While starting our adventure that is 203k loans, we spoke to a few lenders who discouraged us from the program (one of them tried to discourage us from buying a house altogether and was almost successful). Finding Deborah quite literally changed our lives. She took her time to help me understand the process. Then she made the trek all the way to East Los Angeles to explain the process all over again to my husband and my dad. She answered (many, many) questions and guided us through every step. When we decided that a traditional home loan was more appropriate, Deborah took the time to call and explain that process to us too and made recommendations in our best interest. We felt safe knowing she was just an email/phone call/text away and would always reply promptly. I think what we're grateful for the most is for all the time and effort she put in for us behind the scenes. After we had already closed on our loan, our escrow officer informed us that our loan almost hadn't gone through at the last minute because the bank had an issue with the title. Turns out Deborah had fought for us to ensure that we closed as planned, and communicated with our escrow company to prevent the same issue in the future if we ever sold the house. I think the fact that she didn't mention this to us herself was very telling about how she cared more about not stressing us out than about giving herself the credit she rightfully deserved. I was working with one of their agents Joseph Chacko who took all my info and asked me to send in a bunch of documents such as bank statements, drivers licence, W2, etc. He even ran a credit background check and assured me that he was working on the home loan. Then never heard back again, no response to emails or texts and phone calls went unanswered. It would have been nice to atleast let me know they were not going to process my loan rather than just ghosting me. They were able to secure me an Interest Only loan at Union Bank, AFTER I tried to do this directly through the bank and was denied and after local brokers in the Bay Area were unable to do so. (We were buying a home in Marin County). They understood how to work with the financial statements for someone who is self-employed, when the people at the bank didn't even know what they were doing.
