Ten minutes later the owner John came up my walk and I directed him to the crawl space, whereupon he emerged 5 minutes later with the verdict: the 12 year old water heater was DOA and leaking. Since my mechanicals are all squeezed into a crawl-space, he would need to locate a new heater designed to fit in such spaces. He spent about 10 minutes on his phone and told me he could have a supply house in Hanover drive one right up. Additionally, he told me an electrician would be necessary to install an emergency cutoff switch and offered his go-to guy if I didn't have one. I didn't and he made the call. An hour later he came back with his helper and the new tank. Meyer Electric out of Swartswood showed up 10 minutes later and both crews went to work. 3 hours elapsed and I was back in business! I am completely satisfied with the workmanship and with the fast response to hot water dilemma. I love that the operation is a family affair and local. I'm lucky too that John has a good relationship with Bill Meyer Electric, who came on very short notice and did the work for a fair price.
