    This is a case of the textbook "buyer beware". In August of 2022, my husband and I were looking for…read morenew construction in the St. Johns area and came across Riverside Homes and their sales rep, Trisha Ziemba. During our walkthrough of their model, we asked Trisha how long it would take to complete the building of the home from the signing of the contract. We were told by Trisha that it would be about 14 months so around October 2023. We explained to Trisha that we would prefer the home to be completed in August of 2023 so that our oldest could start school at the start of the school year. We decided to move along and Trisha explained that we would need to hand her a check for $5,000 to reserve the lot. She explained that the payment was non refundable and was required to reserve the lot. We believed her. As we were leaving the sales center, Trisha explained that it could take about a week or more to reserve the lot. Two days later, I emailed Trisha some questions including whether or not it was possible to move the completion date from October 2023 to August 2023. Trisha addressed the other questions in the email but did not address whether August 2023 was a possibility. Every single time we requested the complete list of options with pricing, she would respond saying that the list was too long. She eventually sent a partial list of only the structural options. Two weeks later, Trisha sent my husband and I the Purchase and Sales Contract to sign. Upon review, we noted that there was no completion date in terms of when the home would be ready. Instead the contract stated that Riverside could take 2 years to even start building. Trisha stated that she could not add the promised date of October 2023 to the contract because of COVID etc. Trisha was adamant that nothing could be changed despite her initial promises. We felt deceived. Trisha had recommended two preferred mortgage lenders to us. One of the lenders who we applied to and got pre-approved explained to us that Trisha secretly requested that our lender have our file go to underwriting! We explained to the Lender that Trisha (as per the contract) is going to wait another 2 years to even start building, so why would we go through the process for underwriting for a home that would take more than 3 years to complete? Again, Trisha did not explain this extra condition to us and only stated that we needed to obtain a preapproval letter from her preferred lender. All the time, she was requesting that the lender have our file go into underwriting. Very shady. The lender explained to us that this is what Trisha and Riverside Homes does to their customers/clients....they try to push for underwriting without the buyers' consent. So, we never signed the Sales Contract with Riverside due to the dishonesty and lack of disclosure by Trisha and Riverside Homes. We asked back for our $5000 lot reservation deposit and....as you can guess.....Trisha and Riverside Homes said no. Trisha pretty much avoided all the promises she made to us before taking our $5000 check and said "oh, it's non-refundable". I would like anyone that is considering buying from Riverside Homes to ask for all the information upfront and most of all, get everything in writing before handing over anything. My husband and I have purchased new construction homes a few times from bigger builders and have never seen this level of dishonesty. Terrible. My advice to potential customers of Riverside Homes: a) Before handing over any money, have an attorney review the document to ensure that you are aware of your rights b) Before signing any contract, ask to see a full listing of option pricing c) Get it in writing. Please do not assume that what the sales agent says is what you will see in their contract.

    Very unhappy with Dream Finders from the start…read more Horrible communication during building process and with following up; should have been a clear sign. We moved in months past our original date, but still the home was only partially finished. No mirrors, no light fixtures, no shower doors. Carpeting and tile unfinished. Painting only half done. Warranty was a nightmare and no help at all. Sting you along and only bring in the same horrible contractors they used in the first place, so nothing really ever gets fully 'fixed'. The hardwood was not installed properly and had to be replaced number times in multiple places and is already having issues again. The tile in the shower floor had to be completely ripped up and replaced. Tile in other rooms started cracking only to reveal that many tiles were laid using dots of caulking in the corners and not laid properly. Painting we gave up on and just did ourselves to avoid having them come back in our home and only continue to perform a sub par job. I wish I could say this was an anomaly but all of my neighbors reported many issues as well and told me they just gave up and decided to start fixing things themselves. I would sincerely recommend staying far far away from Dream Finders, it is far from worth dealing with them, as you can tell from numerous other reviews in many places and not worth the headache.

Make sure you read the fine print in the contract; they can change any product you choose to something else.

    I really have mixed feelings about this place. It all started the first time we visited the…read morelocation and we were told do so. We asked if we needed an appointment and were told no, just go anytime. Once we get there we are told no appointments necessary was correct, but they only do the tours every Saturday and Sunday. Well we came back on Saturday morning as they told us to only to be told that they do it every other weekend; but it is by appointment only. By this time we are way confused and frustrated. So we tell them we want to make an appointment; and so they did. The appointment was for a Thursday (not a Saturday or Sunday) which also confused us. Finally when we show up on Thursday we get to the tour and get to pick out everything we wanted for our KB Home we were building; at the time... Our tour guide salesperson Sonya was super nice and super helpful; but as things go with this place she said it was her last day and she'd be handing us off to another person. Holy cow, how much more confusing can this place get. So she gives us to Audrey who was also as nice, but we didn't deal with her much; just emails. Pretty much the studio has everything you need to enhance and upgrade the KB Home home you are building; but it's all pretty generic. The pricing is pretty much outrageous if you are upgrading from the standard included equipment, appliances, counters, paint, etc; and don't buy anything that isn't an upgrade. For example the new homes do not have refrigerators; but you can buy one here for about a thousand more than Lowe's. Overall, you start by buying your KB Home; then you go here and get a halfway decent home be prepared to spend around $20k on the low end. Due to COVID-19 pandemic we backed out of our contract with KB Home because it was taking too long for the permitting and then corporate approvals; and the fact that the market was starting to tank including investments. It was really just a mess. Would I buy a KB Home? Yeah, I would. But next time we attempt to do something like that I want all the pricing upfront.

I was positively amazed at how knowledgeable, kind, and patient Mary Jo Lorine was in guiding us through the selection of innumerable options/choices! She put all of our concerns at ease. I relied on her expertise as she explained everything in detail - - could'nt have done it without her! Thank you Mary Jo!
