closed and locked due to the storm. There was also a sidewalk hatch giving access to the restaurants basements, but only the super and restaurant had keys to the padlock on the hatch. I suggested that I stay in a hotel for the night, but Michael asked me to give him a little more time as he was going to walk to the local police station and see if they would be willing to break the lock to give him access to the electrical room. Michael trecked back out into the storm and headed to the police station. About 30 minutes later, Michael called to let me know that the police station didn't have a lock cutter, but suggested that he try the fire department down the street. Michael said he was headed to the fire station and would update me shortly. About 30 minutes later Michael called to say that he was headed back to the building with the fire department to open the basement hatch and get the boiler turned back on. Shortly there after, I saw a fire truck pull up to the building and Michael, along with the firemen, got out of the truck. The fire department quickly opened the hatch, Michael found the circuit breaker for the boiler, and within 30 minutes we had heat again. Michael and MD Squared's herculean efforts did not go unnoticed! I feel very lucky to have MD Squared as our property management firm." read more
