I live in the Preston Estates development in New Braunfels. My home is located in the lowest part of the neighborhood and abuts a culvert in the front yard. According to the City of New Braunfels engineer, the culvert/sidewalk was constructed in April 2018 and had a 2 year warranty from the city, which ended in April 2020. The construction on my Armadillo home was completed in May 2020 and I moved in, August 2020. Loosely translated, the city signed off on the culvert before my home was completed. Within a month of my moving in (9/2020), we had heavy rainfall which caused my front yard to start eroding and sliding into the culvert area (see pic). I'd notified the Armadillo Homes warranty rep. by text and sent an email to the HOA, apprising them of the land slippage. The HOA responded by notifying me the developer was redoing the drainage -- but was waiting for city approval -- and the builder did absolutely nothing. There was even mention in the 11/2020 HOA annual meeting Q&A, that I was requesting a concrete wall built to mitigate erosion. After waiting for months with no progress or remedy, I had a wing wall built in front of my property in March 2021 at my expense (see pic) -- off the existing culvert wall. On May 1, 2021, we had a flash flood which overflowed the culvert, washed out the replaced dirt behind the wing wall (see pic), flooded my front yard and came within inches of my home (see pic outside bedroom window). Fortunately for me, this happened during the day and I had the presence of mind to take pictures! After the flood, I'd sent pictures and emails to the HOA, The City of New Braunfels, Armadillo...no one would give me any contact information for the developer. After the flood, the city and HMT had sent representatives out to my property to check the situation out. The city tried to convince me that this was a once in 100 year event. I asked if I would now be immune from flooding for the next 99 years and three months. No response. I also made sure to send the city engineer pics of the culvert overflow when we had heavy rains on 5/30.2021 (see pic). When the company principals for HMT showed up to scout the flood issue/damage, one looked me in the eye, pointed at me, and said "Don't worry, we're gonna take care of you." The gentleman who said that no longer takes my phone calls. To be fair, HMT has demonstrated courteous and friendly bedside manner, but judging by results, well...I'm being played like a fiddle. At some point late in 2021, HMT sent a survey crew to my neighborhood to check the elevations and existing drainage channels. I'd found out at a later date from the city engineer, that HMT had "miscalculated" drainage evacuation for the neighborhood, but the city had received no plans for resolution of the issue. Every time I'd contacted HMT by phone, I was assured that they're working on plans to rework the drainage issue. I kept checking with the city engineer to find out if plans were submitted. I had an interesting call with HMT on March 4th, 2022. During the call, the gentleman I spoke with, intimated to me that the cost of repairs would be no less than $300,000. He actually asked me if I'd consider a buyout of my home and I responded that I wasn't interested and just wanted someone to remedy the issue. That was my last communication with HMT. In an effort to protect myself as much as I can from further flood damage, I'd added an addition to the wing wall (see pic) a couple weeks ago so I have less of a steep angle from yard overflow and the wing wall also protects my front yard from the rapid flow through the culvert, which is directly facing my front yard. I've been also feverishly trying to get plants started to establish a root structure, to help mitigate the effects of flood overflow. I wrote this review because I've finally had enough of dealing with shoddy workmanship -- on more than just this issue -- but if a company and their representatives don't care about hanging me out to dry, I'm happy to return the favor.

For $6,000.00 with $3,000.00 down payment. I informed Ed and Melissa Mitchell that I wanted to watch the porch demo. I was told that work would start at 9:30am on Thur. Sep.12,2024. I was on site at 10:00am. The crew did not show up until 12:00pm. When they arrived they ate lunch and started work at 1:00pm. I sat in my truck, which I parked across the street, beginning at 10:00am when I arrived and watched the whole time. Instead of demoing the porch they worked on installing the 4x4 post. By around 2:30pm I became concerned that they were not demoing the porch. I called Melissa and asked what was going on and she told me Ed had decided to go another way. Ed had not come with the crew and I asked to talk to him. Melissa informed me Ed was running late, but was on his way. Edward arrived at 3:00pm. I told him I wanted to know what was going on and he informed me he just wanted to put a 4 inch cap on the porch. I told him that is not what I wanted and that was not our agreement. He then started to try and convince me that he had done it at another location and it worked out ok and that he would give me a lifetime warranty. I told him no, I wanted what we had agreed to. Ed then stated that he could have his crew start over, but he was going to lose all the man hrs. his crew had already did and that he would have to redo the four 4x4 post. He keep on telling me how good the cap was and that he would give me a lifetime warranty. I told him a lifetime warranty would not do me any good if he died or went out of business. Ed had not mentioned anything about reducing the price of $6,000.00. I stated that if he just did a cap he was going to use a lot less materials and labor and that he would have to reduce the price. He stated he could reduce it by $300.00. I stated that he would have to do a lot better than that. He then stated he could reduce it by $500.00. I told him I would have to think about it. I went inside the house and made a phone call to a friend who has some building experience and he stated he did not think the cap would hold up account the porch is hollow underneath. I went outside and told Ed I did not want the cap. Ed started the routine about how he put a cap on another porch and how well it worked and the lifetime warranty. He keeps at it until I finally agree to just the cap, but I told him he would have to reduce the price by $1000.00, which Ed agrees to. By now it is about 3:30pm and I go home. Ed stated that it was too late to pour concrete and they would leave by 5:00pm. The next morning I get up at 8:00am, I did not sleep very well account I felt I was not only talked into just a cap, but that the cap was not going to last account of the porch Ed was going to put the cap on was hallow underneath. Then I realized if Ed put a 4 inch cap on, the step would be 11 inches high. I called Melissa and told her they would have to add another step to comply with code. She said they already reduced the price by $1,000.00 and that if I wanted another step I would have to pay for it. My cousin was having some concrete work done at his house, so I called and talked to the man doing the work. I explained what was going on and did he think it was ok to put a cap on a porch that was hollow underneath. He said no, but it would be better if he looked at it. I told him I would pay him to look at it and that I could pick him up and take him to the site. I picked up Mr. Guzman who is a Master Brick Mason and took him to the site. After looking over the site, he stated that the material that was on Ed's work trailer was a light mix used for stucco. He also stated that if you were going to try and hold together a failing porch with a cap you would need 12 inches not 4. Now I feel like I have been scammed. Ed made a decision to go from what was in the contract to just a cap without so much as a phone call. We went from a complete demo and rebuild to a 4 inch cap of stucco on top of a failing porch that is hollow underneath. I called Ed and told him I no longer trusted him and I had lost all faith in him. I also told him I did not want him to do any further work. Ed's reply was that he had $3,500 invested, but he was good guy and would let the $500.00 slide. Your crew worked 4 hrs. on the Sep.12,2024 and 2-hrs on the Sep.13, 2024. You are a crook and I do not see how you sleep at night. Thank God sent an angel to lead me to Mr. Guzman before I ended up with a 4 inch stucco cap.

The company never came over and asked us to move our car or said anything to us that they would be staining their fence. When I noticed what they were doing I immediately ran outside and told her I need to move my car because she was getting overspray all over my new car. She said it was water based and would come off at the car wash and acted like it was no big deal. I took my car to get it washed and it would not come off, after two different waxes they finally were able to get it off. We called the owner of the company and she said it didn't happen and she wasn't the cause of it and then said she wasn't paying us back for the wax jobs to get it off. Beware of this company!!!!!

We met with Mike and his recommended architects and put non-refundable deposits down with both. We had plenty of time as we were not going to start until 1st quarter 2026. Within a couple of months we found out we had a family issue that was going to require us to move out of town. This meant we had to cancel our work with Mike. When we called his office we left a message with his secretary letting him know we were disappointed. Since then we have not heard back from Mike, even after several follow-up call/texts on our part. The architects were kind enough to refund a portion of our deposit due to the circumstances. As of this review, we have not heard from Mike.
